We had not been to Ko Olina vacation club in Hawaii for about 15 years and the property self is still beautiful however, starting to show its age the people are wonderful and we truly enjoy Hawaii. However, the resort pricing overall food value was disappointing. At check-in guest are giving a discount card for 10% of Off at the Market and certain resort locations, which is appreciated. However, if you forget the card in your room while heading to the pool or Beach, you were simply out of luck since purchases can be charged directly to the room, it seems like the discount should automatically apply to the guest account instead of requiring a physical card. The 10% discount definitely helps because Hawaii is already expensive but the price is at the market and eateries felt excessive. For example we had 6 drinks and two orders of fish and chips at Long boards and the bill was $171. Unfortunately food felt like it mediocre pub food, which made the cost even harder to justify. Overall, we love the beauty of Ko Olina and the warmth of the people, but the resort pricing felt comparable to Disney without the food quality or value to match. read more

Stayed here for a week. Had two comfortable rooms. My favorite was the spacious kitchen and having a few breakfast mornings on our patio seating area. And can't go wrong with a two minute walk to lagoon 2 morning, noon, and night. My only thing was the washer/dryer in our unit. Didn't seem to work at times and drying would take a while whether small or big of a load. Other than that, we all enjoyed our stay and would stay again. read more

STELLAR! We booked through VRBO. Start to finish - exceeded all expectations and was an exceptional experience. Consider it an investment towards your happiness and wellbeing. Spectacular views, exceptional lodgings - think "Paradise." The staff additionally did not disappoint. Fantastic attention to detail; greeted us as soon as we pulled up to the curb, escorted us to our condo to physically walk us through everything and had outstanding recommendations. The location, four lagoons, neighboring hotels (variety of restaurants to choose from) and how well appointed this place is ... a total home run! The three bedroom villa/condo/apt was exceptionally upscale, spacious, beautifully decorated with very comfortable bedding and literally had everything. Worst nightmare ever! Think twice about booking here specifically through Ola Properties! 1. Arrival date I was told someone would greet us and show us to our room.. Didnt happen. 2. Second day WORST NIGHTMARE BEGINGS we were celebrating my daughter and nephews bday... some how while we were in the pool our cakes were found on the ground... not just any cakes! 2 $200 cakes from Oahu cakes (beautiful cakes btw) they claimed high wind had knocked them down... we dont believe that to be true... As the above happened my sister was trying to get relocated to a different villa because the villa she was in had tons of roaches... Then we come up to our villa only to find out the entire building AC is not working... so we sleep with our sliding doors open BIG MISTAKE! Woke up and we all had mosquito bites all over us. Once we had woken up, we were promised it would get fixed that same day. that was a lie. Another night goes by no AC mosquito bites all over again. Tried multiple times to get a hold of someone from Ola properties. No luck with that. I had to stop by the lobby asked to speak with the manager and showed her all the mosquito bites which she was very understanding and she guaranteed me the AC would get fixed that afternoon. At one time i spoke to a ladie named Debbie from Ola properties and she was always very rude! She called me to accuse us of jumping some fence to get to lagoon. Didnt even ask if it was us! She went straight to the point and accused us. Mind you staff at the Villas property would recommend misconduct behavior. Alex the pool manager suggested we burn the place down, jokingly I know, but seriously... that was their way to make it up to us... then we found a wallet and towel near the pool bar and when we turned it he also (jokingly) asked why didnt we just keep it as it had cash in it... Our view was so beautiful I will say I would give the place 5 stars just for the view but that doesnt make up for the week we had while at the resort! read more

The condos are very nice. If you want to be in Ko Olina, this is where to be. It is smaller than the other major resorts in the area. There are two buildings, the Beach and the Ocean. This is the Beach and is behind the Ocean. We met many owners while there. They gave us the pluses and minuses of each building. Each condo is privately owned. Hence, no two are exactly alike. They all have their own furniture, etc. I would also state Penthouse is used for floors 10-16 (no 13 floors). Noise travels from balcony to balcony very easily. The condo is as advertised. Note that NO umbrellas are allowed in the lagoons, so don't drag them to the beach. There are rules for the condo for parking, towels on patios, etc. It didn't bother us, but many guests complained about it while we were there. The workout room is well-appointed. I enjoyed the wet and dry saunas in the ladies locker room. Every night there was a singer song writer at the little bar. Usually, we could hear it from the patio. As others had mentioned, no restaurant was on site, but that was a big deal for us. We would love to come back and stay here. The staff at the condo is accommodating as well. We had a check-in issue, but that was our owner's fault, and they tried their best to make it a non-event. read more

Very nice quiet resort with breathtaking views, excellent service, and very clean modern villas. This resort was more than enough for us. They had 2 pools and 2 or 3 hot tubs, saunas, bars, a nice gym, and a gorgeous beach lagoon where we spent most of our time. The lagoon felt so private and we loved it because there weren't many people there, and this was before Covid, so I can only imagine now! The sunsets were unreal each and every evening and we stayed here for one week. The villa was so so so clean and spotless. It's a huge plus for me. I couldn't find a thing I was unhappy with. They had everything you can imagine and think of. They had all sorts of beach and pool toys, floaties, chairs, and so on. The beds and pillows were extremely comfortable and very clean. The kitchen had literally everything we needed. Anything you can think of. Now I know this can vary from owner to owner, but the villas themselves were in excellent condition. Pretty much perfect. And don't even get me started with the room views! This was perfect for people like us who enjoy peace and quiet (I'd say I'm getting old, but I've always been this way LOL), but for some people it might feel like 4 stars because of the limited things to do in the area and no night life and so on. It's extremely quiet at nights. But it was only a 40 minute drive from Honolulu, Waikiki beach area. Not too bad if you ask me. I mean we didn't enjoy driving in Oahu at all because too many freeways (and traffic) and regular streets, didn't feel like we're on an island at all in many of the parts, like the other islands of Hawaii, but still, not a terrible drive. But since this was my first time on Oahu island, we still wanted to check out Honolulu and Waikiki beach area where all the activity is. I think most people would enjoy it because there's so much life and so much to do out there, and for only a 40 minute drive from this resort, it wasn't that bad overall. read more

Wow. I was not expecting all the rules that this place has. What a unique experience. The unit we stayed in smelled like sweat, there were stains on the bedding (which honestly, did not seem like the staff changed the sheets eww.) So we did the laundry ourselves. But wait, the laundry machines? SO SMALL. You can't do more than 2 sheets at a time and the dryer..oh the dryer.. even when set to 2 hours, the sheet didn't dry. No. It took 4 hours. This was also the case for towels. Anyway, the pillow case had what looked like blood on it.. I was so disgusted. I did bring my own pillow case thankfully. The staff are so unhelpful. All they really cared about was making sure we knew their rules..and that was it. Someone was in our parking spot, so we parked the next one over. Go up for a few minutes and BAM. Parking notice. Go tell the front staff that the situation is someone was in our spot..their response? Wait until 5 pm and don't park in anyone else's spot. Wtf?? Also, their towels had hair on them. HAIR. WTF? Why is the cleanliness lacking here? So of course, washed the towels ourselves every single day. The worst part was the mattresses. Oh.my.god. Do they not do a check on these units?? If you're paying these prices..ugh. So my mattress squeaked the entire time. The mattress also was so worn down that my head was okay when I laid down, but the lower half of my body sunk down so I was slanted. Needless to say, sleep didn't come well. This was also the case for the mattress in the other room. The positives: the view was amazing. The lagoon (2) was amazing. Would I come again? Idk. The people who work there seem SOOOO unhappy and they are so not friendly. Totally not the vibe you expect. read more

Stayed at the Beach Villas for 7 nights recently for the first time. I am impressed! The location was between the Marriott hotel and Disney Hotel. It comes right out into Lagoon 2 which felt like a cozy private beach. The beach was clean, and had soft sand. No rocks, seaweed, or trash in the beach. The pool has a relaxing atmosphere surrounded by large plants and flowers. My favorite was the hot tub! It's a short 10-15 walk to the other hotels. The unit had 2 bedrooms and a kitchen, and a sitting area with a pull out bed. There was 2 full bathrooms. The room was equipped with everything you need from pool towels, cooler, cart, boogie boards, etc. Nice appliances too! I had my coffee outside the veranda every morning watching the joggers jog between the hotels. Amazing view of the garden and beach! Just a tip, Uber Eats delivers to this place! Also, if you like snorkeling, sailing, and luau, the Ko'Olina Ocean Adventures were wonderful. They were only a few blocks away from the beach villas. Location and lagoon is wonderful. Sadly, you will be woken at 6am to screaming children in a hot tub, without any parent accompanying them. If you want some personal time in the hot tub or spa area, it will be rudely interrupted by some kids still in diapers. Drinks at the bar are extremely expensive and underwhelming. But like I said, great views if you can look past the unprofessional aspects of the "resort". Would hate to be a resident here dealing with the ignorance. :( read more

We have been planning this vacation for many months now and after changing stay locations came upon this particular place. The check in es easy enough and has on site parking. However, the lower garage does not accommodate large vehicles and the parking spots are very tight. Yet the room was exactly as we viewed upon booking. We had just 2 small hiccups but was able to call the front desk for a resolution. This partícula units stove was particularly hard to use but we managed. The unit was spacious and comfortable enough for everyone. Thank goodness. The facility is beautiful and was a pleasure to be able to use from beaches, pool, lagoon, BBQ grill and even feeding the kois. No restaurant on site was even ok. Plenty of places to go to just a short drive out. My only down is that the pool and facility closes at 9 Pm. Made us feel like we Where on time out. In all we would recommend this location and even stay here again. Enjoy! read more

Excellent place to stay when you visit! Beautiful area and it surrounded by lagoons! It's next door to the beautiful Disney resort.... We are staying on the 8th floor with a beautiful ocean/beach view. Each room has its own patio with the view.... 3 bedroom and 3 bath.... Nice kitchen, dining room, laundry room, and we have 1 parking spot that is in the parking garage. Friendly staff, pool area is great... Access to 4 pools.... One side has more of the children pool, and the other is lap pool only. They have a bar near the pool that is very cool! Friendly bar service and a nice seating area.... Gym access is here too! Cons: FAR away from everything! You have to drive at least 35-45 minutes to Waikiki and any authentic food.... All the places to eat are sorta non authentic... And if you have a big family with only 1 car, u may be screwed because you will be stuck in area! Bar, gym, pool all close at 9.... Lame.... 9 is still early when you are on vacation.... Beautiful place! Great location! Difficulty with grounds crew making noise at 7am - couldn't sit on balcony and talk. Would be nice if they were out there mid day so that it wasn't so disruptive! Management needs to become less over bearing! Constantly received notes for apparent miss-steps, had towels drying on back of chairs and were reprimanded, had blue beach wagon on porch, were reprimanded - parked vehicle in very difficult spot and were an inch onto white line were reprimanded! We understand that it is important to maintain the beauty of the resort, but we were on the 10th floor - how can they see all of this? Staff were friendly, rooms were clean, we loved the full view sliding doors, lagoon was beautiful! When you are spending the amount that we are it would be nice not to be nagged about silly things! They had to be looking at our porch with binoculars to see this... very annoying! read more

Beautiful time visiting Hawaii during Christmas with family. The layout of the villa was nice, there were some areas that could have been nicer like fresh paint on some areas. The staff was nice and helped when a light bulb went out and the coffee maker was on Fritz. The pools and lagoons were well kept and clean. Jacuzzi was nice and hot. I've vacationed in Ko Olina 4 Times and the Beach Villas are my favorite lagoon and pool:) They are a little strict on the "Quiet Pool" Rules, but I guess that's why people live here year round. We got at 3 Bedroom Villa and there were 6 of us, including 1 toddler. Lots of space, easy access to rooms, parking, greats pools, grounds, and very clean. I didn't officially stay at the villas but spent most of my time there visiting family for a wedding at Paradise Cove. It was very clean, large (3 bedrooms, 3 bath) with nice room amenities. They rented through Airbnb. Nice outdoor pools, bar, kids sand area and beach. Very secure with floor specific keys for the elevator ( once you swipe your security room key you can only go to your floor, will not allow you to go to another). This made visiting friends/family challenging but we worked it out. Part of Ko Olina with man made coves- each hotel having their own. Don't know the cost but would come back. read more

I'm going to let you in on a little secret. Beach Villas at Koolina is the hidden gem of all the Koolina resorts. While everyone else is crowding the pools and taking up all the lounge chairs at Aulani and Marriott, and while you are paying an arm and a leg for a tiny hotel room at The Four Seasons, the Beach Villas are just steps away from these over crowded and over priced hotels. Beach Villas is the property between Aulani and Marriott. It is not a timeshare but rather all the units are owned by private parties. You can rent a villa through VRBO or by going to the Koolina website and using links that redirect you booking a room. Most rooms are a 7 night minimum stay, and are either 2 or 3 bedrooms. The layout of the units are the same, but the furniture and decor can vary, depending on the owner's personal taste. Upon purchase, the units come with furniture and decor, and while some units remain fairly similar with original furnishings, other units look completely different. The unit that we stay in is 214. It is an immaculate unit with high quality furniture and decor that is well kept. Over the past 8 years, the unit and everything in it remains in pristine condition. The Beach Villas are well designed with a spacious and efficient layout, with beautiful pocket doors that open up the entire side of the unit out onto the large lanai. The kitchen is beautiful and was designed by local celebrity chef Roy Yamaguchi. I love using the heavy duty oven, and the "pull out" microwave and "pull out" dishwasher. The unit is well stocked with dishes, cooking supplies, beach gear, beach towels, and linens. There is a washer and dryer IN the unit. The Pools are beautiful! The Family Pool is very large and meanders under bridges and feels like lagoons all interconnected. There is a gravel bottom shallow pool for the kids. It's not quite sand, but I like that it is the chunkier soft gravel as it doesn't get all stuck in my kids' suites. There are two large hot tubs that are built within the pool, with beautiful rock walls that make it seem less like a pool and more like tidepools. The kids love the lounge chairs that are in shallow water along the edge of the pool! The pool is so large and it's never crowded, so we never have to fight for lounge chairs or a spot to park for the afternoon. Sometimes it almost feels like we are the only ones there! There is also an adult only lap pool near the Ocean Tower. The property also has a small spa room and fitness center. The "spa" has a sauna, steam room, and two showers that are free to use during your stay. Last but not least, the Owner's Pavilion is the perfect entertaining spot! It is an open, covered pavilion that can fit up to 40 people, with beautiful wooden tables, chairs and comfy sofas. There are grassy lawns surrounding the pavilion and the koi paths are just outside of the pavilion. We just had a small birthday party for my daughter in the pavilion and it's the perfect space for both children and adults. You have use of the pavilion kitchen which has everything from a heavy duty oven to a dishwasher, and there are two private bathrooms adjacent to the space. You are allowed to reserve it for up to 5 hours. The one downside is that party guests are not allowed to use the pools, however, the beach lagoon is just steps outside the property. For those traveling to Oahu, I HIGHLY recommend Beach Villas at Koolina, especially unit 214. And for those who live on Oahu, if you are looking for a relaxing staycation, this is truly a wonderful place to do it! Forget the crowds and "less than clean" (you know what I mean) pools at the neighboring hotels. If you must see the mouse, you can always walk over and say hi. But if your kids can do without the mouse 24/7 and you're looking for a truly relaxing vacation, head next door to The Beach Villas. You will not be disappointed! read more

We stayed in Unit 321 on the 3rd floor which was a 2 bedroom suite. This unit was absolutely awesome. Fully stocked with modern appliances and patio doors that open wide for a great view. The owner that rented this unit to us was easy to communicate with and responded fairly quickly, we found this on VRBO. For the Ko'Olina area almost any place you choose to stay at will be more than the Waikiki area I think, but for the private beach cove and great pool areas it was so well worth it. Plus, we avoided the high room rates at the Disney Aulani and just went there to check out that resort and dine there which was right next door to the Beach Villas. read more

Not JW Marriott, not the Disney hotel and not the Ko Olina Beach Club...these are the very exclusive, very pricey, very private million dollar condos over looking lagoon #2. With lagoon #1 being shared by Disney & JW Marriott. These are THE Beach Villas at Ko Olina. All together now: ooooo---aaaaah! Booked a two room condo with another couple for a week thru a travel agent fire sale. We got a pretty good deal that included a rental car. Arrived late on a Friday night and the gal manning the front desk was cordial but not exuding the typical "Aloha Spirit" we've become accustomed to expect. Unfortunately, this "attitude" became the norm for nearly all our interactions with the staff. I likened it to being in an insane asylum where you don't want to raise your voice and everyone needs to remain calm with no expression of emotion whatsoever. In reality, I just think the poor staff deals with the uppity rich elite so much, that they either aren't permitted to smile and greet people with "Aloha" or they've been snarled at so many times by ungrateful guests they really just don't know how to respond to people like us who are genuinely happy & having a good time. At any rate, our first clue to the "exclusive" nature of this place was being told not to lose our key card or else. It is crucial to getting anywhere on property here. From the parking garage (assigned underground parking stalls) clean enough to eat off the floor, to entering the building from the underground parking to getting on the elevator to making the elevator move, to entering your room to getting thru the gate allowing access to lagoon #2....it's all controlled by your key card. Yeah...the place is like Fort Knox. Our condo: BT 708. That's Beach Tower, 7th floor number 708. Never saw a soul, EVER, on our floor. Get off the elevator, turn left, around the corner and down this never ending hallway that made all of us start chanting, "redrum redrum redrum". For those that don't catch that reference, Google it. Arriving at our condo, we open the door and now the oooo--aaahs really start. It's nice. Gorgeous. So this is how the rich live? Wow. WOW!!! We paper, scissors, rock for the master bedroom, opting not to go with our original plan of downing Mai tai's and the last man / couple standing wins. We lose. We get the spare bedroom that has two double beds pushed together to make a "humped back" king. It's okay. It'll work. But the master bedroom is where it's at. We might have lost this year, but next October it's ours. The bathrooms are luxurious with HUGE tubs. The kitchen with our view looking west is stunning. Loved opening up the doors to our lanai each morning & evening. Being able to cook banana Mac nut pancakes for breakfast and tacos for dinner. In short, the condo itself was fantastic. No regrets. Loved it. There were some less than desirable issues: the washer / dryer works....barely. The smallest load you do at home? Try a quarter that size. Yeah...like one towel and one swim suit. And drying it? Takes an hour. Still, we were thankful for the amenity. Another funky appliance? The dishwashers. Two of them. Stacked. Weird thing about it...besides the two being stacked...you can't fit a dinner plate! Gotta wash those by hand. And the microwave? It's under the counter. Press the button to open and close....do NOT force it or do it manually. We were severely warned: it will break = $$$. All the quirks aside, we loved it. The grounds are immaculate, but remember to take your key card EVERYWHERE! Much has been said about the rules. Yup. There's a lot of them. In short, this is where the rich come to relax. Think serenity. Peace & quiet. Also, dress code. No going from the pool up to your room in just your swimsuit. A shirt or coverup is required along with shoes or flip flops. No hanging your towel out to dry over a chair on your lanai. The list goes on & on. Remember: peace & quiet. Serenity. Proper decorum. A final word on the fitness center. We had access. Never saw ANYONE else use it. But for those without access? You ain't missing much. It's really rather pathetic. Barely a step above what you'd find at a Holiday Inn or Best Western. And rules? Oh my. Another Ten Commandments await you there. Anyway, we thoroughly enjoyed our stay our social status not withstanding. We aren't from Hicksville but we don't drive a Rolls either. We don't mind the rules and certainly relished the relaxing atmosphere. However, a little more "Aloha" from the staff and a little less looking down their nose at you from other residents and I'd be inclined to give this place a solid five stars. Will we be back? You bet. Gotta keep showing the elite rich we are people too and we don't bite. read more

I often tell my loved ones and friends on the mainland that they should come see me here. The property was very clean and pristine in every respect. For me, this is a significant advantage. I looked for anything to criticize, but I couldn't find anything. They had everything a person could possibly dream or think of having. They provided a wide variety of beach and pool accessories, such as floats, chairs, and other items. The mattresses and pillows were very clean and offered an exceptional level of comfort. The kitchen contained almost everything that we could possibly need. Anything that comes to mind immediately. Now, I'm aware that the state of the villas might change depending on who owns them, but on the whole, they were in really good shape. Yelp 365 Challenge 136/365 I love staycations and overnighters, however, this overnighter that I attended was for a girls sleepover. Not women sleepovers but as chaperones for girls ranging from 5 to 11. BUT, before I go any further...I have to admit that I didn't stay overnight because I signed up for the Yelp Elite Summer Splash Event and I didn't want to miss that plus the Coordinator had enough chaperones for the little chicas (*happy dance*) Anyhow, back to the review. My experience: -Great place for a staycation as a couple or with your family OR with a bunch of friends because their pool area impressed me the most! -Secure area! you can't go anywhere without a guest/resident key and this includes the parking garage! -Steel appliances and front load stackable washer and dryer! -Great ambiance with the wooden flooring, dark wood decor with earthy tones is relaxing and ever inviting for you to return -Great customer service! (we needed extra towels and they delivered it promptly. In addition, they CALLED again to make sure our towels were delivered) -Pool or Lagoons? Your choice! If you want to run from the 4th lagoon to the first and back? It is 3 miles, so you'll get your fitness on while on staycation / vacation! (Note: Even though the pool impressed me the most, I have my qualms over pools regarding a recent survey that 1 out of 5 individuals...*tinkle* in the water...) -Still want to maintain your fitness / exercising schedule? They have a gym that you can make use of but if not, you can always run on the sand and do your own beach boot camp ;) -There are little shops and eats within walking distance if you are vacationing at the Beach Villas or the other resorts in Ko Olina -The sunset over Ko Olina? B-E-A-U-T-I-F-U-L Recommend: YES to both local and visitors! Waikiki is all right but if you want to get away from the hustle and bustle and just relax on the island of Oahu? Ko Olina should be a top option to consider. You won't regret it. read more

Pools and beach never crowded. Loved the path around the lagoons for walking in the am, and only a short 5 min walk to Aulani, 4 seasons, Marriott, golf course/Roy's. Would 100% book this villa over any of those resorts for less crowds and more space. Got a 3br/3 ba condo for the price of 1 room at Aulani. 10 min walk to the Village Center. Can still eat at surrounding resort restaurants and do most Aulani activities (shave ice, character greetings, restaurants and stores. Everything but getting IN the pool). The grounds are well-maintained and the on-site amenities and close proximity to the ocean and tranquil Ko'Olina lagoons make the Beach Villas a desirable destination for Guests from all over the world. The Beach Villas at Ko'Olina consist of two towers, the U or C shaped "Ocean Tower" and the "Beach Tower", which is closest to the beach. The Ocean Tower has approximately 150 condominiums in it and the Beach Tower has just shy of 100 condos. There are a total of 247 luxury 2 bedroom and 3 bedroom condominiums in the entire development. Approximately 160-180 of those condos are available for short-term vacation rental, during some or all of the year. The remaining condos are not rented, but kept for private Owner residential use or used as second/vacation homes by Owners and their friends and family. The Beach Villas were build in the 2007-2008 timeframe and the developer was Centex (now Pulte Homes). The Villas have full kitchens with Sub-Zero refrigerator and wine cooler, Wolf oven and cooktop, Sharp microwave drawer, Fisher & Paykel dishwasher drawers, travertine flooring, mahogany cabinets, molding and trim, large lanai areas with full pocket lanai doors that disappear into the walls, two central air conditioning systems in each Villa, living area, dining area, TVs and entertainment, washer/dryer, full bathrooms, bedding, beach towels, and other beach amenities. Free wireless internet in every Villa as well as Time Warner Oceanic cable TV. On site features and amenities include: two pool areas, including heated lap pool, three jacuzzi spas, separate shallow section of the lagoon pool for younger children, beach bar, large fitness center with exercise equipment and free weights, locker rooms complete with dry sauna, steam room and showers. Covered assigned parking, beachfront beach bar, koi fish pond adjoining the two pool areas, large lobby reception area, owner's lounge for special events or gatherings, ocean views from nearly every villa, 24/7 security on site, secured access to parking, elevators and villas. One of the safest and most relaxing resort communities in all of Hawaii. Oceanfront access to Lagoon 2 and the 1.5 mile walking/jogging path connecting all four Ko'Olina lagoon/beach areas. Not far from other Ko'Olina shops, dining and marina. The Beach Villas at Ko'Olina is still like the hidden gem, in a way, that many people don't realize is there, but that offers some of the nicest accommodations and amenities for Guests and Owners to be able to enjoy. There is a minimum night stay period of six nights and most 2 bedroom Villas allow for a max of six guests and most 3 bedroom villas allow for up to 8 guests, depending on the bedding configurations. Buyer beware. This place is not at all what it advertises itself to be. It is a bunch of separately managed condos, with no centralized manager or services. If you're looking for a DIY vacation in a mediocre location with no service...this is your place. If your looking for a proper resort that can handle vacation guests...avoid at all costs. Just wasted our fits day of vacation trying to sort this out and now leaving for another resort...which so far has been the best part of the experience. There wasn't even a place to get lunch..we had to hike to the Mariott down the beach in our travel clothes, because we weren't even offered a place to change... read more

We have stayed here twice. Overall, we have stayed in the Ko Olina area about five times. And, before getting on with this review, let me tell you something generally. The Ko Olina area is much better than the hassle that is Waikiki. Trust me. Of course, if you like huge crowds, trading your first born for parking, having pineapples, coconuts, and palm trees force fed to you by a giant tourist processing plant - then, hey knock yerself out. In fact, if you have never been to the beach at Waikiki, I'll give you a good preview. Have you ever had a big family barbecue? Got the big 36 pack of hotdogs at Costco? Lined up all those weiners on the grill side by side. No more room on the grill. That's what you'll feel like lying on the sand in Waikiki. A crowded hotdog on a grill. Anyways, I digress. This place is nice. Great condo type set-up with top notch kitchen. Convenient parking. Read my review on The Marriott Beach Club for insight into the man made lagoons. Here, you also have two pools - the "Quiet Pool" and the regular pool, several jacuzzis, four grills in the pool area, and a bar near the back of the property by the beach. The owner we have dealt with is a great guy and very accomodating. However, be forewarned that there seems to be some type of conflict between several entities here. First off, expect to get jammed up by security at some point for allegedly breaking one of the myriad of rules they have. In the past, we have been scolded for: Being too loud in the "Quiet Pool," having one of our kids take a boogie board into the pool, throwing a nerf ball in the pool, allegedly smoking on our lanai (we don't smoke), amd some other alleged transgressions. Hey, I get it. Rules are a good thing. We need them or it would be anarchy. But, c'mon. Anyways. There is a gym on site, but in the total of 6 weeks we have spent here, I have never seen it used...by anyone. Heard there was some type of issue going on between the property mgt and owners or something. All I know is our keys never work on the door. There is a small group of owners who live here full time. Among them are some who believe fellow owners should not be allowed to rent to vacationers. Most we have met are very cool people who are very welcoming, but just be aware. read more

This is the second time we're staying at the beach villas in Ko Olina. We love this private resort! you can either rent from an owner or through the beach villas. It's about 25 miles from waikiki and about 30 minutes from the airport. not far at all, but when you arrive, it feels soooo different than the main city! very secluded and private! I've rented from Thu (owner) twice now, and i must say...i'm 100% satisfied! with 2 small children, i wanted a resort that had many options (3 different pools including a toddler pool about 1.5 ft deep) and lagoon #2 within walking distance (3 min). the lagoon is also perfect for small children and babies. no waves and has a barrier to break the waves. Plus the added convenience of having a 2 bedroom condo with a FULL kitchen, washer + dryer. Perfect for families!!! the ONLY downside is that there are no restaurants on site. which is not a huge problem for us. if you want to eat out, you can drive to kapolei (5 min) where they have tons of places to eat or next door to the JW or the Marriott. But, with a Master Chef Roy Yamaguchi inspired kitchen with high end wolf and subzero appliances....who wouldn't want to cook in this kitchen? throughout the facilities, there is also a gym and plenty of outdoor bbq areas for you to use and enjoy a meal outside by the pool. there is also 1 bar towards by the beach as well. finally, there is also a target, costco, and safeway within a 5 minute drive. everything else you need is close by in kapolei. we love this place...and this is our annual vacation spot !! read more

Recently stayed at ko olina villas. The villas are well stocked and absolutely beautiful. Villa109 ground floor ocean front near bar was spectacular. We went to celebrate my sons wedding. Avoid this place if you can find something better. The management here is very bad. This review is only for the management and not for the owners of the timeshare properties or the agencies that manage those properties. We booked a 27 night stay at this property through a management company. The company itself - Love Hawaii - was super good and I will give them 5 stars for their communication and accommodation. However the management of Beach Villas is horrible. Here are few things 1. They play heavy favoritism towards the owners of the properties that stay there against those who rent through (AirBnB, VRBO etc). They are supposed to book only 5 people in the gym 24 hours in advance as per state laws but they allowed a family to book for the entire of 2 weeks in advance while not allowing other people to do the same. Apparently one of the managers pulled favors for this family. 2. There is strict mask usage rule in Hawaii, especially indoors. However, the staff lets people to be maskless, in gyms, even if they see them personally. Again playing favoritism towards people they know. If these people do not want to play by the rules then why even bother renting their properties. You can keep it closed to people you like to favor that own the properties and tip you. Stop this farce. Finally to the people who own properties here and feel that they are entitled. You are letting these apartments to make money, so it is your responsibility to make sure your guests are treated well. Follow the rules. read more

Bed bug problem. We had a great trip (Feb 2023) up until the end when we realized the unit we were in had a bedbug infestation. This Was our second stay (first was great), and will not return. I've had several long business trips to Hawaii where living out of a one-room hotel room would be uncomfortable, inconvenient, and expensive (eating out constantly). I'm also not 21 anymore and have little need to be in the middle of Waikiki's ample nightlife. That said, I've spent time downtown (Aston @ Executive Centre), in Ko Olina (JW Marriott) and now Beach Villas. By far, Beach Villas takes the cake for extended stays. If you're here on vacation, you've already invested a ton in airfare and your gonna spend it on hotels and food - so what better than a condo that is nicer than apartments I've lived in. Big lanai with doors that disappear into the walls making them an extension of the apartment, awesome kitchen, washer/dryer in the room, comfy rooms and bathrooms, free wifi, and LOCATION. The lagoons are the perfect place to enjoy the Hawaii beaches, you're next door to the almost-ready Disney resort and two high-end Marriott properties, and the two pools on site close it out nice. Every morning and evening I have remarked how great this place is. Of course, nowhere is perfect. No small cafe or restaurant means you have to go to an expensive property next door or to Ko Olina Station (ABC store, Just Tacos, Ice cream place and BBQ place), Roy's or Chuck's Steakhouse - OR - go to Kapolei (less than 10 mins) and buy groceries for the incredible kitchen. The private nature of the property means it has a staff, but they are more for upkeep (& security) than service. No poolside drinks being served (small bar is open in the afternoons), no towel service (units all have pool towels inside that you maintain), and little concierge or bellhop support. Also, if you rent from an owner, the staff will quickly remind you they can't help you with room issues, you can't use the gym, and that you should "call the owner" with issues (BTW, our owners were responsive to some minor issues we had). Don't lose your key - it's a lit more complicated than running to the front desk! The last downer is the rentals incur a cleaning fee (no routine maid service) so this place is truly a week-or-more place to stay to even out all the costs and benefits. The best place to stay on Oahu. Let me tell you why. Laid back, easy atmosphere, no crowds. We contemplated staying next door at Disney but are so glad we didn't. At Disney the guests are packed in like cattle and there is something to purchase at every turn. Given we are in a pandemic, this just didn't sit right. At the Beach Villas you are truly on island time. I would come here again and again if I ever have the chance to! Units are spacious, clean, well-stocked, and beautiful. Watch the way they sucked your money! Maintenance person checked the dish washer because of leaking water and found nothing wrong, but we got charged for thirty minutes fee. Imagine whatever they will bill you IF you are not at the site watching. Dresser kept opening and the above mentioned maintenance person would NOT fix it. imagine the creepy thing the dresser kept opening at night. Gym room key needs to get it from the front desk who would not offer you automatically the locker key. read more

Perfect for out-of-town guests for your wedding! I searched high and low for a vacation rental that had a high-end kitchen and bathroom that satisfied my needs as someone as myself that has high expectations for costly room rates. So the cost of this place for a week is equivalent to staying in Waikiki with a mediocre room. This 3-bedroom villa occupied 5 adult guests and an 8-year-old. We had everything we needed and just a hop-skip-jump to the beach. I believe the rules here are very strict so I do not recommend this place for loud activities especially near the pool. I wish I stayed longer and got another room for the rest of my family. I will be returning for sure. read more

Stayed here for a week and will definitely be coming again. Very quiet resort, no crowds at the jacuzzi/pool, and what an amazing room with a view. The kitchen and bathrooms are top notch- felt more like a high end condo, not a hotel room. No restaurants here but you can walk to restaurants at nearby resorts. We found this place on expedia and couldn't be happier with our choice! No resort fees, parking fees, wi-fi fees, etc. Five stars all day long! Ko Olina villas was the worst vacation we ever had. This place has way to many rules that are ridiculous. We paid $10000 for 9 days and had to ask for our money back after 4 days. It was a disaster. The staff was rude. The room had no linens. Yes no linens when we called down stairs they said they were in the closet so we looked and there was none. They were very rude to my wife like we were bothering them. They actually called us at 7:30pm to ask us to be quite and all we were doing is talking on our deck with no music. We paid 275 for 4 chairs and an umbrella on the beach and they came to collect them at 4:00 pm At the height of the sun and heat. Now what is the logic behind that. Elevators are loud all night and the parking is a mile from your room. Check in is at 4pm So if you arrive in the morning you have to sit with your luggage till 4pm and checkout is 10AM again what is the logic behind that. DO NOT STAY AT THIS RESORT read more
