I stayed at this place for 4 nights in June 2026. It was pretty gross and disappointing. Worst of all, when I provided feedback and wanted to share my experience and asked for them to reach out, no one ever did. The side lounge chair, which I was told someone could sleep on (anticipated my 10 year old sleeping on it), was absolutely disgusting and way too small to have someone sleep on. Disgusting stains clearly visible all over it. Further, after check in, maintanence just walks right in without even a knock on the door. No heads up. Also, the keurig was not cleaned and had a used pod still in it. The sponge in the sink had food still on it and was way old. And dishes were dirty. Further, I asked and was told the TOTAL price for the room and was never advised "+ CREDIT FEE charges". Turns out you have to pay $20 just to pay for your room with a credit card. Don't recommend. Wish I had opted to stay in my original place I reserved. Update: in response to the business reply, I'd like to add that they do not take any payment over the phone, so I did not know of the charge until actually signing the physical copy of the document and when I spoke to the staff during reservation and even sitting with them at the desk before going through the paperwork you must fill out to stay, when I asked what the final cost was, the added charge was not shared verbally in any of those discussions. Even though it is a charge you cannot get around. So saying a final price is $600 and no mention of additional costs, seems slightly misleading... At the very least, since there is no way around this charge via cash or other payment methods, the staff should have noted verbally during discussion of the credit processing fee at one point or another. It's not like it was a $2-$4 charge, this was a $17 processing charge. read more

I have been living at View of Montrose for over six years, and I truly can't say enough good things about the staff and overall experience here. The team is always willing to help, consistently courteous, kind, and genuinely goes out of their way to make living here a great experience. The grounds are always well cared for and continually maintained and upgraded, which really shows the pride they take in the property. Any time there has been an issue within my unit, the staff has been quick to respond and always handles everything with professionalism, kindness, and care. Pamela and Jennifer are incredibly helpful and supportive, and the maintenance team -- Levi and Juan -- are outstanding. They are responsive, respectful, and always willing to help. What truly stands out is how family-oriented this community feels. There is a real focus on maintaining not just the property, but also the well-being and overall experience of the residents. I highly recommend not even considering this, or really any RCMI property. I'm not legally allowed to disclose details on a public website, but I can state definitively the management here does not comply with the law as it pertains to their tenant records. I can only personally speak to one aspect of this, but it certainly makes me wonder what other laws they may be breaking. This doesn't even take inconsideration that management was EXTREMELY rude and unhelpful. I was hung up on several times. If you're looking for a place to live around here. I highly recommend you check out plenty of the other wonderful non-RCMI properties in the area. This is definitely a very pleasant place to look at, but the cons WAY outweighs the pros for me. read more

Pros: -Pool & Jacuzzi -Exercise room -BBQ pit -laundry machines on site Cons: -TOO HOT!!! ACs don't work well in ALL the units. When working they only cool off the space about 4 feet from the air conditioner itself. All the other rooms and the bathrooms are hotter than heck. Sometimes hotter than it is outside, which is terrible if it happens to be 114 degrees in July. -POOP & PEE: Smells like dog poop and pee 24/7. Or trash. All over the whole complex. Some of the residents do not pick up their dog poop. And it is disgusting. Some will just let their dogs poop and pee on their balcony and not do anything about it. So gross. -BUILDINGS ARE NOT STRUCTURALLY SOUND. There is land erosion where I lived on the property. The hill is sliding dirt away from underneath the apartment complex. Because of that, the building is BREAKING. Meaning all up and down the apartments on the first and second floors, there are stress fractures in the walls (that are not from earthquakes) so that closet doors, shower doors and walls cannot be fixed permanently nor correctly. I lived on the 2nd floor. -DON'T LEAN ON THE METAL RAILINGS! The metal railings around the whole place were found to be weak and structurally damaged by an inspector a few years ago. From what I can tell they have still not been replaced. *The CONS listed are why I decided to move out after 4 years of living here. I would've continued if they'd fixed those things. Management at the time, would not do very much about it because they make their money by being one of the very few buildings that allows pets. And legally they can charge about $500 non-refundable pet (per pet I think? not sure) deposit when signing a lease. read more

Cons: The Steal your Deposit. The lie about Gym. (promising equipment) Washer and dryer - Cost around 4$ per load of laundry and they brag about the great amenities they provide. They will raise your rent by at least 200$. They will charge you late fees even if you are not late with the Rent. A bunch of kids live in the apartment complex and are super loud all the time. Management is awful - the lady who runs the office is a total B#@%$ Pros: Animal friendly Has a Pool. read more

I just posted on their Falls at Montrose page. It's the same place. Same place. I've lived here for a year now and will attempt to incorporate my full experience with this place as un-biased and as thorough as I can possibly be. Pros 1. Beautiful Apartment Interior: The apartment interior is really lovely. the color scheme, the granite top kitchen and its appliances, the light fixtures, the bathroom design. It all forms this really lovely setting to live in. I happen to live in a 2 bedroom 1.5 bathroom and everything about my apartment is pleasant to the eye and senses. 2. The apartment exterior: This apartment has gorgeous landscaping filled with large complex, water fountains designed to look like waterfalls and a creek. All my friends and relatives love the exterior, including my patio view, which although does not have the LA skyline (a good half of the apartments do), has a forest-y sort of view which I LOVE. 3. Location, Location, Location: a. Not only is the apartment building nestled at the top of a quaint little hill with other nice apartment buildings, weeping willows and what not, it is literally, like, 200 feet from a well-maintained park you come to believe is almost your large private back-yard. lol. b. You walk down your little hill, cross the main street and you are in downtown Montrose, which, for those who haven't been there, is the cutest, little thing. It's full of trendy restaurants like The Ocean View and The Black Cow Cafe, It has a Trader Joe's, optometries, two pet clinics, book stores, cross-fitness gyms, spinning gyms, like, a thousand dance studios, frozen yogurt, sushi restaurants and much more. All it is missing is a Whole Foods, but who needs Whole Foods when there is a Farmer's Market there EVERY freakin Sunday. d. You are 5 minutes away from downtown La Canada, which has EVERYTHING else you could possibly need, including a Sprouts, which was a big thumbs up for me. 4. The onsite management: Shauna and her team are FANTASTIC. Extremely friendly and helpful. I KNOW that if I call them, I have someone fixing my issue within the day, if not within the hour. This place was recently bought by a new company and so far so AWESOME. 5. You can have your pet(s)! The building provides little pet waste areas which also provides little waste baggies for those caught off guard by their pet. The landscaping also provides for designated areas for the pets do their thing and for a lot of fun discovery. 6. Friendly neighbors, at least for me. The neighbors are friendly. Dog people tend to be, right? The neighboring dogs are friendly for the most part too, except for this demon black and white border collie living on the side in front of the office: the bane of all the other friendly dogs' existence. 7. It ALWAYS sounds like it's raining. seriously. because of the fountains. It's awesome. The serene sounds of the complex fountains (waterfalls and stuff) drown out any outside voice from 6:00 am to 12:00 am. I found myself pleasantly thinking it was actually raining the first few days I moved in. 8. heated pool and a small gym. always a plus. 9. no crazy party people partying at unreasonable hours. 10. next to the 210 and 2. 11. 10 minutes away by freeway from old town Pasadena 12. 10 minutes away by street from everything Glendale has to offer, including 10 min away from Wholefoods, its community college and law school. Cons. 1. This was big for me, personally. The air conditioners. The apartments are well ventilated as they are at the top of the hill and have plenty of windows. HOWEVER, each apartment, to my knowledge has only one AC unit, AND it doesn't work very well. I live on the third level and this was a GIGANTIC problem. The heat from the bottom two levels rises and at the same time, the heat from the roof from the very well-known So-Cal sun comes down into the apartment. It is terrible. Especially because the only AC unit literally cools the air up to 5 feet in front of it. My poor puppy lived in front of the AC the entire summer and if I could, I would have too. My husband had about 4 nose bleeds from the heat. Imagine not being able to escape the So-Cal hot summer in your own house?! I heard they may be fixing the problem and they've been coming into the apartment bedrooms to install special electricity sockets for ACs, I'm looking forward to that GREATLY. I love this place. I have loved living here ever since I moved in September 2012 BUT beware of the increasing rental prices each year. When I signed my lease in 2012, my 1bed/1ba apartment was $1400/mo. A great price at the time because of the awesome location within the complex, the great amenities, dog friendly community, and the laundry facilities were brand new. Fast forward 3.5 years, the complex has a new name (formerly The Falls at Montrose, which was a much better name IMO), a THIRD management company and my rent is just under $1700/mo. That is a 21% increase within 3 years! My boyfriend and I are convinced the absurd price increases are due to the fact that the new management companies spend too much money "improving the look" of the complex by repainting everything (in worse colors than before), redoing the landscaping (removing the beautiful trees that provided great shade) and making the waterfall water impeccably clean. Pros: Complex - clean/well-kept, pool, 24 hr fitness room, friendly staff, laundry facility with re-loadable cards (no quarters needed!), waterfalls are a nice touch, carport parking Apartment - granite counter tops, stainless steel appliances, laminate flooring in kitchen and bathroom, large windows Location - quiet and safe, end of cul de sac, very close to a park, walking distance to downtown Montrose, easy access to La Canada, Glendale and Pasadena Cons: Complex - no complaints Apartment - AC only in living room, ceiling fan in bedroom (good luck during the summer) Location - limited parking on street, but that's all I can really complain about I do like living here a lot, but at the rate that the rent keeps increasing, we will be forced to move when our lease is up because we just can't afford it anymore. read more

For the amount of money we pay things should work. Applainces are faux stainless steel and we're on our third stove in four years and it doesn't completely work. The AC is useless. A small window unit that doesn't cool the front room. Forget about using the oven in the summer. We live on the third floor and the heat is oppressive. Even in the winter we need to run the AC in the afternoon/early evening and it really doesn't do the job. The newest of the three management companies is upgrading the infrastructure which is of no benefit to current renters. The electrical upgrades are to put better AC in the apartments as people move out. The rents are going up to pay for these renovations but the upgrade apartment rents are so far out of reach, none of the current residents are moving into them. In addition we are in week three of not being able to access our parking spots during the day and there is very little street parking. The elevators are old and break down often. One elevator has been out for nearly a year. There has been no effort by management to provlde any rent concessions for the inconveniences. Not even a thank you for your understanding party. The onsite managers give you that -- what do you want me to do about it look. Onsite maintenance has gotten worse with each new management company. We used to have a cleaning crew that would come in twice a week to clean the common areas. Someone sprayed something on the exterior of one of the elevators six months ago and it's still there. They tell us we should be thankful for the new washers and driers in the laundry room... but the old ones were constantly broken down and I pay for working washers and driers in my rent so that's not doing us a favor that's just providing what our lease stipulates should be there. They put in cheap carpets so if you live here longer than a year they get ratty pretty quicklky. The apartments do have a beautiful view. They are dog friendly. It's a very safe area. Schools are great. The location is amazing. Montrose is the best town in LA to live in. The pool is great. The fitness center is small but nice. The community grill is nice. If everything worked and the apartments were reasonably cool, the $2200 a month for a 2 bedroom 1.5 bath might be worth it. The problem is the upgraded apartments are going for $300-400 more a month than we are paying now and even for this area that's way too high. Two stars is probably generous. read more

Horrible customer Service. The Regional Manager treats tenants like we owe her something; apparently she forgets that the tenants are the ones paying between 1300-1800 dollars a month for rent. Never in my life have I been treated so horribly. I can't wait for my lease to be up, and get the heck out of this place. The entire complex is getting a face lift. Our apartment was completely renovated before we moved in. Top notch fixtures, brand new kitchen and bathrooms with beautiful countertops, new cabinets and appliances. Top quality carpets. Management has been great to work with. My daughter loves the pool and the community BBQ grill for making her favorite burgers! read more

Don't expect the apartment to be livable in the summer. I wish I would have toured the place during the summer - I would have turned right around not given the complex a second thought. Pros: - Dogs allowed. It is nice to find a place that allows pets and the pet rent isn't terrible. - Location. It is very close to a park, which is nice if you have a dog. It's also walking distance to the main street, which is cool on the weekends. - Quiet. Because it's on a cul-de-sac the place is pretty quiet. - View. Most of the upper level units have a nice view of the mountains. Cons: - HEAT. This one is the deal breaker for me. When I pay $1870 for an apartment, I expect it to at least be livable year round. When it is 90 deg outside (on the low end of summer temperatures in Montrose), the apartment gets up to 110deg inside. You read that right, 110deg. There is one wall AC unit in the living room and it might as well not be there at all for the amount of cooling it provides. The windows are all single pane and there is no weather stripping around them. So they may as well not be there either for the amount of insulation they provide. There is NO, I repeat, absolutely NO INSULATION in the attic. My apartment faces east and west so I get sun all day long. All that sun heats up the attic like an oven and since there is no insulation to separate the attic space from my apartment, the attic dumps all that heat right in to my place. And it keeps dumping heat in to the apartment most of the night. I made the mistake of leaving the crappy AC unit on during the day to try and keep the living room below 85 (I have a border collie/Shepherd mix and I'm legitimately concerned about her health in the apartment). Not only did it barely manage to keep the temp at 85, but it ran up my electric bill to $250/month. Yes that's right, $250/month to run one awful AC unit, a couple table lights, and the kitchen appliances. So long story short, even with an insane electric bill there is not much hope of keeping the apartment at a habitable temperature. - Renovations. Because they are upgrading the units as they become unoccupied, they are having to do significant upgrades to the entire complex to support the new loads on the utilities. So if you are unlucky enough to live here while they undergo such renovations then you are in for random (and sometimes lengthy) power outages, loud generators outside your windows, and the loss of access to your parking space for days at a time. - The pool looks nice when no one is there, but a majority of the time it could pass for a busy daycare. - Rent. These apartments are not cheap (My rent for a unit that is not updated is $1870/month) and I fully expect them to jack up the price once my lease is up to cover the cost of renovating other apartments in the complex. For that kind of money I expect a lot better quality. They put really cheap fixtures throughout the apartment and really cheap appliances in the kitchen so they can call it upgraded and charge you more. For $100/month more you can get a brand new apartment in downtown Pasadena WITH AC. So generally I would stay clear of this place. It is definitely not worth the money and I'm counting the days until I can get a new place. read more

I've lived here for almost a year now and have loved every moment. It's location is spectacular not to mention all the wonderful food around. It's very quiet, they allow pets, have updated appliances, and very helpful staff. They were able to clean my carpets when I renewed my lease and also helped me hang things on the walls.(I did not trust myself). No quarters needed for the washer and dryer!!! I love living here. I have been a resident here for over 3 years and never had any issues and management always responded promptly with any maintenance issues. This complex is well kept and great for any one who has pets. The right here is very reasonable and thus why I have stayed. Shawna is the manager and always attentive to tenant needs. The Falls at Montrose may have been a hidden gem at one point. But in the couple of years we've been here it has not been cared for. Community managers come and go. There is one maintenance person for 104 apartments. There are often leaks. We had a mushroom growing through our ceiling. The grounds have fallen into a shoddy state; they are only beautified when a resident decides to do so. There is no central air and the apartments get very warm on the second and third floors. The pool furniture is old and cracked. For most apartments, there is one parking space per apartment and street parking is very crowded. There is often trash and large debris such as furniture residents have left behind sitting on the curb outside the building. The area next to the building is cluttered with trash and cigarette butts. There seems to be no effort to properly maintain this building while rents rise. read more
