Service request that are submitted take weeks to complete & the service tech is always rude. They will find ways to charge you fees for anything they can come up with, even if you are always on time for rent & are a great renter who takes pride in your rental home as if it was your own. I was a rental home searcher. I was asked to fill out an application, I did and was declined. I went to the management office (almost 35 miles away), to add my income from an investment I had. My total income was within $200/mo of the "office Policy" of three times the monthly rent. So she (who wrote the office policy) said I do not qualify, no there is no leeway, if I did it for you I would have to do it for everyone. I would like the owners to know that they were more interested in following office policy than renting their house. I said 'do not expect any referals.' read more

I have rented from Austin Fleck for the past 10 years. I have never had a problem.When you move in to one of their properties they video and take pictures of the property. This not only protects them but me. Anytime I have had an issue it has always been handled in a timely manner, and always to my complete satisfaction. It's not always easy going from owning to renting . Austin Fleck has made it easy. There properties are maintained well and super clean. These are not your typical rental properties. STAY AS FAR AWAY AS POSSIBLE FROM THIS COMPANY!!! They are nothing but scammers. Susan Austin Fleck, the head criminal scammer, will lie about any and everything to make sure they keep as much of your deposit as possible. We took better care of the house than they ever did. Water heater broke at one point leaving water everywhere in the garage, yet they never fixed the box it sat on that got destroyed, even after asking them to fix it multiple times since we were afraid it would crumble. They charged us to remove an internet cable that was installed before we moved in. They said we used the wrong paint for touch ups even though they told us to use what was already at the house. House, inside and out, should've been painted years before we even moved in. We got the house professionally cleaned, including carpets, and they lied saying it was left in a state worse than what we received (I was personally there when the house was cleaned and my wife was there when the carpets were cleaned). They said the back yard wasn't cleaned up and are trying to charge us for landscape, but I personally spent a full day myself cleaning it up and the invoice is from 11 days after we turned in the keys... Of course the invoice is dated after storms hit our area, that's not unethical at all... They won't provide any proof of the hundreds of "photos" that were taken before and after we moved in (said the files are too large to send...) It's called a Zip file Susan. Again, stay away from this company or you'll lose most, if not all, of your deposit. read more

We rented a house with Austin Fleck for only one year. When the time came to renew the lease we were informed that the monthly rent would be increasing. We know that this is normal and happens to most rentals because we have been renting our whole lives. It was nothing new to us, however the amount of the increase was ridiculous. Especially since we were going through the COVID pandemic. We decided to not renew our lease and go elsewhere. As I mentioned at the beginning we lived in the house for only a year. We made sure to have the house professionally cleaned and vacuumed. We had our landscaper come out and clean up the yard and take the remaining trash after we set the trash cans outside and pulled them back in ourselves. We made sure to leave the house spotless and even replaced the backdoor blinds. We were expecting to receive a majority of our deposit back. We were shocked when we saw that we got less than half of it back. The report said the house was basically dirty and they had it cleaned. The report mentioned damages that had to be repaired, but those damages were there prior to us moving in and we noted the damages on the walk-through report. They lied and said there was trash that had to be removed when we had all of the garbage removed. It was ridiculous. read more

While searching for a rental place on Zillow I came across a property managed by Austin Fleck. It was the perfect house for my fiancee and I (and our pup) in the perfect location. Since there was no application fee, our Realtor advised us to go ahead and send in the application and she would check on it as soon as possible. Well we did, and got approved almost immediately. Fantastic! Our realtor spoke to an agent there who said we were the first and would be first in line to view the place, also fantastic! This is where it all goes downhill. 2 days later, someone from Austin Fleck calls and says that they got my inquiry and I should apply. I told her I did (shouldn't she already know that information?) and was told we were the first. I asked if she was calling to set up a viewing. Well no. In fact she was calling to tell me that in 3 weeks they would be showing the place for 15 minutes. I thought I heard her wrong, because that's just crazy right? Nope, open house on a Wednesday for 15 minutes 6 days before our moving date. I hung up and was immediately concerned. I e-mailed Jennifer, who I believe works at the front desk there, about my concern. We weren't ready to put down a non-refundable deposit on a house we had never seen. I asked for some photos of the interior (only the exterior was posted online) or dimensions of the bedrooms so we could feel more informed before we sent a check. She, very curtly, said they don't have dimensions because "they don't need them" and the photos are too large to send. No offer to meet and show them to me. No invitation to come to their offices to see the photos they had. Nothing. Call me crazy but I think you should be respectful and outgoing when you're in the customer service field, but I guess Austin Fleck and Jennifer, in particular, think otherwise. I didn't want to start anything so I thanked her for her "service" and said we'd be at the ONLY showing in a few weeks time. Today, a full week ahead of this showing, I received a 2 line e-mail that another applicant had put down a deposit and they had executed the lease ("but feel free to check out our other properties" yeaaaahhhh right). A little warning would have been nice. I understand that the rental market is very tough and you have to put your money where your mouth is, but Austin Fleck didn't even give us the chance. After making false promises to our realtor and being so completely NOT HELPFUL, I wrote this review. I honestly can't believe the horrible service I was given and I don't even rent from them. I think that this could be the worst property management co. that has ever existed. They are neglectful as well as dishonest. i, too, left my house in better condition that when I moved in. I had all of my work done by professionals, and I received a ridiculous amount back on my deposit. It didnt even cover the fees I had paid to make the house "rent ready". They charged me for the same services. When we moved in the carpet was in poor condition. They even had to come and have it cleaned again because the stains that were originally there had resurfaced. They said the carpets were scheduled to be replaced the following year. We lived there four, and this was never done. I had a leak in my bathroom, and there was mold growing inside of my bathroom cabinet. It took them two months to replace it, with numerous calls to them and I got excuses. They even told me that mold will only bother me if Im allergic to it. The carpet was damaged do to the leak, but that was never cleaned or repaired. I was charged $600 for carpet replacement instead.The only benefit was that there was already no pad under the carpet due to a leak before I moved in, so I only had to smell mildew for about a week instead of the whole two months. The windows were cheap single pane. The house had such horrible insulation that our electric bill was around $500 a month during the summer months. Despite numerous calls and air condition repair men coming out, because i was sure there must be a problem, I was told that the unit was too small for the house. Nothing was done about that either. After all of this, it took them 25 days to return the joke of the deposit to me. Under AZ law they have 14. When I called on the 17th they said it would be 14 business days, so that would be the 19th. When I called on the 23rd, I was told it just had to be postmarked by them, These are crooked people, and I advise you, find somewhere else. read more

We cleaned our whole house for two weekends in a row (shampooing carpets, cleaned the walls and ceilings, the house was cleaner when we moved out than when we moved in) and they used our full deposit to have the same cleaning done again. Wish I could give even less to be honest. I'll try to keep this short and sweet for yall. 6 requests to fix the pool, charged 300 to drain and clean. never fixed the pump and it went dirty again so I hired an honest pool man and we fixed it in one day. A huge crack developed in the ceiling after the rain storm a few years ago so I put in a total of 5 requests to get it fixed. It was about 4 inches wide and 10 ft long and looked like it was going to fall down. after 3 repair guys saying they were told it was "the roof" that needed fixing, not the interior, someone finally fixed it after 5 months. During that rain storm my roommates room was flooded. after 3 weeks they finally "fixed" it but never replaced the carpet. That took another service request to get that. Now recently the a water pipe going to the washing machine broke and flooded into the family room. This one only took one request but never even looked at the carpet and took a week to complete the job. I would bet Im going to have to charge for new carpet. I can't wait to get out of here. Moral of the story, DO NOT RENT FROM AUSTIN FLECK. THEY ARE A JOKE, CHEAP AND VERY UNKIND. read more

This is a completely unethical to the point of abusive and criminal property management company. The experiences in these reviews bring back the memory of being victimized by this unprofessional and shiesty group. They routinely make excuses to not show the homes before you sign because they are lazy and money grubbing. They do not care about renters and they will find every way they can to take more of your money including: not giving your mail key to you for the box, got to go to USPS and pay for it. Report a repair need: they will wait and not help as long as they can then try to blame you. Require that you clean the home when your lease is up and then send a crew of "cleaners" over there to say that it was not "clean enough." So, they took that out of our deposit. And they will charge you for the weedy lawn the house came with as you are working to make it more grass than weeds. We have always had great comments from the homes that we've rented that we left them so clean. I literally picked up hundreds of cigarette butts from the backyard of the home they rented to us (from previous and not ours as we don't smoke) so that my dog had a clean yard. They may serve the home owners but they do it by ripping off and mistreating the renters. There are good ones out there, RUN from Austin Fleck!!! read more

We moved into one of their properties and it was a shamble when we moved in when we moved out they kept all of our security deposit saying that we did not clean and we did not do this and we did not do that fraudulently don't usually do this thing because people who are trying to rent houses usually need them and this company takes full advantage of that I would not recommend this property management company to anyone they will rip you off will probably end up taking them to court over this the people who they say they are they're approved maintenance men are friends of the owner they're approved air conditioner guy is a friend of the family their maintenance man is a friend of the family and will report anything he sees to the property management company which then they will try to have you evicted if you don't fix it don't believe anything they say the least you sign is like 30 pages and it's Ironclad run away and do not sign anything and don't ever give them a holding deposit run read more

Don't rent any property from this company. There was a water leak and they did not get the issue fixed for over six months. When you let water sit that long especially in Arizona you end up with mold. My dog got so sick, he passed away. These people don't care, and good luck getting your deposit back. I believe a 1-star rating is too much for Austin Fleck. If I could give them zero Stars I would. I moved into a property that they were managing back in 2017. When I was given the keys to the house it was an absolute disaster . You could tell the house have not been professionally clean as Austin Fleck stated because there were dead bed bugs in one of the bedroom and smashed spiders on the bathroom wall . Right then and there should have been a sign for me not to move in but due to the fact that I'm a single parent I had already given my deposits I moved in regardless on the condition that they treat the house for the bed bugs and that they have someone come professionally clean the house . A pest control company did come out regarding the bed bugs but nobody came to clean the house . In the beginning of my lease everything was great after the initial issues until I started noticing that I was being charged fees for notices that were never delivered to me. I enjoyed the house I was residing in so I overlooked the issue and signed a second lease. The carpet in my house had not been replaced for over 10 years and was well overdue. I put in a maintenance request and received an email back from Susan stating that they would replace the carpet if I chose to renew my lease. My lease was not due to end for a few more months but I agreed and they did replace the carpet. Regardless of whether I renewed my lease or not the carpet still needed to be replaced as it had holes in it and it had mold in it. A few months prior to my lease expiring I made a rent payment and Austin Fleck took me to eviction Court stating that I never made a payment for rent which was not accurate. Needless to say the case was dismissed because I had paid the rent and Susan was infuriated by this even though she had my money for the rent the whole time she's answered me a 10-day notice stating I needed to pay that are legal fees on a case that was dismissed due to their mistake or would be evicted. The harassment then began. I was charged for numerous 5-day notices 10-day notices 3-day notices all in which were never certified mailed to me as stated in the law. At this point I had just had enough of the harassment and decided to move out one month early. I notified Susan she agreed I moved out then she took me back to court for eviction stating I never paid the last month's rent. Once again the judge did not see it in favor of Austin Fleck and I won the case. Austin Fleck was advised by the judge that they could not hold my deposit from me and needed to schedule a move out inspection for me to attend. This was to be given to me in written form for the Arizona landlord tenant Act and of course Susan did not do that instead she called me one hour prior to the move out inspection and said they were doing it knowing very well that I would be working and would not be able to attend. After she did the move out inspection I repeatedly requested my security deposit back because I knew that I left the house in pristine condition. Instead 33 days later I received an itemized list from Susan stating all these damages that were outrageous and that I actually owed them money. She provided me with invoices which I later discovered to be fictitious once calling the company and verifying that none of the items she charged me for wherever repaired or purchased for that residence to make a long story short I'm now in the process of suing Austin Fleck for my deposit along with punitive damages in the amount of 3 times my deposit. This will be a win-win situation for me because I have all the documentation to prove Austin Fleck fraudulently change dates on invoices that were cancelled buy them stating they received the products in question and I owed the money Austin Fleck is a scam do not rent from them and feel free to reach out to me if you would like more information 2 possibly pursue a case against them yourself. Oh Austin Fleck Property Management... On several occasions we were told from SUSAN (the owner) that we were NOT her clients, the home owner was. I'm sorry, did I not pay for fees? That was shocking! After finding out the owners would be moving back into the house and we would need to move out, we found a much better home for our family (this WAS a blessing). We moved out about 1 month prior to our lease expiring. We had the house cleaned, carpets cleaned and prepped for the inspection only to find out TWO months later we would not be getting all of our deposit back. We were charged for things that we had taken care of but a "crew" found needing attention. Of course they did! That's how they made money that day. We were charged for keys that never existed. My cleaning crew missed a few things, which I did not know about and if I had I would have had the cleaning crew come back out and fix. But instead I was charged $269.25 for Austin Fleck's cleaning crew to clean the house again. NO COMMUNICATION or COURTESY. I guess a Knit Picker is going to pick. I guess I am expecting to much from an UNPROFESSIONAL and UNCOURTEOUS company like AUSTIN FLECK PROPERTY MANAGEMENT. ABSOLUTELY DESPICABLE COMPANY!!! They never answer calls, when they say something will get done it doesn't, late for appointments and HORRIBLE service. We were LIED to about the house and told straight out that it does not use gas. Because of this, we moved in and had no heat or hot water for over a week. We also moved in with the agreement that we would be provided a washer and dryer (our FIRM condition) We were confirmed that these would be provided. When we arrived on our move-in date neither were in the house. We waited over a week to have these arrive. Which took numerous 'guaranteed' delivery dates to get. We had a working washing machine for a whole 9 days before it broke. Another week of constant hounding to get someone to come out. When they finally did, the washer worked for one night before breaking again. Again, no returned phone calls until finally on Christmas Eve we were left soaking up the water from our flooded laundry room. Not to mention that we moved in and were not provided access to our backyard for a full week since they left the padlock on the gate and couldn't be bothered to come remove it. This resulted in us having to drive our own trash to a dumpster. If you are in the mood to deal with rude, incompetent people full of excuses then go here. RENTER BEWARE!! Austin Fleck is just another money hungry, unhelpful management company. Once you are in the home, their response to everything is "We represent the owner, not you." They do not answer the phone. You can leave a message, but don't hold your breath for a call back. You must stalk them! Need help getting a copy of revised (not 3 year old) HOA regulations? Not happening. Two years later and still no HOA regs. But if you break an HOA rule, double fines are coming your way! It's the classic "you better follow the rules but we won't be telling you what they are". Need a key fob from the HOA to enjoy the ammenities? That would mean they would have to call the HOA office to list your home as a rental, not owner occupied. Two years in the property with NO HOA key fob! Why? My 20+ requests for one were ignored. Ready for move-out? Don't bother cleaning. You can't do it perfect enough. I scrubbed every baseboard with bleach water but they somehow found one little spot and charged me for cleaning every baseboard in the house. Even if you call to discuss specific problems and are told they are not a big deal and will not be charged, you will still get a bill. Want to replace the air filter so you won't have to pay them for one? Don't. Apparently if your air runs for just a day or two afterwards, they will charge you. $60 for a new air filter and putting the smoke detector back up on the vaulted ceiling. (Which they promised I would not be charged for) The fact that AZ is dusty and the filter isn't perfectly white after a day doesn't matter. I lived there for two years, paid every single rent payment early, left the house looking better than when I got it, lived with large patches on the walls from where they wouldn't paint over patched holes from before we got the house and they still had a "screw you" attitude the entire time. Rent from them if you must, but just make sure to remember: "THEY REPRESENT THE OWNER, AND DON'T GIVE A CRAP ABOUT YOU." read more
