He was courteous, knowledgeable and professional. Ian is the owner of the company. From my experience with him in this short while , I've learned he is a family man with astounding integrity. Second, I did not contact this company Cal-View Property Inspections casually or without cause. I reached out because there were serious ongoing concerns in my home, involving exposed walls, abnormal air quality, and conditions that affected my family's health and safety. At the time, children were living in the home, and the wall area had remained exposed for an extended period. The inspection was not the cause of the problem. It was conducted because I needed answers about conditions that already existed inside the unit. The inspection helped confirm that mold concerns were present in the air and on surfaces within the home, including in my daughter's bedroom. After the inspection, I pursued code enforcement. That process resulted in multiple code violations being identified, and repairs were required. My family was displaced as a result of the condition of the home, not because of anything this company created. The statements suggesting improper motive or lack of professionalism do not reflect my experience. I hired this company because I needed an independent assessment, and from my experience they were professional, responsive, and helpful during an extremely stressful situation. This company did not create the conditions in my home. They documented them. I am grateful I contacted them.

The realtor was there to let them in and she waited 1/2 hour. Wasted her time and ours because we had to vacate our house. They showed on a different date and said the inspection would take 3 hours. It was 3 1/2 hours. They found things wrong with a brand new house only 6 months after being built like cracked roof tiles. What probably happened is they walked on the roof and cracked the tiles themselves. Then they had such tiny infractions that were ridiculous like two screw heads in the garage that weren't covered all the way with joint compound! They said fire could spread faster through those'd exposed screw heads. These people try to justify the high price they charge ($500 for 3 hours) by trying to find the smallest of problems and making it sound like your house was built by amateurs. I would never use this company company again.

    Recent home buyer in the Sacramento area who had their inspection done by them and now has mud…read moretubes in my house indicative of termite infestation. They also offered a 50% off for inspection and future treatments. First red flag: when I asked the person on the front desk if I should scrape / clean part of the mud tubes, she said yes. Just make sure to take a picture of it. When most suggestions say not to do this. I asked for a WDO- wood destroying organism inspection of the whole house, which is also outlined on the email and was quoted for. When the inspector came by, he literally only looked at the area of the mud tubes, asked to go outside (I have a crawl space) and already diagnosed the problem. His name is Derek Mills and he has 18 years of experience and does not seem to really care about the condition of your house. I literally asked him if he was supposed to look at the interior of the house, and he said "no", and explained he didn't need to. When I called another company for a WDO inspection, they had told me they are supposed to look under the crawl space and spend a minimum 1 hour on the inspection. Derek was there for less than 15 minutes. There was no follow up of when he was going to go back. No email. I sent an email and called, and did not receive a single phone call. Please, do not waste your time and effort with this company for inspection or treatment. Especially if you care about the management of your home. They are poor communicators, with inspectors that do not care about the condition of your house. At least, for branch 2/3 termite control.

At the end he gave us a brief overview of the main issues he found that we could expect to see on the inspection report. The good: friendly staff who tries to work with you and the builder. The report was provided less than 24 hours after the inspection. The mid: when I called to ask about their availability and what they look for, I was told there would be a follow-up call addressing a question that couldn't be answered on the spot, but never received a call back. The bad: inspector (Joseph) mainly noted things that I had already identified before his walkthrough (blue taped). He did catch there there were 2 broken tiles that I was not able to see. When the builder went to fix it, they noticed 4 broken tiles. The ugly: when I moved in 4 days later, I noticed none of the hot water valves were turned on in the entire house. Made me think it wasn't tested... my theory was kinda confirmed when I installed by fridge 4 days later, turned on the fridge water line (which was hooked up to the kitchen sinks hot water valve), and had water dripping out of my ceiling within 5 minutes. I emailed Golden State Inspections to let them know that Joseph missed this and have not even received an acknowledgment to my email (I emailed them 5 days ago). I wasn't asking them to fix it or anything, but a simple acknowledgment would have been nice. Be warned. If you hire this company and get Joseph on a new construction inspection, it's may be a lazy report.
