Hey there: if you need a roofer check this one out!!! I got 6 estimates to replace my roof. After going through the estimtes with each estimator, I settled with Moctezuma. They are not the cheapest nor the highest but it was the detail of work listed on the contract that told me this is a roofer that I can trust and knows what they are doing. Jacob is an easy going and easy to work with person. Unlike alot of contractors, they purposely ommit some items on the contract because they know you don't know the stuff, and nickle and dime you through out the work process. The job foreman Alex and his brother Omner are true professionals. They know the stuff and very courteous. They even power wash my front/ back / side yards/ drive way and my garage doors during the clean up process. And this was not even in the contract!!! They told me this is their protocal for every job they do. When the job was completed, Jacob provided me a final inspection approval from the city and roof warranty registration from CertainTeed within 3 days. Lastly, I am a builder and developer. We hired Moctezuma Roofing to install DaVinci Roofscapes 12-inch single-width Cool Roof tiles on our one-story home. They also added a couple of vents to help cool our attic, which tends to get very hot during the summer. Pros - The project manager, Billy, has strong supplier connections and was able to get DaVinci tiles at a good price and pass the savings on to us. He also secured competitive pricing for copper gutter guards. - He is technically savvy and very knowledgeable about all aspects of roofing. You feel like you are working with a true industry veteran. - He speaks excellent English and communicates clearly. - When we pointed out areas that needed improvement, he was accommodating and made corrections without pushback. - The estimate was reasonable for this type of project and closely matched typical pricing for similar work in the San Francisco Bay Area. A couple of the other companies we contacted were noticeably higher. - The crew was highly skilled and worked very efficiently. They nearly completed the entire roof in about five days. - The finished roof looks beautiful and the craftsmanship is excellent. - We were given some extra spare roof tiles for future repairs so we won't have to worry about matching issues. Cons - The project started later than expected. We were initially told November or December, but work did not begin until late January. We received only one day of notice before the crew arrived. - Not all potential extra costs were clearly quantified in advance. The contract noted possible added charges for plywood replacement, but we were not shown photos or told about dry rot until the final walkthrough, along with a 1,500 dollar extra charge. The copper gutter guard cost was also not disclosed until then. - The tile quantity was underestimated. The crew ran out of tiles, causing a delay while more were shipped from Kansas. We had to purchase an additional 400 square feet of tiles, increasing the total cost by about 3,500 dollars and extending the timeline. - At the walkthrough, there was no itemized invoice for the additional charges totaling about 10,000 dollars. We were told an itemized statement could be emailed later. It felt unusual to be asked to pay based only on verbal totals. - After the final walkthrough and payment, we were later told we still owed another 1,000 dollars due to a misquote on the extra tile cost. That change after payment did not feel very professional. Overall, although some parts of the process could have been handled better, we are very happy with the quality of the finished roof. We would still choose Moctezuma Roofing again and would recommend them based on the workmanship and final result. read more

I sent a request for a quote via Yelp and was given a Yelp message that provided me an option with scheduling an appt through a calendar, which I did. They continued to send me a Yelp message asking if I wanted to schedule with them, which I informed them I already scheduled an appt for a free consult for an estimate 6/20. Remind you, I made this appt around 6/17. They never replied on Yelp afterwards. My dad, who the appt was for, waited from 930am-1130am today 6/20 and no one showed up or called regarding the 10am appt I made. I would say for anyone potentially working with this company should NOT schedule through their calendar/website option because it clearly didn't happen as no one appeared. Maybe scheduling via phone or Yelp message might have a better outcome. We will not be moving forward with this company. read more

The crew documented the work with photos throughout the process, which added transparency and confidence. Waterproofing and wall-to-roof transitions were handled with great care, which is important because these are common failure points. We should all feel lucky enough to collaborate and work with such honest and hard working people as Jacob and Moctezuma Roofing. The housing market is always very difficult, but especially so in the Bay Area. When looking for a house in my price range, there wasn't much available and the house I found needed some TLC to say the least. When the appraisal came back, the lender needed a roofing report completed by a licensed roofing professional. I called Jacob and asked his honest opinion. He went onto the roof and told me that some repair work was needed, but eventually a new roof is the best option. The roof report indicated what repairs were immediately necessary and he even showed me what material to get at the hardware store to do the job. Having restored several San Francisco buildings over the last 50 years, I have had the opportunity to work with some 30+ contractors over this time, covering general construction, roofing, plumbing, electrical, etc. Perhaps it is a reflection of the times, but it has become increasingly difficult to find companies that provide high quality services - old world craftsmanship - that are done correctly with pride in their work and at a fair price. Billy the project manager (and Moctezuma's owners, Jacob and Emmanuel), provide just such workmanship through their crews. My recent project with Moctezuma was the removal and replacement of 100+ year old metal roofing on a classic Edwardian building. From the moment I received the detailed written project bid, it was obvious that Moctezuma knew what needed to be done and the how to do the work correctly. I've been shopping around for roofers for the last 3 years and finally decided to pull the trigger. As such, I've gotten 10 quotes, including from the big names (Tom Lee, Excelsior). From the lowest to highest quote, it was a difference of 3.3X! [Tip to folks looking: get multiple quotes!] I decided to go with Moctezuma for the following reasons: 1) Quote was competitive and around the same amount as other mid-size companies; I felt they were very fair. 2) Jacob was responsive, a nice guy, and wasn't overly salesy or trying to add a bunch of 'extras' (some roofers told me I had to replace my gutters). He also helped me communicate with GAF b/c we were getting solar shingles as well. 3) Moctezuma is a Master Elite Contractor with GAF so parts and labor is backed by GAF's Golden Pledge warranty (meaning a longer warranty period). How did the install go? Pretty smoothly! From contract signing, I only had to wait 1 month for the work to start. They were able to complete the roof and solar shingles in 4 days. We found some wood rot and we also had a unique roof border/rake issue, but Jacob did a good job communicating with me to figure out options and the additional cost was quite reasonable. Jacob himself came by each day to check on progress and see if I had any questions. His team was great and cleaned up everything. In fact, they even helped me haul away some unrelated packaging materials/wood from a large delivery! Also, my neighbor, who works with roofers and contractors as part of her job, said Moctezuma did a good job. Note: we're still waiting on GAF to do the electrical installation for the solar (~2 month wait), but that's on GAF, not Moctezuma. read more

Truly an honest roofer. They have financing which is through a bank that was very easy to do. I looked for a certified roofer for the shingles I wanted with a 15 year wind replacement guarantee. It's the only shingle HDZ that offers that. Also you need a certified roofer and they are. I had over 4 estimates with roofers that were outrageous to about the same as Moctezuma. They were the best price with the best materials. Jacob the owner changed some facia for me and charged me minimal for it. He used some under laymen in areas of low slip that was extra expensive but no extra charge. That was after the estimate was set. I can't express how honest and great workmanship they did. They have also repaired roofs that some of the other companies quoted me on. I recommend these guys because there are so many roofers out there that do lousy jobs. I even went with Jacob not using the local roofer in town that is highly recommended because they didn't carry the shingles I wanted? Great company. The monthly payment option is the best thing instead of paying the whole amount and better rates than my bank. read more
