We used this company for a inspection on our new house they only visually look around write down what they want take notes they took a few photos and off they go . They claim they give you a warranty is not worth it. I called there office spoke to the Manager the man was very rude from the start when I tried to explain the issue I was having with our home inspection the rude man did not want to hear my concerns on our home he found excuses on everything I said . He had the nerves to accuse me of being disrespectful then he hung up on me after he shouted at me now who is being disrespectful?? To who ? This man needs to grow up learn manners ! The funny thing was he was on speaker phone everyone around me heard our conversation I spoke to him calmly and professionally I did not insult him . I guess he hides behind his small desk all day treating customers this way . This man has no class . Everything seemed fine except the mitigation report was not what we expected. We had to get a second opinion and paid for someone else to come inspect. I opened a support ticket regarding this matter. Waiting on response so I can finish my review. 3/18/20 - few days later still no response. To finish what I wanted to say since no one from the company cared to call me back here is what happend -- We felt the mitigation inspection was not done the right way. We had a second person come take a look. The panels had the labels imprinted on them. Your Inspector did not look. The 2nd inspector took the panels outside and was able to take a picture of the shutters with the labels clearly on them. 2nd inspector also advised that the construction in attic gives more credit than what was given in your report. He also said the doors are stainless steel and therefore qualify for that credit even without the label on door. We received more credits for roof construction, panel credit and door credits with the second report. We were shocked when we spoke to our insurance company and they told us that we would receive zero points based on your report and the insurance price was through the roof. We were very disappointed at the quality of the mitigation inspection and that we had to pay again for a second inspection. In addition inspector missed a huge hole in ceiling in one of the bedrooms in the closet which was not mentioned in the report. We were expecting more from the reviews that we read and you were highly recommended by a close friend who uses your services. I would not recommend this company at all to anyone Please beware !!!!! read more

Atlantic Home Inspection lacks integrity and can't be trusted to fix their wrongdoing. Atlantic Home Inspection did a home inspection on our current home on 7/12/18. The inspector communicated via the inspection report that our home had copper plumbing. Sometime later when we decided to redo our kitchen, a plumber discovered our home in fact did not have copper plumbing, rather it had polybutylene piping. Polybutylene piping is known to rupture and cause home damage. If we knew our house had this type of piping prior to purchasing it we would not of bought it. We incurred an out of pocket cost of over $10,000 to repipe our entire house. As soon as we found out we had polybutylene pipes, we called Carlos from Atlantic Building Inspections and him and Gary, the original inspector, came to our house. They assessed the pipes and admitted in front of us and our plumber that they in fact had made a mistake on determining which types of pipes our home had. Carlos led us to believe he would do the right thing and compensate us for cost of the work. Years later after hiring a lawyer who has reached out to Atlantic Building Inspections, we received an e-mail today from Atlantic Building Inspections Insurance Company asking us to cease and desist from communication with Carlos. The last sentence in the e-mail states "Regardless of the outcome, you can not receive any compensation". The insurance company is called Hanover Insurance Group. We all make mistakes. However, after Atlantic Building Inspections made a big mistake they retreated and did not do what is morally and ethically correct by their customers. This is Carlos reply to this concern: Yes, correct this was discovered inside the walls where inspectors cannot see. It was also discovered in the attic underneath all of the insulation, which again the inspector cannot see. We are good but not that good, we do not see through walls or insulation, I wish I could, believe you me. We have photos showing copper protruding the walls at all points (bathrooms, kitchen, water heater, etc.), which tells us that the seller knew the type of piping and hid it from the buyer and inspector. BTW, the seller's disclosure had every question answered except the one question about the type of pipe present, this one question was blank. Buyer's signed and accepted the seller's disclosure with missing information. In any case there was no actual deficiency as the pipes were all working perfectly at the time of the inspection too. Unfortunately, these things happen. This is my reply back: The pipes were clear and visible to the eye the moment your inspector walked up to the attic. I have photos to prove it. Which I can post to your page if necessary. It is easy to be dismissive when the problem did not affect you directly. Copper fittings and short copper extensions were exposed throughout the house yet WHAT MATTERS, is the obvious clearly visible polybutylene piping protruding in the attic that your inspector failed to communicate. He practically could of tripped over it. When did you find out that the sellers disclosure had the piping box unmarked? I hope it wasn't before you did the inspection? If so, then even more the reason to ensure the piping is off acceptable state. If not, why bring it up as to only put blame on your customer and push it off of your plate. When you both came back to my house after it was discovered you ADMITTED you saw it. This isn't about defending your mistake, this is about owning your employees mistake and displaying true leadership by responding to it in an ethical manner. It is my hope that no other customer ensures the financial costs we have endured due to your companies negligence. read more

I have used Atlantic in the past and but most recently i had them inspect a home inwas buying and they missed a sinking floor. The slab was almost 2 inches under the level in one corner. I was told that they did not see it becauseit was behind a sofa and inspectors dont move furniture. Very disappointed and could not negotiate the buying price of the property. read more

I came to Atlantic Building inspections because of all the positive 5 star reviews but could not be more disappointed. During the inspection process my inspector failed to notice the etchings on the glass doors and windows which indicate they are impact rated. Therefore, for our wind mitigation he said they were "unverified openings." We spent DAYS trying to get proof that they were impact by calling the county, building inspectors, contractors, the sellers insurance for old documents, we tried it all. The real estate agent decided she would just go back to the house to double check and it turns out there were CLEARLY etchings on all the glass to indicate they were impact rated. I then emailed Carlos, the owner, to ask someone to come back out to re-do our wind mitigation and he instead skirted around the issue saying "we don't look for etchings we look for stickers, or you need an NOA" but then when I asked, where can you get an NOA, nobody asked me for that he said "that's outside of our scope we don't look at NOA's." Essentially, if your impact windows no longer have stickers on them - which can be very common that they are peeled off or painted over, they will not look any further and they will not pass your window as impact rated and you won't get the insurance discounts. We also had a mold inspection added and when we got back the results, all the mold remediation companies said they had no idea what to do with them - that you also need a protocol. Carlos said "we don't do protocols- some companies do for $300-$400 more" I called other companies that specialize in mold inspections and that was totally false - they include protocols with their mold inspections that were the same exact price. Our inspector also failed to miss a few sources of visual mold in his write up that the mold remediation company saw when they came out. When I brought this up to Carlos he said it didn't matter, because the mold test will tell what's there so it doesn't matter you don't need to note every visual source. If you are not getting a mold inspection (which most people don't) they absolutely should still note ALL sources of what appears to be visible mold in their primary inspection. They may not be able to call it mold unless you have it tested, but to leave out the appearance of it altogether is complete negligence. After emailing back and forth with Carlos trying to get something accomplished with him just making up excuses, he finally called me and when he didn't like that I would not just accept his answers he said "you know what, have a nice day" and hung up on me! I now need to have another new inspector come out for the wind mitigation. They also say that fencing is outside the scope of their inspection so if you are buying a home that has a fence in bad shape that you want included in the report, definitely don't use them. They also don't run or make note of irrigation systems so if you are buying a house with a yard and want the sprinklers checked on, definitely don't use them. Clearly some people have had good experiences but I would steer clear! read more

We bought a home recently and due to the review decided to go with this company. Shortly after moving in we realized that by having the main area lights on and plugging something into an outlet it would trip the breaker. We did not have to try hard to make this happen multiple times. We called an electrician and he was surprised to see multiple rooms all wired to the same circuit. Also a huge fire hazard by having a 20 amp running to a 15 amp. When we reached out to them they sent us pictures from our installation showing "lights on and the AC on" meaning that the breaker didn't trip so there was no problem. This was $1000 in electric work that they are claiming didn't exist. EVERYTHING they did is something I could have done myself. Our electrician was angry that they had not done their job and was saying that it was not up to code. We are also having some major sewer issues that would not have been hard to find but you will need to pay someone else as they do not look in anything. This makes the sewer warranty useless. I would plead you to use a different company. read more

I would not use this company again. The inspector did not understand the requirements for a home built in 1987 and found things that were "wrong" with our home that in actuality were not. We had to have the home re-inspected by another, much more competent, and well-respected inspection company (Pillar to Post) in order to be able to get our home owner's insurance approved. I would not use this company again or recommend to another home buyer. The inspector and owner were nice people to speak to, but in the end it appears that they did not have a good grasp on how to assess our home properly. It's really a shame. read more

I called another two different inspection companies before I chose ABI. I thought this is a decent inspector, although the price for this company is highest among three. It turned out it is a terrible experience and I am very sure that I won't use ABI any more. I had read 5 different inspection reports for 2 homes. This is the worst report that I ever got. After the inspector entered the property, he told me it won't last long. Indeed, the inspector spend around 20 minutes in completing the inspection. This is 3 bedrooms 2 bathroom property with 1336 feet! I can't believe he compete the inspection so quickly! I understand this is weekend and the inspector probably wanted to get it done as soon as possible and go home sooner. There are multiple windows coming with problems. Some window can't be opened and others have damaged spring. The inspector probably didn't notice them and just mention: "No Storm Protection" in the report. Also one front door has a problem in locking. The inspector didn't try opening and didn't mention it at all in the report. The door is opened to a small private balcony owned by the property. Since the inspector didn't try opening the door, I am not surprised that he missed the big problems in balcony. For example, the balcony has two big areas of broken ceramic tiles, which is also not mentioned in the report. Later on the inspector told me balcony is in charged by HOA and shouldn't be mentioned in the report. I can't believe he use this reason as his excuse for negligence. In the report done by another inspector two years ago, the other inspector carefully evaluated balcony and found many problems. No hot water supply was obtained at the sink of kitchen. The report said: "Investigate further and repair as needed. The shut off valves are not tested as part of this inspection. $0-325± no action/repair". If you open the door under the sink, everybody can see the handle for water valve is missing. I can't believe the inspector put 0 as possible cost and recommend possible no action/repair. The inspector probably just didn't see the valve is missing. Right after the inspection, the inspector told me that temperature differential between return air and supply air in air conditioner didn't reach certain threshold, but he felt the temperature is cool enough. The report said: "Positive Attributes: The air conditioning system operated with normal controls today and is functioning as intended (cooling cycle)". There is no calculation of temperature differential in the report. I am not sure why the inspector didn't mention it in the report. it isn't a problem? The problem is easy to be fixed? or the inspector is negligent one more time? Overall I feel the service provided by ABI is unprofessional. The inspector missed evaluating many places. More importantly, ABI didn't realize their problems and didn't see the places they could improve. I won't recommend ABI to others. read more
