I moved out over a year ago, and while applying for a home loan I just found out this property management company put us into claims--which severely damaged my credit score. What's shocking is that my insurance company already paid them in full the month after we moved out, and they even cashed the check. Despite this, they recently started emailing us again demanding payment. I've emailed them multiple times, provided receipts and proof of payment, and clearly asked them to remove us from claims--but they've taken no action at all. It honestly feels like they're trying to take advantage of tenants and ruin people's chances of renting or buying a home in the future. To make things worse, the "damages" they claimed were completely unjustified. We left the place spotless and even painted before moving out. After we left, they remodeled the entire apartment--new flooring, countertops, cabinets, fridge, and oven--and still tried to say we owed for damages. Be cautious before renting here. They don't take accountability, communicate poorly, and seem to find any excuse to charge former tenants even after being paid.

They charged me $978 for carpet and ended up not even installing carpet! Instead they put in new flooring

During the 10 months I lived here, I had my gas siphoned, a SWAT team break down a neighbor's door during a hostage situation, and another neighboring unit where a drug-addicted couple had frequent violent altercations. The situation became so bad that I had to call the police over a dozen times during my short time living there. The most frustrating part is that management has received complaints about these issues for years. They will tell you they care and that they are addressing the situation, but nothing actually changes. The responses often feel dismissive and unhelpful. What ultimately pushed me to write this review, however, was how my move-out was handled. Although I moved out before my lease ended, I made every effort to leave the apartment in excellent condition. I had the unit professionally cleaned, including the carpets, and had all holes patched and painted. After the pre-move-out inspection, I even provided management with the invoices for these services. Despite this, I was still charged nearly $500 in additional cleaning and painting fees. I was also charged an incorrect $450 rent balance, even though management had previously confirmed that I had paid the remaining rent and utilities owed. Even after explaining this and providing documentation, they still refused to return my full security deposit. Overall, the experience was extremely disappointing. For the price you pay to live here, there are far better and better-managed options in the area. I strongly encourage prospective renters to carefully consider other properties before signing a lease here.

And I couldn't agree more. It is always kept clean. It doesn't look like it's a stereotype hud housing. The Management: it is very clear that the manager is doing her job. Just look at this place. I don't have problems when it comes to paper work- she is extremely organized and gives plenty of notice when something is going or will or needs to happen. She is always available: and if you she's she will get back to you promptly. You can tell she truly cares about the people living here and the property. The Maintenance: Nicholas is always very helpful and informative. Very kind! He works hard and it shows! I'm happy he is here. He has helped us with so many weird things. Even times when my son put his toys down the toilet. But not just that he to also truly cares about everyone's safety. The apartments themselves: are nice and clean. Also, thanks to this programs we, as parents have the blessing of giving a better quality of life to the ones we love. Now, my Boyfriend Diego Lazaro and I got the pleasure of meeting THOSHA JACKSON. When we called her she gave us a great customer service. After that, we went to meet her and from the very first moment we where at her office door to pick the application until we brought up it back was Nice, polite, friendly, and very PROFESSIONAL. Mss. Thosa took a lot of her time to answer all our questions even though she was almost off, she put her Job first as priority and we really appreciate that. Not only that, but also she was very patient, respectful, and well educated person towards my husband to be Diego Lazaro and I. I'll start from the beginning! Late December in 2019, my…read moreboyfriend and I were looking for our first apartment together, and we found Creekwood Villas by chance. We decided to drop by and immediately felt safe when we saw another young couple moving in, and a couple of children playing in the lawn areas of the complex. The assistant manager at the time was very friendly and showed us the apartment that was ready to move into, ready as is. New crown moulding, and cleaned carpet. We fell in love and got everything ready with the application and fees the next day. Moving day came in January, and the winter was pretty chilly for me since it was a single-pane window at the time (my boyfriend slept like a baby though. He likes the cold lol). 6 months later, and I'm still in love with this place. It's getting hotter, but shading the patio and managing air flow is helping since summer is coming and we don't have AC. I see other apartment have AC units in the window, so it's definitely an option if someone needs the temperature regulation. Management is always on top of notifying residents on changes via email and sometimes paper notices, in case there's issues that need immediate attention, like the recent double-pane window installations. Laundry room was recently upgraded to industry-power MAYTAG machines, and residents have been fairly good about keeping their distances due to Covid-19. Maintenance teams are always seen, always friendly. There's weekly, if not monthly, landscaping and/or maintenance to the amenities to keep the place looking fresh. Every apartment comes with 2 parking permits to park in the immediate parking area surrounding the apartments (no extra fee for the covered parking first come first serve), and then there's additional visitor parking marked on the east side and on the road. If you're looking for a completely quiet neighborhood, this ain't it. There's families everywhere with children playing every weekend, along with families and people in general holding family/friend gatherings, BBQs, parties, etc. at least once a month. Nothing unreasonable, but definitely not COMPLETE silence if someone is looking for that in a complex. There is loud revving sometimes in the wee hours of the night, most likely from racers on Oceanside Blvd, but doesn't really bother me since I'm usually asleep at that time. Only hear it when I'm up getting water or taking a whizz. Fireworks will also go off sometimes in the complex next door lol! It's pretty lively here, all things considered. A safe, family friendly neighborhood! The ducks and ducklings in the creek, ambient birds in the morning, the bridge strolls to my car, are the absolute sprinkles on top of everything. This place really set a standard for other apartment complexes in the area. Worth every penny for location, management, and ambience. :)

The grounds are well kept, and it could truly be a wonderful living experience. Unfortunately, the management office (Monica) significantly detracts from that experience. Monica present with a significant lack of customer service skills. She is inconsistent with whom she enforces the terms of the leasing contract and she herself does not abide by them. Interactions with office staff have often felt rude, dismissive, petty, and unnecessarily condescending. Rather than feeling supported as a resident, I've frequently felt talked down to and ignored when trying to address concerns professionally. The most frustrating part is the apparent lack of any clear avenue for resolution or accountability beyond the onsite office. Attempts to escalate concerns or request assistance through a higher level of management have not been productive. It's disappointing because the property itself deserves much better management and resident relations than what is currently being provided.

Parking: I was in a car accident and got a rental car as a result afterwards. I couldn't get a parking pass as the leasing office was closed for the night. There's no commonly-known public parking within a mile of the complex and this was a rental. Then, at 2am, I heard straps and clamps being put on the rental so I dashed outside to plead my case. The security guy named Vasquez waved the tow truck driver on to continue towing the vehicle even though I clearly identified myself and told him the situation. I had to pay 250$ out of pocket to get the rental back. Also understand if anyone stays over because they drank too much for example, their car WILL be towed. Security: Homeless people going through the trash every single night in all the dumpsters, a person looking into cars with a flashlight open carrying a sidearm, a woman screaming angrily into the neighborhood as she was holding a butcher knife and as she walked around the neighborhood parking lot, and multiple people unarmed looking into cars and trying door handles to see if they're unlocked. Police come to the neighborhood frequently. Leasing office: For context, I am a combat veteran with diagnosed PTSD. I have a medical marijuana card/prescription signed by a doctor because of this. There is a no smoking policy in this community which is understandable and common in apartment complexes. What I used to do was smoke off-property at the end of the day so I could sleep. I'd store the bong outside on my balcony as it smelled like marijuana and so it wouldn't smell in my apartment at all. I got a notice from the leasing office stating the no smoking policy. I went down to the leasing office to hash things out and not only did Alex continue to accuse and threaten with fines, he promised them, stated I was in violation of the "good neighbor agreement" and stated "this conversation is over" as he swiveled his chair to face the opposite way. I then got a fine taped to my door two weeks later and when emailed about all this, apparently maintenance came (they never did) and smelled marijuana at the residence which was the reason for the fine. Two weeks ago, we received an email stating that since we didn't give a 60 day notice we were moving out, they were going to fine us 2700 on top of rent as well the last month we were here. It was a clause in the 61 page contract that I wasn't aware of. Because of this miscommunication I went to the leasing office and asked for an hour or so of their time going over the fees with my contract with them. The blonde lady who tours with residents stated she'd message us when they had the time. I let them know I was available ALL hours of their operation, and a simple yet effective explanation of fees was all I was looking for. After 24 hours of nothing, I went to the office. The blonde lady she wouldn't go over fees with me and highlighted them in the contract instead. I challenged this by stating "if you have the right to unexpectedly fine me 2700 in fees, you have the obligation to give me an explanation on how and when you can fine me", to which they promptly refused. I told the lady all I wanted was a simple explanation of fees just like you'd do for any new resident or if I actually wanted to renew my lease here. They refused, summoned George from the office, stated I was being rude for continually asserting I wanted an explanation of all fees, and then George stated I needed to leave. At this point in exasperation I said that this place is fucked and that the complex is greedy, and as I turned to leave George got immediately behind me so that when I turned to look right, his chin was above my right shoulder and INCH from my face. I quickly told him if he touched me we'd have a bigger issue, and he backed off a bit. When I finally got outside the leasing office, he called out "you want to test me?" And so I turned around and looked him square in the eyes and told him "I want you to know I'm not personally mad at you at all. I'm mad at the company you work for" And walked away. Appliances: Outdated, Constantly breaking, functions barely at best. Many service requests over them. Plumbing: Without fail, every time they do turn off the water (which you can expect either monthly or bi-monthly) the water is brown or an opaque-white that isn't transparent. It leaves residue on your skin when it's that opaque-white color and I wouldn't recommend showering in it personally. Additionally, I have awoken to my second-floor apartment flooded. After quickly making sure the water wasn't still pooling into the apartment, I thoroughly cleaned the room water and set up fans to dry it off throughout the apartment. I then called maintenance and after a quick check he let me know that it was because they were working on plumbing again.
