The job went fast- took 2 days for the roof and 1/2 day for gutters. The crew cleaned up everyday which was a must for us as we have a small child who likes to play outside. Any additional work was explained very clearly and transparently during the quoting process- the estimates of additional work from Eitans inspection were accurate (we predicted beforehand we had some additional rot separate from Eitan's inspection). Eitan is very meticulous with his inspection of the work process and finished product. He noticed some cosmetic spots for touch up and the crew later came back to fix. If we ever had any concerns Eitan was very receptive and responsive. 10/10 would recommend Spotlight. They work hard to earn their business.

Remind you, I made this appt around 6/17. They never replied on Yelp afterwards. My dad, who the appt was for, waited from 930am-1130am today 6/20 and no one showed up or called regarding the 10am appt I made. I would say for anyone potentially working with this company should NOT schedule through their calendar/website option because it clearly didn't happen as no one appeared. Maybe scheduling via phone or Yelp message might have a better outcome. We will not be moving forward with this company.

Pros - The project manager, Billy, has strong supplier connections and was able to get DaVinci tiles at a good price and pass the savings on to us. He also secured competitive pricing for copper gutter guards. - He is technically savvy and very knowledgeable about all aspects of roofing. You feel like you are working with a true industry veteran. - He speaks excellent English and communicates clearly. - When we pointed out areas that needed improvement, he was accommodating and made corrections without pushback. - The estimate was reasonable for this type of project and closely matched typical pricing for similar work in the San Francisco Bay Area. A couple of the other companies we contacted were noticeably higher. - The crew was highly skilled and worked very efficiently. They nearly completed the entire roof in about five days. - The finished roof looks beautiful and the craftsmanship is excellent. - We were given some extra spare roof tiles for future repairs so we won't have to worry about matching issues. Cons - The project started later than expected. We were initially told November or December, but work did not begin until late January. We received only one day of notice before the crew arrived. - Not all potential extra costs were clearly quantified in advance. The contract noted possible added charges for plywood replacement, but we were not shown photos or told about dry rot until the final walkthrough, along with a 1,500 dollar extra charge. The copper gutter guard cost was also not disclosed until then. - The tile quantity was underestimated. The crew ran out of tiles, causing a delay while more were shipped from Kansas. We had to purchase an additional 400 square feet of tiles, increasing the total cost by about 3,500 dollars and extending the timeline. - At the walkthrough, there was no itemized invoice for the additional charges totaling about 10,000 dollars. We were told an itemized statement could be emailed later. It felt unusual to be asked to pay based only on verbal totals. - After the final walkthrough and payment, we were later told we still owed another 1,000 dollars due to a misquote on the extra tile cost. That change after payment did not feel very professional. Overall, although some parts of the process could have been handled better, we are very happy with the quality of the finished roof. We would still choose Moctezuma Roofing again and would recommend them based on the workmanship and final result.

This was not my experience with some of the other roofing companies who felt rushed or were asking me to cut corners. In contrast, ELM gave me several alternatives before we zeroed on to a torchdown roof. Next, Rodrigo and Lincon were very communicative on our group chat and kept me apprised of the progress throughout, including tons of photos. Rodrigo was also very proactive in dealing with the city for permits as well as clarifications etc, which happened several times since our city is one of the stricter ones. During all this, we had a running clock since we were in contract to sell the house, but Rodrigo and company kept things in motion, sometimes working late hours to ensure completion on time, which we did with several days to spare. They were our third consultation, and even at this stage, I was very compelled to choose them. Danny was super personable and communicative. Of the three companies, we met with, he spent the longest time on our roof (the first rep we met didn't even step foot on the roof), and took a ton of photos documenting the original condition of our roof for us to see. It was easy coordinating with Danny, Ivan and the foreman on site throughout the entire process. From the detailed proposal to final touch-ups with painting, I could tell how much they cared about doing a thorough and quality job. Not only was the perimeter of our house very clean (cleaner than before they started), they also helped clean up the debris that ended up in our garage because of the exposed ceiling which I truly appreciate. Lastly, I did not know this at first, but my neighbor saw a crew member tighten the hinges on our gate (very old) because they noticed it was uneven when they used it to access the side of the house. He didn't offer an option for repair until I asked and instead went straight into discussing shingle colors and availability. Typical sales scare tactics were used like telling us a leak was from condensation due to the lack of ridge vents. We have gable vents and so does every other house on the block. By his logic, every old house without ridge vents should be leaking water. I've been in my attic, there's no condensation issue. Their price for a new roof seems fair but given our roof is 12-15 years old with two leaks, it's far from needing a full replacement. They also offered no warranty if we went with a repair. He also estimated my roof to be 25 years old when my home inspection and other roofers estimated 10-15 years old.
