We were really interested in a property here in Gilbert, it's been on the market for over 64 days. I had filled out a form thru this particular companies on-line link to tour this home. Through the prompts and towards the end of my process, it requested me to provide my credit card as verification, so I opted out and x'ed out. Within seconds- I received a call from Raphael at Rosenbaum Reality Group. Talk about a "bait and switch"! LOL From this conversation I was able to book a tour (without payment) of the property that same day. I was provided the access code to enter with my family when we arrived to the address. It had just rained, so we found many concerns from that alone. This was an older home with zero upgrades, back yard needed some landscaping done, front entry needed the bird poop & cobwebs removed. The deck off the Master Bedroom had some wood rot (probably from rain water settling in those areas) and had portions where it was extremely unstable. NOT SAFE!! That said, the view from the home is what you are paying for bottom line! We thought additional work would have to go into cleaning & questioned that as the renters. Would we have been responsible for additional tidying up at move-in as this home was seemingly being rented "as is"?! I addressed these concerns with Raphael and proposed a bid at $2,800 a month to the owner. The owner countered back with still a price range that was to high (for the conditions of the home) and not in our budget especially with ALL the additional expenses this property management company charges. Administrations Fee- These property management companies can charge a 1.9% to 3.3% MONTHLY administrative fee! Plus, a renters "benefit package" that's mandatory and another $75 dollars MORE a month along with the one time admin fee of $250 upon acceptance, that is also non refundable! *The Catch- With most of these shady Property Management Companies it seems fairly standards to tack on these ridiculous / bogus charges to make up for the loss when Arizona cities took away the residential rental taxes. So, that means property owners can no longer impose a tax on residential rentals after December 31, 2024. Yet, this is how they're working around it to still suck that money out of the renter, by making it look legit and there's no option to opt out! They claim they have a $350 redecorating fee?! That's just a fancy term for a cleaning fee, which clearly they don't clean prior to you touring and or when you rent! So, are they actually doing this prior to move in or just keeping your money and calling it something it's not?! You decide based off touring their rentals! *Important Note- Standard Deposit ( if you get any money back at the end of your lease, this can be used toward the purchase of a home specifically the closing costs. Just not the one you're leaving or any of their other rental properties! They have an enrollment choice (do not do this) which is cheaper. However, it's prorated with an additional percentage that is added and divided by your 12 month lease. It's almost $900 more annually! You do not get these funds back at all-ZERO. I suggest you stay far away from dealing with this incompetent liaison agency and best of luck in your rental house hunting. read more

Please do not rent from Rosenbaum Realty Group. My experience with them over the past two years has been nothing short of awful. They are unprofessional, dismissive, and in my opinion, predatory in the way they handle tenants. When we first moved in, the A/C was broken and we were forced to live in the home for two weeks during peak summer heat without air conditioning -- all of us sleeping downstairs just to stay cool. This wasn't the only time we had to deal with major issues. Our neighbors (also tenants of Rosenbaum) warned us that mold in their home made their family sick, and that Rosenbaum failed to properly remediate the problem, forcing them to break their lease and move out. At the end of our lease, the situation got worse. We were sent a nearly $3,000 move-out bill filled with questionable charges -- including $700 for interior paint when nothing was wrong with the walls, $500 for carpet cleaning that we had already paid for and documented, $400 for cleaning despite providing photographic proof that the house was cleaned, and a $500 landscaping fee even though we landscaped the yard the day before move-out and had photos to prove it. They ignored our move-in checklist, receipts, and evidence, and even used photos taken four days after we moved out to justify new charges. Their collections agent, Norris Amaya, made the process unbearable. He sent inflated invoices, refused to provide due dates or itemized explanations, spoke over us on the phone, and repeatedly threatened collections. When I escalated to Rhonda, a manager, she admitted there was no reason Norris couldn't provide a due date -- meaning we were deliberately kept in the dark. Weeks later, I was told the matter was being "handled internally," but I have little faith anything will change. We paid rent on time every single month and left the house in better condition than when we moved in. In return, we were treated with hostility and disregard. My advice: If you are considering renting from Rosenbaum Realty Group, take photos of absolutely everything -- walls, floors, appliances, landscaping -- before, during, and after your tenancy. Document every repair request and keep every receipt. Based on my experience, they will attempt to charge you for anything they can, regardless of proof. Save yourself the stress if you can -- there are far better property management companies out there. BEWARE of Norris Amaya and Rosenbaum Realty Group. They made me feel like I was being scammed and they don't have their tenants best interest in mind. Horrible 2 year experience. 0/10 read more

I have had the worst experience with Gilbert staff. I have asked numerous times to connect me with Daniel Rosenbaum in hopes that he will actually listen to what I have to say. They talk about how much they take care of their residents but leave their rude staff to handle them in the rudest way. If Daniel actually cares and reads these reviews I hope he will reach out to me. They are charging me over 1k even though I left the apartment in impeccable condition (see pictures). They have charges that literally make no sense like "doors" and "repair, service call, counter", which give me no clue about what I'm being charged for. They charged for landscaping when the only yard is a tiny sliver of rocks that was trashed with cigarette butts and other garbage when I moved in - which was noted on my move-in checklist. When I asked their collections agent to elaborate, he assured me that he is not required to. Avoid these con artists! Also, they tried to charge me an early termination fee when I offered to provide my keys early. The lease and month were paid in full. Renters beware! This is one of the worst, most deceptive companies that I've ever had the displeasure of working with. They are horrible at communicating, they don't maintain their properties, and they will add $250+ to your monthly rent in additional fees. My issues with them started from the jump. They told me that the carpet needed to be replaced, even though it had been vacant for a while before I applied for it, and I'd have to either wait to move in, or deal with the disgustingly stained carpet. I needed a place quickly, so I agreed to live with the gross carpet and cleaned it myself. Shocker: they tried to charge me to replace said carpet even though it already needed to be replaced before I moved in! Unbelievable. They charged me an insane amount every month for a very small, old and outdated unit. They kept their non refundable charge of $2,550 for the "move in solution" fee, then still had the audacity to try and send me a final bill of $1,055 when I left the unit in better condition than I got it in. The charges were for absolutely insane things that make zero sense. I also constantly had to move my work schedule around for all of their inspections and visits to my home and some of them, they didn't even show up for and didn't even have the courtesy of calling to let me know they wouldn't make it. So incredibly frustrating and rude. This company is as unprofessional as it gets, every time I've had to ask a question or get something fixed when they charged me the incorrect amounts for my rent, the employees had no idea what they were doing. My advice is to avoid this place at all costs! It's a total scam!! read more

Beware of this rental company! Wish I would have looked at their yelp reviews before ever renting through them, as they are doing the same thing to me as they have to others in the past. Rented a condo from them for 2 years and after move out, they hit me with a $2,000 bill. Literally charging me to repaint the place for $600. Charging over $500 to replace blinds that we not broken and light bulbs. Really? No lightbulbs were burnt out. Or and here is the best part. Charging me almost a $200 "turn over fee." Basically charging me $200 to hand back my keys to them which I drove almost 30 minutes to their office to do so. They want me to provide pictures as to why I shouldn't have to pay these fees, but why would I take pictures of something that clearly wasn't damaged and returned in nearly perfect condition? Beware of this company. After working with the Contact of a rental, I signed my lease. After moving in, things inwas told via text, email etc were lies. Fees were imposed after moving in. Additionally, 4 months into my lease an inspection was scheduled. Over 2 hours it took for them to come in and inspect the property. Durong this time they filmed, took pictures of everything, all of my stuff. Opened drawers, cabinets, closets. I felt my privacy was invaded. Warning were not provided for vendors and they will just show up and expect you to let them in at that time. Not to mention the benefit program they force you to sign up for is a joke. They charge you monthly for air filters, but you only get them every other month. If dirt is found on a filter , they charge you. I could go on and on about the terrible unprofessional experiences coming from this place. Lastly, upon move in an inspection was done. I was told i needed carpets cleaned that was it. I had th3 carpets cleaned and now after moving out they arw charging me over $2500 in move out expenses . Insane. Not to mention weeks afyer my lease ended, they were still billing me for a unit i was no longer leasing. this company is very unprofessional. i have had nothing but problems with them, if i pay for renters insurance why did i have to pay out of pocket for subpump damages. they knickel and dime you for any little thing possible you pay an extra 4-500$ then what your rent is. there landscapers have no clue what there doing i have had 2 windows on my vehicle broken out by the improper use of weed wackers i highly suggest any company but this one. read more

David Garcia was wonderful initially. I unexpectedly had to move for safety reasons and he dropped everything to work with me as a priority and we were able to get an approval within 24 hours. He was efficient, empathetic and empowering through the process. I was treated like family and that says a lot to me. This man deserves more than a raise. He saved my life. After I moved in, I quickly found that my unit was NOT "move in ready" as promised. It took almost 3 months for all the repairs to be fixed including plumbing repairs, i took 10+ days either off of work or leaving early from work to accommodate all of these requests. I was continuously told things would be repaired, i would recieve follow up and that didnt happen without my following up 2x a week and complaining. I went from one version of 6 feet under to another moving into this place. They refuse to offer any compensation and tell me that "everything was repaired within standard timelines"... I was completely taken advantage of with not being able to see the unit prior to move in... I almost lost my job because of all of this and have 0 PTO for the remainder of the year because of all of this and yet they still deny any compensation "because the owner is experiencing a lot of financial responsibility for his buildings that have since needed several repairs since they have taken over management" because thats my fault? I almost lost my job. I couldn't fully use my unit. I had men in and out of my unit constantly ....after a DV situation and im living alone? Rosenbaum is amazing. My coworker showed me a listing that we looked into. It was an upstairs unit but unfortunately my mother couldn't do the stairs. David Garcia, the leasing agent helping us, called a few days later to ask if we wanted to go through with the place. We mentioned my mother not being able to do the stairs and helped us find an available downstairs apartment. He pushed as hard as he could to get us accepted and out of the situation we were in. The first impression was really good, but after when emailed by Vanessa and in contact with her in the phone, I felt that there was a lack of interest on helping, and she just didn't show that she cared or was trying to help, just told me whatever she had to say and that's it. I felt a more personal and quality service in person with the front desk when I spoke with the lady so my first impression was good, but after in the phone I felt like I was just disposable and she could just put anyone in my place that it didn't matter. read more

While looking for a new place to live we stumbled upon the realty group. The group was extremely helpful and has excellent business practices, it's a first come first serve basis, or so it seems. The staff was very transparent when it came to all fees. There were a couple of times where we had had to reconnect with them due to other customers having more pressing issues than myself. We have been looking on their website for a few months waiting for the right unit to become available. I most definitely would be recommending their services for anything and everything real estate related. Can't beat the value, fair consistent and concise. read more

So I recently rented a casita from them at 307 w highland ave. For the summer and at first everything was good. I was a little concerned that they wanted to charge and extra $200/ mo for their taxes and other fees. I needed a spot and it was fully furnished so it didn't matter too much. The service itself wasn't too bad, they stayed in contact for the most part. It's when I moved out things started taking a turn. I was only there for six months and left the place in great condition. The door needed some batteries and needed a deep clean but for the most part it was fine. About a week after I moved out, I get an invoice for over $600! They are trying to charge me $300 for paint touchup( which is common wear and tear) and over $295 for a cleaning fee. Mind you this Casita is only 500 ft.². Overall, I feel like I am being scammed out of more money. I'm in the middle of contesting these charges and I don't mind paying a small amount for a cleaning fee, but to be charged that much after leaving is absurd. I even paid extra money per month to not put a deposit which I think would go toward any services with getting that place ready again to rent. I wanted to get on here and warn anybody about this specific Casita as well as any properties rented by Rosenbaum realty. I will update if this concern gets handled l UPDATE! They have called me and said that every negative post I make on social media they will charge me $300 per day! Please everybody avoid this company at all costs. We are an out of state family with one 4 unit complex in Mesa. After an experience of working with a different management company who lost us money every month, working with Rosenbaum Realty has been a very refreshing experience. There are requests and maintenance issues that will always come up, and in our experience, RRG has a process in place, and have a clear line of communication that make these issues a lot less stressful and actually manage getting things back on track. I can't thank Brittany and Rhonda enough for the quick responses, the clear communication, and executing on a plan put in place that all parties agree on. This industry always throws you curve balls, but RRG has been able to field them in a professional and timely manner. Not sure why their rating is what it is, we've had a positive experience with them this far. read more

Renter Beware* We moved out of our rental Nov 15th 2022. Rosenbaum is claiming we left behind roughly 3,000$ in damage. We painted, cleaned, replaced blinds and light bulbs, had the carpet professionally cleaned and the yard done. It has now been over a month since I requested a secondary review. It was stated Rosenbaum had 10 business days to respond to the review. I submitted pictures and receipts. Now no one will return a phone call or email. I have called at least 10 times and sent 2 emails. If you rent here document everything when you move out. If you plan on renting here just don't. Now I have to take further action to get my deposit back. read more

Unprofessional realty company. I received my lease less than 24hrs before my move in date. There were multiple issues with the lease but we didn't have time to review it before getting our keys. We decided not to sign because we were already having this many issues with them we couldn't imagine how it's be if we had an issue while we were living at a property. Lease has multiple addendum pages which are abusive and illegal per an advisor we went to. Arizona doesn't restrict realty companies to add illegal clauses it just becomes void if a tenant decides to spend money and take them to court. One clause, if you're huge on your first amendment right is, if you post a review or comment online that they disagree with, they will fine you $300 per day that it's up. ASK FOR A COPY OF THE PRIOR TO GIVING THEM ANY MONEY! Trust me it's a ridiculous lease that's VERY abusive. read more

If I could give Rosenbaum Realty Group zero stars, I would. I have one word for anyone considering signing a lease with Rosenbaum.... RUN! Besides the ridiculous yearly rent hikes, maintenance never fixing your request, and the fact you are responsible for most landscaping and pest control; they will not be there to work with you in an emergency! In April, an electrical fire started in our neighbors unit. The receptionist took one call from me the day immediately after the fire, but then my number was placed on a do not answer list. They ignored my portal messages, when in past it only took a day or two max to get responses (I have screenshots). We were attempting to gain access to out Apartment so a fire recovery group could attempt to savage any of our belongings. The terminated our lease, then lied to their attorney that it was just remediation while the fire was being dealt with. They attempted to collect rent on an unliveable, unsafe, boarded up unit. They tried spreading rumors blaming neighbors so we would all turn on each other. Threatened me court and lawyer fees. Only after the official fire report came did they drop all the crap. By that time, all of our stuff was molded and mildewed. Family photos and heirlooms were lost. Do your homework! I didn't. Rosenbaum Realty Group has an F with the Better Business Bureau. Super sketchy people do not recommend going with them. The lease is very very long and is full of hidden fees and details that most people are not aware of until you read the entire lease. And even when we decided not to go with them, they tried to charge us late fees, thinking we moved in when I signed nothing and they tried to charge us $110 and they will charge you $65 a month for coverage on the unit, but if anything happens to the unit you were still charged and have full responsibility of it. read more

I received another call from Rosenbaum realty group to day. I moved out of the duplex August 2019. Lived there for 2 years. That place had a lot of issues so I had to call the city of mesa and got them involved. When I moved out Rosenbaum did not give me back my deposit. Rosenbaums collections has called me only 3 times in five years. Rosenbaum says I owe more than my deposit. When I moved in I filled out the move in list and when I moves out I took pictures and videos. It was cleaned then what it was when I moved in. I fed ex all that proof to Rosenbaum. They signed for it and they have it. When collections call me I tell them I still have all the proof how clean the inside and outside was. I tell them every time to take me to court so I can win my deposit and 3 times the amount of my deposit. By law they have only 5 years to sue me. read more

The whole process with Rosebaum Realty Group was a total mess. That might have been overlooked but John (leasing agent) was completely unprofessional. The move in was schedule for today 1/13/2023. There was a discrepancy between the online portal and lease that was sent via email. There was a $600 increase/difference. I asked John to explain the discrepancy. Not only did John fail to explain what the fee was for but continued to threaten that if I did not like it they would be renting to other applicants. Not only was John unprofessional but involve with fraud. I would hope Rosenbaum Realty Group doesn't indorse fraudulent activity by leasing agents.
