What a beautiful community with exceptional service! Leaving San Diego was bittersweet for my husband and me. We absolutely loved our previous apartment community in La Jolla; the staff, grounds, and location were awesome. Relocating to San Francisco to begin a new chapter came with mixed emotions, but from the moment we arrived at Avalon at Mission Bay, we felt welcomed. The concierge in the leasing office immediately made us feel at home with her warm, friendly, and professional demeanor. I regret that I can't remember her name, but her kindness set the tone for our entire experience. Jack in Leasing was fantastic, guiding us through the paperwork, app setup, keyless entry, and amenities with professionalism, humor, and enthusiasm. His down-to-earth personality made him feel like an old friend from the very first meeting. We also appreciated Rows Cordova's assistance throughout the initial application process. Her communication was timely, her expectations were clear, and she helped us secure our apartment quickly and efficiently. When we discovered that someone was parked in our reserved space, she was adamant that this type of issue would not be tolerated and assured us that the matter would be addressed immediately. As we are currently transitioning between San Diego and San Francisco, Rows confidently assured us that the issue would be taken seriously and remedied before we return. Seeing this sense of urgency was very impressive. Another highlight was meeting Fei Meng, the concierge for our Phase II building. She is an absolute gem; kind, welcoming, and genuine. The personalized email she sent today was very sweet. So far, our experience at Avalon at Mission Bay has exceeded expectations. DO NOT LIVE HERE... Overpriced rent in a neighborhood with no character. There are so many better places to live in San Francisco with more charm and less prevalent homeless. I saw several people die of overdosing across the street on 4th and King in my time living there. That is something the leasing team/property management group cannot control, but what they can control is their attitude, security measures and courtesy. On numerous occassions I found homeless people on my floor and my apartment was on the SEVENTH FLOOR. No one is ever at the front desk and it is oftentimes difficult to retrieve packages. Several packages lost/stolen over the years. On top of that, they will raise your rent each year and upon moving out I received 1,000 in 'backcharges' that they claimed they forgot to levy earlier in the leasing period. This included charges for trash worth hundreds of dollars a month and other random charges that I didn't know existed until I moved out. Leasing is hardly ever available and unhelpful answering questions. Absolute mess. Avoid at all costs. As if California is not expensive enough to live in the first place - this property will find ways to suck you of your hard earned money and make your life difficult. read more

It's four days after I wrote this review and we have been robbed four more times. Over 30 residents have been victimized due to management refusing to fix and lock exterior doors. One guy had his $10,000 motorcycle stolen. A mother of three had her windows smashed. Several people had their car batteries stolen. So many bikes stolen. This place is strange and the prevailing perspective is starting to trend towards absurdist theories. I was able to get out of my lease because my girlfriend was assaulted and we've been robbed five times. I don't even have housing lined up, so I'll technically be homeless. But this building is so dangerous, we just can't stay. read more

Bad experience w/Leasing Office (not a resident and wont be.) My partner and I toured the facilities on Saturday, August 30. They only had one-bedrooms available to view so after touring them, we made an appointment for Tuesday, September 10 to view a two-bedroom/two-bathroom that was coming on market. Appointment confirmed via email and showed up at appointed time. They left us waiting in lobby for 20 minutes before telling us there was no two-bedroom/two-bathroom available to view but there would be in 3 days. Original leasing agent who made our appointment was present and essentially denied telling us that we could see a two-bedroom but couldn't explain why we had an appointment (again) to see one-bedrooms that we had already viewed. Note. She was extremely unapologetic for both keeping us waiting 20 minutes or not having the unit to show us. When we showed her the email for the appointment she said that was the "AI" and not her (as if she was not responsible for the building AI in setting the appointment) or having told us originally that this was the day to see the two-bedroom. We left extremely frustrated at the entire experience but also her attitude which was less than apologetic and made us feel like we were in the wrong. read more

My teenage son and I have been presently living here at Avalon Mission Bay for 4 1/2 years. It has been one of the best places I ever lived. If there are any issues that may arise, the staff and maintenance team is always quick to trying to resolve it immediately. First off, I want to give a huge shoutout to Felicia! She has been a huge help from day 1, guiding us through any questions we had and our move. She has such great energy and always welcomes people with a huge smile. It's always great to see her in the building! Tracy is also a joy to see around; she even helped us during our tour and I love her energy as well! As for the review of Avalon itself, the location is right off the highway and along the water, making it easy to go in and out of the city. The apartment is cozy and has great amenities too. However, I wish we had AC because it gets really hot when the sun shines in, even if it's cold out. Another thing was that I asked about guest parking during our tour and was told verbally that it's free all day, but in reality, it's only 2-hour increments on a first come, first serve basis, (of course can be extended if available). It was a real bummer to hear something different than what it actually is. Knocking off a star for those two items but overall, great apartment and Felicia, Tracy, and the other concierges are really nice! read more

They only offer 12 month lease renewals so that they can make sure they raise the rent. Utility charges are through the roof, 400 for water heating, sewer, trash, water! and then 200-300 for Pg&E. oh and $400 for parking. Plus side is that the concierge/staff here are all very nice. read more

Went here recently for a brunch hosted by a wedding party. Rented out the community floor 19th club room. It was great! Space was big! Had pool table, plenty of tables and chairs. Counter tops for foods, and beautiful views. Parking was not available, so we had to make due with street parking. But overall great experience! read more

I moved out of Avalon last year. To this day, they have been harassing me about supposedly unpaid rent from October. They ended up sending debt collectors after me, who refused to provide proof of debt or any other legally required documents. I've provided screenshots from credit cards, bank statements, etc. to get them to stop but they keep sending me to new people and repeatedly contacting me about this. They also say that "the matter is closed" and they will not investigate further, yet I'm still contacted by debt collectors? Also the elevators were always broken and my water kept getting turned off because of leaks. And I got a cockroach infestation. Very nice front desk people though! read more

I love living at the Avalon in SF. I have been here for about 1.5 years and love my apartment, the location, the proximity to both Safeway and Gus for groceries, the overall attentiveness to service requests. Most importantly, I appreciate the staff. Julius always has a great attitude and I'm always excited to come home and chat with him for a few minutes after a long work day. While I don't know Fei in Phase II as well, she was incredibly helpful when my friend and I hosted our birthday party in the common room. She helped us figure out parking as well as other logistics. I am removing one star because I am tired of the elevators always being broken in Phase I. Yesterday both were broken and a neighbor who is on crutches had to climb 15 floors on the stairs... read more

Moved in 2 weeks ago and customer service and management are horrendous. The leasing office is great, they'll trap you. But once you're in, no one's there to help. Communication from the leasing team to the residents and new residents is absolutely terrible. Replies to emails and voice mail messages are not returned. Multiple elevators are down across the three buildings. In the phase 3 building both elevators are down for a particular midrise tower. My particular move-in was terrible took twice as long as planned with movers, due to the need to go alternative routes and use stairs for broken elevators in Phase I. This costed us time and money. Only positives regarding the community, surround the gym and the community lounge areas. The surrounding neighborhood is also clean and full of safe activity. The community has great potential if they can fix the elevator issues which will fix the backlog of resident transportation and make it easier for move-in(s) and move out(s). read more

I submitted an application online for a unit, only noticed later that the monthly rent got bumped up for $100+ than the listed price on the website. I hesitated and sent an email asking for clarification to the leasing office. However, I only got respond from them after two weeks, saying that my email went to junk mailbox. During this time, I thought the application would be cancelled by default, as I didn't sign the lease, and I was under the impression that without signing the lease in 5 days from submitting an application, it will be withdrawn automatically. But later I was contacted by the leasing office for a "reservation fee" for holding the unit for x amount of time, which from my opinion, it does not make any sense. For one thing, I wasn't even aware of this fee exist during my application stage, which turned out to be stated in very small text in the application agreement, saying that the reservation fee is equal to one month's rent prorated to the number of days you hold the unit. For another, I wasn't the one who held the unit for no reason, basically I didn't hear from the leasing office, and when I pointed out, I was told that I should have called or visited them in a prompt manner ... To be fair, for the proclaimed "reservation fee", they did reduce the number of days that I "held" the unit from two weeks to a couple of days or so, but nonetheless, ~$500 is still quite a lot from my opinion, considering the situation. Definitely not the best experience I've had with leasing in the bay area. As a reminder, ALWAYS BE CAREFUL WITH THE TERMS YOU SIGN!! read more

When I first wrote my review, I kind of felt bad for being petty but after a year, I can confirm that avalons behavior isn't normal in SF. Our new building has had two small break-ins in the past year and we all received emails down to the minute about what happened and both times, security was hired immediately after. In addition to this, avalon has failed to follow up on the money we lost due to the concierge allowing tenants to cut into our move out time. Beware when dealing with this leasing agency, as my experience was extremely frustrating and has resulted in undue stress. I worked with Ray Mitra, and despite clear communication regarding my situation--being in between two residents--he assured me it was fine as long as I contacted him within 24 hours before leaving the apartment. To my surprise, a year later, I find myself harassed by collections agencies threatening my credit. It's apparent that the leasing agents here will say anything to secure a lease, and the lack of transparency has led to serious consequences for me. Despite my efforts to follow the guidelines given by Ray, I'm now facing severe credit repercussions. I strongly advise potential renters to exercise caution and thoroughly document all interactions with the leasing agents. This experience has been nothing short of disappointing, and it's clear that their primary concern is securing commissions rather than ensuring a fair and honest renting process. read more

I cannot at all recommend Avalon Mission Bay. Although, the apartments are decent and they often have move in specials, property maintenance and management is lacking. A great example would be the constant flies and insects that are in the trash room on my floor as well as in the area where the recycling is kept in the garage (the common areas of the property appear to be rarely cleaned). The staff in the leasing office and property management staff are generally not helpful and do the bare minimum with the exception of Raymond, who is actually kind and helpful. Essentially, the leasing team hands you your keys and you have to figure out everything yourself, I.e., what are the amenities and where are they located? Who knows, you have to figure out yourself or read the website or pick up a map. One of the other major issues is the train noise. Regardless of your unit or phase unless maybe you're at the top level you will get a lot of train noise; the windows are not triple panned as far as I can tell, even for the apts facing king. Another item of note is lack of security. Although the concierge team is fantastic and generally helpful, there have been several times where no one from concierge is available in any of the phases; this appears to be an issue especially on the weekends. This is more of staffing issue as when concierge is available, they've generally always been nice and helpful. When it comes to actually security, I'm not sure it exists. I was told there was before I moved in but I've never seen a security guard since I've been living here. read more

It was so disgusting There is not always a concierge available on the weekends when they are most needed. Last but not least, they send you a bill without itemization on the breakdown of other incurring cost. They just want their money. I transferred to another apartment in the same blg for a lesser price and was billed 1000$ more for my monthly rent!!!!!!. No one could explain this to me and how to rectify this in Accounting! I would love to give this place a good rating but they left my partner and I extremely disappointed. We have been looking to relocate from the inner sunset to mission bay and came to view units here. We did the self guided tour which was a little chaotic when first arriving. They had several people there with the same time slot to look at units all crammed in the downstairs lobby...Everyone was stuck in the waiting room waiting for a leasing specialist to come help them. We waited about 20 min before someone finally acknowledged us and actually helped set us up for our guided tour. We were interested in several units here. Once we left, we had a few follow up questions we needed answered before we applied. I called to find they have a call center with people who have very little knowledge on this location and you can tell they're just reading a script and talking out of their a$s. I then emailed our leasing specialist who helped us with our self guided tour. I immediately got an automated response stating he is out of the office and if we had any questions we can email the general email where someone would be able to help. We emailed the email provided and never got a response. I also called and requested someone call us back, but nobody did. I emailed once again and waited a week before I finally gave up. Since this, we viewed a few other places and actually just locked a lease down at 388 Beale for cheaper then what The Avalon was offering. The units are also bigger, brighter and much larger with much better views. The leasing staff has been extremely accommodating and followed-up and answered all our questions which really helped us solidify our decision to move forward with a lease. read more

There is someone on my floor smoking marijuana every week and even around midnight. Made over 10 complains via emails, phones, and walked down to talk to the security directly. The management did absolutely nothing. And we are not the only resident that are complaining, others also reported marijuana smoke on other floors The safety measurement is a joke. Terrible and helpless security in this apartment. Can't sleep tonight so I'm writing this instead. And my review on Google Maps got removed. I'm a resident at Phase III and I recently had a break-in incident twice, for two weeks in a row. First was last Saturday (4/6) at 6:30 am, I woke up to this stranger who broke into my unit then walking around in my room. Second was today (4/14) at 5 pm, I heard an attempted break-in at the door, someone inserting a key then twisting it around several times. I screamed like shit then this guy ran off. Ofc since there is no camera anywhere in this building except for the lobby (no camera in the elevator, hallway or staircase, or outside of each entrance of the building including those side staircases), it's impossible to track down that person. In between these two incidents, the management office didn't take any meaningful action to ensure the residents' safety, and all its maintenance team did was just replacing the keys upon my request but they still didn't install the double lock on the door which I demanded. I'm severely traumatized by these incidents, I get startled by a small sound and always feel insecure. I'm now staying at a hotel until I find a new place to move in, while I have a home here which I pay $3500 rent for. You won't be protected enough in this apartment, because anyone can easily piggyback upon their entrance into the building. Each floor is ALL ACCESSIBLE by any stranger who manage to enter the building then get on the elevator, because it operates without a FOB, unlike the majority of other expensive, big apartments in the city. Concierge staffs are all very nice and kind, I love them, but it must be so short-staffed because the concierge desk is usually left vacant, especially at night times. I'm freaking serious, you gotta realize you won't be protected here. Be careful and keep that in mind if you ever decide to reside in here. read more

We have lived in Phase 3 for two and a half years. So far things have been quite good as far as apartment living goes. Pros: - We have laundry in the unit - Receptionist collects packages - Our unit is crazy quiet - Very convenient if you need the Caltrain for commuting - Safeway, dog park, fitness studios, etc. are all within a close walking distance - Close to highway entrance - Gyms are decent and have some free classes if your schedule is flexible - Friendly staff Cons: - The Caltrain station is home to quite a few people, so you'll occasionally find homeless people in the gym, waiting outside entrance doors, etc. - The windows don't have screens so many overnight mosquito bites can be expected in the summer - Nearby road construction can slow down your ride at certain times - The neighborhood doesn't have much of a neighborhood feel. Bars and restaurants are limited. - They have raised our rent every year, even if similar units are listed for lower $ on the website Overall the pros outweigh the cons here, especially if you are commuting to South Bay. read more

Run away! Deleting legitimate complaints brought up by tenants is a huge red flag that you'll be dealing with a difficult property management. Safety is a huge risk here as there has still been incidents of theft as security rarely does patrols around the building (I don't even know if they exist) and front desk attendants aren't present all the time as sketchy individuals have followed into the building since the door stay open for at least 15 seconds when activated by the key fob. I've been here for almost a year and I've read posts of cars getting broken into and backpacks left in stairwells by thieves. They simply don't care and only care about $$$. They will force you to leave once your lease is over if you don't accept their $1000 rent increase and then advertise your same unit for cheaper. When you bring it up to discuss about it with other tenants, they suppress any attempts to provide them feedback. The basketball courts are closed as they've just started constructions and carpets are pulled out for renovation. With SIP, it'll be a while until they can resume and won't be done mostly throughout your lease. read more

We needed a short term lease and a furnished apartment close to UCSF Mission Bay. This was the place. Raymond Mitra in the Leasing Office is excellent. Best Customer Service ever. He understood our needs and knew exactly how to help us and take all our worries away. The ladies that were at the Concierge in Phase II were so nice. We had the best view from the 17th floor. When we needed maintenance services, Carmel and Angel responded fast. So very nice and personable. The location is perfect with Safeway across the street, trains, restaurants, ATM, salons etc. The place was furnished with furniture and kitchen items. The best part was when we needed to leave, we just took our stuff and walked away. They took care of everything else. I loved the exercise rooms, and the safe areas. The Courtyards and the 19th floor in Phase 1 were so much fun. Best ever fireworks show in June from Oracle Park and July 3 and 4 coming from Oracle Park again and across the bay. The views from the apartment we leased were phenomenal. I miss my San Francisco retreat. It served our purposes and made my husband's recovery comfortable. Wish they leased it for a long weekend. I've lived at the Avalon for about five years. My apartment is decent (though overpriced). The building is dog-friendly which is a plus, and I like the park near Mission Bay. That said, I'm giving it a one star review because the Avalon recently got rid of the two best parts of the Avalon: Ben, the concierge; and the NXS workout classes. Ben is the best doorman I've ever had. He was so friendly and helpful, helping me with mail issues and going out of his way to help when I forgot an important item. Sadly, I learned the Avalon recently fired him. If the Avalon wants me to even reconsider renewing my lease, it should reinstate him. For years, the Avalon had free fitness classes with Network Exercise Solutions (NXS). Recently, the Avalon got rid of the classes, claiming Procurement said they could only do online classes. The Avalon just replaced the five day/week NXS classes with classes only twice a week with another company. I don't know why the Avalon keeps getting rid of the best parts of the building. I hope it brings NXS and Ben back. Other things irking me- 1) I heard the Avalon is now charging $400 per parking spot. My rent is already way more than what friends are paying in similar buildings. Phase II is not a new building, and you always hear train noise. Decent priced parking was one of the good parts of the building. 2) My bike was stolen out of the locked bike room at the Avalon. Bike theft is rampant here 3) People have been complaining of thefts recently in the building. This - plus the fact that the garage door is frequently broken - makes me nervous. 4) The Avalon refused to institute security measures that could make the building safer, like needing a key fob for the elevator. Thinking of moving here? Make sure you know EXACTLY what you're getting yourself into because there's a lot I didn't realize until I moved in. 1) the leasing office lost my application and roommate add-on form. WHAT? I came in on my move-in date and the leasing office told me I wasn't on the lease. Great. So a paper with a ton of my PII--such as social security number--has been misplaced and who knows where it is. I told them the day and time I came in and submitted my application, and they still haven't figured out what happened to my application? I have proof that I filled it out because Avalon Dogpatch leasing office got notified by Avalon at Mission Bay that I was moving. How does no one take responsibility for misplacing sensitive data and just brush it off by asking me to fill out a new application? So disappointing and unprofessional. 2) is your unit remodeled? They started remodeling some units in phase 1. If remodeled,then maybe move in depending on where your unit is. Make sure it's not facing the streets because it's loud af even from the higher floors. I can hear the streets even with earplugs in at night. If your unit isn't remodeled, go live somewhere else because there are plenty of cheaper options with newer/better units. They don't remodel a unit until tenants move out. From worn off paint to uneven flooring, the quality of this Avalon is so disappointing. 3) Lack of security. Anyone can walk in like they belong and go up to any floor--even the lounge which isn't protected by key fob. Really?! If I ever find out I can't use a portion of a lounge because someone who doesn't live in this apt got dibs on it... I will make a bigger deal about the lack of security. Just know that if you need something fixed, they won't fix it. ALL our toilets have been running water but we live with it. Blinds need to be replaced, won't replace them. The noise level is pretty high since it's across the street from Caltrain. But despite all that the amenities are nice, a lot of great access to different things, but at night when I go to bed all I hear is running water ALL. THE. TIME!!!! read more

Let me start by saying this review is more so for Avalon as a company and not the specific employees at the mission bay complex. The mission bay employees are all nice and I haven't had any issues in that regard. I'm pretty indifferent about the complex itself. I got in last year during the covid rates and renewal time has come around. I was going to stay another year here because lets be honest who likes moving? Got my renewal offer about a month ago and the rate was over 30% higher than the "net effective" rate I'd been paying the last 12 months. I can't give you an exact percentage that the rent was going up because apparently the parking space prices are also going up and the renewal offer did not differentiate the price increase. I was more than willing to pay in increase in my rate from last year but wasn't ready for it to go up by more than $800. A couple weeks after the initial offer someone from leasing contacted me with a partial drop in the renewal rate which actually put me within 50$ of my max budget and when I responded with my max budget all I got was crickets. Apparently avalon will not let the leasing employees negotiate at all. The company would rather let their good tenants move out that negotiate down 50 bucks. My recommendation is that you look for a place in the city with rent control. read more

Cigarette and pot smoking continues without abatement despite concerns raised. As someone else wrote, you notify management and they just send batch emails. Unless you actually "catch the violators in the act" there is no resolution. Smoking is prohibited within any part of our apartments. Sign outside entrance reads "smoke free community". Sad really. Love everything else about my home, services and staff plus convenience to transportation and shopping. Hope someone in management gets smokers to stop polluting air and spreading toxins. Tenants are entitled to enjoy having open windows and to live without undue stress from secondhand smoke entering their homes. read more

Lived here for almost 3 years now. The apartments are nice but the management is just terrible. Besides increasing the rent every year by 10%, they have been unscrupulous during the COVID-19 period. To begin with, all facilities have been closed since March due to the pandemic which is understandable. When I called Avalon to ask if residents would receive any rebate on the rent due to the facilities being closed, I was told that the facilities are not included in the rent and are provided as an "extra". Numerous people have moved out over the last few months and therefore there are a lot of empty apartments. As a result, rents for new units have come down significantly (as much as 1.5k for the exact same unit on a different floor). When people ask if they can match the newly advertised rent when their lease is up for their current unit, they are told the only way to get the new, lower rent is to physically move into that unit. This is clearly a tactic by the management to inconvenience people so that they don't move. Then there's the issue with utilities - Avalon divides the utilities amongst the tenants and charges each apartment based on occupancy. So if you are a couple with a baby, you will pay the same amount for utilities as 3 adults. They consider the usage rate for adults and babies to be the same. Lastly, their staff almost never replies to emails. It is so hard to get a hold of anyone or even get a response. Honestly, while the apartments are decent - it's just not worth living here. They do not appreciate loyalty and only care about making money. read more
