We're so glad our realtor recommended Andrew at Pacific Crest for the inspection on our new home. He's easily the best home inspector we've had, and there have been several. Andrew is great to work with, friendly and helpful. But more importantly he is clearly very experienced in the field, and has a huge wealth of knowledge on everything home related. He spent at least a couple hours in every nook and cranny of our home, and at the end gave us a very thorough presentation on all his findings, complete with photos on his PC. He emailed us the report to download, and also made it available on his website portal. I was impressed by that, and it made it easy to look up and decide on the requested improvements. I also appreciated his recommendations on what needed more urgent attention, and he rates each finding low, medium or high to simplify our decisions. Performed an inspection on our house, a manufactured home. So much of the inspection was done poorly it caused the deal to cancel. Apparently Andrew doesn't know how to latch the door of a dishwasher to turn it on, so claimed the dishwasher didn't work. It works perfectly. Claimed there were issues with HVAC system, which were false, it works perfectly. Claimed there were electrical issues in the house, we had a licensed electrician check everything and certify there were no issues. Claimed there were shower hardware leaks, not true. Other items were so vague with no supporting documentation that if we wanted to make good for the buyer, we didn't know where to start. Overall incredibly shoddy work, perhaps he didn't want to be there. The question remaining is what recourse does a seller have when something like this interferes with a transaction? read more

He came as a recommendation through realtors we love so we knew he already must be good. He did our home inspection which took about 3 hrs. My mother had a rare opportunity to buy our next door neighbors house in a FSBO transaction. Even though we were very familiar with the house and trusted our neighbors, we still wanted to do our due diligence and hire an inspector to take a look at the house in case there were any major issues we had overlooked. After quite a few rejections in January, Chun P. and I finally had an offer accepted on a home in San Carlos! We were so excited! The home had been recently renovated and looked pretty great! Our real estate agent connected us with Pacific Crest Home Inspections and Matt was our inspector. He also had recently inspected my friend Lisa's new home - so we knew we were in good company. What began as a day of high hopes - ended up in crushing defeat. Matt found huge flaws in the renovation that were catastrophically expensive to repair. Absolutely NOTHING had been done to code. Water lines were not connected, gas leaks, live wires uncovered just tucked in the walls, a slipping foundation on an addition that was likely not permitted. The dishwasher wasn't even installed - you pulled the door and the entire thing fell out. The wrong windows were installed - they installed up/down windows sideways. A roof that was just crap tarpaper - covered with loose gravel! This place was an absolute disaster. Matt was candid with us - and said it was one of the top 3 worst homes he'd ever inspected. And he said he'd completed over 2,000 inspections in his career. There were so many egregious flaws, half-way thru our agent told us to get our things and that we were pulling our offer. Matt kindly said he'd also give us half our money back - because we stopped at the halfway point. Chun P and I really appreciated Matt and our agent Nicole's candor and support. We pulled our offer. After that experience, we stopped looking at fancy looking flipped homes and focused on finding a place that had good character but needed some cosmetic work that we could do ourselves. Fast forward to March 2022 and 17 offers later - we had an offer accepted for another home in Tierrasanta. The place was not a flip and had been owned by the same family since 1973 and you could tell needed some TLC. We had Matt as our inspector again and he was candid with us. Gave us a top 10 list of things to repair first, and overall said the place was light years better than our San Carlos debacle. With Matt's advice we asked for a credit from the seller for a few things - and they agreed. We ended up purchasing the home and tackled Matt's list. Chun P and I are really happy here, LOVE our house and are so grateful for Matt's sage advice. I found this listing after trying to recommend Andrew Powell to a friend for his home inspection. When he performed an inspection on our house he was like jumping on our balcony and climbing on our roof and shimmying through our attic in summer and stuff.
