This was the second time I had them inspect a house. The first time it was great. He found all that was wrong with the house. Bi didn't buy it and felt that I could trust them. The second house review did not mention all the major issues. To make the list ng story short. I got a lemon and stuck with thousands in major repairs . If I don't sue them it would be only because of my health issues and being exhausted by the repairs. The warranty they have is for 90 days. Their warranty company covers only $500 in structural damages. That is to bring a licensed person to do the job. Pay for it and submit the bill. Not a nice setup. read more

Sean inspected our home. He was nice, seemed to be thorough, and was patient to answer any questions I had. That said, a few months later we had a problem arise (which the inspection didn't find, so they were supposed to fix it), but they never answered my calls and ignored my voicemails. A year later, a water guy came to the home and recommended our ancient pipes should be updated eventually. Six months later, a plumber in our home pointed out that our gas pipes were not fully supported and are a total fire hazard (this ENTIRE time!) In summary, while Sean was thorough with some things, other major issues went completely unnoticed, and Be Sure ignored my follow-up calls. read more

We got our house inspected in December by Be Sure. The inspection recommended that "the damaged siding be repaired/replaced as needed", with 8 pictures of the siding boards that needed to be repaired/replaced. We are in August (6 months later) and ALL the siding needs to be replaced because it swelling and falling apart. We will spend $30,000.00 to fix it. Why didn't the inspector saw that the siding is even soft to touch and warned us about that? He also missed that the deck was freshly painted but underneath the paint the wood is all rotten. Once the snow hit our deck in February, the holes in the wood started showing. Why do we pay the inspection if they can not see where the house has problems? We are living a nightmare. read more

We used Be Sure to inspect our new home in Michigan. Since were in another state, it was crucial to get the best. Called on a Saturday and the inspection was all set for the following Tuesday morning. We got the mobile number of the actual inspector and we're able to talk to him later in the day regarding specifics our realtor wouldn't have known. Sean just did a home inspection for a condo in Ann Arbor for me. Sean was prompt and incredibly thorough. Harvey/Be Sure Home Inspectors was well worth the money for his services. For $404 you get a 30ish page fully detailed report with full color photographs and proper explanations in plan English. The inclusion of a Radon test (For the $404 total) will help prevent your family from getting lung cancer later down the line and will hold the sellers accountable for making sure a anti-radon venting system is installed. Harvey has inspected two properties for us; his first inspection revealed gross negligence on the behalf of the first property owner. This person installed electrical incorrectly (no grounding, outdoor outlets without GFI protection), a double-tapping of an electrical panel that was also overloaded (dangerous, illegal), did their own roof job (which resulted in leaking and large damage to trusses) and revealed large amounts of mold damage to the attic in this dwelling. He literally saved us from making a $125,000 mistake. At the same time he was professional and presented things to us in a factual, unbiased manned - he did not insult the sellers or put them down. Harvey is very detailed. He checks ALL outlets for grounding, removes and inspects the electrical panel for code violations, checks all faucets and pipes, sump pumps, foundation etc. He goes up on the roof and inspects eaves, venting systems and fireplace chimneys. He goes into the attic, crawl spaces and checks anything and everything; in particular he is very adamant about water damage and mold. "Water is the enemy" he said on multiple occasions. His appliance recall service, which is free of charge with an inspection, will notify you of potential recalls automatically for the life of you owning your home. This is normally $100ish by itself separately. On the second inspection Harvey showed up early and was on top of things. It is worth every penny to make sure you have a home inspector to check the property. We would have had to sink probably over 10K in the first property if we bought it. The inspection report gave us the legal right to walk away and the knowledge to the seller that their house was not safe (for a respiratory standpoint) to live in; they now know they must eliminate the mold to sell the property. The second property inspection also found mold, but the house was in way better shape otherwise. With his thorough, detailed, professional inspection we now have the legal muscle to insist that the seller eliminate the mold and to make the property perfectly safe for us to live in. We will see if they (the sellers) will agree to our terms, but regardless his services kept us safe and saved us from a potential money pit. In Michigan it is important to note that it is not required by law for an inspector to be certified or have particular licenses or accreditation by the state. You need to choose an inspector that has passed a major home inspector certification course, they have experience in the home renovation/construction field and that they have licensing and insurance. Harvey is licensed, bonded and insured .He has passed both the American Home INspectors Training and the National Association of Home INspectors certification tests. Not all inspectors have this. Harvey also has well over 10+ years of home repair experience on his belt. You are in good hands with him. If this deal turns bad I will definitely be hiring him again to inspect a 3rd property. read more

Be Sure Home Inspections just inspected our new house we just purchased in November. The owner of the business was actually the one who did the inspection. Overall, we found him to be very honest and forthcoming. On the day of the inspection, he showed up early and had everything he needed. We have had plenty of service experiences where the guy showed up late, unprepared or under qualified. This guy, however, was the opposite. He had everything he needed, knew what he was doing, and did an excellent job explaining everything we needed to know. The most important thing we noticed was that he was very honest, good or bad, not just helping the realtor sell the property. For example, he let us know that our house was a great house for the year and was well kept, but that it would need a roof within the next five years and that the water heater was older and should probably be updated as well. This to us was actually appreciated, as we had heard stories of inspectors just giving a property the OK because the realtor suggested them and the inspector was helping the realtor. Overall, I would give Be Sure inspections five stars. We greatly appreciated the honesty, knowledge and effort that Harvey, the owner, put into our home!! read more

We were neither buying nor selling our home when we called "Be Sure Home Inspections." We had just had a flooded basement/cracked foundation issue occur in our barely two year old home in Northville and wanted to have the rest of the build inspected by someone knowledgeable. Harvey came to our home during a very chaotic time and did a very thorough home inspection for us. He was professional, polite and provided us with a full, multi-page, booklet showing the items in and around our home that require attention. We were grateful for his honest opinions as to the condition of our home, as that has been hard for us to come by. Due to our flooded out and very wet basement, we were unable to get a radon test done. We will be calling him back for that once this mess is cleaned up! So I am a first time home buyer and as many are aware, the market is rough right now. Lucky for me I was able to get an acceptance on an offer and needed a home inspection. I was sure at first since Harvey and his team was a recommendation from my agent, but I was very impressed with his service. Though I am a first time home buyer, I actually have had the luxury of having worked with a home inspector in the past. Report and expertise will vary between inspectors. You can set up the appointment and pay online (a convenience that is not always available). I requested a general-full home inspection with radon testing. He was on time and came with a trainee. The trainee did most of the inspection but Harvey assisted in various parts to ensure that it was being done right. They caught a number of issues of which is why you pay for a home inspector. They talked to me about what needed to be maintained and what was a major issue. After all of the one-on-one education and interaction, I even got my report super fast (I had only a few days to submit it per the house contract). This report was available to me online. His price seems to be the average across the west side of Detroit. Ultimately, was this a good recommendation.... yes. Would I recommend his services to others... yes. read more

The inspection report cited items NOT found to be a REAL problem, nit-picking to extreme. They cited the roof as being in the second third of a 25 to 30 year life span and it was new 7 years ago and done by a reputable local firm. They cited the stove as being without a device that would prevent it from being pulled over on a child...the stove can barely be pulled out let alone pulled over on anyone. The point being this inspection appeared to be a case of the inspector justifying his existence. Furthermore they wanted a 9 AM appointment on a SATURDAY and showed up 20 minutes early, left the house with doors open and water standing in a sink. I do not recommend this firm. read more

I'm a first time home buyer and really appreciated how thorough Sean was while inspecting my potential new home. I requested to have my sewage scoped after the inspection had already started. Unfortunately, he did not have his camera with him but offered to go get it after the inspection was completed and come back out that same night to complete the scope.
