My partner and I happened to get a leak in our roof in basically the luckiest possible place, so we saw it as soon as it started and it wasn't serious yet, but obviously we still needed it fixed. So we got in touch with ELM Roofing and had them come out to do an inspection. Lucas was great. He identified the issue quickly, stepped us through what our options were, and kept us in the loop the entire time. He checked the roof out with a drone, since it was too high to run a single ladder up, and we got to watch the neighbor's resident hummingbirds go nuts trying to threaten it away. Evidently hummingbirds hate drones! We had our entire roof and the garage roof replaced, because the builder had cheaped out on underlayment materials and is a pain to get to fix anything under warranty. So, y'know, forget him, but this isn't a review about him. We've got a much tougher underlayment now, all the chipped tiles we had have been replaced, and it is quite honestly better than new now. They did clean work, too. Didn't mess up the yard at all, they were fastidious about noise levels and allowed work times, everything you'd hope a certified contractor would do (but do they? Well...many don't, believe me). Quick and thorough, and when the project got interrupted by rain, they kept us informed about that, too. They came out on a Saturday to get ahead of the weather and even let us know exactly what the local weekend construction ordinances were ahead of time so we'd know what to expect. I think that's what I'd say about them the most: No surprises. They don't do anything unexpected with the final invoice, they don't jerk you around, they don't treat you like you won't understand what they're doing. You're fully in the loop at all times and you're treated as a partner in the project. You get exactly the work and quality promised. And it's good work, with a 20 year guarantee. Quoted me $10,700.00 for a small leak repair that I paid another company $1,600.00 to fix. If you have a simple leak these are not the guys for you. They don't want small jobs and they will try to talk you into replacing half the roof! Update: Derek has been calling me repeatedly about my 2 star review. The facts are Derek quoted me almost 11 grand to fix that leak! You guys were way out of line. No other quote exceeded $3,600.00. It is my opinion that you don't want small jobs and were not the right fit for me. I'm entitled to my honest opinion and that's how I feel about it. All my roof needed was the mortar patched, and the hole fixed. There was nothing wrong with the underlayment. We checked! The company I hired patched up ALL the holes in the mortar on the whole roof and replaced 19 broken tiles in addition to fixing the leak for $3,600.00. To just fix the leak would have been $1,600.00. When the first rains hit a few weeks ago, the roof leaked. It turns out the workers clogged the trap for the roof drain with their construction debris. When I called them, they sent out Milton who contacted a plumber to unclog the drain within a few hours. Milton returned a week or so later and added tar and roofing where the drain from the first floor roof, passed through the wall into a downspout down to the garage roof. We'll see whether that fixes the issue. I knocked off one star for clogging the drain and not checking it but they did respond quickly when I called them so they still get 4 stars. read more

It was an absolute pleasure working with Amir, Claudia and the ELM team. We had not one, not two, not three, but four old roofs rotting over our heads with really steep pitches. Amir showed up, gave us a very precise quote, explained all the affiliated costs and process and what they'd need from us. Our master bedroom ceiling was sagging and had pooling water on the drywall. Not a great experience coming home from a trip. I called a few companies on Dec 31 to come out and provide a quote, and fortunately Lucas with ELM Roofing was available to come out on Jan 2. The holiday week and multiple storms caused some availability challenges for other companies. Lucas was on time, very professional, and notably used a drone to get great photos of our roof. I appreciated his use of technology which enabled him to show us how poor of a condition our roof was in. Whomever our prior owners were definitely didn't maintain it very well and did a pretty poor job of patching it up. It looks like there were 3-4 repair jobs at various points. It was very clear we needed a new roof and it was not going to be a quick repair. I signed the contract on Jan 5 and Lucas started on the permitting process with the city. He also provided me with the documentation I needed to get my HOA's approval (they were also great). After coordinating with the city, Lucas scheduled our roof repair for Jan 16. The day before the roof replacement, Lucas and I chatted about what to expect for the day, including making sure we got permission from neighbors to use their parking spots. The roof repair took just one day (~10 hours total), which was fantastic. Here is an overview of how it worked. - Demolition: The demolition team arrived in the morning around 7:30am and finished removing our roof by 8:30am, though it was already partially gone on its own base on the photos. The demo team had their own disposal truck and were extremely considerate about the debris. They did a great job cleaning up. - Prep: The next team spent about 3 hours getting the roof ready for installation. Lucas arrived during this window to check on the project and make sure everything was going okay. - Delivery: A large truck with a crane arrived around 11:30am and delivered the roofing materials. It had a conveyer belt to deliver supplies directly to the roof. It was really cool to watch, and I didn't get much work done as I was just staring at the supply deliver for an hour. I went outside to check it out as well, looking like one of those dads in auto commercials staring at workers doing their jobs. The truck was off the street by 12:30pm. - Installation: The team spent about 4.5 hours installing the roof and were done around 5pm. So from my first call to roof replacement was 2 weeks. That was an extremely fast turnaround considering that involved waiting out the storms to finish, getting permitting with the city, ordering and getting supplies delivered, and getting the HOA to sign off. Really A+ work from Lucas all around. He project managed everything and came by in person to check the finished project to close out the project. Had a roof leak, so I had to get 3-4 estimates to make sure I could make the right decision. Roofers are pretty competitive so in my case they were easy to schedule all on the same day. The problem they all share is they are booked out at least 4-6 weeks so be aware of that; however if rain is forecasted they usually will give you temporary coverage until they get to the actual installation date. Max was the rep for ELM, and he was very knowledgeable, helpful, and friendly yet efficient. He used a drone to survey the roof, and showed me the pics immediately. His bid wasn't the lowest but he offered the better materials and a slightly better delivery date. So there was a slight delay due to slow materials delivery from the manufacturer but it wasn't an unreasonable amount of time.
