Sitting on the porch relaxing, delicious snacks, all homemade. The breakfasts were amazing each day; we were so full. Conversations with Joe and Cody and we met mom Sharon. It was like staying with good friends. I cannot thank them enough for all the hospitality. We walked into town daily, visited their Saturday farmer's market. Joe cooked us a 5-course meal for Saturday night, wow, again high light of our trip. I haven't seen that much fine dinnerware and crystal in I don't know how long. It was so much fun. We will be back with friends.

When we were there, the house was so beautifully decorated for Christmas, inside and out. We stayed in the East Chamber, a beautiful suite on the 2nd floor. All the rooms have large jacuzzi tubs, but our suite had it situated in front of an electric fireplace. We could not have been happier with our beautiful and comfortable room. Joe is a self trained chef, and his palette and skills are beyond compare. When we arrived, there was a freshly made chocolate cake with raspberry filling, house made cookies all the time, and other snacks and drinks available all the time. His breakfast is sumptuous and perfectly delicious, with offerings that change every day. He is also very mindful of dietary restrictions and does everything to please his guests. Absolutely everything is made from scratch, from Chorizo to teriyaki sauce, Joe does it all. If you book in advance, he will even do a special dinner on Saturday night. Trust me when I tell you this may be the highlight of your visit

We spent 3 nights in their lovely home and were treated like family. We had the smallest room, the Nook, which was more than adequate with a sleigh bed and large bathroom with a great view of the garden and gazebo in the back. We had a pot of coffee and cookies early each morning and a large, scrumptious breakfast at 8:30. The house is nestled at the foot of the Hot Springs National Park near the historic district so we were able to walk to town for sightseeing and hiking the trails. My husband Mike and I were in town for a destination wedding at the exquisite Garvon Gardens and just needed a place to stay for a few days. We are more than pleased with our choice to stay at Prospect Place and highly recommend it. Rooms are clean and tastefully decorated with antiques and the porch invites sitting with coffee in the morning. The whole atmosphere is homey and the rescue dogs in the back were a plus to us. Mike and Kelly actually made the B&B a highlight of our trip. We shall hopefully return.

It was incredibly clean, spacious while still being cozy. Mike and Kelly are great hosts, very gracious, friendly and laid back. The breakfast we had was delicious; and apple dumpling/pastry, followed by a quiche. I can't wait to come back in the spring when the weather is nice and sit on the porch or hang out in the backyard in the cute little gazebo. An added bonus is that it is very reasonably priced. If you're looking for a place to stay in Hot Springs, definitely stay here!

Try the daily cookies and brownies in the cupboard!! And do not miss the 3 course breakfast Mrs. Rebecca cooks and Mr. David serves!! Loved the cinnamon streusel muffin, chocolate muffin sundae, and stuffed croissants!! The juice was delicious and the Keurig coffee pots offered many options!! If you're looking for a private experience, try the Moroccan or Safari rooms!! We stayed in the Safari and loved it! Monkeys and giraffes abound....comfortable bed, silky sheets, a jacuzzi tub, and full shower!! The fridge was stocked with breakfast foods and milk, juice, and water!! The Moroccan Suite was all that was available when we booked and the pictures of the room do not do it justice. It is huge and spacious with enough room that it resembles a one bedroom apartment. The bed was comfortable, the fire places are a romantic for couples, and the kitchenette was stock with snacks and drinks. The bathroom has a huge walk in shower and the tub for two had a historic arch over the it that is from a palace in Morocco. The breakfast each morning was fantastic and it is so much food (3 courses) that we couldn't eat lunch each day. We cannot wait to stay here again! It is truly an experience.

We're a sucker for old homes and antiques and the inn is beautifully decorated. We stayed the Magnolia Room was very nice with the spa tub and balcony access. Not a bad walk to bathhouse row. August is a thoughtful and engaging host that tells a lot of thee history about the area and had good recommendations for parking, eats, etc. He has really poured his heart into his place and it shows. Janeil presents a really nice breakfast in the elegant dining room. I am still craving her homemade the chocolate chip scones. When we ever get back to Hot Springs, we will stay here again.

Nice selection of teas and cookies for anytime the mood hits. Our room (Fountain Room) was nicely sized with a very comfortable queen bed. The whirlpool bath was elevated and large. The restroom had the snacks and coffee machine and supplies. It was nice and quiet at night. The house is old and has some quirky creaks and noises but it didn't keep me from falling asleep. Breakfast was served individually and it was a surprise to learn that Janelle, the assistant to the owner, is from CA like we are! We had a great conversation about what led us to Hot Springs and we both agreed that it was a nice place to live or visit. Upon leaving, we felt refreshed and ready for the day! This was a highlight of our trip and hopefully we will return!

I swept under the beds and it was shameful and they needed to spray for spiders . Had to go to the store and get some of my own cleaning supplies to try to endure my stay there Cabins were built in the 30's and could be quite charming if they were only cleaned properly. Outside of windows were filthy and had spiderwebs on all windows .

Skip and company are welcoming, kind and filled with a wealth of information about the area. There's a concrete apron for access to the lake for swimming, which probably serves as a boat launch too. Basic kitchen supplies and towels are provide, and the fridge has breakfast necessities upon arrival. There are grills for shared use on property that are bring your own charcoal and work great. With the amount of cabins here, it would be a great place for work retreats or family reunions. And most importantly, they are pet friendly.
