We've really enjoyed living here so far! The community is quiet, well kept, and our neighbors have been great and respectful. The maintenance team deserves a special shoutout because they are genuinely top tier. I know people say that all the time in reviews, but I'm not exaggerating, anytime we've had an issue, they've usually been here within a few hours, and sometimes almost immediately depending on what it is. Seriously, chef's kiss. Parking for a second vehicle can be a little challenging, but that was made clear to us before we signed our lease, so we knew what to expect going in. The only real downside we've experienced is the occasional roach maybe one or two a week. We vacuum, mop, and keep our apartment extremely clean, so unfortunately I think that's more of an issue with the general area than the community itself. Overall, we're really happy here. It's peaceful, the property is taken care of, the neighbors are respectful, and having such a responsive maintenance team makes a huge difference. read more

I had a tour scheduled at 11:30am this morning and I get there and there's a sign saying they'll be back at 11:50am. Already off to a bad start, I call the office just to see if I got lucky and someone answered and after two calls, nothing. I decide to leave because well my time is important. It hits 12:49pm and I get a call back from the office from Alexis, I let the her know that I had a tour scheduled but no one was there during my scheduled time. Alexis proceeds to say that they never got confirmation from me for the tour appointment, which I informed her that I received the confirmation email stating the tour was scheduled. I later go to check my email just to see that Alexis rescheduled my appointment time 8 minutes before my scheduled tour time from 11:30am to 12pm and couldn't even bother to call me to inform me of the time change. Overall, I found it crazy that she failed to mention that she changed the time and instead was trying to make it seem like it was my fault. Lack of accountability, wasting my time and no communication is definitely not what I'm looking for. read more

I lived here for about 4.5 years and absolutely loved it. The property is very well maintained and I saw many valuable upgrades while I was there. The office staff were very kind and loved my dogs' visits. Maintenance is amazing and were helpful and non-judgemental every time i locked myself out of my garage :D. I loved my apartment and my dogs loved their walks on the property. I loved that the kids played outside together at the playground - such a great opportunity for social development and keeps them off of electronics! Neighbors have parties but respect the quiet hours. Everyone I met was very friendly and community oriented. When I was at school late, Neighbors worked together to catch and secure my dog when fireworks scared her and caused her to escape. I am forever grateful!. Parking can be challenging if you have multiple vehicles, but it wasn't an issue for me. It was always possible to rent/borrow a space when my mom came to visit (with advanced notice). I highly recommend Pacific Palms Apartments. It's truely a gem! read more

Every time I've put in a request--big or small--they've responded quickly and taken care of the issue with real professionalism. They're friendly, respectful, and always make sure everything is fixed correctly the first time. What I appreciate most is how they go above and beyond. Let me begin with good service from the office super helpful to get us in guide us thru every step made it not concerning about parking of course when we came to see the property with my mom there was open spaces for parking they showed us 2 apartments we were excited and looking forward to move in date. My apartment is a 2 bedroom townhome it's beautiful I love it! I was told from the manager she would put a request to get a connection to get my refrigerator hooked because it makes ice but it never happened. Also people snitch on everything my kids of course would get out and manager told me to be careful with my kids as they were outside and with my door close which I told her yes I know I get them in right away. But keep in mind I'm always aware of when they open the door because I have a ring camara but it's mostly when I'm cooking or cleaning upstairs. They don't do it anymore but also my mom went to do laundry at the property as she has her own 2 bedroom apartment and my kids were playing outside of the laundry where they have a table and apparently someone complained that they were being too loud and manager when out to tell my mom to keep it down. But yet they also have a playground. Anyways PARKING!! Parking here is terrible one parking guaranteed and one open space first come first serve. Now my husband is a painter he has all his work stuff in his truck hand the truck doesn't fit the garage so he has the open space. Now he gets home at 4-4:30 and he has to wait in the truck until 5:45 to be able to park in the future resident parking or office parking there is always a line of cars not only does he come home stressed and tired but he can't go in to rest until he parks and he tried leaving it on the street and they have tried to open his truck so no the street is not an option! Yes it's a struggle everywhere for parking but not this bad. read more

The apartment itself was up to date and comfortable, but there are a couple of major drawbacks that prospective residents should be aware of. Parking is very limited, and if you require an additional space, expect to pay a significant fee (several hundred dollars extra per month). We were in a 2 bedroom and we only got one guaranteed parking in a garage and then a permit sticker for an open space parking which was first come first serve but they only had a handful of those available and if you weren't home by noon forget about getting a parking you were stuck with no where to park. It had gotten so bad that we had to only have one car the majority of the time we lived here since I could never park our other vehicle in a parking spot which made it very difficult especially being pregnant and having a small child at home with me. We had considered purchasing another spot but the cost was just so expensive and this can quickly add up and make the overall cost of living here much higher than anticipated. Another ongoing issue was the lack of supervision of children around the property. While it's understandable to see kids playing at the playground or near their homes, it became concerning to find them unsupervised in areas like the gym, running through apartment walkways, and even climbing onto the roofs of buildings. This not only felt unsafe but also disrupted the sense of comfort we expected while living there. Additionally, the move-out process was extremely disappointing. We went above and beyond to clean our apartment--sweeping, mopping, vacuuming, wiping down every surface, and even thoroughly cleaning the garage. Despite this, almost half of our deposit was withheld for "cleaning services." We never received a detailed breakdown of what required further cleaning, and the feedback given during the initial inspection did not align with the charges taken from our deposit. We felt as if we kept asking for a detailed list and we kept getting dismissed. It felt as though our efforts to leave the apartment in excellent condition were disregarded. While the apartments themselves are nice, the lack of transparent policies regarding parking and deposit returns --along with safety concerns due to unsupervised children-- was frustrating and left us with a negative impression. Future residents should factor these issues into their decision. read more

My experience at pacific palms has been the absolute worst. I was excited at first being that iT was my first townhouse and it is nice I give it that. The amount of rent and property tax I am paying monthly is a joke to not be able to come and go as I please because there is no where to park my car. You get assigned 1 garage parking and 1 open parking sticker which if you have to park outside it is not guaranteed you will have a parking spot. I did notify corporate to help me with an assigned parking spot being that my husband has the garage since he works in Glendale and I have a special needs child. I filled out the form provided by the office I even wrote a statement and had my sons pediatrician write me a letter proving he is special needs. they told me someone will be leaving by halloween (2025) i moved in here in 8/2025 by the way. I waited didn't hear anything for 2 months for them to call me almost 3 months later to say corporate office never received my faxes when 3 different women confirmed they did when i called. they did let me borrow a garage for 1 week but then i was dismissed since i told them i could not afford to pay $120 for a reserved spot monthly on top of the rent and property tax they are charging me. they only offered to move me to another garage instead of helping me get a parking spot. nobody follows the rules for parking there are some cars don't even move for weeks at a time rules are only enforced to certain tenants like me. I am always messaged right away when it comes to the parking rain or shine. last week my husband had to sleep in his car to let me park in the garage being that it is not safe for anyone let alone a female to do so. that is absolutely unnecessary when they're charging a ridiculous amount of rent monthly. this complex has been the worst experience I will not be renewing here i cannot wait to move out of this complex. I don't recommend you live here if you have more than 1 car or on a limited income the rent here is expensive plus $30 property tax charge. Another issue is the laundry room, I feel it is a huge safety concern in case if there was ever to be an emergency that there is only one door unlocked and that one door is used a an entrance and an exit . read more

Don't move here. One of the least peaceful places I've ever lived. Seems like they have landscapers here or some sort of work going on DAILY. I'm not even exaggerating. I work from home and sometimes i leave a window open for a breeze but have to immediately shut it because landscapers start using the leaf blower and mowing the lawn. Forget sleeping in. There absolutely no consideration for any residents. On top of the stress with parking. Not sure why they don't make more car lifts. Everyone decides to park in front of peoples garages and either lock you in or out. Says a lot seeing people respond to only good reviews and none of the bad ones. After visiting several apartment options, my brother and I were so excited when we came across Pacific Palms Apartments. Our two-bedroom townhome is not only perfect for us, but also provides ample space for our dog. The property itself is well maintained and has an onsite laundry facility, gym, and secure mail room. Coming from a previous apartment complex without a leasing office or on-site manager, I often struggled to reach anyone for assistance. Fortunately, that is not the case here. The leasing staff is readily available on a daily basis and consistently provides service and support. Helen helped us during our initial visit to tour the property and was more than happy to allow us to tour it a second time before making any decisions. She patiently guided us through the entire leasing process and went above and beyond to ensure that we felt comfortable and well informed. Moving is not easy, but Helen made the entire process significantly smoother and less stressful. She truly made us feel welcomed and played a huge role in our decision to choose Pacific Palms as our home. read more

AVOID THIS PLACE AT ALL COSTS We only had a 9 month lease and it was too long ! I don't even know where to start, other than sharing this place is a nightmare. We figured the inside of the apartment looked remodeled and we'd spend most of our time inside, but the unit could not make up for the experience living at the complex. First week we moved in there was a homeless man trying to get into the unit, I have two small dogs outside that barked their little souls out not letting him in but he moved onto the next unit seeing if anyone left their door open, I called the office to advise instead of police and I could hear staff saying "he's back on Orangewood" before hanging up. There is NEVER any parking. Any time of day, any day of week- you are basically screwed. We asked about this issue the day we came to see the apartment and were assured that the lots were full due to the gardeners and site maintenance being active during the day but they do leave and spaces open up. That was a bunch of Bullcrap ! There is assigned parking for individuals whom been there forever and they would be the only empty spots and everyone else has to wait like sitting ducks to see if someone is leaving for an opening. You can always see at least 2 cars waiting and it's impossible to rotate out of each parking site. When asking the office for assistance they act as if it's never brought up as a concern. I would always have to park 20 mins walking distance because the surrounding streets are all "by permit only parking". The office's response to "assist" with the issue was sending out a reminder that a car needs to be moved within 72 hours. All that really did was force people to move their cars to openings while others were at work and save spots by getting out of their garages. One time I spent 2 hours looking for a parking spot about 10 blocks away I finally found one because it's a downtown area and nothing but apartments - it's really bad, especially if you have kids or a car full of groceries. What individuals would do is park behind your car or garage and lock you in for 30 mins or so and you can't do much but wait. The laundry is another terrifying experience. You have to be lucky enough to get a time slot where no one is there and that is DIFFICULT ! You got people washing with all machines. Then you have machines full of pet hair don't even bother to clean up after themselves ! First place I see they don't enforce the hygiene of washing pet stuff. You'll put money in and start machine only to find out it's not working, people don't say anything because office doesn't do anything either way... so you're also fucked there. First day we move in we find pots and pans in the kitchen drawers and some trash in bedroom closets, took it to the office rep Helen whom apologized and said she'd forward it to the previous tenants. When lease was over for us they had the audacity to charge $200 out of the down payment even though the place was spotlessly clean ! read more

Writing my first review about this little neighborhood apartment complex we have called home for the last three years. There has been lots of changed since we first moved in, including a whole new front office staff and lots of remodeling making the apartment more modern and homie. New gates and security features have been added through out the complex to help deter crime and provide more safety for residents. Rigo and the maintenance guys have been wonderful with the up keeping of our home and the beautiful grounds. The front desk ladies, Jennifer and Nikki are amazing! I have dealt with some apartment management mishaps before but never experienced this type of neglect and disrespect. My boyfriend is apart of a lease with his roommate. He is foreign (English isn't his first language) and struggles with literacy. I went with him to ask questions on his behalf, asking simple questions about the lease, parking concerns, keys, etc. I had an associate flat out tell me 'I cannot talk to you because your name is not on the lease,' making it seem like I'm not a part of the living arrangement--as my boyfriend was sitting right next to me! Now, I understand privacy in regards to legality reasons, but to be blatantly disrespected was uncalled for. I was only there as a translator for him. Another issue he has been having is the driving situation. His roommate has a car in the garage and he asked for a permit for the outdoor parking, but was told he 'can't have one because of COVID reasons.' How on earth does that translate to him not having a parking spot when he PAYS for parking?! He's had to move his car several times because he almost got towed (when he LIVES there!!!). To top it off and make matters worse, we've caught hoodlums standing outside near the parking lot (next to his apartment) smoking illegal drugs and drinking. And this place supposedly has security?! Maybe if they paid less attention to towing cars that belong to the tenants and more time getting rid of homeless drug addicts they would be a safer place. I'm honestly so appalled with this apartment community. They are rude, disrespectful, and unwilling to help. My boyfriend is looking to leave as soon as possible. Beware and look elsewhere! read more

So my wife and I are all moved out and that was the easiest decision we've made about this complex. To say this place is professionally managed is a joke. Aside from the show of charm to get us to sign our lease the only other time we weren't met with nasty attitudes was the day I dropped off our 30 day intent to vacate to a new girl working in the office. Ultimately this staff is unable to properly communicate in verbal, written, or electronic form. I was lied to when we signed our lease about the gym hours being changed as soon as they had installed the security cameras they had purchased. Guess what was never installed in the 12 months we were there. Guess what the gym hours changed too. The online portal to pay rent changed without notice twice, and the only reason I found out was dropping off a paper check and asking about it and the response I got from the staff was "Oh, you didn't get the email?" While the complex isn't completely responsible for the speed of the internet, the shotty install and wiring job the complex had done didn't help. I was paying for 100mbps and would barely break 30mbps. With in the 12 months we were there the complex also went through 3 different guard services. Again this is not always completely responsible to the complex but going trough 3 guard services in less than 12 months is still breaking a contract and out of the 3 guard services the only common factor between the 3 is the Apt, so begs the question again who is the one in the wrong? Over all I'd spend a little extra money and go find another Apartment complex. (Which I did) This place never felt like a home. read more

We've been living here for two weeks so far and we couldn't be happier with the presentation of our new place and the staff overall ! Everyone in the management office are so helpful , welcoming, and kind . Amity and Yvonne made the process of the application quick and smooth. they answered all our questions and gave us endless amount of tours to make sure the place that we chose was the best choice for our family. The maintenance team is always on top of their game. When putting a work order in, the maintenance team is quick to respond. We brought up a a concern about our toilet and door lock to Alvaro and he politely asked if he can look at it right away. You can tell he knows what he is doing and you can always count on him to fix anything. The person who we owe all the thank you's in the world is Helen. She always goes above and beyond to make sure any concerns are handled accordingly. She took the time to walk us throughout all of the application process and was always responsive. She is always so kind even when she has a days full of work. She is always attentive to future residents and even to those who are current residents within Pacific Palms. I have lived here at the pacific palms for almost a year now. I have to say The employees here are Awesome! Helen in the office always greeted me with such a warm and welcoming " Hello". She is always ready to help and answer any questions I have. Also has given me solutions to a issue I had. It worked and was greatly appreciated. I had been searching for places for immediate move and stumbled upon this place accidentally. I fell in love with the 1 bedroom town home they have! When entering we were greeted enthusiastically by two staff member and everyone was eager to help! Not only did they take the time to listen to my needs they made me feel like they really wanted me to live there. In turn, it really wanted me to live there even more! Jeanie helped me and showed me the home and like I said .. fell in love. The grounds are really well kept and I was so appreciative of the fact that they were honest. They were honest about some of the Challenges they sometimes may have with parking. I wanted to apply right then and there but had a few qualifying issues that they really tried to help me through. Yes parking sucks, unless you're a 1 car household. Always plan ahead if having visitors over and get a parking pass before the office closes if you don't wanna get your car towed. I liked this building is because it was smoke free. I can't stand the smell of cigarette smoke, but people are smoking everywhere. On their patio, in the alley, in the garage. I want to be able to walk out and not choke to death! These people can pollute their lungs all they want, but I don't want it around me. If you do plan on living here. Make sure you get the unit that has central air and not just the little a/c in the living room. It honestly doesn't do anything. We literally have to just stand in front of it if we want to cool down and I'm sure we're paying just as much as the ones with central air. The units themselves are nice. We're pleased with ours. But feel we could find something better with what we're paying here. Rent gets raised every year for some reason. So you're basically just paying for the location since you're so close to Disneyland. Thank you Sylvia, Jeanine, and maintenance for putting up with our complaints lately. Keep up the good work. You guys are always friendly and do your job and help us when we need you. read more
