The team at Essex is amazing and very communicative. at first I was skeptical because the reviews didn't look great for one of their Bennett Lofts buildings, but after speaking with Amaru from the community team, I moved into their building on Mariposa St and the unit is perfect. It's very very spacious. I leave my packages for days and none get stolen. The maintenance team and community team are prompt to respond to any issues too. While there are no in building amenities , there is a gym right across the street so that has been nice to access too. if your main priority is a big and spacious place, this is perfect read more

We moved into Bennett Lofts on December 1st, and overall our experience has been great. Like any move, there were a few small hiccups in the beginning, but nothing that couldn't be fixed. What really stood out to us was how attentive and responsive the staff has been. Any concerns we had were addressed quickly, and communication has been excellent. I know there are a lot of negative reviews out there, but I wouldn't let those deter you. It's very clear that there is new management in place because our experience has been completely different from what some of those reviews describe. The team works efficiently and genuinely cares about their residents. My family and I truly love living here, and we plan to stay for a long time. Run away from this place it's a Nightmare from top to bottom! I had second thoughts about this property after reading yelp reviews, I brought it up to one of the people that was helping me out and they assure me that new management was in place and at the property was turning around lies!! November 20: was my move-in date. I went to get my move-in package as I was told. when I went to the loft, they were still renovated and look like they just kicked the tenant out. I had cancel my movers who was few blocks away waste of money. They told me the loft would be ready tomorrow nov 21. I ask people around they usually say it takes about 1 or 2 weeks get any apartment ready for next tenant. November 21: I went there in the morning to make sure they was finish nope the building manager told come back at 1-2pm when I finally got in I noticed it was a nasty smell the floor was super sticky a lot of things was missing I noticed that the stench was from the refrigerator. The floors were super spot paint and scratches everywhere, the bathroom downstairs had hair all on the floor and tub instead of canceling the movers again, I hired my own cleaning company and I especially told them to work on the stove because it was still rusty and the refrigerator because it had a bad smell clearly this loft wasn't ready to move in! November 23rd : I order pizza left the leftovers on the stove I came downstairs for some water and notice roaches everywhere on stop of the pizza on ground on stover just everywhere disgusting. I didn't get no sleep I was non stop Itching. Nov 24- 27: Couldn't get a hold of no one because of the thanksgiving break that lead into the weekend. I couldn't get no sleep it was the worst finding roaches everywhere! November 28th : I Went down to the office spoke with someone finally at first they seem very helpful and understandable they insure me They was going to refund my money and all expeensives I made they told me in 10 days they would direct deposited me. Lies! Dec 4th : My car get broken into inside the garage stole a few hundred dollars worth of stuff. I try emailing them about it no response or sense of urgency. 2 weeks: I had break my lease and move out $1650 later in moving fees! I didn't hear nothing from them so I try emailing them no response I trying leaving voicemails no response! So i had to take time from work again to speak to someone in person now the stories are changing on what they going to reimburse me on ‍ A month and half later: I haven't received nothing the lack of communication got worst I had 59 leave work few more times to speak to someone because they don't answer phone calls or emails! Staff is unresponsive, Bennet lofts are infested and the response to the problem was untimely. Essex Property Management dismiss water and roaches being inside the walls from a roof leak. Health Department failed Bennet Lofts during building inspection. Bait and switch on the apartments during processing seems to be a trend as another reviewer experienced the same. The apartment I put the deposit on, then disappeared at lease signing after approval, had a balcony and a fireplace. I received a similar unit and was forced to take it if I wanted the space. It has been one year and my apt has not passed inspection. The windows are rotting, and some units still have cement floors while others have that cheap plastic wood. I've been there over two years and it's just been ridiculous. The only reason I've stayed is because I locked in a really good rate when rent tanked in 2021. If you enjoy: -Zero on site staff -Emails every 3-6 months announcing new managers who care so much and have big plans to improve with no actual changes -monthly water trash and sewer fees that range from $250-500 on top of your rent -elevators and garage doors that will break for weeks on end without staff assisting in any way -elevators and fire extinguishers always being expired -Management that will deny any sort of car charger for EVs -police here all the time -public areas being filthy and with graffiti -A 70% chance of any packages being stolen -your car being broken into while in the "secure" garage with zero help from management -dryers that you have to run 150+ minutes to fully dry your clothes -and many more Then this may be the perfect place for you! Update Review this is another reason not to move here: they have this service called Conservice that divides the utilities between all the tenants of the building. I don't feel it's a fair system considering I live alone and my very first bill was $87.93 for just 14 days by their math and this month my bill is $224.97. Coming from LA this is Ludacris, I've never paid this much in utilities and this is not including the electric that is in my name from PG&E. Definitely horrible place to live. There are homeless people inside the building doing drugs, tenants smokes in the building, and crazy neighbors who frequently fights in the middle of the night. The street always so dirty, everywhere is human waste. I started to live here in December 2022, and today is May 2, since then at least 10 of my packages are stolen. Even I share the exact time and date for them to look at and find the thieves. I have many pictures that shows that my package is delivered. Management office do nothing about it. They ignore your problem and emails. Especially the person whose name is Connor. They also never mentioned that there will be shared utilities. They told me that I will need to apply to PG&E to get the utilities on my name, but suddenly they charged me with unknown stupid expenses. Stay away from this building read more

This is a review for my experience as an interested tenant. I have tried reaching out to Bennett lofts numerous times but I am always directed to a general call center that does not have details information or context on questions. When I ask to speak with their leasing office specifically, the call is either dropped during a "transfer" or I'm told I will get a call back but nothing happens. Their pictures looks cute and the price sounds reasonable online but I'm starting to wonder if it's just a scam or what's really going on. So incredible frustrating and time consuming. read more

Before you move here. Take time to inspect everything. From reviews here in yelp to actually inspecting the unit AND the apartment complex. There are tons of issues with this apartment complex and honestly, you are off better elsewhere. #1. Stolen Packages You can check out the reviews here in yelp. There are tons of reviews here from previous tenants mentioning this. This issue dates back to 2014. If you report this to management, they will basically just tell you to: - Reach out to your courier and tell them to deliver it to your door - Contact the police and file a police report and they will hand over the cctv footage to the police Regardless how many times this happens, you will get no help here. We moved here around January and in the first 6 months we got 5 packages stolen. Reporting this and doing a claim would just raise your insurance. This transfers the accountability issue from Bennet Lofts to the tenants. I reached out to to another apartment complex under the same management (essex) and their employee mentioned that they recently caught a couple of tenants stealing other tenants packages in their other complex. #2. Cleanliness This place is dirty. There are empty boxes in the building's entrance. Flies flying around. We usually hire a third party to clean our unit but still, you 'd still see flies flying in from outside. #3. Safety You can also check out other reviews here mentioning cars being broken in, construction, etc. I also want to point out that earlier this year somebody reported that their elevator's permit has already expired way, way back in 2019. They responded to this review but up to this date, the permit displayed in the elevator is still expired. Goes to show how the upkeep of this building has been. Lastly, customer service regarding these issues sucks. They only give professional customer-facing responses to get a response out but were they helpful? Not really. They would say they'll do this, they'll do that. That's cool and all but was there any effect? Nope. These issues dates back to 2014 or so and the problems are still happening today (2022). All they will say is "Once again we sincerely apologize for the inconvenience and appreciate your understanding." Feels kinda like a bait and switch. Anybody know how we can break our lease early? This bs is seriously affecting our livelihood and mental state. We work from home and as part of work, we get a lot of packages being delivered. Do not rent with Bennett Lofts. We lived there for slightly more than one year, from 2021 - 2022. In that year their quality of service has plummeted dramatically. No one is present in the leasing office at any time, they now only have an off site call center. No one answers emails at any time. No one answers the phone at any time, at that off site call center. Packages are constantly stolen. Constantly. No effort is put forth to attempt to stop this theft at all, since that would cost them money. The elevator of our building was out of service for 42 days - in that time they only sent a handful of "we'll let you know when it's working again" emails. Conveniently, it was finally fixed the week that the city of SF cited the building for failure to repair the elevator. They didn't want to repair it because it would cost them money. Do not rent at Bennett Lofts. Edit: I'd originally written about the fact they hadn't acknowledged our vacating the apartment or providing move-out paperwork after a week of calls and emails. They did finally respond. So that's good, at least. read more

"Community safety is of the utmost importance to our team, and we apologize for any frustration you may have experienced due to missing packages and incidents with your vehicle. If something like this happens in the future, we encourage you to file a report with the local police department so they can escalate your concerns. " - They know the police will do very little and this takes accountability and responsibility away from them. YOU have to file the report and follow up. YOU have to escalate concerns. nothing happens "When it comes to construction projects, our team is always proactive in communicating any information to our residents and takes care to minimize any impact the work being performed may have on everyone." - This is not true. When we lived there they had noisy construction INSIDE OUR APARTMENT that created unhealthy dust everywhere. We had no idea they were going to do this type of construction in our apartment until after they started cutting up walls to look at piping, so they could SPLIT APARTMENTS UP FOR MORE MONEY. They didn't tell us how long it was in the beginning and only until after they cut the holes did they tell us it would be for A MONTH. This was during the pandemic when we still had to wear masks around each other indoors and worked from home all the time. There were times I had to take calls in the bathroom because that was the only part of the apartment not under construction. Only after we escalated our concerns and issues did they compensate us for their mess up. THEY ARE NOT PROACTIVE ABOUT TAKING CARE OF THEIR COMMUNITY. They just want more money from you. "However, when the construction is city-focused, we're limited in how we can address the situation. " - NOT ALL THE CONSTRUCTION IS CITY-FOCUSED. it's PROFIT FOCUSED. They split up large apartments into smaller apartments to rent out for more money. "Lastly, while we've seen an uptick in unauthorized individuals around the area, we can assure you our courtesy patrol actively monitors our community and escorts anyone off our property. " - We're still in their system and get calls to unlock the front doors to let people in and we haven't lived there for months. Security is a joke. read more

My brother and I lived here for a year before moving out earlier this month. It started off as an average renting experience, which slowly slipped below average towards the end. Pros: -The living space is decent for a loft unit. -Management is friendly. -Great location. The building is walking distance to a lot of SoMa businesses. Cons: -It's on the expensive side, especially since there are no building perks. -Management chooses to reply to some emails, and ignore others. -The elevator smells unpleasant and is very slow. It would also break down every few months. -We had several of our packages stolen. Had to start shipping packages to our offices. They did finally add new mailboxes, however after we left. -The water takes forever to heat up. Management said they had plans to fix it, but nothing changed after a year. -Maintenance staff tore up the floor and front door of our unit when they replaced our frig. -It's near a never-ending intersection of construction. -Last but not least, we were charged over $800 after moving out. They definitely incentivize you into renting here with the $100 security deposit deal, only to charge you over $1000 for a whole slew of painting, resurfacing, and cleaning charges. read more

I applied with my partner to an apartment at Bennet lofts. A family emergency happened the same day I applied and I called to cancel my application within 24 hours, as our plans changed. The staff confirmed I would receive the $300 deposit back within 21 days. It has been almost 2 months without them sending the deposit. Most of the time when I call the office, no one picks up. I get a different answer from the staff any time I do get someone on the phone. I have also emailed without a response. Lived there for 3 years (before Covid and "after" Covid). Not the best experience unfortunately Apartments are good size but a little bit dark in some units. Some units have renovated kitchen (but they come with an extra on the price). The area is shady and dirty and it is somehow depressing on the weekends because there is nobody (except if there is a game). In my opinion is not best place to work from home: there is a big construction project going next to this building. Project is called Central SOMA) and is going to take until 2025 or more. So be prepared to hear construction noise. And there is no many good restaurants around, you you will end up bored of living there. There is a nightclub next street so weekends are packed with people drinking on the allie. If you live in the facing the back you will hear them. Note they will tell you utilities are like $100 more. But that is a plain lie. If you are two living in the apartment, you have to add $300+ to the price they give you due to Utilities. It is crazy because that building does not have any amenity at all, yet they charge you $300 for "water". Very disappointed with management. There are other reasons why I would not recommend living here, but safety is the most important one. You will always worry about your packages being stolen or mishandled. Drunk homeless people wandering the hallways. Cars get broken into since the gate brakes often. Your car will be broken into if you park in the alley behind the building. There will also always be disruptive construction going inside or outside of the building. These things have been issues for months/years and continue to happen. This was a terrible tour experience. We never received any directions of how to navigate the tour until we had to call the leasing office multiple times. And once we got a hold of the office we received the email with available units to visit for our self guided tour and one the units was occupied by a resident. I've been living in Bennett Lofts since March 2019. When I first moved in the building was reasonably well maintained, though never particularly nicely. Since then the building has deteriorated in such extravagant fashion as to truly baffle. I'll list a few of the lowlights: 1) Constant break-ins including squatting by an assortment of what I assume are homeless individuals. They regularly break in, and camp within empty units, common areas and the roof. They leave feces, needles and trash throughout the building. In addition, over the last few months, they've taken up the habit of pulling the fire alarm as a fun little prank. 2) Constant theft of packages. I luckily work from home and so am able to monitor for delivery and sprint down to ensure I can get the packages as soon as they are delivered. Others are not so lucky. 3) Trash everywhere. Overflowing dumpsters, trash all over the common areas, trash on the streets immediately outside. It's trashy in a literal sense. 4) Lots of smoking in units throughout the building. Extremely common and due to the extremely poor/non-existent ventilation throughout the units, the smells filter throughout the apartments. 5) A management company that gives absolutely zero care. The elevator in 542 has been out of code for literally 4 or 5yrs. I'm told the elevator in one of the neighboring buildings was literally out service for 5+ mos. They recently claimed to have brought security on-site. Ha! I've called MULTIPLE times when hearing the squatters on the roof and have had ZERO success in removing them. Absolute comedy. Under absolutely zero circumstances should you move into this building. read more

I am a resident of the building and have been here for several years. I used to love the location, the convenience and the high ceilings. However since COVID started and nearby restaurants and bars shut down, the community safety issue arise and never received a proper solution. I have had multiple package thefts and frequently see packages left open in the mailroom. The building management took no action with it. They required police record to extract security footages so that they can dump the responsibility of follow-up to resident and SFPD. This could be a general issue around SF, but in case you care about mail security you should reconsider. read more

The maintenance staff here is wonderful. There was a change in management in the past year, and after that, all the problems people experienced mentioned here seemed to resolve practically overnight. Brad (the new manager) is extremely friendly and accommodating, just as much as the maintenance team. Whenever there's an issue (ie. a lightbulb goes out), they are always there the next day (or same day!) to fix it. They were even able to replace our refrigerator with a brand new one after noticing a small leak a while ago. I expected that to take longer, but they were even able to replace it with a brand new in a day or 2 (and went above and beyond by changing the side that the door handle was on so the door would open in the other direction... we appreciate the attention to details like that) The units themselves are very large relative to units in other buildings in the area. The tall ceilings and industrial feel give the units a unique character. You have to see them for yourself! They've been doing maintenance on the building recently which was slightly disruptive. The project seems to be coming to an end now. But Brad communicated with everyone on a weekly basis through email and postings so there were never any surprises - it was nice that we could trust his transparency, and you could tell he was being very cautious and mindful of everyone here. He went above and beyond with communicating at every stage. This year they started publishing a monthly newsletter after the management change which was a nice touch. They also resolved issues with packages that tenants were having, and resolved the lack of trash bins, and resolved other tiny details that you'd only notice as a resident. Those kind of things are hard to judge when comparing apartments, and I'm happy to attest that all the tiny things that were an issue under previous management has been swiftly resolved by Brad and his team. He really changed the atmosphere at Bennett, which really demonstrates that the experience living *anywhere* depends less on amenities, and much more on who's managing the property and taking care of the small details important to every day life. Overall, I recommend Bennett Lofts. Particularly if you're working at Pinterest! They have a new office is opening up nearby. If you take Caltrain, the station is also just a block away, and a Starbucks, Wells Fargo, USPS, UPS, Subway, The Creamery, Safeway -- all within 1-2 blocks. They don't have fancy common spaces like some other buildings, but the size of the units and the convenience of the location really make up for it and makes for a overall nice place to live :) read more

It's in the outer parts of Soma, but very quiet and clean neighborhood. The only negative I noticed is that it's a workers loft so you need to have a business license to live there. These people took my refund and never returned it back I've been reaching out to there company since May 30th and no response about the payment. My application was cancelled on the date above and not even sure why. When clearly I had bat the dead line. Then supposedly charged me 48.00 dollars for a application fee that I had never signed then stated they put money back onto my card that I had never used for the payment. i had used cash when I gave Karl Mendoza my money for the application fee when my foot was in the door then all of a sudden everything crashed. All of a sudden they stated I didn't beat the dead for not turning in docs but I turned everything in before the date in time that was given. In to still not get accepted but to get charge for a application that I never got a chance to sign and also lied to me about documents that he stated that wasn't turned in when clearly I had proof showed it. In still was denied and still no explanation on what happened to the 348.00 dollars that was given to them for the hold on the unit this is unacceptable I will never refer no one to these apartments due to the messed up experience that I've experienced. read more

The management is very uncompassionate about the issues around their lack of security. Desiree and Amy are very unhelpful with resolving issues. You have to pay for sewer, water, and garbage. You did not work with me on the parking situation. My parking permit was stolen from your mailboxes that were broken into inside the building. I spoke with SFMTA today and they are issuing me a new one. You are not allowing me to park in the garage while I await my new parking permit. You never gave me a new key when you gave me one that does not work, even though I put in a request for it. You also were not upfront about how much utilities cost. Desiree told me utilities cost less than they did. When I questioned her about it she told me she quoted me what it would cost for one person, when my application had always been for 2 people. She also overcharged my move in fee. I had noticed the error going through my lease and was the one to bring up this error. read more

This review is for the Bennett Lofts 208 Pennsylvania Ave location, during a pandemic move in--and I really love it here! The loft is really cool, spacious and surprisingly affordable (a deal)! (quiet--no street noise at all--I love the loft living design, stairs, spaces, huge tall windows, bathroom on both floors, W/D, D/W--temp is stable, not hot or cold--love the concrete). The building is always clean and well maintained and management and maintenance are stellar! The garage is also very convenient and safe (for an extra fee of course). The tenants here are great, respectful, nice, wear masks and keep distance. (no missing packages ; ) and the building is pet friendly--no problems). I really appreciate Amy, the multi site manager, who has been so wonderful during my signing up process (now 4 months ago) and post move in--always with prompt helpful considerate responses. I always have so many questions and emails-- It was all done very well--no contact for the pandemic--very reliable, trustworthy and nice! She took such good care of me while managing a multi-site community! I want to also give a huge thanks to the building maintenance team, Roberto, Omar (sup), and Andy, as they are always so nice and professional, prompt, and of course always wear masks--skilled and always get the job done well. I feel safe here and am happy that I chose this location even though there is a freeway close by. (I use air purifiers regardless). There are lots of great restaurants and places in the neighborhood, etc that will be fun to go to after the pandemic. Goat hill pizza is delicious take out. NOW, unit next door that is larger and renovated is for rent 17% less than mine and 8 weeks free rent, so loyal tenants get the middle finger. - Homeless is insane and screaming daily outside, with shelter around the corner. - NEW BUILDING BEING BUILT. This is directly across the street. 12 stories and 2 years of construction. Good luck on sleep with jackhammers and trucks blocking road for development. They will not tell you this. - Neighbors are not friendly. Maybe it is an SF thing, but I have only made friends with 1 neighbor in 2 years and all others do not talk to you, close elevator before you get in, walk by and stare at ground without saying hello. I made an appointment to view a rental unit. When I arrived the common area was filthy. Flies were everywhere. I was unable to complete the self guided tour because the door to the unit was locked. When I called property management I was told by the person who answered that they didn't work on site and that the on-site staff were at another property. We LOVED living here and would easily move here again. The staff is attentive and the building is spacious and great. Special shoutout to Desiree and Amy for being amazing staff. The pros are: *Gorgeous units *Amazing Staff *Nice Community *Safe The cons are very minor but we did experience occasional package theft but the staff was helpful and put up frosted glass within a day of suggesting it which was really thoughtful. The units are on the more pricey side but it is San Francisco after-all. Overall 5/5 - would recommend and will miss this place. read more

I've been living here for almost 2 years now, and the rent is a reasonable price for what you get and the area. I love that you get your own washer and dryer. The maintenance here is fast when you need it! My toilet was having problems, and I also couldn't figure out how to install my bidet. Jaxs and Roberto were extremely helpful and kind to not only quickly replace all the parts in our toilet, but also go out of their way to install the bidet for us!!! Literally the first Yelp review I've ever written! Gonna keep it short, but basically this is the freaking best apartment complex. The apartments are huge (we have one of the biggest places I have ever seen in SF) and by far the cheapest of anything around the Caltrain in SOMA. The staff is absolutely incredible and super super friendly and helpful. They've gone above and beyond to help us out at all times (weekend, etc...). Finally - it's new, clean, and nice on the inside and the walls are solid concrete so it's awesome that it's really sound isolated for most things. Love it! read more
