Overall, Eaves at Fair Lakes is a pretty good place to live. First, I'll list the pros, then a list of things that quite good enough to be pros - but not so bad I would put them on the cons list, then the cons. PROS: 1. The area in which these apartments are located is gorgeous. Fair Lakes is a heavily wooded area, well-manicured, and clean. 2. Convenience. Just about every kind of retail store, restaurant, dry cleaners, and fast are close enough to walk to, but not visible from the apartment complex. This is one of the primary considerations for deciding to live at Eaves, Fair Lakes. 3. The grounds of the property are always kept in excellent shape. This is an Avalon property, and they care enough to spend a lot of money on landscaping - plenty of flowers and loads of trees and shrubbery. The landscaping staff is excellent. The grass is always mowed, they pick up the leaves in autumn, and in season, keep the place colorful with flowers. 4. Amenities. Volleyball court, tennis courts, a playground, a car wash area, a swimming pool, and a small workout room complete with a weight machine, ellipticals, stationary bikes, and treadmills. 5. Eaves/Avalon is dog-friendly. Yes, you pay a pet fee, but you get, doggie bag stations all over the place, and fields for your dog to run and play in. 4. Parking. Eaves offers carports (protects from blazing sun and snow - for a reasonable fee), but there is plenty of parking on the grounds. No matter how late you get home, you'll never have to walk far enough to your front door to be inconvenienced. 5. The best maintenance staff I've ever seen anywhere. They are fast, responsive, very good at what they do, and - they make you feel like you matter and very well taken care of. They are friendly and considerate. But most of all, they keep their word. If they commit to doing work in your apartment, they do the job well and within expected time frames. Pedro and Larry are a pleasure to deal with, and their can-do customer service is one of the big plusses to living here at Eaves. NEITHER BAD NOR GOOD (BUT STUFF YOU MAY WANT TO CONSIDER BEFORE YOU DECIDE TO LIVE HERE). These are fairly old apartments. For the past few months, construction folks have been repairing just about every building the complex. On the good side, you know they care enough to keep the structures in good repair. On the downside, noise (if they are working on your building, you can almost forget about teleworking), and the construction guys seem to take forever to get the job done. It is almost like they've become a permanent fixture here. This Christmas, my back door was taped off like it was a crime scene. Enough said about that. Amazon Drop Off Boxes. These are great when the delivery guys are competent. Too often, they are not. I have had more packages show up late, delivered to the wrong address, or not show up at all, only since moving here. My husband and I came here to look for a place to live. We were warmly greeted by Allison. She gave us a tour of the place and potential apartment.. and we loved the place. After reading lots of other Yelp reviews, we knew this would be the place to be. Location - Nestled inside a nice neighborhood-like community, no apartment feel. You have your Fair Lakes shopping right by you (Wal-Mart, Target, World Market, BJ's, Whole Foods.. etc..) and also restaurants (Guapos, Chipotle, Italian restaurant, Noodles and Co, Blue Iguana for brunch, 31 Baskin Robbins.. etc..). Apartment features - I liked how they have a playground for the kiddos, basket ball court, tennis court, car vacuum for community use, community center can be rented for $250 - grilling is included, workout facility looks clean.. Prices - For now, its reasonable! Cons - Only thing is they will not hold the place for future move-ins if you want to put a deposit down, no elevators, and not a gated community. All in all, despite the cons, I like it looks secluded, and its a good neighborhood like feel to the place. read more

I ended up paying for carpet to be replaced that simply needed to be replaced regardless of anything I may have done to it and I'm pretty peeved. It was simply TIME for the carpet to be replaced if they were going to move new tenants in, anyway. I ensured that the carpets were professionally cleaned every year and kept the furbaby's litter box on the linoleum. The cat is a freaking saint when it comes to his potty! We didn't do anything to trash the carpets. The only stains they were able to find and send me pics of were found ONLY AFTER they pulled up the carpets, which tells me they were going to pull them up ANYWAY! Still, I paid. The money wasn't worth going to court over, and simply not paying hurts me and my credit score more than anything else. I feel pretty dang helpless and violated, particularly after what was such a nice time there for a while.... kind of like date rape. Pretty piss poor, people!! That said, my earlier review still stands. The people are A-M-A-Z-I-N-G in the leasing office... Sarah and Jennifer particularly. Corporate needs some work, though. read more

Couldn't be happier! The apt was great, super roomy and tons of storage space. We had a two bedroom, one bathroom (listed as a ONE bedroom with a DEN*) and it's the perfect layout for roommates or for a couple looking to have a separate office, or for us it was the perfect nursery! The bathroom was fantastic because it's a giant laundry room with a separate shower/toilet. Aside from the great apt, everyone is so nice and helpful in the office. 10 stars to Kim, Sarah, Kelley and Michael, along with the countless helpful maintenance crew members. We lived here for two years and it was okay. The apartments themselves are not very up to date as others are in the area that charge around the same amount. Parking is difficult to find near your apartment at night as many people parked and then walked over to the condos since they have assigned spaces. Our main issue was with management. There was many bogus trash fines added to our account for no reason and when we called and told them they would instantly remove them. Seems like they just fine people for no reason to get some extra money. We moved out Memorial Day weekend. Our lease ended on 5/27(a Sunday) and we turned our keys in on 25th (a Friday) a 5pm as we explained we were going out of town. They they charged us $100 in accelerated rent for turning in our keys early even though the office is not open on Sunday. If you move in just be prepared for them to nickel and dime you. read more

We lived here over a year ago for one year. It was honestly fantastic- Especially for an apartment community (and we have lived in a LOT of apartments), you don't get better staff than at Eaves. We were so skeptical coming from another Avalon property but our experience here was so different than the year before that. The office staff cares about getting to know you- Tim and Caesar really got to know us over the year we were there. We enjoyed talking with them. If an administrative problem ever came up, they resolved it quickly and professionally. We didn't feel hawked as we did in other communities and felt that our personal space was respected. Maintenance is equally awesome- they always were respectful of our space and put protective covers on their shoes so that they wouldn't mess up our carpet. We really appreciated that having a small child. The apartments themselves are great. They are quiet- we very, very rarely heard our neighbors. Our whole building was polite and everyone always said hi to each other. Grounds were well kept and the community is extremely walkable. We miss going for walks here! Parking is a dream here when it comes to apartment communities and we felt so safe. The only suggestion I have is to install some more lighting as it is quite dark at night when you take your dog out. We never had an issue with pet waste on the property- pet stations were always well stocked and residents seemed to respect that. The fitness center is small but works for an apartment building, we wished it was open 24h due to our schedule but it has pretty reasonable hours. The pool is awesome- great size, plenty of sunny spots and shady spots. It was relatively busy on weekends but for the most part it was just right. When it came to move out we should have gone with the clean sweep option and ran out of time on move-out day. We felt the cleanup fees we were charged were fair and not unreasonable. I would have loved to stay another year here but we moved out of the area. So thanks Eaves for a great year, you're doing an awesome job. read more

Lived here for over 5 years and cant say enough good things about it. Apartments are nice with up to date appliances and nice layouts. The community is very clean with nice amenities, especially the pool. The location cannot be beat. The staff is fantastic!! They are very friendly and courteous and really seem to care about the complex and the tenants. Maintenance (which we did not need a lot of) was very quick to respond to requests and always resolved any issue within 24 hours. Trash pickup was reliable and convenient as well. A really great place that I would highly recommend. As a matter of fact we have referred a couple of friends during our time there and they were just as happy as we were. We would have stayed longer but my wife and I ended up buying a townhouse. read more

My heat went out and it was going to be a cold night. I called maintence to lut in a request. 5 minutes later Chris called to tell my Mom and me that he was on the way. I tried to tell him that because it was cold and rainy, tomorrow would be fine. He assured me that it was fine and he would be right over. I really was relieved as it is going to be cold tonight. He came is, assured us we would soon have heat. He was done in about 10 minutes and true to his word, we had heat. He was so pleasant and nice. Of course he was wearing a mask. I lived at Fair Lakes for 4 years and couldn't have been happier. I ended up leaving because I couldn't walk up the steps anymore, it was a third floor unit. I don't like living under anyone, to much noise. Maria and the maintenance staff could not have been more helpful to me when I moved out. I am a diabetic and was having a really hard time in that hot weather. They went above and beyond for me. I will never forget that. If I had it to do over, I would have moved to a first floor apt., and stayed there. It was clean, convenient to shopping and nice people always. The management was excellent! Michael, Maria, and Gilda couldn't be more helpful or more friendly. The complex is always well maintained and the landscaping is always beautiful regardless of season. When you put it a maintenance request, it's as if they're at your door to help before you've even completed your request phone call. They're very attentive and do everything to make the community just that, a community. They offer gatherings and resident appreciation events constantly and their newsletters are actually useful! I never know whether I have next door neighbors or not because you can't hear anything through the walls! It's so quiet! They have a small gym, pool, tennis and basketball courts, grass area, volleyball court, and trash and recycling pick-up from your front door. I only wish thhad hardwood floors! This truly is a great place to live and every management company should take note from them as to how a property should be run. read more

I am a brand new move in and new to the Fairfax area. My move in was very easy, not to mention this super cute 1 bedroom fits me, and it is very spacious! About a week in, I had a futon shipped to my home, but the delivery was made when I was at work so the delivery guys dropped it off at the leasing office. I received a call from their friendly staff letting me know that my package was there. I live on the 3rd floor, I have no friends or family in the area, so I did not know how I was going to get this futon up 3 flights of stairs. Allie in the office coordinated with Michael Thomas (the manager there),Caesar, and Emilio to deliver my futon to my home. They saved me time and money (that I did not have) to hire someone to deliver my futon! I am so happy I have chosen this community! read more

Ok, disclaimer, I did work for AvalonBay, and so you may consider my review a bit bias, but please hear me out! Before ever working for the company, I lived at eaves Fairfax City while I attended school. Best decision ever. The staff was amazing, helpful and the property was the ideal location and price. I was so impressed with how the property was managed in and out, that after I graduated I applied for a position. Why not work at a place you love, right? Shortly thereafter, I moved to eaves Fair Lakes. I definitely had expectations. I felt I had been spoiled at eaves Fairfax City and so, yes, eaves FL did have a lot to prove. They did not disappoint. The property is beautifully landscaped, the staff is not only helpful but efficient and the manager of eaves FL, also manages eaves FC. Jackpot! eaves Fair Lakes is centrally located and a nicely sized community. The maintenance staff does an amazing job of keeping the grounds clean and apartments in top shape. In the winter they work so very hard, keeping the snow and ice off of the streets and sidewalks. They also genuinely care about the residents. I once witnessed a maintenance team member climb into the garbage compactor after a resident accidentally dropped her keys down the chute. Talk about going above and beyond! The apartment was more than enough space for my roommates and myself. There were three of us living in that apartment and we never felt cramped or overwhelmed. We shared a two bed/ two bath on the ground floor and loved it. I never had any problems with excessive noise from my neighbors. Occasionally I would hear talking from someone on their porch or a dog bark, but that is apartment living. The bathrooms are huge, and the extra storage built in was perfect for freeing up space on the inside. The community events were great for meeting my neighbors and eating great food. The pool is a great size and always has a lifeguard on duty. I loved inviting friends over. The clubhouse has a nice relaxing atmosphere and I enjoyed getting away from the apartment to get some work done there. eaves Fair Lakes not only felt like home, it was home. I have lived here since 2008 and have been extremely pleased with this community and it's great location. My one-bedroom, fireplace, third floor apartment is spacious and well laid out. When I moved in, the complex had just updated the kitchen and bathroom which sold me. I also liked the gym, pool and tennis courts available to residents. The management team is very friendly and I look forward to chatting with them when picking up my mailed packages dropped off at the office. They host community functions, throw a nice holiday party every year and keep residents in the loop with flyers, e-mails and a online community portal. Why am I writing a review now after all these years? Two weeks ago with the incredibly cold weather, my water heater broke and leaked throughout my apartment and unfortunately, down through my neighbor's below me as well. The quick response from maintenance to repair it as well as move my belongings to lessen damages (I wasn't home at the time) was amazing! While they did the repairs and dried out my floor, the complex put me up in a nearby hotel for three days. During that time, the community manager, Michael Thomas kept me well-informed of the repairs and timeline to be able to move back in. While it was a nerve-wracking incident, the manner in which the complex took action lessened my stress level and got me back home as safely and quickly as they could. I lived here for two years with my fiance and our two dogs in a 1BR unit, and would consider it a positive experience. We only moved out because we purchased our first home. The value is really great for the area considering the amenities and quality of the apartments. Also, you can't beat this location. So many stores and restaurants just a stone's throw away. I will miss living so close to Target! Below are some more detailed thoughts... Apartments and Grounds: The units are clean and spacious, and the grounds are well-kept. In the winter, they are really good about salting walkways and stairs, and getting the parking lots cleared off (even during Snowzilla!). Noise wasn't really an issue but I guess that could depend on who your neighbors are. I never heard any day-to-day noise through the walls, just voices one time when a neighbor had several people over - not a big deal. Parking was never an issue - there are always tons of spots available and since there are so many, there are no restrictions on guest parking. Amenities: I didn't think much of the valet trash service (service that collects trash from your front door Sunday-Thursday) when we first signed on, but once we moved in I quickly realized what a godsend it was. I used the "cardio room" in the gym frequently and always found the equipment (3 treadmills, 3 stationary bikes, and 3 ellipticals) to be clean and in good working order. Can't speak to the quality of some other amenities, such as the weight room, pool, tennis courts, volleyball courts, etc. as I never used them. There is also a shuttle to the Vienna metro station which again I did not use but seems like it could be a good perk for someone who commutes via metro. Pet Policy: I would recommend this community to pet owners. You can tell that making the community pet-friendly is a priority - there are numerous pet waste stations throughout and treats/toys in the office. While the pet fees may sound high in isolation, compared to other communities I found them quite reasonable. Be aware though that those fees will not cover any pet-related damages. Management and Staff: The office staff and maintenance staff were always very kind and helpful. Management did a great job of keeping residents informed of the goings-on in the community, from community repairs to events. Maintenance requests were super easy to submit online and were always resolved within hours. Overall, we had a good experience at eaves Fair Lakes. I have lived in almost every apartment complex throughout the Fair Lakes area. When me and my roommate arrived a year ago at The Eaves, I felt super happy about our choice! Basketball courts, tennis courts, a beautiful pool, and a decent size gym! Michael (one of the managers) made a great first impression and continued to give sincere hospitality. The maintenance crew was super friendly and attentive. But let me tell you about an experience I won't ever forget; and unfortunately not a good one. First of all I don't ever write reviews public on businesses. I'm a firm believer that if I have a problem with something I go right to the source. 9 times out of 10; businesses will fix the problem or at the very least followup with a reasonable explanation. Let's first address the problem that tipped over the iceberg and made all of the little problems 10x worse... It's been exactly a month sense we moved out. The property management team gave us 60 days to submit notice of us leaving. We submitted our notice of departure in late November; signed and dated. We have proof from the management team that it was signed and dated for November 26th with a move out date of February 1st. When we received our final bill upon moving out; everything was paid for and there was a balance of $0 on our departure. Then 3 weeks after departure. We get an email with a balance saying we are getting charged for not giving our 60 day notice for $118.54. Nothing to break the bank.. But it's about far more than a false charge at this point. After receiving the email; I headed into their front office to address the problem. The front desk lady even handed me our signed and dated copy of the paper. But, according to them they log everything they receive the day of; they logged it on December 7th (inside the 60 day period). Several questions come to my mind during this experience. Why didn't we receive and email saying we were late on December 7th? Why wasn't there a charge on the move out bill initially? Why didn't the general manager take care of this situation with us directly? Perhaps the General Manager doesn't even know about this. Point being... what happened to customer service? what happened to communication whether its good or bad? And, not to mention this was just the tip of the iceberg of a series of a terrible experience the last 4 months that I was just gonna take it like a grain of salt and not let it bother me. I didn't even mention the construction that was going on for over 3 months on our apartment building that was stated in a letter to last for a week. We had caution tape blocking off access to our balcony for 3 months! Then when they "finished" construction on our balcony with a pillar missing the siding on it... We had to call and ask them the status. The front desk told us that the workers finished our balcony a while back; even though it was visibly not finished? with caution tape? Then they told us we could take the tape down if we wanted to. What?!!!! Are you kidding me? At the end of the day the customer service of The Eaves in Fair Lakes had an amazing first impression. However, they did not only fail in meeting our "not so high" expectations. Their proven laziness and lack of communication was exposed on multiple levels not only during the last 3 months of us living their but now a month after our lease was over and 1 months after we actually got a deposit back. Being in the hospitality business myself. I find all of this disheartening. I didn't want to write this. All I wanted at the end of the day was communication and a followup after I went out of MY way to address a mistake. A simple phone call is all it takes. Once no one followed up with me after a week and us getting several emails about owing money; I had to let not only the people that do care about the reputation of their business what's going on, but also present this issue to current residents as well, so you are aware of false charges after departure. I was recently reassigned locations in connection to my job and had to move closer into Fairfax area from Woodbridge. I found eaves Fair Lakes while looking for a different complex. Gilda answered all of my questions, explained the whole process, showed me around the complex and an avail apartment that would fit my needs, and showed me all the amenities. I was a little early to apply for the apartment and came back yesterday. Maria met me as a walk-in, I explained my situation and if I had any apprehension, she and Gilda immediately made them disappear. I really felt like eaves Fair Lakes was the place for me. Maria showed me what was available in the month that I was ready, showed me the options (fireplace, etc), then took me to the actual buildings that the upcoming apts were located. The location was the hook for me. Although minutes from 238, I66, 208, etc, once you are in the complex, it feels like you are at a national park surrounded by trees and quiet. Arrived back at the office decision made to complete the application process which could not have been easier. While I was doing that, Maria and Gilda handled a move-in, resident issue regarding a pet, and another resident who was going to renew their lease; all while answering the phone, dealing with another walk-in, and trying to get some lunch!! Eaves Fair Lakes was my home for five years, from May 2012 to July 2017. Eaves is more than just an apartment complex -- it is truly a wonderful living experience. The people in the office were always very friendly and responsive, and they knew me (and my cat) by name. The grounds are well-manicured; when spring hits, everything is beautiful and floral. The pool is a relaxing oasis that is private and well-surrounded by trees. In terms of location, Eaves Fair Lakes is literally in walking distance to Target and several restaurants, and there are many walking paths surrounding the premises. I have wonderful memories from my five years at Eaves Fair Lakes, and I cannot say enough good things about them. I have lived in a few apartments in NOVA and have never experience a community like this. Everyone in the leasing office is friendly and helpful. They were extremely thorough with the move in process and are very responsive to any questions or concerns. As great as they are, the maintenance staff is even better. Specifically Larry and Pedro. They respond to any request almost immediately. They continuously go above and beyond what they're required to do all with a smile and pleasant demeanor. They came in to replace a light and while they were here I mentioned my ice maker was acting up. Not only did they fix it immediately, they swept behind my fridge and replaced my mounted spice rack that had to be removed. I've stopped them in the parking lot before to mention little things that needed to be done and they've stopped what they were doing to come address it. I couldn't ask for a better team. I was initially drawn to Eaves because of the price and how peaceful and well kept the neighborhood was, but I'll stay as long as I can because of the staff here. Profits ahead of people. Loyalty as a tenant means nothing to them unless they're getting every penny out of you they can. Saw an identical unit go to a newcomer for nearly $100/month less than what my renewal offer was. Onsite manager patiently worked with me to come up with lower offer, but was still bound by "market values" rather than simply taking care of the customer. I tried reaching out to Avalon management several times to appeal my case and was simply ignored. News flash, you don't have to make a huge profit on every deal to still be profitable. That's how my company does business anyway. And it's because I'm so used to offering that service to others (valued loyalty first), that I've come to expect it for myself as well. Leasing process, apartment size and maintenance are excellent, that is why I give a 3-star. Be careful at the time you have to break your lease. Ask for all the information in writing, even if you speak with a manager. At the moment that we went for information about the breaking a lease, we were not informed that penalty fees have to be paid at the moment you submit the 30-days notice. We tried to reach an agreement because their misinformation, what ended up to nothing. We had to paid the penalty fees (we finished the lease 6 months before), in order to avoid to pay a 3rd month of extra rent, since the penalty fee for us was 2-months of rent due the low season. We recommend to the leasing office, to have their employees to document any conversation with their residents, to avoid misunderstand or difficulty to trust your residents version, as management stated. The management treat us as we were lying, when we don't have the need to do it. Again, this a great community to live in, once you have the need to break up the lease. read more
