They were not necessarily the cheapest, but the price was competitive, they had a well outlined proposal, great reviews, and there were not any big surprises throughout the process that were not in line with what was outlined in the proposal. Ben, Abel (as the PM) and the entire crew were professional, responsive and worked rapidly to replace the roof in-between rainstorms that surprisingly popped up unannounced on the forecast. They resculpted previously problematic drainage areas through thoughtful insulation techniques that led to improved drainage flow and removed ponding issues that were there with the previous old roof. It took awhile to schedule everything by Gilbert kept me informed through out the process. The repair team was excellent and also kept me informed throughout the day. The repair person (Hob), took extensive pictures and showed me the before and after of each section repaired. Most recently at a house in Union City I manage just this last month in April to do roof repairs & a new gutters throughout. Tri-City is a family owned company that's been around for years. They're extremely organized and have really transparent & good communication skills. Their work is clean, and they do a good job for a very fair price. Greg came out very quickly for the initial inspection. He was courteous, honest, and helpful. They gave us their assessment within a few hours of their inspection. We needed a whole new roof. We were in shock but Tri-City helped us understand all of the different aspects of why. We emailed many, many questions. We always got very prompt, detailed responses (sometimes within the hour of sending the email!). When we got the bid, it was very competitive to the other bids we had received. Tri-City's bid though had many more options as well as a breakdown of ALL of the costs. When we signed our contract with them, we felt that there would NOT be any "gotchas" during the project where the contractor would say, "Oh we have to charge you more than we thought". Tri-City gave us the option to go to the roofing supply company, QXO/Al's Roofing Supply, to select which roof we preferred. Jeff at QXO was very helpful and reinforced what a good company Tri-City was to work with. When asked about scheduling, again, Tri-City & their office staff Jeannine and Viviana were super helpful. They were able to get us on their schedule quickly to work around things from our schedule. Once they started working, the foreman Oscar was easy to access and again, very responsive and helpful with our many questions. There were various crews that came at different stages of the total roof replacement. Each of the workers wore Tri-City Roofing shirts, acted professionally and courteously and worked hard the entire time they were here. We were told the project would take @ 3 days to complete. They were completely DONE in TWO days!!!! We were able to take photos and observe the different stages of their stellar work. At the end of each day, the workers made sure the house, garage, & grounds were clean and free of debris. They were very careful about the pets we have as well. When we started this project we were worried and overwhelmed. They even constructed and applied a decorative gable feature that we requested. Our house looks brand new now! What we loved most about First Tier Exterior is that they have teams of employees skilled in different areas so they can complete ALL aspects of the job. That way, we didn't have to be in the position of coordinating different companies and workers (who then blame each other for problems with the job!) The company is employee-owned, so everyone has a vested interest in the success of each project. The roof held Ok for 8 years, but leaked in the south and east corners of our home 2 years ago. Bay 101 made repairs under warranty. It leaked again last year -- and again was repaired. This summer I checked roof condition and found that it now came apart at the west side (photos 1, 2). On top of that, there were bubbles in the middle of the roof. Bay-101 told me that the reason for continued issues is that the material they used poor quality material and switched suppliers. However, the roof is no longer under warranty and I have to pay to replace it. We had to re-roof again! I hired another company to do the job and during the tear-down they found that while framing and insulation was done well, the torch-down material was installed on top of insulation (fire hazard) and also wasn't fully treated (as seen on photos 3, 4 and 5). The new installers told me that another layer of material (i.e. plywood) on top of insulation was needed to ensure torch-down material would hole. This cost me another $3,500 on top of the cost of re-roofing to get the insulation covered. I am not happy with the poor work done on my house by Bay 101 Roofing, to put it mildly!

We received the dreaded "Your homeowners insurance is not going to be renewed" letter and the letter stated there was 1 reason this decision was made. It simply said "ROOF". I ended up choosing Lifetime because A) Project Manager Yonas is a dang superstar B) they quoted the best price for the job C) they had the best warranty BY FAR and D) they handled the permitting process entirely. Their crews always showed up when they were supposed to and were so friendly and pleasant. Not to mention amazingly efficient. They pulled off our old roof in a matter of a few hours and put plywood over the entire roof on just the first day. When they left, they cleaned up the yard including using a blower on the driveway, front path, and lawns. Each day of work was the same. The crew arrived early, did a fantastic job, and left the site as clean as when they arrived. In total, the job took a week. What was even more impressive is I knew there was some wood rot that needed repair so had budgeted more than quoted just in case the price went over. Nope. The final price was the exact price quoted. Even though there were 3 areas that needed repair. One of the other companies I talked to charged $150/hr + materials for wood repair. Another company flat out refused to take the job unless I found a separate contractor to repair those areas in advance. Lifetime adds some repair costs into their quote and they honor it. They very easily could have said the repair went over the allocated amount and we would have never known the difference.
