Complex/Amenities: We just renewed our lease and we're so happy we did. We have now lived here going on 3 years. And the complex underwent some major renovations. It feels like we moved without having to do so. The aesthetics of the place match the inside of our apt a lot more. The first year we didn't really use the amenities because of Covid. But now we use them all the time and love them all. The pool area is always super clean and never super busy. The basketball court is so fun to use and shoot around some hoops. My boyfriend even played a couple games when his best friends came to visit and they loved it. The gym has all the essentials, is always super clean and rarely more than 1 person is ever in there. And our personal favorite the pet salon is incredible to have for our pup. I hated having to bathe our pup in our bathtub before and now we can give him a nice bath and dry easily. Management/Team: Veronica and Alyssa are really kind and hardworking. I always see them really busy and still super responsive to emails and phone calls. I locked myself out of my apt plenty of times (I know I'm terrible) and Alyssa was always super helpful and sweet about it. I think they make a great team and so happy to have them around. They've brought great food trucks like Lucille's and in the picture I posted provided Juan Pollo for free! It was so nice to come home on Thursday and just be able to grab dinner from the pool area. The maintenance guy Pastor is also incredibly humble, hardworking and super responsive and always gets the work done immediately and always goes above and beyond. Community: Everyone in the community is really friendly and quiet. I love seeing everyone walking their dogs. And walking my dog in the little walk ways is so easy and safe I don't have to leave the complex which is really helpful since we live on a Main Street. Location: we are close to everything!!! The Buena Park mall is my favorite area. Ulta, Michaels, dollar tree, Walmart. Several food places and across the street is a nice little market I go to for last minute grocery items for dinner if I'm ever missing something and don't want to drive out anywhere. I lived here for a long time. More than 5years. When I first moved in it was a bit rocky with the property managers. Over time some good managers were put in place. Then all the good managers left due to unfair practices by the owners. We had some decent maintenance but even the maintenance workers were either moved somewhere else or left for the same reason. We had pretty good access control until prior to my de. Many people moved out who were decent tenants and I began to wonder why. Not only did the ownership keep changing but a lot of suspect tenants moved in and vagrants kept entering the property breaking access locks and going through the trash. Even though it's private property. Trying to get these people to leave was a nightmare. They would feel like it's just trash nobody wants it or they were collecting can and bottle. We'd tell them it's still trespassing and to leave. They would refuse. Calling the police did NOTHING because they took forever to show up and by that time they would be gone. Some even got violent and threatening and did it belong there not live there and some would lie and say they weee visiting family which was a lie. They would somehow access the pool area and go to the restrooms and hide it get access to the laundry room and steal clothing. The 2nd to final reason for my family to leave was because the owners kept raising the rent with no rationale other than using the Market reference point statement. I had to fight it every time because nothing had been done in my unit. No repairs. No carpet upgrade. So what are you charging me another $150 increase for EVERY year? I had more complaints about things than they ever had a comment about me! The food manages understand that without saying. Now sins is the managers literally wound get an attitude when you walked into the office with a complaint. It would show in their faces, their attitudes, their actions, rolling their eyes? Huffing as if you are bothering them at work and it IS their job to do something but, now you've made them actually have to do their job. Some managers would be on their personal phones on FaceTime video calls with boyfriends or never in the office during office hours and it just became a nightmare living here. The walls are paper thin and you can hear everything and anything. Now that they have deemed this building a section 8 acceptance apartment building it got even worse. They increase the rent if all the tenants who aren't section 8 so they can get the government money for moving in section 8 recipients who pay minimal rent! This is an unfair practice. It hurts good paying and good abiding tenants. Landlord do not look at it from the tenants perspective. The watched the types of people that moved in and it was unreal. Some looked like drug addicts. So looked like they came straight out of prison and the list goes on not to mention the building became unkept. It really started become bleak & I no longer felt safe. And he security gate has been broken for more than a year. The mailboxes got broken into. The electric gate kept breaking down leaving the secured building even more unsecured. Every time a car would go unit out, the vagrants would walk right in. Camera were installed but not enough were installed and not in the right places to catch all the dog owners who like to hide where they allowed their dogs to poop and not pick it up. It was I believe how many dog owners refuse to pick up after their dogs and there are doggie disposal stations with bags all over the property! The next ridiculous issue was the massive amounts of stray cats. People would leave food out for the strays if they owned a cat in the building. Even after being directed by management to refrain from doing so, the tenants doing it disregarded their instructions. I would tell people if you want to feed the cat, take it into your home and welcome it there since you love cats but stop inviting the strays to keep coming back! The sense I made, made people look at me as if ai spoke another language they could not understand and that language was common sense... sensibility! Day by day it just got unbearable to be there any longer. I decided to move along with the other good tenants that I knew whom had also moved. The last property manager that I had a good report with is probably one of the better ones along with one other who left and she deserved to be the manager and they kept hiring over her and around her which was just ridiculous! She cared about the property and the people. I always said, if the property managers do not live in the premises, they do not care about the property nor the tenants, it was just a job to them. But, if they were smart they would allow it for all managers since they get a reduction in rent anyway as an employee. Why not have them live on site so they can be aware and directly involved with the community they oversee? It was bitter sweet for me to leave but, it was time. read more

initially when I moved in back in 2019, it was a relatively nice place to live. It was clean and kept up by groundskeepers etc. Neighbors were courteous and it was pretty quiet. Beginning management was a nightmare. Over the years we had several different managers. There were 3 managers that were absolutely wonderful and did their jobs: Katrina, Heather, & most recent Elizabeth Silva were some of the best managers! Once the building started accepting section 8 it just went all down hill. After covid it went all down hill truth be told. I had neighbors that were obnoxiously loud talking all time of the night, doing back flips in the apartment, making so much noise that it made it impossible to relax in my own bed to sleep. No one wanted to clean up after their dogs and would literally be right next to the dispensers to pick up and throw away the poop! Stray cats were everywhere because people would leave food out for them. People would come into the property to rummage through the trash and it is private property and when you ask them to leave or tell them you'll call the police they could care less and would say, "it's trash what do you care and the cops ain't gonna show up before I get what I want anyways call the cops!" They would literally try tonight tenants because they felt entitled to other peoples trash! No one washed down the stairwells unless you requested it. Owners changed a few times and you could tell when it did because more and more things were just becoming broken and not fixed but yet, they kept raising the rent for all of those who were NOT receiving section 8. How ridiculous is that to raise my rent when they are getting sure money from the state for these section 8 tenant? i watched this place decline to the point that women would be outside in the parking area fighting at 1-2am after coming home drunk. It is a smoke free building yet everyone smokes weed every day and it's. It like you can't smell it! Andre fiend was smoking crack oioes right in front of the building in the mornings and he hasn't been evicted yet even after calling the cops several times and reporting him to more than 3 managers prior to Heather and Elizabeth! So, I cannot and would not recommend this place to anyone whom is considering it simply because if it's amenities. The only thing I can say great about this place is that for the space it has to offer for the room sizes was the plus for me. Otherwise, not the best place to live. Don't be fooled! I wish I didn't have to move but it became impossible to live there anymore. read more

We have been living at the arbors for about to be a year now and I have to say this place is a hidden gem truly! From the environment being quiet, so clean, safe I can't talk about how amazing this place is! We commute over an hour to work but you truly couldn't find anything better than here. The amenities are great as far as the apartments here are very well kept and always renovated and up to date. The maintenance here are amazing as well, whenever I've had my garbage disposal not work they fixed it the next day. I been living here at the arbors for 3 years now. I don't often do reviews. But in this case I felt very strongly about what transpired so I had to share it. I came home from work one day and saw a carefree cat siting in the middle of the road just being a cat It was blocking the road way and would not move. There were vehicles coming in and out One car was approaching the cat not sure if he saw it but didn't seem like he did. Then the maintenance guy Francisco rushed over to save that cat from being road kill. That was a quick thinking move done so unselfishly. And then following that he saw me carrying a full load of groceries and he offered to help me carry it to my apartment. Another very considerable and friendly deed indeed. No good deed should be gone unnoticed. It's great to know that there are tentative and caring staff working with this management team here at arbors. I had a few issues at the laundromat where several machines weren't working and have been down for quite sometime, it didnt occur to me to let maintenance know. He's incredibly professional, quick to address any concerns, and truly cares about making sure residents have a smooth experience. Constant construction noise with no notice. Office doesn't care. Cockroaches everywhere, inside cabinets, bathrooms, bedrooms, they are living in the walls. The old management quit because of a new a district manager, and new management is rude and uncaring. Trash pick up is 7 am on Saturday mornings, gardeners start at 7 am as well. No security, post boxes were broken into in Christmas Day. I can't rate it lower then a 1 star or I would. read more

Yeah I'm pretty passive generally but this internet issue impacts on a far larger scale that makes day to day frustrating. Along with the OBVIOUS privacy risks. If it's mandatory, (and it IS mandatory because ATT is not an option) then it needs to meet functional standards. I'm essentially paying the same as my last internet provider who by the way was charter spectrum at 500 mps, to Arbors Community Charter Spectrum @ 300 mps + connectivity issues. Current resident. Well, the owner got greedy and decided to install the worst and most unsecure in-house WiFi. Residents can no longer have Spectrum and are left with either the Arbors WiFi or AT&T, which is slower than dial up internet. With the Arbors WiFi, you can really only run one device with speedy internet. The moment you use multiple devices, the Wi-Fi gets spread too thin and becomes useless. If access to speedy and secure internet is important to you, then I would avoid renting at this place. You will not be allowed to pick your own internet service provider and be left with shit options. read more

Update: It's now been 12 hours without Wifi. I'm not sure what's going on but I really do hope it gets better. Unfortunately I rely heavily on wifi for work and school. So this is a non negotiable for me. The other individual who has commented is 100% correct. This wifi is really unstable and unreliable. Anyone who says other wise is not being honest. Update 8/20/22: I gave the company an additional star because of the management staff. Although this is not in their control they have taken on this burden and have shown excellent service in response to concerns/complaints about the internet. The internet itself has not improved; albeit, we haven't had service interruptions since the beginning of this month. The internet is still slow, and does not work well on my cellular device in some locations in my apartment. Additionally, we experience buffering when streaming (with no other device connected to the wifi), and my partner has difficulties playing his VR device due to internet connectivity. I am able to use the internet without much issue on my laptop, connecting to website, downloading images, etc. The internet still pales in comparison to the service we had prior to being forced to switch. read more

Long overdue review. Moved here during the beginning of the pandemic, pricing was pretty good considering the amenities they have available. Although this complex had great amenities, I was not able to use them until towards the end of the lease due to Covid precautions (understandable). I think rent should have been cheaper due to this issue, but nonetheless, you get what you pay for. It was easy to schedule a tour of this complex. Management was pretty friendly. Only complaint was I was charged some fees when I left and I sent proof of payment and I was still charged some additional fees upon move out. They stated they were not able to view the extra payment I had made. I did not fight it, did not feel it was worth the $50. I really loved the trees and the fact that I could walk my dog securely inside the complex. They have lot of dog stations throughout the complex, the only thing is not everyone is diligent in picking up after their pets. They do have cats roaming around, but that was not an issue to me. Parking is okay...as long as you do not have guests, which could be difficult. The additional parking spaces, that you can pay for, are very tight so if you have to park next to a bigger vehicle, good luck! There were some random people walking around the complex here and there, a little sketchy. I did not notice security on the premises, maybe they come at night. Maintenance was great! Super friendly and very fast in their response. I felt safe seeing him around the complex daily. The windows are the old windows that are not energy efficient, if they replaced those windows, it would minimize the outside noise. This location is off a street that people seem to race on so at night that's all you can hear and you can also hear helicopters all the time. But that's Anaheim for you! Overall, this was a good location for me at the time and the price was right. Inside the apartment I never had any issues, no insects or anything. read more

Former Resident It's a great community to live at and management really puts in the work to make the community look great. It's quiet, clean and all neighbors are respectful. I think the best part is that they are very responsive and helpful when issues arise. Hannah and Katrina were the best leasing management we had during our time at Arbors. They truly care about the residents and make an extra effort to get to know you. My wife and I moved to shorten our commutes to work, otherwise we would have stayed a bit longer. It's also a great community for pets, dogs and cats, and there's a dog park about a 5 min. walk from the complex. read more

She answered all of our questions made us feel very welcomed and even surprised us with chips and drinks in our refrigerator (always a plus). They denied us because of a credit issue that happened two years ago. Okay, understandable. That is not THEIR fault. Its our fault. Each apt complex has its own qualifications and it is what it is. HOWEVER, even after the denial they have texted me daily and sent me emails everyday with an automated message from "veronica" offering the current availabilities. It started with the text messages harassment. But that was just the beginning LOL. I have responded multiple times to the text asking to be removed from the list and eventually blocked the numbers to just end it. Now today I notice I have daily emails in my inbox too. My experience here so far has been nothing short of amazing. Both the management and the property are stellar! Management Review: The leasing office is so helpful and responsive, and they guided me smoothly through the move-in process and beyond. Alyssa at the front office is so sweet and has a great sense of humor! Veronica is also very kind and responsive as well. They are both so professional and really made me feel special even calling to check in after my move-in to make sure everything was going well. Property Review: The property is entirely gated and all residents get an assigned parking space which is so nice and makes me feel super safe. It is beautifully landscaped with a lovely bbq/pool area and the layout makes it seem like it isn't gated, but you still feel so safe and comfortable knowing that it is! My unit is very nice and feels super spacious and luxurious. I like that it is pet friendly and I have yet to see anything on the grass as the community is very good about picking up after their pets. Overall I have to give this place a 10/10 so far. Looking for a private, safe, clean, and quiet place to live? Look no further, Arbors at Magnolia is your place! It is actually extremely bitter sweet to write this review at it is our last day here at these apartments. My wife and our 2 dogs called this place home for roughly 3 years. The reason for the move was due to work location (significantly further way from Anaheim) and a family issue where we needed a bigger place to live. The staff is extremely helpful as Michelle is hands down the best manager I have ever dealt with. She is very relational and goes beyond the expectations of a manager. The staff, office personnel and maintenance, are very helpful as they get back to extremely quickly and fixed our housing issues well. The system they have in place in providing service is outstanding and other apartments should try to emulate them. The people living in the community are also amazing! There are no weekend house parties and the dog owners do try to keep the place tidy by picking up after themselves. There is clearly a sense of respect among the people who live there. The grass is always keep freshly cut and they redo the landscape constantly. (In the 3 years, they probably redo the grass next to our apt. unit like 6-7 times!) The laundry facility is kept clean and running and the pool area is always kept nice. There is also a 24 hour gym with the bare minimum equipment, which is still nice. There are some cons as the little basketball court closes at 8:00 pm, wished there was a small dog park area where they can be unleashed, and only having two trash dump areas. The parking can get pretty packed during the weekends and for those who have more than 1 vehicle may have to battle others to find parking. (There is a small amount of "larger" parking spaces and most are extremely small, these parking spaces are the ones besides the stall you are given) It is also a bit higher priced than other apartments in the area and not a cheap place to live, however, they do put that money to use by re-landscaping and upgrading the complex constantly. Overall, it was a great place to live and we wouldn't mind moving back in if things fell that way in our future. I was particularly looking for an apartment in Anaheim that had a washer/dryer in the unit. There are very few apartment complexes in Anaheim that currently have this and Arbors had an available unit at that time. I met Alyssa and she toured us. I said I was moving back to Anaheim from Northern CA near Sacramento where I stayed during Covid. I got all the assistance I needed from Alyssa. Our furnitures were being delivered to our unit prior to my arrival at Arbors and Alyssa was so nice to make sure that they were put inside our unit and handled properly. She was thorough in giving all the requirements, promptly answered my questions via email and was always there to answer my calls. On the day of my arrival she walked me through each detail and the papers were complete. Alyssa made everything easy from the application process to moving in. I'd like to thank Veronica too for the prompt response I get whenever I reach out to her. Pastor from the Maintenance Team attends to work orders promptly. The unit I'm in has been beautifully renovated. I also chose Arbors at Magnolia for its peaceful, safe environment and its efficient system in place. Loved the apartments, loved the leasing team! Alyssa and Veronica were super sweet and accommodating to all of our needs. We wanted a quiet unit and they took us on tours of multiple units and adjusted to our move-in time frame seamlessly. They did all of this despite most people moving in via virtual tours; they took the time to meet us in person and answer all of our questions/concerns. The apartment community is beautiful and safe, and has the environment of natural, lush, peaceful relaxation. The one bedrooms had huge balconies/patios and remodeled furnishings. We would have moved in if my partner had not found a job in San Francisco. I will definitely keep this apartment in mind for when I come back to LA - would recommend! read more

My boyfriend and I were going to move into these apartments, our main concern was parking. My boyfriend has a really big work truck and we were not going to move anywhere that didn't accommodate our parking situation. Angela went out of her way and moved some people around in order to give my boyfriend a parking spot big enough for his work truck. Hannah, the rental manager stayed late one day to manually enter and process our applications since their system was down. Although we ended up going a different route (due to personal reasons) Arbors at Magnolia were beyond helpful. It has been such a pleasure working with Shantal who has patiently toured and discussed with me the renovated 1bedroom/1bathroom that my boyfriend and I have now applied for! The complex is on the smaller side, but I consider it quaint as it's quiet, clean, and still has green landscape covering the property. The pool, BBQ area, gym, and leasing office are all currently getting a make-over and I'm really excited to see the result! While it is in Anaheim, I feel safe and have not seen any unusual activity-huge sigh of relief. I hope to experience more positive things as I continue with this process!
