Then were told it was just $16,900 for a membership to just Tres Rios and that nobody ever took that one because take a guess at how much it is for a membership to include all their resorts. Cmon take a guess, no really take a guess. $20,000, $25,000 maybe $30k. Not even close!!! It's the same price!!!!!How amazing is that? How can this be? Oh the insanity of these folks to sell all of that for the same price as just the one. No wonder anyone ever took the deal with just one resort! Tried a soft close then went and looked at the resort. Then came back and tried another close. When still resisted the awesomeness of this deal, they brought in the The Closer, the manger, the magic man, the man that could make things happen. Have you ever seen the old movie "Used Cars"? Do these morons think nobody has sat and listened to a cheesy used car salesman before. Because he liked us so much. I felt so special and unique. He offered us not only Tres Rios but a resort in Oklahoma and wait there's more. All the other resorts plus access to all Coast to Coast resorts. And all this for guess how much? Cmon you guessed so bad last time give it another try. Ok I won't make ton wait anymore. All that for $8000. I sat there and thought you MFers tried to sell me at $16,000 and then come in at $8k. Wow what a sleezy sales tactic. Then tells me if money is a problem I can finance with only half down. I assure him that money was not the issue. We would never use enough to justify not to mention they tried to bend me over. He kept talking about money and even the girl that had showed us around even stated telling him money wasn't the issue. He was getting pissed and dug deep telling me I owed it to my family to take them on vacations and leave this membership to them when I died. Told him I have 3 grown ass kids that none of them like to camp or stay in RV Parks. They have left home and can pay for their own vacations. He just could not believe that I wasn't falling or his superior sales tactics and pitches. Sad part of it is the girl that gave us the tour and was our sales person was doing well and I might have bought from her. The whole thing was very unpleasant. Oh yeah they tell you upfront there's no high pressure or arm twisting to buy. Now about the park. It's nice. In between three rivers like the name says. Gave us a site that was all dirt. You'd think if your wanting to sell someone you'd give them a nice spot. Office folks were hit or miss. We're really friendly upon arrival but went back another day and seemed stressed because of phone calls and were short that day. The resort has live oaks and pine trees Only one shower building with two showers each for men and women. Pretty clean considering public restrooms/showers. It's not a bad place to spend a few days. Just know your going to sit through an ass beating sales presentation. Good place for kids as have a play ground and they can play in Squaw Creek as well as adults can sit in lawn chairs in the creek. Just remember to put your adult beverages in a cup that is not glass anywhere other than your camp site. Most of the other guests were friendly. Just don't step foot on anyone's else's camp site. Some folks take that stuff serious.

Pool is glistening, lots of fresh paint on the cottages and fences, and the grass is green and well maintained. We were greeted by Angie who offered a huge smile and a hug. She ushered us to a shady campsite and the customer service has been wonderful. The activity schedule is full of fun and the park quests are friendly and quiet. Plenty of room for our 42' fifth-wheel and two trucks. The park is nestled in-between three rivers (thus the name, Tres Rios). We have totally enjoyed our stay and our membership!

What a great way to spend a day! Just an hour and a half outside of Dallas, you can immerse…read moreyourself in the time when dinosaurs ruled the earth! There's actual dinosaur tracks preserved in the rock at Dinosaur Valley State Park, and that just adds even more fun to the experience! We went for the day and the entrance fee was $8 per adult. They accept cards and cash at the Ranger Station. Prior to arriving I tried to buy tickets online, but I kept only seeing tickets for overnight camping. Nonetheless, we were still able to pay at the entrance and we were even able to get out and use the restroom facilities at the entrance. Once you pay your entrance fee, a ranger will give you a trail map. There is ample parking inside the park, so there are lots of possibilities on where to start your adventure. We started on the Pawluxy River trail and crossed over to the main track site where the dinosaur prints are very clear. The river crossing has slightly protruding rocks that you have to navigate on foot to get across the river. I wore hiking boots and I think this was ideal for the environment. From there we switched to the overlook trail where the elevation is 850 ft, so you get a great view of the whole Pawluxy River Valley. From there we descended to the Black-capped Vireo Trail, then crossed the Pawluxy River to make our way back to our car. While there's endless combinations of hikes you can take, ours took about 3 hours. Along the way there were lots of people. Mostly gathered at the river and at the tracks. The rest of the trails were actually very quiet and peaceful. In addition to hiking, there are other points of interest. There are dinosaur models, a swimming hole and of course multiple dinosaur track sites. Overall, Dinosaur Valley is a great state park with something for everyone!

This park has extremely reasonable monthly rates. The sites are huge with plenty of space in between them. The pool and hot tub are fantastic, clean and with such comfortable lounge chairs. The restrooms and laundry facilities are clean and in good working order; the washer & dryers look new. Theres an exercise room, a game room, a fishing hole, and a really nice playground for kids. The best part is how friendly, kind, helpful, and accommodating the office staff is! I highly recommend Coffee Creek RV Park!

This has been in business since 2009 and only this year are you not embarrassed to say you live…read morethere. At one time a huge sign was hung stating drug free community which of course in a town of 2,000 people, everyone knew it was the biggest joke in the world. The current(well old manager because they just fired him after he doubled their income because the manager before him did nothing to get people to stay here.) he got rid of the druggies and filled the Village for the first time since February 2015 meaning he started his job with approximately 11 renters and when they fired him, there are now 28. His mother died and he went through some chemo treatments and got behind In administrative work however ; he still nose sure rent got paid by those who live here. The owner budgeted incorrectly in 2015 assuming that the people who had half the Village rented were staying and in February they left so when the the new manager started, he was having to play catch up on getting bills paid and other duties from February of last year. Not to mention doing the job of the maintenance man as well because he wouldn't do his job for about a month and a half. I know they wanted to fire him but the manager convinced the owner to give him more time and see if he will buckle down, shameful the manager wasn't given the same opportunity. This was not taken into account, the owner only paid him $10 a hour when the previous manager made almost double. The owner lives in Arizona and came down in January and put this poor guy through Hell. Broke the law in telling him he couldn't schedule doctors appointments for the first 10 days she was here. She then got mad at him because the banker she had used since opening the business quit and his replace men denied payment in all check written by the manager because the owner has 3 loans which she is behind on so these checks bounced all over town and guess who became the scape goat and the person at fault...the man she hired to run the village, correct me if I am wrong but the account is in the name Of the business typically and the owner of the business is ultimately responsible for ensuring all accounts have money. Long long long story short, they have fired this poor guy because of his momentary lapse in administrative duties but added insult to injury by telling him he almost caused the village to be foreclosed on. In-called for. I know at one point he wasn't able to put rent money into the accounts because they were overdrawn and employees would of not been paid and got checks around town would not of been taken care of which is what he did with the rent money and receipts out the wah-zoo to show where all the money went. The owner is a bully, she is crooked and hides behind what she thinks the law covers but this is Texas and not Arizona. She is causing one tenant to pay a 40 year note on a RV she is purchasing from the owner, 40 YEARS!!!!! This woman is a bully, she intimidates people into submission and does not follow landlord-tenant laws as set forth in Texas Statutes. She evaded taxes, hides faulting wiring or maintenance use smoke and mirrors to throw off inspectors. If you are looking for a place to live, DO NOT STAY HERE!!! You will be treated with open arms but after about a month or two, you see the monster that she truly is. She talks about Christ and she goes to church but like the Bible says, Satan is here to kill, steal and destroy and it's sad that she doesn't realize that the Devil is using her and that is why she is such an unhappy hateful and unforgiving individual. I said my piece, I had I to stick up for that poor boy who put Off two major back surgeries for this job and for her and this is how she thanks him. Find another RV Park because I am.
