    I highly recommend NOT moving into building C. Especially the 3rd floor. We moved in Sept 2024 and immediately noticed a STRONG odor coming from the carpet. There were large spots of urine throughout the hallway. The smell intensified after a pipe bursted on the 4th floor and flooded the 3rd and 4th floor in Jan 2025. We had to hold our breath right as we enter building C until we reached our unit which is the furthest one in the corner. When our unit flooded 1/22/25, all they did was lift the carpet, dried it, then placed the same carpet back down. Whatever that was in the carpet out in the hallway was washed into our unit by the flood and we lived with that smell until we moved out. On 2/12, the property manager told us that they plan on removing 2ft+ of our wall adjacent to the hallway and we shouldn't worry about the security of our home because it will be covered in plastic and there's ONE security guard for ALL 3 BUILDINGS of this apartment. In February, we sent multiple emails and complaints about the lack of repairs/resolutions, lack of sleep due to the demolition happening upstairs and maintenance and third party construction company entering our unit as they pleased even though all they did was take photos then left, and we requested a transfer to another unit or end our lease. Finally, on 3/4 the property manager emailed us options to move out by 3/31. Our final statement came and they falsified our move out notice date and never corrected it when we asked. They promised $1500 concession to help us move out and return our deposit but they said they would mail us and we have not received anything. I DO NOT recommend moving into units A6B because of the layout. Your bedroom is right next to your neighbors front door and the front doors do not close softly. Whether they are closing it as light as they can or slamming their door shut, anything on the wall will fall and you will have a personal neighbor alarm throughout the day. Please save yourself the headache/stress and don't move here.

    I am reposting this because management took down my wife's post: Arrive River Oaks is a high-crime building with no real security and indifferent management. I am a resident in the building (getting ready to move out). My Jeep was stolen from the parking garage the evening of September 7. The vehicle was locked, with nothing of value visible. The building has done NOTHING about this situation. They have not notified the valued residents! and did not even look at the security footage of vehicles leaving the building the night my vehicle was stolen. They also refused to reimburse me for my losses - which are a few thousand dollars. In the weeks prior to my car being stolen, 3 other cars were stolen, at least one was left on blocks (wheels stolen), and numerous apartments were burglarized. But at what point does Management become responsible? Management knows that crime is rampant in the building and is doing nothing secure the building or enhance resident safety. Unacceptable. And negligent.

    I met with Will and he was able to answer all of my questions, give me a tour of the property as well as give me a run down of all the promotions they were offering. I really like where the property is located and the shops/restaurants around definitely on the top of my list. Thank you will!

    Living above restaurants. roach infestations. Day in the life of upwards to 3k rent This place is all rent with no sparkle. From almost stepping on dog feces in the parking lot getting out if my cae. To puddles of what i assuming is dog urine by the doors entering the building. Where do we begin? I just wish i started taking pictures sooner. The main skywalk hallway in the upper couple floors flood maybe once a month. Ive seen many other residents notice it, even actually bring it to my attention. (I thought it was coffee stain puddles, not so much better i suppose.) Lets not forget that 10-15% of the building is actually rented by what i assume are professional airbnb or apartment rental app hosts. Many people have told me they rented an apartment for a week for a week. Even on my floor there were two confirmed units on my hallway. They even let them change the door handle to a touch pad for easier access. So they are aware they are jeopardizing residents safety. How do i know the person that is renting that unit for the weekend or week didnt get someone to sign for it for them while they are possibly registered sex offenders or violent criminals. There are children that live here. Ive noticed families and decent people leaving and i Didnt take the hint when signing to a new lease with a bigger unit. Great news right? Wrong. Wasnt even a day before fruit flies were 20 in any kinda of glass that had a soda in it. German cock roaches were noticed in the kitchen coming directly from the sink. At first we just kinda shook it off as maybe it had been vacant theyll go away. But they didnt and it got worse and worse. The first time the exterminator came ( an inspector never actually professionally inspected the apartment after complaints being expressed) just a guy with a lil pump jug of probably filled with tap water. I expressed to the guy look theres no bugs ANYWHERE but this sink n kitchen. The guys completely ignored me n went and sprayed bathrooms that had no sight of bugs. So now im assuming that spraying possibly coulda rattled em up but he didnt spray anywhere in the sink. When i came inside after being gone 2 hours, i turned on the kitchen like to a plate in the sink with 4-5 roaches on it. and i moved the plate and like 8 more just sprawled all around the sink. Im going to war with em trying to wash them down, throwing degreaser any kinda chemical that may kill these things. As days pass more of the same. Some days worse than others. Finally reached out again requesting since its a brand new lease. That the lease be terminated for we no longer wish to live here. It was a supreme hassle just to get into another unit. The oven as show. In pictures looks like someone cooked thanks giving and christmas before moving out of there. How management didnt notice? We dont have the answers. But i found out because the first time turninf the oven on the fire alarm went off. (safety hazard to me and my friends if a fire had ignited). Lets jump around before getting more into cock roaches. So there was no washer n dryer in move in. All appliances had been renovated EXCEPT the dishwasher. When the roaches came they were quick to replace it. Why was it renovated like the rest of appliances? Possibly to cut corners on budgets? Possibly incompetence from management/leasing office? Once again we dont have the answers. But im leaning towards the latter. They came in and just move all the stuff everywhere n jjst left em on couches tables, lol they made a mess for me to clean up. After they attempt to clean their mess of an german roach apartment. This coffee cup was sitting down for 3 minutes after walking in. I had just arrived from new york and i looked away. As i look back i see arrives lil furry friend was thirsty. I cant even put food or drinks down on any counter. And now today ijust found a bigger one trying to get into the bedroom. Which is now a threat to my expensive wardrobe. Anyway. The managements only concession is that i moved apartments. Which i just moved last month so if im moving anywhere its out of this complex. Anyway i figured i share my experience with this complex.

Great location across from discovery green and in the middle of everything great about downtown Houston. The valet was included in the event participation but I parked offsite. The building is very secure, we had to be escorted via elevator to the party room on the 8th floor. The views were gorgeous and the room was very comfortable with plenty of seating for about 45 people. They had setups for food and drinks and we really enjoyed the facility. It was beautiful even without decorations. There was also a pool on the 8th floor. If you happen to live here, they have many resident activities posted in the elevator. Pretty cool place.

    To Whom It May Concern,…read more I am writing to file a complaint regarding the conduct of a concierge staff member during a recent delivery I made to your property. While performing a delivery on my electric bicycle, I encountered a concierge who behaved in an unprofessional and disrespectful manner. Instead of assisting or communicating respectfully, he spoke to me with an aggressive attitude and threatened to report me in an attempt to have me lose my job. As a delivery worker, I deserve to be treated with dignity and respect. Threatening someone's employment over a minor issue is inappropriate and creates a hostile environment for workers who are simply doing their jobs. I found his behavior intimidating and unnecessary. Customer service staff represent the image of the property, and I believe this interaction fell far below the professional standards expected from hotel employees. I respectfully request that management review this incident and address the matter appropriately to prevent similar treatment of delivery drivers and other visitors in the future. I firmly believe that people should treat others with respect and professionalism. Actions have consequences, and I hope accountability and fairness will prevail in this situation.

It looks modern, the amenities are nice, the staff is friendly, and the location is hard to beat. I have lived here for 2.5 years, and the reality is different. This place was built 2016-2017 and clearly by the lowest bidder. In the time I have been here, my air conditioner has broken 13 times (really, 13). I've had a major water leak that flooded my closet and left us without some interior doors and drywall for a month. We've been moved out of our apartment for a week for them to do major construction for defects from when the place was built. I average at least one broken thing a month. The grills don't always work, once a month the gym is a sauna. Water leaks from the ceiling. The list goes on and on. The maintenance team is very responsive, but they are hamstrung by management that is more concerned with saving money and doing as little as possible. For example, today the manager told me the AC is not broken, it just doesn't work when it's hot out. Got an issue after hours? Not their problem they will tell you, even though they live here. With all the great apartments being built in this area, it's hard to see what 1 Hermann Place offers that the others don't. Move here if you like to be frustrated. Move somewhere else if you want to come home and not deal with maintenance.

The building is lovely and the location is wonderful. But when there was a roof leak that flooded several apartments, after several days of equivocation, it was determined that I needed to move to another unit. I, and all my possessions, were transported to a unit which had never been cleaned of construction dust, and never been made fully ready for occupancy. But rather than try to make things right as soon as possible, the manager, Carrie, deflected responsibility, dragged her feet and made the whole experience pretty miserable. When I left several weeks later, the washing machine had finally been hooked up to water, the dishwasher had also been connected to water supply, the dead circuits in the master bedroom had been activated, and after about a week's delay, the apartment had been cleaned of sheet-rock dust. But the ice-maker was never made functional, Carrie never apologized for any inconvenience, and she remained as supercilious and rude to me as I observed her being to her staff. She spoiled what would otherwise have been a singularly positive experience in Houston.
