I have lived at Arrive for a little over a year now. The staff especially the assistant manager Heather is a delight to work with. They have a new manager by the name of Jason and I can see good things happening in the future. I have not lived in an apartment in over 39 years. They have done everything in their power to make it comfortable for me. if I have any maintenance issues they jump on it right away. Different from owning your own home and having to wait for someone to service would you have an issue with. Thus I highly recommend Arrive, as I did look at several other apartments around the area. Since I do a lot of driving for my job I wanted it to be close to my office etc. so my office is literally six blocks away. It's convenient here to so many areas not limited to the following: Downtown, Montrose, River Oaks, West University, Rice University etc. I have eaten that Cru several times and their wine list is superior along with the staff. So it's an enjoyment to live above the stores/restaurants. And others are within walking distance within array of different kinds of foods. And approve how much I really enjoy living here I have signed up for another 15 months. Plus one of the other important reasons that I like it here it says it's smaller than a lot of the other apartments in the area I don't want to live in a mega building. They also allow cats and dogs and as I do not have a dog, it is a joy to see my neighbors with their dogs in the elevator or walking in the parking garage. As they will stop and let me pet their dogs. read more

First of all, there were an alarming number of break-ins in the garage, with thieves stealing anything they could get their hands on. The building felt incredibly unsafe, and despite repeated incidents, management did little to improve security. The elevators were out of service for several months, and even after I moved out, they still hadn't been repaired the entire summer. There were also frequent fire alarms, but they often didn't work properly, leaving us unsure whether there was an actual emergency or just another malfunction. On top of that, we experienced multiple electricity outages, which were incredibly disruptive. The noise level in the building was unbearable at times, adding to the constant frustration. The management and maintenance teams were rude and unhelpful. I requested repairs after my apartment was flooded during a storm, which caused severe water damage to my furniture. Instead of offering proper assistance, they ignored my concerns, and I ended up losing valuable items like my television, bed frame, and more. To make matters worse, after I moved out, they charged me around $1,000 for repairs and damages that were largely due to their own negligence. Overall, this was a horrible place to live--unsafe, poorly maintained, and managed by a team that showed little to no regard for tenant well-being. read more

Great complex with awesome amenities, amazing staff and large units. A little background, I have lived at The Arrive River Oaks for 9 months and recently have signed another 12 month lease with my significant other. The Arrive by far has exceeded my expectations compared to past apartment rental experiences. The location is unbeatable with amazing restaurants and great shopping right at your doorstep. The concierge, maintenance staff, and security guards are extremely attentive and provide an added ease of everyday life. There are a few renovations that are currently underway, and the staff have been transparent and diligent with the process. The complex offers an abundance of amenities, including a roof top pool with amazing views, a recently renovated dog park, and a gourmet kitchen to host parties and bunco nights! The leasing staff are a great team and Sam has been EXTREMELY helpful during our lease transfer. He's listened to our needs and kept us updated during each step of the process. We went back and forth on a number of units, and Sam was extremely patient and went above and beyond to make sure we were making the right choice. He takes pride in his job and offers unparalleled personable service to his clients. TL;DR - 10 out of 10, would recommend The Arrive River Oaks to a friend. read more

I love love love living here not only is it gorgeous,clean,comfortable, and convenient. The staff that they have are the real highlight. Mayra, Quynh, and Heather are so friendly, efficient, and accommodating. I feel like I ask for something everyday and they are always available with an informative response. I moved in to my new place over the holidays with my biggest issue being an app that I didn't know how to download. It was a document that I needed for my renters insurance Heather stayed with me for an extra half an hour while I tried to remember my user name and password. She was super nice and remained patient with me through the whole process. Mayra and Quynh were also extremely helpful. I moved from one unit and I really needed to be discreet. Mayra and Quynhwere very quick in expediting all paperwork, and showing me every apartment that would fit my needs twice. They maintained complete professionalism and confidentiality with me during my journey. The maintenance team quickly made my new home ready for move in, and I know that I can trust them fully. Heather and Quynh have been outstanding in my move process. Heather always answered my calls or returned my call quickly and pushed my application through despite it being a weekend. Very friendly tour with absolutely zero hesitation to show me other units coming available despite the large size of the community and me coming n near closing time. The gym upgrades are great! The property is a little over 10 years old so naturally there are some cosmetic features within the units, elevators and exterior doors that could be cleaned or replaced but it seems the new owners are working on this quite diligently. I read a lot of reviews regarding noise but I think it's to be expected given its prime location as well as the shopping downstairs. In addition the entire area is growing quickly and there is not much Arrive can do regarding nearby development. All of my punch list items were taken care of within minutes by the maintenance crew...yes, minutes. Very clean hallways, clean gym and friendly neighbors! For the location, finishes and price you truly cannot beat it! read more

I just moved in to Arrive but I couldn't wait to brag about the leasing office. I originally worked with Obed who was kind, helpful and responsive. I also got to work with Quynh who went above and beyond to make sure I not only felt at home, but she made me feel like the most important person on the planet. Two days before I moved in, she called me because she found an even better/upgraded unit that she knew I would like more because it had a balcony for me and my dog to enjoy. Quynh was even off for one of the days during my move but she STILL called to make sure everything was going smoothly. She was highly responsive, genuinely helpful and extremely hard-working. Very glad to have this leasing team here. I recommend touring the property as well, the amenities are fantastic (rooftop pool, two-part gym, awesome dog park, tons of parking, etc). I had to move from Louisiana to Houston for work, and only had one weekend to find an apartment. I must have looked at 12 different properties that weekend. It was such a breath of fresh air walking into the Arrive River Oaks leasing office greeted immediately by Wynisha Ogunleye with a big ol smile. I knew from the start we were going to be buds. She took her time to explain the different floor plans (other apartments I felt very rushed and pressured) and made sure she showed what was best suited for me. I'm not a big computer person, so it def helped that Wynisha set all my apps up on my phone. The property is in a great location right in the middle of everything you need (Whole Foods a block away), restaurants within walking distance, high end retail stores right below the apartments. Very large dogs (Pitbull's & Dobermans) . The property does not following their own pet policy on apartment website. Car parties every month. The manager does nothing about problems. Walls very thin, Air-B and B apartments - this place should be a motel. Key station is near mailboxes. Marijuana smell is all hallways. Car with all four tires stolen - no notices sent to residents. Armed robbery during daytime - residents were not notified. Elevators always broken, entry door fabs are always broken and no security cameras. Pool on 7th floor leaks on resident below on the 6th floor. The building smells like mold. Drunk person in garage smashed into 8 cars - 4th floor. Lots of resident living in one apartment unit. No criminal check. They lease to anyone. The management has NO empathy for anyone. Restaurant downstairs pulls in a shady crowd every night. read more

The community is beautiful, clean, and thoughtfully designed, but what really made the experience exceptional was the leasing manager, Will. Will was professional, knowledgeable, and incredibly easy to talk to. He took his time walking me through the property, answered every question with confidence, and made sure I understood all the details without ever feeling rushed. His energy felt genuine, and you can tell he truly cares about helping people find the right home. It's rare to meet someone in leasing who combines great customer service with real expertise, but Will absolutely delivered. We love love our apartment, the location and how well maintained the buildings are. What really impressed us were the leasing consultants, Braxton, Sam and Quynh went the extra mile to make sure we got the unit we wanted, they ensured that our apartment was clean, and checked with us if we had our electricity ready the day before our move in. Braxton gave us a really nice and detailed tour. Sam was always friendly and professional when we came back to sign our lease. Quynh checked our apartment the day before we moved in and made sure it was clean and ready. They were very thoughtful, friendly and are generally happy people. We used to live in other part of town that is really nice too but the leasing agents were not near as great as these bunch. That what makes us appreciate the personal touch. read more

When I was looking at moving to Houston during the late summer of 2018, I mapped a list of about 30 apartment complexes that I was going to visit. The first units on my list were at Arrive River Oaks. I didn't have to look any further. I was completely sold, not only by the unit I was shown--which was perfect for me--but mostly because of the people in the leasing office. Heather Mercado and Quyng Castille (and previously Perkins) have consistently been helpful, supportive, and a joy to work with. Although we don't necessarily hang out (except the occasional Arrive Happy Hours, which are wonderful), I consider them friends, people I care about...because they always seem to care about me. I am writing this review because Quynh has the been the most helpful leasing manager I have ever worked with. I am going on over two years at this property and she has always been extremely helpful, friendly, and organized. The improvements have been much needed to the exterior of the building and the amenities. I also love the location and how convenient everything is. The restaurants and shops are great as well as the spas in the center. The management team is aware of any issues and are diligently working to improve any concerns with the community. I voiced and concern and within 24 hours procedures were put in place to mend the issue. I am very impressed with how well the team has been working to make it a great place to live. read more

Literally wanted to love these apartments I lived here for almost 3 years, the 1st few months I was here my car was broken into nobody is helpful even with a police report it's only so much they can do even though it was multiple cars broken into! My car was just broken into TWICE this week and my apartment was attempted to get broken into about 2 months ago. These apartments are so expensive and everything is always broken and messed up! The mangement, leasing office absolutely does nothing they do not care. At this point, it seems that the security or the workers here are corrupt and are the ones committing these crimes. THESE APARTMENTS ARE DANGEROUS AND I WILL NOT RECOMMEND ANYBODY MOVING HERE!!!!! PLEASE AVOIDt!!! read more

As a prospective tenant of Arrive River Oaks, Quynh Do made me feel like I was already home. In the midst of the Covid-19 pandemic, she had plenty of options for us to tour ourselves. If we had a "meh" feeling about a unit, she found a solution and sent us to view. When we were in between submitting an application or not, she let us view the unit again and make the decision. I just moved in, but everything has been great so far. Beautiful views and amazing amenities (Gym and pool especially). The community even has really fun events and the restaurants around the apartments are amazing. The units are well designed and very comfortable and my roommate and I have had no trouble asking for help from the leasing managers like Quynh, Braxton or individuals on the maintenance team. The concierge service is very convenient as well. I have to take my dog out late sometimes and I have never felt unsafe while on this property. Everything you could need is in close proximity to Arrive River Oaks like H-E-B, Trader Joe's, Target, The Galleria, etc. Would recommend this property! read more

I love living here so far Quynh was the person that helped me with the apartment search. She was very patient and she showed me the many floorplans that they had available and she even gave me recommendations on getting the best unit for me. The service here is great especially the concierge. The guys are willing to even help me bring up my packages and they do a fantastic job keeping the place safe and secure here. Unlike other apartments I've never had to worry about break-ins here. I love living here and the shops are very convenient. The amenities are great I would say the only thing I would change is the pool hours to be longer and not many places gives discounts for living here. read more
