    It's pouring rain outside and this complex has their sprinklers going full blast. Not a good place to live.

Adi , Erika and Annalise, have gone above and beyond to help me get into a nice apartment there, right by the pool! They are making sure that everything is perfect before I move in. I'm a pain in the butt, having not moved in 25 years and it took me 6 months to find a place that I'm comfortable with! They're so great! The property is really nice and clean and they have their office right on site. I'm really excited to be moving there! Britney in the finance department was very helpful also.

    I moved out over a year ago, and while applying for a home loan I just found out this property…read moremanagement company put us into claims--which severely damaged my credit score. What's shocking is that my insurance company already paid them in full the month after we moved out, and they even cashed the check. Despite this, they recently started emailing us again demanding payment. I've emailed them multiple times, provided receipts and proof of payment, and clearly asked them to remove us from claims--but they've taken no action at all. It honestly feels like they're trying to take advantage of tenants and ruin people's chances of renting or buying a home in the future. To make things worse, the "damages" they claimed were completely unjustified. We left the place spotless and even painted before moving out. After we left, they remodeled the entire apartment--new flooring, countertops, cabinets, fridge, and oven--and still tried to say we owed for damages. Be cautious before renting here. They don't take accountability, communicate poorly, and seem to find any excuse to charge former tenants even after being paid.

The appearance: I'm always told how beautiful it looks here. And I couldn't agree more. It is always kept clean. It doesn't look like it's a stereotype hud housing. The Management: it is very clear that the manager is doing her job. Just look at this place. I don't have problems when it comes to paper work- she is extremely organized and gives plenty of notice when something is going or will or needs to happen. She is always available: and if you she's she will get back to you promptly. You can tell she truly cares about the people living here and the property. The Maintenance: Nicholas is always very helpful and informative. Very kind! He works hard and it shows! I'm happy he is here. He has helped us with so many weird things. Even times when my son put his toys down the toilet. But not just that he to also truly cares about everyone's safety. The apartments themselves: are nice and clean. If there is a problem both Tasha and Nicholas work quickly to help and take care of things. I'm glad I can call this a home for my children and I.

Also, thanks to this programs we, as parents have the blessing of giving a better quality of life to the ones we love. Now, my Boyfriend Diego Lazaro and I got the pleasure of meeting THOSHA JACKSON. When we called her she gave us a great customer service. After that, we went to meet her and from the very first moment we where at her office door to pick the application until we brought up it back was Nice, polite, friendly, and very PROFESSIONAL. Mss. Thosa took a lot of her time to answer all our questions even though she was almost off, she put her Job first as priority and we really appreciate that. Not only that, but also she was very patient, respectful, and well educated person towards my husband to be Diego Lazaro and I. I can really say that she treat everyone equally and also with a great positive attitude and that's very contagious :) :) We went home feeling special and we are really thankful for her valuable time and her great customer service like I said.     I'll start from the beginning! Late December in 2019, my…read moreboyfriend and I were looking for our first apartment together, and we found Creekwood Villas by chance. We decided to drop by and immediately felt safe when we saw another young couple moving in, and a couple of children playing in the lawn areas of the complex. The assistant manager at the time was very friendly and showed us the apartment that was ready to move into, ready as is. New crown moulding, and cleaned carpet. We fell in love and got everything ready with the application and fees the next day. Moving day came in January, and the winter was pretty chilly for me since it was a single-pane window at the time (my boyfriend slept like a baby though. He likes the cold lol). 6 months later, and I'm still in love with this place. It's getting hotter, but shading the patio and managing air flow is helping since summer is coming and we don't have AC. I see other apartment have AC units in the window, so it's definitely an option if someone needs the temperature regulation. Management is always on top of notifying residents on changes via email and sometimes paper notices, in case there's issues that need immediate attention, like the recent double-pane window installations. Laundry room was recently upgraded to industry-power MAYTAG machines, and residents have been fairly good about keeping their distances due to Covid-19. Maintenance teams are always seen, always friendly. There's weekly, if not monthly, landscaping and/or maintenance to the amenities to keep the place looking fresh. Every apartment comes with 2 parking permits to park in the immediate parking area surrounding the apartments (no extra fee for the covered parking first come first serve), and then there's additional visitor parking marked on the east side and on the road. If you're looking for a completely quiet neighborhood, this ain't it. There's families everywhere with children playing every weekend, along with families and people in general holding family/friend gatherings, BBQs, parties, etc. at least once a month. Nothing unreasonable, but definitely not COMPLETE silence if someone is looking for that in a complex. There is loud revving sometimes in the wee hours of the night, most likely from racers on Oceanside Blvd, but doesn't really bother me since I'm usually asleep at that time. Only hear it when I'm up getting water or taking a whizz. Fireworks will also go off sometimes in the complex next door lol! It's pretty lively here, all things considered. A safe, family friendly neighborhood! The ducks and ducklings in the creek, ambient birds in the morning, the bridge strolls to my car, are the absolute sprinkles on top of everything. This place really set a standard for other apartment complexes in the area. Worth every penny for location, management, and ambience. :)

The…read moreproperty itself is quaint, quiet, and tranquil, and the atmosphere is generally peaceful. The grounds are well kept, and it could truly be a wonderful living experience. Unfortunately, the management office (Monica) significantly detracts from that experience. Monica present with a significant lack of customer service skills. She is inconsistent with whom she enforces the terms of the leasing contract and she herself does not abide by them. Interactions with office staff have often felt rude, dismissive, petty, and unnecessarily condescending. Rather than feeling supported as a resident, I've frequently felt talked down to and ignored when trying to address concerns professionally. The most frustrating part is the apparent lack of any clear avenue for resolution or accountability beyond the onsite office. Attempts to escalate concerns or request assistance through a higher level of management have not been productive. It's disappointing because the property itself deserves much better management and resident relations than what is currently being provided.

    So firstly, I held off on this review for several months to see if my opinion on the apartment…read morecomplex would change. I'd like to start off with saying that the leasing office staff are horrible to deal with. Alex in particular was one of the worst staff members I've ever had the displeasure to deal with. Ultimately after a ton of back and forth with Christy at the leasing office, we finally had our original issue resolved with them. She was dismissive of my concerns of his unprofessional and escalating behavior, and looking at other reviews here I'm not the first person to have issues with him. The only reason I believe our issue was resolved was due to us re-forwarding an email to Christy that we sent to her bosses (no response from them of course) recounting the escalation with Alex. Moving forward, the apartments themselves are not in the best shape. It seems that after each tenant, the apartment complex slaps on another coat of paint and calls it a day. When I started the lease at this complex, the apartment was not cleaned prior to me moving in. The wood on the porches/balconies is rotting away. Nails are starting to protrude through the boards. The seal of the front door to our apartment is terrible and we lose air conditioned air from the massive crack that shows around the door. The door itself doesn't even fit correctly in the frame. I've had an emergency maintenance request where I've been locked out due to this twice, and both times I mentioned how the door socket is. I'll include pictures of most of the things I mention in this review below. The appliances are below average when it comes to quality. The dishwasher leaks a small amount of water to the floor in front of it when it runs, doesn't properly clean anything unless it's pre cleaned prior to running, and the front panel falls off unless you prop it up perfectly. The dryer itself had a hose disconnected the first several days living here, and only after noticing a huge pool of water did I notice anything wrong. Where the dryer expels extra water, it goes through a tube (the tube was unattached when we moved in so it was being dumped on the floor). The shower was already clogged and slow to drain when we moved in so we had to use extra strength draino to get it to drain properly. I could go on and on about minor flaws in the apartment itself, but similar issues have presented themselves throughout the entirety of the lease. Lastly the grounds are very mediocre. The landscaping itself is maintained and is nice in a lot of the common areas, but it is absolutely infested with spiders. Spiders have cobwebs almost everywhere outside. On handrails going up to apartments, on the lamps that light the place, and even covering entire bushes there's cobwebs. Spiders are prone to getting inside the apartment itself and both me and my girlfriend have woken up to spider bites on us in the morning. We keep a clean house, they just crawl in through the crack in the terribly aligned door. Throughout the entirety of the time I've lived here (the summer and now it's October), two pools (which are a huge marketing item for them) have been closed and under major remodel. That's completely fine, but they shouldn't market "three pools" if only one is available all summer. I honestly don't understand why they couldn't have started construction in the winter when it was colder and no one wants to swim. This is a brief recollection of my time here. I'm moving out as soon as the lease ends, and my honest advice is that you get a lease legitimately anywhere else.

My overall experience has been ALRIGHT at best. Pros: Leasing office/maintenance staff is extremely kind and helpful, relatively close to Camp Pendleton & other stores, allows our breed of dogs which isn't usually allowed in other places. The 2 times I have made a maintenance request they responded promptly. Cons: Inside of our apartment looks like it has been painted over several times including our air filter cover (yes, the screws too) so its hard to even access that to change it and our front door as well. The outside of the apartment/balcony is falling apart literally, it's all wood thats rotten, not sure its the best material to be on the outside of an apartment. Weird people are always lingering around and even digging in the dumpsters especially early in the mornings and at night which makes it a bit unsafe since they come from outside to do it and we don't know if they are residents or not , I doubt it (not everyone that does it is unhoused). The constant noise is annoying for the most part especially if you live near the pool like I do, I understand people will go in the pool and there is kids that play the issue is that the 10 pm pool curfew is not enforced until much later for the most part, even had to call the cops one time because it was 1 am and a pool party was still going on and it's not great for those who would like to sleep. The constant construction is upsetting, yes beautification is always great but if it could be more spread out that'd be nice, not to mention the leaf blowing, etc... is necessary but also starts very early in the day, a bit later would be nice. Parking is horrible, had to pay $45 extra a month for covered parking because people park HORRIBLY in the open parking and no one does anything about it which is unfair for those who know how to drive and don't want their cars to get scratched up and there's always people who dont follow the "dont let guests park in residential parking past 6 pm" which makes it harder on residents. I have lived in apartments before and the walls here are super thin and the overall build of the apartments is cheap. The pictures online do look like the apartment itself, but when you walk inside you see what it actually looks like (multiple layers of paint caked on stuff, cheap-ish flooring, mediocre fixes for things, etc..). I've lived here 2 years and have had 2 friends and their spouses move out of here and 1 friend that won't be here for much longer as well. I didn't hate my time here but it could have been much better unfortunately.
