We have been members here for more than a decade and we have enjoyed the park several times a year. The park looks the best we've ever seen it. Pool is glistening, lots of fresh paint on the cottages and fences, and the grass is green and well maintained. We were greeted by Angie who offered a huge smile and a hug. She ushered us to a shady campsite and the customer service has been wonderful. The activity schedule is full of fun and the park quests are friendly and quiet. Plenty of room for our 42' fifth-wheel and two trucks. The park is nestled in-between three rivers (thus the name, Tres Rios). We have totally enjoyed our stay and our membership! read more

Was offered four days of camping in return for sitting through a one and half hour sales presentation. Sat down and went through the different parks and amenities. Then were told it was just $16,900 for a membership to just Tres Rios and that nobody ever took that one because take a guess at how much it is for a membership to include all their resorts. Cmon take a guess, no really take a guess. $20,000, $25,000 maybe $30k. Not even close!!! It's the same price!!!!!How amazing is that? How can this be? Oh the insanity of these folks to sell all of that for the same price as just the one. No wonder anyone ever took the deal with just one resort! Tried a soft close then went and looked at the resort. Then came back and tried another close. When still resisted the awesomeness of this deal, they brought in the The Closer, the manger, the magic man, the man that could make things happen. Have you ever seen the old movie "Used Cars"? Do these morons think nobody has sat and listened to a cheesy used car salesman before. Because he liked us so much. I felt so special and unique. He offered us not only Tres Rios but a resort in Oklahoma and wait there's more. All the other resorts plus access to all Coast to Coast resorts. And all this for guess how much? Cmon you guessed so bad last time give it another try. Ok I won't make ton wait anymore. All that for $8000. I sat there and thought you MFers tried to sell me at $16,000 and then come in at $8k. Wow what a sleezy sales tactic. Then tells me if money is a problem I can finance with only half down. I assure him that money was not the issue. We would never use enough to justify not to mention they tried to bend me over. He kept talking about money and even the girl that had showed us around even stated telling him money wasn't the issue. He was getting pissed and dug deep telling me I owed it to my family to take them on vacations and leave this membership to them when I died. Told him I have 3 grown ass kids that none of them like to camp or stay in RV Parks. They have left home and can pay for their own vacations. He just could not believe that I wasn't falling or his superior sales tactics and pitches. Sad part of it is the girl that gave us the tour and was our sales person was doing well and I might have bought from her. The whole thing was very unpleasant. Oh yeah they tell you upfront there's no high pressure or arm twisting to buy. Now about the park. It's nice. In between three rivers like the name says. Gave us a site that was all dirt. You'd think if your wanting to sell someone you'd give them a nice spot. Office folks were hit or miss. We're really friendly upon arrival but went back another day and seemed stressed because of phone calls and were short that day. The resort has live oaks and pine trees Only one shower building with two showers each for men and women. Pretty clean considering public restrooms/showers. It's not a bad place to spend a few days. Just know your going to sit through an ass beating sales presentation. Good place for kids as have a play ground and they can play in Squaw Creek as well as adults can sit in lawn chairs in the creek. Just remember to put your adult beverages in a cup that is not glass anywhere other than your camp site. Most of the other guests were friendly. Just don't step foot on anyone's else's camp site. Some folks take that stuff serious. read more

I would not recommend this resort to anybody. They told us we were not welcome there with a 2022 nice destination trailer and whole staff did not make us feel very comfortable. Definitely not a place I would wanna spend my hard earned money. I would give zero stars but I did not have that option. read more

Beware! This place is a complete scam. It's essentially timeshares for RVs. They contacted me claiming that the company I bought my RV from had set us up with twenty-five free nights at their RV resorts, plus $100 for fuel. Sounded very cool, and kinda phishy. I did some research on the company, and it definitely looked very phishy. I contacted them via email, asking if they were that type of company. They tried calling me back multiple times, instead of replying to my email (another red flag). Finally I got someone to reply, who stated that it was nothing like a timeshare, and that we had not requirements to use out free nights. It was a gift from the RV dealer. Then we got on the phone, to confirm the nights for our first stay. That's when they try and hook you (exactly like a timeshare). They said you are required to take a ninety-minute tour of the resort and listen to them go over their membership options. Otherwise you do not get those free nights that the RV dealer supposedly gave you. Definitely a scam. Do not just believe me, check all the horrible information on the Better Business Bureau site. They've been doing this for a while, and just keep changing their company name. read more

We bought into this resort. Afterwards, I think they tried their best to make the experience as miserable as possible. They use to let the dogs run by the river. Not only have they changed their rules they are very rude. Most of the camp sites have stickers. I was told that we should expect that because this is in the country. Really? When we first purchased our membership we were thrilled. Not so much anymore. The water pressure sucks every single time we connect to the park's water supply. If you have to stay during cold weather it's even worse!!! They will turn the water off at will and not even tell you about it...no email, text message or word of mouth. As much as we pay for maintenance fees this is the number one RV Resort that fails miserably!!! You would think that all of the sites are graveled, trees trimmed, roads rut free. That is so not the case! Well, at least the location is great. read more

We arrived at 6pm and was greeted by an older gentleman. We got checked on and I asked how we were to get a spot. The man said he would take us to a spot. I was disappointed we were not able to pick our own spot when we are paying $50 per night. We chose not to take the tour, because we wanted to experience our camping trip the way we chose. The man took us to a site that was in a field in my opinion. There was absolutely no shade at all. When I asked if there was a spot with shade or possibly a tree. This employee of this campground told me I could pay $16000.00 to move to the back where the trees are. I was taken back by that remark, and our spot didn't have a picnic table. The man didn't offer to get us one. My husband and I had to carry one to our spot ourselves. The website in my opinion is misleading. I made my reservation and paid my $50 deposit and the lady told me I would have to pay another $50 when I checked in. I had no problem with that. However when I went to pay they charged me $100. One of two things I'm assuming happened. The lady I reserved with took into consideration I wasn't going to arrive until after 6pm or she just didn't give me the proper information. Either way I had nothing to do with the ladies mistake. I advised the officer of my displeasure with the way we were treated when we arrived. One of the ladies I assume thought it was funny because she couldn't stop laughing. The other lady suggested we carry out chairs to to the back of the park for the shade. It was also suggested to me to take a walk by the river. That was a mistake it's so muddy that I feel in the extremely sticky mud. This is not a place I will come back to again. This is not my idea of camping. Oh and there are stickers in the grass, and the largest ants I've ever seen all over the place. I gave it two stars because we were able to leave this place and find other things to do. This is a membership based campground and I'm assuming it's pretty expensive due to the statement that was made to me when I got here. It's also expensive to stay without "the tour." $50 per night and the spots are in the direct sunlight all day long. read more

TRES RIOS RV RESORT has so much to offer for families. With two children under 12, I always like to stay somewhere that is family friendly. The kids have so much fun joining in on the planned activities at the park like the bike riding and fishing! During the summer they've participated in the watermelon eating contest, the pool games and made a lot of new friends! They spend most of their time with the activities director playing games and with their new friends playing; They only want to come back to gather snacks and take off again! When we've been to the park without the kids its nice to join in on the adult activities. We have met some great families we now consider friends! Its nice to sit out under the pavilion and listen to the bands on the weekends. There are perks to the different sites you can get. Some are along the creek with large tree coverage and others are close to the events/restaurant and bathhouse. On our last trip out to the park I noticed major improvements to the bathhouse, a full renovation! Very stylish now! Staff was very friendly! Carol is a comedian and makes any trip to the front office enjoyable, even to cash in for quarters when I have a full day of laundry ahead of me. read more

Tres Rios is a great RV Resort. It is nice to have a place to camp that is membership based and will allow one to meet other regulars to that campground. In addition, membership comes with 7 other resorts you can visit plus coast-to-coast, good sam, and a few other amenities that I regularly take advantage of. Joining Tres Rios/Ocean Canyon restorts is expensive but so far I've found it to be worthwhile. It is also a great location near the "hill country" and other small towns that are close to visit. read more

Horrible folks to do business with, lies, and fraudulent practices! We explained to thier sales representative that we were not interested in this program at the time as it just wasn't a good time for us. She wouldn't take no as an answer and was very pushy. She never went over all the maintenance fees or even what our interest rate was. We have been blindsided by all the extra fees that come with being a "member". We did, however, cancel our first membership the day after we signed up when we realized we could not actually afford it. When leaving, the staff then pushed a "deeply discounted" plan that only involved two of thier properties. We still had no interest in this program as it just did not work with our lifestyle but they have refused to cancel for services un-rendered. FRAUD! The "90 minute" presentation lasted over 4 hours! Was told time share would give tax incentives. Was also told if we didn't purchase now, the price would be more the next day. Was told this would be a great investment and would increase in value! Very unaccommodating, unfriendly staff. We were a group of four campers and were told repeatedly that they could NOT put us anywhere close together (even though we told them at the time of booking that we would like to be together)- however there were plenty of open spaces that were never filled while we were there for three days. The staff is always driving around on gold carts, patrolling and following you and your kids around like you're doing something wrong. The river area has a lot of potential but is very steep and not kid friendly at all. Very close/small campsites. The park was clean and laundry facilities were good but unfortunately, those are probably the only good things I can say about this park. read more

We "won" a free 4day 3night camping trip to here from Camping world and (Ocean Canyon Properties). We booked our trip for 4th of July weekend we actually stayed Friday night through Monday. The catch: This is a membership "timeshare" type park so our stay required a "90" min ( more like 2 1/2 hour) Presentation and tour. Now I will get straight to the point. The park itself has potential. This would be an OK park if you didn't have to buy a $8,000 membership to be part of it and one additional park. They have 7 membership parks, but to get all 7 your looking into the $15,000 range, Oh but it comes with a membership to Good Sam coast to coast for an additional 199 a year. We did our presentation on Sunday so we had some time to explore the park and the surrounding area. and really the only thing to do in Glen Rose where this park is located is the Dinosaur World park, and maybe the Dinosaur state park up the road (which also offers camping). As for the park I will say that the spaces are large and most are pull through but of course to have a pull through membership you have to buy into the larger package. This park offers access to the River for fishing but the bank was so sticky muddy that its almost impossible to walk on to fish, I actually fell in the river helping my son with his fishing rod because the bank was so slippery, you couldn't even put a chair on the ground our it would sink right in, so that was a pretty much no go. You can call a company to come pick you up if you want to float the river as all three rivers come together at the back side of the park. The Staff was not very friendly in the office with the exception of one lady, not a good way to treat people that you are potentially wanting to join your very expensive membership. They have one pool that was not very clean, no granted this was a holiday weekend, it wasn't that busy for the pool to be dirty with leaves, hair and grass in the pool. This is a great park if you are retired in your 60s or full time rv'rs that need someplace to go while traveling through. The kids room and activities were a joke, and we really didn't participate in any of the activities they had for the kids. We have camped at other parks and for the most part all the campers where friendly and inviting, we did not get that feeling here, Maybe because most were older or only there for the free weekend tour. So we were pretty board, If it wasn't for Ocean Canyon Properties ( the owners of the membership park) I think it would be an ok place to camp for like 35 dollars a night. We are members of Passport America and Good Sam, but the only way to join Coast to Coast is to join a park like this. The spaces had no BBQ or Fire Pit No cable, Did have full hook ups, but you could smell the sewer the whole time. They did have a girl come and play Guitar on Saturday night but not a very big turn out by the campers. and everyone kinda kept to themselves. The only real plus to this place is the couple things you can do outside the park. The scenery around the place is pretty nice and its off the main road a ways. The sales lady who was very nice and lives there even stated that they cater to the "fulltime" rv'rs. We had a good time as a family but was not very impressed with the park atmosphere or amenities For 8k dollars you think you could at least get cable LOL but in closing I think if this was a public park that allowed you to camp there without a membership and had some nicer staff and amenities / activities I would have gave it more stars. We probably won't ever use the free 25 nights they gave us for the tour. read more

Tres Rios is one of my favorite places to take my littles. There's always a bunch of fun activities for children and adults. Its very clean. And the employees are super nice, always willing to help in any way possible! The restaurant serves some amazing home cooked meals from breakfast to dinner. Staying during the summer is always fun, they've got pool games, slip and slides, snow cones and ice cream floats and MUCH more! The kids hall has games, toys and crafts! My kids never want to leave. Texas Hall is always fun, they've got pool tables, books, puzzles and board games We always come here to go fishing, they've got some of the best spots. And the office has a very convenient little store. read more

TRES RIOS RV RESORT has some of the best members to visit with and have fun with. Making new friends is what it's all about...making those memories. There are lots of activities for all ages to participate in no matter what time of the year it is. Bingo is a big hit and fishing is always a big hit here at the park. These guys are fishing in the winter and are still catching some good size bass. Quiet mornings and watching the sun rise and set over the river is very peaceful. Lots of people out at night around their fire pits and having a good time. Staff members are very friendly and helpful all the way from the front office to our security and escorts. read more

We received 25 "free nights" when we bought our 5th wheel from fun town rv. When we got there the staff gave us some paper work and we thought that was the end of it. The first spot they gave us was the wrong amp, even though I told him several times we had 50 amp. No biggie, we moved to a new spot. The next day we received a phone call saying we had missed a meeting (that we didn't even know was a thing) and that we now owe them $60 a night for our stay. We asked if we could come to another meeting and they told us no. THE ENTRANCE HAS A SIGN SAYING TWO NIGHTS FOR $20! The staff was very rude and the place was gross. DO NOT STAY HERE! My wife and I got an invitation to come see the resort. We went and checked it out. Not impressed by the small lots but liked the rivers. We liked the cabins. We were offered some today only pricing. Started around 15k for the top package. We already own a timeshare in myrtle beach and we did not want 2 maintenance fees. While in the office negotiating they called a friend of the business that could help sell our timeshare. The Friend of the business claimed it would be no problem to sell our timeshare in MB since it is such a popular location. Should sell for around 13k. Our thought. Great. The catch was we had to buy that day. After hrs of negotiations and against our better judgement we bought an approx 7k package. That was last Jan. The timeshare company charged us around $350 to list our timeshare. They claimed it should sell by spring break. When I called and looked for updates the timeshare sale company was annoyed with me. After many frustrating calls to the company including many price drops on our part..no sales on our MB timeshare. I called Kerry from tres rios and explained my frustration. He put me in touch with another time share sales company he knows and they charged us about 50 dollar to list our time share" as a favor". Same deal. Months later, No sale after many price drops from the amount they suggested. To this date we have no sale and now pay 2 maintenance fees. We have emailed the Owner of Ocean Canyon and no response. We are very fed up with the whole situation and now really do not want to even go to tres rios. read more

The park leaves much to be desired. Muddy sites and stickers in the grass everywhere. If you have pets you'll spend most of your time picking the stickers off them. The staff has absolutely no personality. The guys that show you to your site were nice but the women in the office were all lacking any emotions or personality. The bathhouse is so disgusting I can't believe Coast to Coast considers them a premier property. Tells me how low the bar is for C2C. If you have to sit thru a sales presentation, as I did, have a bottle of champagne before you go. The sales antics and pathetic attempts and introducing surprise offers is so elementary. Kim specifically couldn't get a job at the worst used car lot you can think of. She constantly interjected with her horrible fondant style makeup interrupting the sales gal, Katie (who was actually nice), with pathetic "subtle" value adds that was so obvious it was all staged and part of a sales routine. STAY AT OAKDALE OR ANYWHERE ELSE IN THE AREA. Until Management changes and Kim rides off back to Florida in retirement, do not visit or stay here. I felt like they owed me more than $150 and a free stay to sit thru that experience and stay at their nasty property. Now, the SURROUNDING AREAS are beautiful! The rivers behind, the State Parks nearby and the surrounding towns are beautiful. However Tres Rios Basura has absolutely nothing to do with that. read more

I visited this park this wekend and took a tour, it was nice. Friendly staff, mostly. The cabin was nice and it was free. We did have to give a $50 deposit but we get it back. The tour was a sales lady was sweet. We did not get a membership but hope to in a few more years. The food was good, the park had alot of people there. Lots of groups, and lots of stuff for my kids to do. I am going to recommend this place to everyone I know & they are gonna send me a kindle I can give out as a Christmas gift.
