Stayed here over the summer for the second time and it did not disappoint. Room was incredibly clean and modern, amazing floor to ceiling windows overlooking the river and plenty of great amenities to enjoy!

None of the vending machines or the ice machine work. When you go to the bar for ice, they tell you to use the ice machine.

I wish I read these reviews before spending $1200 for a 3-night stay at an alleged "luxury" hotel. This is NOT luxury. This hotel is filthy, run down, and falling apart. I've stayed at cheap motels that were better than this. I don't know why they call this luxury other than a great marketing gimmick. HOUSEKEEPING: They never came once during my 4-day stay. When the maid didn't come by 5:30pm on Day 2, I went to the office and asked for clean washcloths/towels so I could shower (I spent the day at the beach). They said they'd send housekeeping but never did. I tracked down the maid. She told me she didn't have any in her cart but she'd bring me some later (this means the few rooms she cleaned never got clean linens either). Long story short, I had to use the same dirty washcloth and wet towel for 4 days, living like a pig. ROOMS: The room was filthy when I checked in. There were dead insects all over the walls in the bathroom, hair on the floor, etc. The smoke detector (or CO detector?) on the wall was removed. There's no garbage can (nor are there any outside), so you have to throw all your garbage on the floor in the room. The rooms have microwaves and refrigerators, but no table to eat your food. You have to eat on the bed. The floor was covered in sand, which tracked into the bed. Between the food crumbs and sand, the bed became filthy after several days of no housekeeping. There were ants constantly in the shower. Every time I took a shower, I had to kill all the ants and rinse them away. The walls were filthy, marked up, peeling, and falling apart. They were in severe need of a spackle and paint job. There are no overhead lights in the room. They only have two small lamps. This makes it very difficult to see inside the room. There is no dresser or place to keep your clothes (like most non-luxury hotels have). They have a small bin inside the closet that you can fit a few folded shirts in. OUTSIDE: The ground was littered with garbage outside my room. What do you expect when they have no garbage cans? The vending machines and ice machine are in an area that closes at 9pm. This is the same time their restaurant closes. After 9pm, good luck getting a soda or a snack. BUT, the vending machines and ice machine were all broken anyway. No surprise here. See my separate review on their restaurant. OVERALL: This is NOT a luxury resort, as falsely advertised. Even basic, low-end motels have daily housekeeping, garbage cans, a table in the room, lights in the room, and working vending machines. The owners here clearly have no desire to spend any money on this place. This is just a money grab for them and they provide nothing in return other than a dirty place to sleep. The ONLY good thing about this hotel is the scenery, which isn't really their doing.

    No counter. Leaky faucet. Antiquated.

Not as pictured. It's an antiquated Motel. And very NOISY. The water pipes went on every 90 seconds all the time, and they were loud along with the toilet constantly. The room was very old and outdated. The floorboards outside the room with deteriorating and potentially dangerous. They used a plastic cheap mattress, cover with inexpensive sheets that didn't breathe. In the heat with the AC on, it made for a very slippery and uncomfortable feel trying to sleep along with all the noise. I asked to perhaps, we moved to a better room, and I was dismissed and told that they were sold out. I did not see evidence of that based on the parking lot for many guests. Additionally, there's a nice restaurant and bar on property that was advertised as being open in the evening, but they lack the staff to open it the first night I was there The property is close to the beach, which makes it nice. Location.

Amazing view! Perfect location. Stayed for the day to avoid traffic on the way back to Long Island.

Really convenient to everything at Long Branch Beach. First a shout out to Guest Experiences Manager Kate Fowler who took care of helping us with reservations to multiple events and stayed in touch throughout. She was awesome. Always friendly, courteous and helpful. Next Front Desk Nicole who went way beyond to ensure we had a wonderful stay, with directions, advice and was a huge reason for a great stay. She is a keeper and will help with anything you need. She works the afternoon shift and even though the peak check-in, will take her time to explain everything in great detail. The Property is easy to find and with a convenient initial park at the back of the hotel, then the card to enter the garage right behind with free in/out parking included in your daily rate. Having covered parking on hot days is a must (PS if you check out, you can park in the 30 minute parking spots until you leave). Another tip, don't struggle with the trolley trying to enter the Hotel as there is a slight bump in the rear door to negotiate. Just go Infront and pull your trolley and it's much easier to enter. The lobby is fab and has entertainment for all. From a pool table, to soccer table and comfortable seating. Its where breakfast pastries and coffee/tea is provided and has a small bar. There is one elevator given the size of the Property but access using the stairs is easy. Rooms are spacious, housekeeping is done daily and there is little you need once in your rooms. Now another tip. Your stay allows access to the WAVE resort and to its private beach, pool and gym. You have to show your room key and will be issued armbands. Note that it's a 10-15 minute walk and not immediately close by but well worth the visit. Alex Warren manages the Property and is really helpful to show you around. From the Hotel it is a block to the Pier Shopping Center and the most awesome restaurants around. The beach is clean and so is the boardwalk. Book early and Kate can help with suggestions. Wonderful stay at this Property and we plan to return again and again.

We stayed in the king suite which was decently spacious. The hotel overall was cute but I wouldn't say it was as antique as it advertised. Having said all that we were disappointed with the price which was $200+ per night for a cool weekend in early October (i.e. not the busy summer season). The tv in the room was finicky and was pretty old. The available tv channels were so-so. There wasn't any breakfast served in the morning unless you wanted to pay at the restaurant down stairs. The wifi was impressively slow. The bathroom looked like every other hotel bathroom I've ever seen. Their phones were down the entire weekend so we had to walk downstairs if we needed to talk to somebody. They did serve coffee in the morning but it was the basic Keurig coffee. Again we liked the hotel, but after some discussion we thought 100-150 per night would have been more reasonable.

In the closet, there was an extra blanket, iron and iron table and suitcase holder. I enjoyed the free water, apples, tea and coffee in the lobby. Room service was terrific and the lobby manager called me once because I set a do-not-disturb and asked if I still wanted room service. The staff throughout the entire week greeted me and were very friendly. I am looking forward to visiting Atlantic Highlands, NJ again and to stay here.

The front desk staff was professional and courteous. One young man was clearly in training, and the young woman guiding him was extremely knowledgeable and polite which to me was a great example of mentorship done right. Unfortunately, our original room had a heater that was rattling loudly and had pooled water on top of it, which I recorded and showed to the front desk. To their credit, maintenance responded quickly, and the technician was friendly, professional, and even helped move my luggage. He brought us keys to a new room, and the front desk upgraded us to the North Suite, which was an incredibly thoughtful gesture. The North Suite was fantastic with a large space with a massive balcony and beautiful views, along with a comfortable seating area outside. Sadly, due to the season, it was too cold to enjoy the balcony, but we appreciated the feature. That said, the suite wasn't perfect: The shower area was oddly dark, with little lighting. There was no air vent in the bathroom, which seemed unusual. The sink was smaller than the one in the standard suite. Neither of the two TVs worked, though I didn't want to complain during the stay and just mentioned it at checkout. The bathroom door didn't latch, which was a minor but noticeable issue. The smoke detector is missing from the ceiling, which gave me pause. Despite those flaws, the service and staff stood out. I witnessed two bar employees being rudely berated by guests over late food (which obviously wasn't their fault), and they handled the situation with professionalism and calm. I was so impressed by their professionalism under pressure (and so thoroughly disgusted by that table of senior citizens who should know better than to act that way) that I tipped each of them $50 each on top of our drink tab to make up for how poorly they were treated. Speaking of which, the bar area is a wonderful little spot, with friendly staff and the occasional live music, making it a fun place to unwind without leaving the hotel. The cocktails are excellent as well. This hotel has long been our go-to when in town, and while there were a few issues this time, the staff's attentiveness and care truly made the experience special. We're already looking forward to our return in 2026. TIP: Be mindful of where you park! The handicap parking is limited, and one of the spaces is under a tree that's heavily populated with birds. Our car was completely covered in bird droppings. I mean absolutely covered. Avoid that spot if you can.

But my god, it is splinter hell. Us, along with 3 other families that we knew of, were realizing at the pool that us and our kid's feet were completely full of splinters. We spent a total of about 3 hours at the pool over 2 days and my four year old had over 50 splinters in each foot! I had about 10 and spouse a few less. My four year old will not even let me look at his foot, nevertheless remove the splinters - yeah right. I think we are going to need to get sedated. This has ruined the stay to be honest. The hotel also didn't have tweezers. At least two families complained and nothing seemed to be done about it. The deck is extremely dry. This wouldn't be a hard problem to solve. ICE. I requested ice about 20 different ways, because there is no ice machine so they say just request it: - through the app on their tablet (3x, nothing) - through calling the front desk (2x, nothing) - in person at the front desk (2x, nothing) - through text to the front desk (4x, nothing) - in person to the person that came to the room one night (2x, 1x worked!) I got ice once, woohoooooo! The tablet is a joke. I needed an extra bedsheet and requested it through the tablet and it never came. In person at the front desk it did, however. Beautiful hotel, but the splinters ruined it. You could not pay ME to stay somewhere that my autistic kid gets 100 splinters in his feet. The hotel is feeling a bit neglected in some ways. Our "terrace" had algae on the deck area, one couch cushion had a big brown spot and there was half of a DEAD BIRD on our terrace. It was there the whole time.
