I used to love living here but this place has gone down hill. When I first moved here a few years ago, I met wonderful families and neighbors. It felt like a family oriented and nice community. Perfect for children and families. However, with the increase of rent those nice families had no choice but to move out and now the place is filled with rude and disrespectful people who think because they have money they can do as they please. Trash the trash rooms, have their pets crap everywhere, dump soap in the hot tub or the pool just terrible. Bunch of people smoking weed with the windows wide open and smoking even though this is a non-smoking community. Rent has increased $700 a month in the last 3 years. Every year they raise your rent from $150 to $200 dollars, sometimes more depending on where your unit is located. However, there aren't any improvements made in the community. The paint is chipping on the outside walls, place is outdated, no new appliances and most units still have carpet. If you want a unit with hardwood floors they charge you extra. The dog park stinks, can't even walk by it and it's right next to the pool so you can smell it if you go for a swim. I wish Avalon would keep their prices as they used to be so they could keep the nice people from leaving the complex. It used to be such a great place and now it's a disaster. Only after your money. I should've trusted the reviews before looking at this place. Units are small and cramped, with kids loudly running around, but we applied. Went to look at it again and several areas reeked of smoke, including right outside our possible apartment meaning a neighbor would be a smoker. There was even a man smoking by the pool. We had applied believing this to be a non-smoking residence and two of us have breathing issues. Once we thought it over (and before signing any paperwork or lease information), we decided not to take the unit and informed them mostly because we felt it was not represented correctly. It was the next day. Now they've stuck us with bills of almost $500 for "reserving" the unit as well as a deposit that they're demanding we pay despite not moving in. Customer service line is a joke and don't want to help you if they even answer. Do yourself a favor, save your money and live somewhere else. Note to the business owner who replied to this: every website including your own has the complex listed as non-smoking which is very important to those with asthma. Considering I now see this same complaint going back years, it is not miscommunication, it was an outright lie. read more

EVERYONE BEWARE OF THIS PLACE!!! I lived here for 2 years and never really had any complaints, other than the trash rooms were always really full and pet owners left their pet droppings everywhere, but other than that everything was fine. I moved out because every year the rent increased. The rent went from $2600ish to over $2800ish to over $3000 so we moved out! Despite being told by representatives from the front office that we would only be charged for a cleaning fee, when I moved out I was slapped with a $700 bill because they were removing the carpet that they claim I damaged! See the pictures I attach and you will see that the "stains" on the carpet are minimal and not very visible, but somehow warrant charging me $700 to remove the carpet!! When I disputed the charge they told me they would get back to me after it was reviewed. Well I get a call and am told that my account is past due and I have to pay the $700 or I will be sent to collections. I told the person that I had disputed the charge and was waiting to hear back from them so why would my account be past due. She responded that disputing the charge was a "personal choice" and it didn't change the date the payment was due. She then told me that because it was past due, I had to let her know right then if I would be paying or not, otherwise it would immediately be sent to collections! I lived here for two years and I paid rent on time every month and then I get slapped with this exorbitant fee after I moved out! PLEASE BEWARE. read more

We landed at Avalon last year and quickly fell in love with the beauty of the property - however it's certainly lacking in many areas. We immediately had issues with our stove working correctly and needed to have maintenance come out numerous times to fix. It was NEVER completely fixed or up to par. Another major issue right after moving in was ants. EVERYWHERE. The base boards in our apartment were white and you could stand on one end up the room and see a thick black line of ants marching across the boards. When we called the office they told us to "buy ant spray". We had to fight ants for weeks. The trash room was constantly full & on the weekends - good luck even trying to get in there with the boxes stacked and residents just sitting the bags in there without putting them down the shoot. The room constantly stunk and the floors were always sticky. I have pictures of the trash room being full the brim (all the way to the ceiling) on the weekends. We have assigned parking spots and multiple times our spot (located right by the elevator) was taken. Especially on the weekends - coming home late it was taken. Every time we called the nighttime security - they would suggest we park in guest parking and they would be there in "a few hours" to check on the situation - the night patrol was never there and usually patrolled more than one complex. We had our car broken into and even caught someone sneaking into the underground parking - which I again called the security about at 7am and they told me "i'm off site at 5am, you'll need to call the office when it opens" the office doesn't open till 9am. We ended up calling the Glendale Police Department and they apprehended the man. Again, the front office could not tell me anymore information about the situation and were not apologetic in the slightest. This is a "smoke free" community and numerous times I found individuals smoking on the premises outside there apartments and had one guy blow smoke in my face as I walked by on the way to my car. Many people stand outside and smoke at night on the weekends, talk loudly, blast music, etc. This is NOT a quiet community. 9 out of 10 times walking to my car every morning there was dog crap left out on the side walk - where it would sit for days sometimes (especially on the weekends when maintenance wasn't there to clean). This was NEVER taken care of. The community would send out letters once every couple months saying to clean up after your pets but it was never taken care of and I could always count on seeing it every morning. Many individuals let there pets run around off their leashes and they will run right up to you, when you have a child who is not a fan of dogs - this is not ideal or OKAY in any way. The USPS drops off packages that dont fit in your mailbox at the front office. I usually always track my packages online and knew when they were arriving and it would always say "left at front office". The front office is then supposed to email you and let you know you have a package. Many times I never was alerted that I had a packed via email and when I would check tracking and it said it was there, I called front desk to only be scoffed at by Dave saying I never had a package - I would then need to either go down there multiple times or I would get an email weeks later saying I had a package. Lastly, Dave is one of the most condescending individuals I've ever met. For a guy working as management in an apartment complex he sure thinks highly of himself and definitely looks down on others. During our move out process we asked for the name of the paint in our apartment to repair any scoffs from normal wear and tear. He scoffed at us & told us he couldn't do that and it wouldn't even work and it would look like "cheetah spots" because "the paint needs to age on the walls". However when we had our move out inspection weeks before we moved out the gentleman gave us the name of the paint and where we could pick it up. SHOCKINGLY - the walls did not like cheetah spots nor did it need to "age". Overall, our experience was horrible. For a place that costs this much rent with LOTS of hidden fees and extras tacked on - this is NOT the place to stay. I highly advise anyone from using an Avalon property. Sure, it's pretty but at the end of the day the people & the environment aren't worth it. read more

Have lived here for over a year. Have dealt with large rat creatures running around the attic, cigarette smoke from the person below us seeping through all the walls/floors, and now a horrific chemical stench from the new tenant. Have visited the office 4 times this week to see what can be done and they have been unable to even bring us some new filters for the A/C unit. Maintenance said they would come by this morning at 8:30 to bring the filters and take note of the stench. It is now almost 10am and haven't seem them even with a reminder call I gave at 9. They appear totally uninterested in our well being or comfort while praying $3,000 a month. read more

This is without a doubt the loudest complex I have ever lived in. And that includes college dorm rooms. Children run freely screaming and riding plastic wheeled scooters up until 10 pm. The community management has tried to prevent these instances but the families here continue to do so unabated. The management sending emails and speaking to the families has changed nothing. We live near one of the more open areas and we get to hear the pool children screaming (7am start) , playing balls of all kinds while hitting our walls and even the windows 8:30-10:00 pm. They used our patio as a pseudo soccer goal from time to time. And despite all efforts, this has never changed. The worst instance being the mob of kids playing with airsoft guns (unclear if they were live or empty) Our rent is of course also going up this summer and I can't think of a reason to stay. Overpriced, loud and the wildwest as far as community rules. I would not recommend to any of my friends or family. read more

Going on my 2nd year living at Avalon Glendale. Very safe, nice and quiet community. The staff is always very approachable and goes the extra mile to accommodate you whether it be your apartment or the community in general. Brent with maintenance was incredibly helpful during the entire process of transferring apartments within the community and was always very prompt when I reached out to him for help. Probably one of my favorite Avalon properties that I have lived at given the location, helpful staff and well kept community and apartment units. read more

One of the staff yelled at my pregnant wife today and she came to me in tears. There is no excuse for this attitude. We have lived at the Avalon for 5 years and we violated their rules by leaving boxes in our parking space and our kids leaving their bikes. This is our responsibility and we have since corrected this. There is NO excuse for the way they treated my wife. The Avalon also increases the rent of their residents drastically every year. We have seen rent increases of $400-500. I would not recommend this place to anyone. read more

Maintenance staff is amazing. Our experience is that they get things fixed same day (just by submitting a request online) and if not, very latest the next day! The front office is great. Professional and always there to help. The neighborhood is very safe. Haven't heard of theft or car break ins here. We walk down to the Americanas and mall all the time. read more

Beware renting an apartment here or anywhere in Glendale. There is no rent control, meaning, they can raise the rent after your lease is up any amount that they please. We lived at Avalon Glendale for one year, finishing our 12 month lease, and were fortunate enough to find a house and get out. They attempted to almost double our rent from $2500/mo. to $4800/mo. I negotiated a lower rate to about $3700 for month to month, but that is completely ridiculous for a 2 bdrm, 2.5 bath apartment. If we had signed another 12 month lease, it still would have gone up about 10%. Who gets that kind of raise? No one. To raise rent that much is completely out of line. We moved into the complex because they do have a good pet policy with no size limits to the dogs, but we also paid $100 a month extra for 2 dogs. Out of our $1200 deposit, we only received back $340, due to replacement of carpets and pads, etc. I am sure this was completely necessary, dogs and people are hard on carpet, and this stuff is not the best quality, anyway, but what was that $100 per month being paid for? The carpet is clearly "throw away" quality with every tenant, so that also leaves me puzzled. On the plus side, the complex is very well maintained, our unit was always quiet, and it is a safe neighborhood. Maintenance guys are great in their response times, etc. Appliances are only so so, not the best quality, but they work, and if there's a problem, it will be fixed promptly. The kitchen is the worst I've ever had as far as storage, the design is very impractical. And, they do seem to change office staff frequently, there were 3 sets at our complex in the 12 months we were there. Not sure what that is all about. My 5 Star rating is for Maintenance. Every time that I put in a maintenance request within 24 hours sometimes less Socorro comes to my apartment and fix whatever needs to be fix. SOCORRO is the best!! I'm hoping that i'm spelling his name right. Socorro is always polite, friendly and gets the job done. He is THE reason that I'm giving maintenance a 5 star! I wish I didn't have to move because I love living here it's quiet it's nice and has a fountain and fake grass area for dogs it's so cute. The pool is nice too it's super quiet during the day anytime before 3 or 4 it's pretty much all yours so if you have time off or work from home it's super nice. It's like a little village in the middle of a busier town it feels nice and it's really clean and well maintained as far as I can tell. Would love to stay here if I could but I'm moving to a different part of Los Angeles, will miss you avalon. read more

I have lived here for 6 years and it feels like home. Tamela Lively is a god send to this complex. She is the most professional, caring and joyful person ever. There are no longer repetitive long drawn out conversations with the office staff to get things done. After living at the Avalon for 5 1/2 years, we finally moved out and I was told (by the maintenance crew manager) that if the carpet pads needed to be changed, they would provide us pictures as proof. Avalon Bay charged us $197 for changing the pads in the ENTIRE apartment and when I called to ask for the pictures, I was told that they were not required by law and therefore were not taken. After filing 2 disputes, my husband was sent an email by Susan S. (who doesn't take phone calls) informing us that the dispute was closed and they were keeping our $197 and that was the end of that. Customer care told me that I couldn't speak to Susan, and that she investigated the case and closed it. I asked to see what exactly she looked at which led her to the decision that the case should be closed and was told that there wasn't anything I could look at. Basically, Avalon took my money without providing me any proof as to why the pads had to be changed. We paid thousands in rent every month and they ended up taking an extra $200 without proof from us in the end. read more

My family has lived in Avalon Glendale for nearly two years and they love it. I was just reading reviews and this place really needs honest feedback. This place is kind of like a palace compared to surrounding apartments. The stone little blocks are gorgeous, it is always clean, maintenance is great, underground parking with easy accessibility, pool and hottub and gym access 24 hours a day. Besides the pool being very cold, we have had no complaints at all. The townhomes are huge and really feel like houses and the one bedrooms are just as cozy. I really don't know what more you could ask for- oh and it's walking distance to Ralphs, baskin robbins and one miles from the Americaina- this is a beautiful place! read more

Today was insanely hot. Living here since 2005 I have never experienced a problem with my Air Conditioning. I guess there is always a first. I had just returned from running errands and upon entering my unit I noticed it was very warm. I always leave the air on for the dog. I happened upon Eduardo and it was close to his day ending and I discussed my concern about not having Air. Without any hesitation, he was on it and within the hour we were back in business, he changed the filter, went up on the roof and more than anything, assured me I would have AC for the hot weekend. He also took the time to explain how to be patient with the thermostat and to wait when changing anything. So, there you go, not just fixing a problem but educating a tenant on how to prevent it from happening again. Eduardo is always helpful and goes above and beyond to do the best job. DO NOT EVEN APPLY HERE! Landlords and corporations taking it to an all new low in obtaining profits through illegal means. I applied here last month. During the application process, YOU MUST give a holding deposit and choose an apartment. You do not get the option to just apply - the system requires you to choose an apartment and submit a $180 holding deposit in addition to a $35 application fee. So I did that, even though I wasn't ready to pick an actual apartment. My move in was for January 2019. Four days later, I had to cancel for personal reasons. Not only do they hold the holding deposit, but also try to charge an extra $450 as a reservation fee for daily rent while it was off the market. Mind you, I never signed a lease or took possession because I wasn't even moving in until January 2019!! The apartment was only off the market for four days! They have over a month to get it rented and, oh by the way, it is against California law to obtain rent twice for the same time period! So basically, they want to charge me $600 JUST FOR APPLYING!! This is beyond shady. AVOID AVALON AT ALL COSTS! Literally. I am so glad I never moved in if this is how they do business. read more

I loved living here while renting in Glendale. It's clean, neighbors were (mostly) considerate, and a great pet-friendly option. The guys in the office were great. Tri and Dave helped me with anything I needed, were kind to my dog, and were friends. Brent and the maintenance crew worked so hard to keep the place running. If I did need something fixed they took care of it. The rent increases weren't fun but I never felt like I'd get a better deal elsewhere. And move-out was a breeze! I lived here for 2 years, management is friendly and helpful. At times your parking spot gets taken but I think you can expect that at any apartment complex. The apartment grounds are well kept and maintenance is pretty quick about fixing things. Washer and dryer is in the unit, which is a definite plus! read more

Awesome experience thus far with Avalon. After moving here, there were some issues with the oven/stove which were addressed quickly and even followed up with numerous times by the management team. Although one issue had a slight delay due to the part needed being not made any more, the appliance was entirely replaced very quickly and we were given a gift card for a free dinner for the delay! Just goes to show how committed the team here is to making sure their tenants are completely satisfied. Additionally, the facilities are immaculate and they apparently take great pride that it stays that way with broken equipment (in their gym one of the treadmill screens were broken which was fixed within a day) being addressed quickly and the maintenance staff being on top of any and all issues reported. I do not own pets but they do have great pet friendly environment with a dedicated dog pooping area and a constant stream of pet friendly events. The rent is a little on the high side but you are getting a much better living experience as a result. All in all, a perfect place for those that are willing to dish out a premium for a better living environment and want excellent customer(or tenant) experience. read more

Love our new apartment! Very welcoming staff in the office, even when we walked in 5 minutes before their closing time. Application and move in were handled quickly and professionally. Our apartment was clean and the few items that did need attention were addressed by Socorro, who is fantastic. The only drawbacks are the rude smokers that violate the no smoking within the complex, the constant pet urine smell in the synthetic grass and the pet owners that do not clean up after their furry family members. read more

We lived here for a year before we bought our house and thoroughly enjoyed it. The grounds are well-kept and clean including the lovely pool area, parking garage and mail room. The maintenance staff were excellent and usually responded the same day. The units were attractive with a nice layout and we didn't hear our neighbors for the most part. We had a two bedroom/3 bathroom with a balcony. There is no additional storage available but we were able to store luggage in a nice closet on the balcony. Our balcony was north facing so didn't get enough sun there to grow plants unfortunately. The office staff were professional, pleasant and helpful but I have to call out David Mendez specifically because he was an absolute shining star. Caring, compassionate and amazingly attentive, he made living there feel like home. It was always such a pleasure to engage with him for whatever reason and he always made you feel like your concerns and happiness were important to him. If I had any issues it would be with Avalon's policy to increase rent about 7% per year which outpaces inflation, so you won't be there long, but if you need a place for a couple of years, Avalon Glendale is safe, clean and a fun place to live. read more
