Would give them zero starts if I could. We were in contract on a brand new home with them. We had a home inspection done and the inspector found mold, and the fact that the passive radon system was failing. Architerra wanted to take no responsibility in correcting the issues. Then they came back and said they wanted to take care of the mold but off contract they've taken months and months, dragging out our answer and now they want to keep our earnest money when they are unwilling to fix health and safety issues in a brand new home. Shady people, dishonest, would never move my family into one of their homes. read more

Avoid this builder if at all possible. Prior to purchasing we talked to a homeowner who adamantly stated he would never buy another Architerra home. They frame homes 24" OC, unusual and explanation was because it provides a higher R value. Technically true but the miniscule increase in R value means significant savings in lumber for builder. They don't insulate the garage walls or ceiling or provide an insulated garage door, all options. We attempted to order that, but were told it was too late even though the foundation had not yet been poured. The driveway is sized so narrow that when two cars are parked you have the choice of either parking them on the outside edge and stepping onto the grass (snow in the winter) or giving yourself enough room to step onto the driveway but not being able to open the door without hitting your other vehicle. We selected $10,000 in upgrades from their list, but told that it was too late to make any changes, even though our homesite was still an empty lot, another indication of their total disregard for customer satisfaction. The Pella windows are so low end that they don't have a lift on the bottom of the sash to grab when opening or closing, there is a small lip at the top of the sash that you need to reach up and grab to open the window, you can only open it so far without a stool, or close it. The sash locks don't snug the windows together tightly like they should. Don't expect a towel bar or ring in the bathrooms, you get a small knob which is in fact a robe hook, frustrating to balance a towel on. No prewire for ceiling fan in the vaulted ceiling of the main living area, another energy efficiency upgrade we attempted to purchase and were denied. HVAC system incapable of maintaining a comfortable temperature in MBR in winter, likely the result of two exterior walls (despite the higher R value from 24' oc) and two small heat registers. Waiting almost 2 years for repair of masonry in the front of the home, acknowledged by builder's rep, on our 45-day list, on our 1-year list. The owner of the masonry company never came back as promised, said that he was no longer willing to work for Architerra, a lost cause. No soft close toilet seats, you must replace them all, toilet handles so small it's awkward to flush with an adult hand. When we purchased the street appeared to be a dead-end, extremely important factor to me. I was told by their sales rep on 2 occasions that it would remain a dead-end, but the street has been opened to what will be another phase of the development and access to another major roadway. Two other homeowners on the street were told the same thing. We reached out to Architerra to attempt to get them to resolve the matter, at no point did they ever engage in an honest discussion. You will need to replace the cheap dishwasher that doesn't clean dishes. I could go on but limited space, full review posted on Google. Don't be fooled by their marketing, they are unscrupulous and have no concern for anything but their bottom line. read more

We've had an exceedingly poor experience with Architerra. We purchased the house while it was being framed and they refused to even move/add a single outlet, 0 customizations were allowed. After the house was finished and AFTER we signed papers, our pods were being delivered (we were out of state moving in) and Architerra turned our pod delivery away, physically blocking the driveway and threating towing and a lawsuit if they dropped our belongings (even in the PUBLIC street) because the city had yet to record the signing... which happened 30 minutes later, causing us to not have our belongings for over 2 weeks thanks to re-delivery. Extremely unfriendly and hostile to us and our delivery drivers. After this, we had numerous warranty issues with our house, many of which were NEVER fixed and it's been 3 years. They were unresponsive the entire warranty period, rarely took responsibility despite my many requests. Additionally, the HOA here is a joke... it's more than doubled with 0 annual meetings (as required by their agreements) in 5+ years. No one can explain the $ increase. All we have is some shared grass space and walkways. Our dishwasher broke in less than a year and leaked everywhere - they took over a month to even replace it, pointing fingers at the sub-contractor like everything else under "warranty". Our oven broke and still doesn't work right, our new dishwasher is terrible, our microwave peeled, our floors are cracked and broken everywhere, the drywall work shows seams, the windows won't lock, the windows don't block sound, our siding cracked and much of it wasn't painted OR caulked, the trim inside has butt joints everywhere, the stair railing is loose, the ceilings are cracked, no water softener, our sprinklers were placed too low, our irrigation valve leaked, our driveway is coming apart ($$$$$) etc etc etc. Some of this has been fixed but much of it hasn't. I regret buying an architerra house and would never recommend them, their service is poor, they have been slow to honor their "warranty" if at all, they didn't increase their quality at all with the price increases, and they refused to allow any customization, acting like we should be eternally grateful to them for selling us a house. We've purchased 3 new houses in our lifetime, this one is easily the worst experience with the most problems, and the most expensive. Additionally, I can't believe the amount of positive reviews they have. I've heard mostly complaints, disappointments, and regrets from my neighbors around me with the service and quality. read more

This outfit is shameful! No moral compass! I worked with them for MONTHS and was told that I was at the "top of the list" by a lady named Wendy. We had financing in place and was ready to buy - but THEN - we were told a week before the lot came open that "they were going to consider offers and take the highest bid" They wasted three months that I could have been looking elsewhere. Now prices have gone up exponentially and I am starting all over. I understand that a company wants to make a profit - but dont STRING PEOPLE ALONG. "I'm emailing you to let you know that you are top of the list once these homes release towards the end of Nov." That is what I was told - CROOKS. Don't give the idiots the time of day. My husband and I built our home with Architerra in 2016. During those five years we have had issues occur here and there, and if it wasn't for Quality Control Manager, James Ha, I feel that they would not of been addressed or seamlessly corrected as they were. Mr. Ha is the type of individual that will listen, validate, educate, and act on your concerns. Poor customer service and relations. Don't believe the hype in this builder. Builder cuts corners. Refuses to install a shower door in the master bathroom because we did not purchase the upgraded door. Our paperwork shows a standard shower door and a upgrade shower door. David Resnor of Architerra states that our paperwork must be a typo. The standard is no shower door. Besides the fact that my paperwork shows a standard shower door, who thinks no shower door on a full shower is a viable option? The builder also cut my relatively flat lot for the foundation in such a way to create a need for a retainer wall in the backyard. Instead of installing a proper retainer wall, the builder is once again taking the cheap route to avoid a properly engineered wall. They are literally stacking boulders in the backyard to create a retainer wall. They are not pushing back the slope at all so I literally have boulders stacked in the middle of my backyard substantially decreasing backyard space. We purchased the backyard landscaping package and after seeing the poor job they were doing with the retainer wall, we wanted to pull out of the backyard landscaping because we are going to have to remove the rock pile and put in a standard retainer wall which would probably destroy the landscaping. We were told that we could not remove the backyard landscaping because it is in the original contract. Architerra Homes is just taking advantage of buyers in this stupid Idaho real estate market and don't care about their customers. Per the company's website, Architerra Homes claims they have an A+ rating with the Better Business Bureau. Better Business Bureau website states they are not Better Business Bureau Accredited. read more

The reason why we are giving this company a two star is because of the tremendous stress and dishonest practices they have had with the Trails home project and our home. They had for many months and years to inform buyers of a closed community Enclave being built in the Trails homes. But did not share this information. They have also decided not to build a community center for this location and a park. The actual homes are built quick and with many errors. For instance our pipes are not fastened to the studs. Caulking is cracking all over each countertop. Concrete is done Incorrectly so that damage will occur quickly to the home and therefore decreasing the value of the home. It is like they half assed the concrete work all around. Footprints and bad joints. The backyard and surrounding landscape around the house is not evenly spread out. Basically when it rains or the grass is watered there are puddles going toward the foundation. The backyard is covered with rocks, no too soil. When we reached out to the warranty department at the start of moving in the home we were told not to report any of these concerns until the end of the year to allow the house to settle. The warranty guys came to our house today and then told us after a year almost past that we should've reported these concerns well earlier into the start of moving in. This type of messaging is confusing and disappointing. This company has taken advantage of many people and left homes that will not sustain throughout the years as they had promised. We have another appointment with the manager of the warranty department yet have no hope that he will truly help because the bottom line is this company does not care. They will not do anything to fix their errors. The reason why we feel this way is because the people we spoke to were defensive argumentative and manipulative. If you have other options use them! The company attitude seems to be "be lucky you found a home the market is very competitive right now- so even if the home is new don't expect it to be perfect you are lucky you got in" let me start with our landscaping issues - we were told an entire backyard of grass with a tree and a couple bushes - pebble on the side of the house - what actually happened was they dug in deep for the foundation and piled a bunch of boulders 10 feet from our sliding glass door as to avoid a retainer wall and left 2/3rds of our backyard unusable and now they just want to throw up some wood chips. Our backyard is a complete joke. When we asked if we could pay extra and have them do it properly they refused. When we asked if we could skip landscaping and hire someone else to do it right they refused - we now have a mess in the back with judge Boulders right in front of our door and no usable space - we will now have to pay extra to an outside company to have it torn out and redone properly. This was only the beginning of our problems. Inside we were promised a walk in shower with a standard rain glass door. We arrived to find no door at all- wouldn't matter if it was a tub shower but it's a walk in shower. We checked our paperwork- 3 pages on the shower and what door we would get so we contacted them. They have changed their mind and no longer wish to offer a "standard" door but will only offer an upgrade for $900- they are not good on their word. We have had to seek legal action which is ridiculous. The house has all cherry wood cabinets and doors- many of which were damaged - again the reaction was a shrug and be lucky u got a house at all. Unacceptable - if I have new doors/cabinets I expect them to be new and not damaged! Customer service is awful. They did finally agree to replace some of the cabinets- I will update if/when that actually occurs. read more
