Example bill. $4 monthly for pest control LOL how is this not included in the rent!

I would be VERY WARY of applying here and handing over any of your hard-earned money. The first red flag was that the leasing agents breached our privacy in a very concerning way, by emailing our application materials around, without redacting very sensitive financial information! The building is only 30% occupied, approximately ten months after opening, for a reason. Google SENTRAL property management (they manage Figueroa Eight, as well as other buildings downtown.) SENTRAL's reviews are awful. We formally withdrew our application after conducting due diligence, and have requested the leasing office refund our $177 application fee in addition to the $500 "holding deposit." We understand that apartment application fees are generally nonrefundable, but we applied on the basis of half-truths and omissions from their commission-driven leasing team. We would love to see itemized receipts that prove it cost $177 to run our background check, as is our right to request these under California law. The Director of Sales, Nilufar, is giving us the run-around, which is why I am now leaving this review. The leasing office advertises an attractive $1000 security deposit ($500 additional after the hefty $500 "holding deposit") without mentioning that you must meet certain credit score requirements to qualify for this perk. When we followed up about this offer by email, Noah in the leasing office refused to give us a straightforward answer about what credit score meets the requirement, claiming that this determination is "completely out of their control." His answer makes no sense, since ultimately Figueroa Eight's management sets the approval and lease terms for their building. It speaks to how the management will deal with other problems--by foisting responsibility onto unknown third parties--rather than taking responsibility for their decisions transparently. Make sure you ask for a full schedule of utility costs and junk fees. There is a $25 mandatory monthly "delivery fee" for delivering packages to your apartment door. They make sound it sound like a luxury amenity, but look up reviews for FETCH, the third-party company who delivers packages.  https://www.trustpilot.com/review/www.fetchpackage.com Figueroa Eight/SENTRAL contracts with a third-party utilities management company, CONservice, passing exorbitant service fees onto tenants. (Note, the leasing agent should be able to give you five months of historical utility bills upon your request.) Google it yourself: Conservice is in CLASS ACTION LAWSUITS for overcharging people. From my understanding, the units at Figueroa Eight are sub metered (at least that's what their sales rep Bobby told my father while touring), so why exactly do YOU SHARE THE UTILITY COSTS WITH YOUR NEIGHBORS? Conservice apportions your utility bills based on a ratio formula that takes into account the official number of people on your lease and the apartment size. This means you will pay for other tenants' misuse, for example unknown water leaks in your neighbors' units, increasing your cost. Going on vacation? You're still gonna pay for your neighbors, and all their guests, even the ones not on leases! Oh, if Noah gives you some line about how he likes to show the dog park during the tour even if you don't have a dog, because the building's water filtration system is beneath it--know that this is just more commission-driven dishonesty giving the illusion of luxury. His comment made it sound like the building filters tenant water; when we asked for an explanation in our follow-up email, Noah replied that he does not have specific information, and suggested we get a Brita. I have no doubt the management will respond to this review by disparaging me, as they have done to others who have posted bad reviews. This is unprofessional conduct that reflects badly on them. I hate to leave such a review, but I feel it's a public service that might save others hours of wasted time and money. See an "example" bill attached, or search their Yelp reviews (ex:755 Spring) for real tenants outraged at $700 bills.

Interaction with Nilufar- what a gross response.

I HATE this building. It is by far one of the pettiest buildings I've ever lived in. They charge extra on top of extra for EVERYTHING. I constantly get locked out of my unit bec the building is too cheap to give us fobs, we get cheap hotel cards and they constantly don't work, then half the staff don't know how to make replacement card-keys bec the turnover rate is so high, I meet new staff every week. So you're locked out for hours. They rent units to random people through air bnb. Not a safe place to live. Nilufar the leasing manager is a joke and sits in her office all day watching cameras (one of the staff complained about her). The weed odors are constant and when I expressed my concern to her this was her response (see photos attached)- very unprofessional. Can you imagine living in a place where management speaks to you this way?? Absolutely not. I recently had maintenance fix something in my unit & they walked out yelling "bye Felicia" while I was on a zoom meeting with my boss. This building is trash. Only 2 elevators work for the entire building (460+ units). I've waited up to 15 min for an elevator.

One of the biggest reasons I've enjoyed living here so much is because of Danny and Stephanie. They're always helpful, responsive, and truly care about the people who live here. Cleaning staff of what I can tell might be only 2 people do a great job of handling the occasional mess. Apartments: Well maintained, appliances are pretty good, but all compact versions as the rooms themselves are pretty small. Decent amount of cabinet space, and high ceilings so if you can make use of vertical storage, you should be in good shape. Floors are concrete so while they are easy to clean, they are also very cold. Not recommended for families due to size, but couples can make due and singles will be fine as long as you don't have a lot of stuff. Amenities: - Parking is limited to 1 space per apartment which would be one of the few drawbacks but some of the neighboring streets have free parking with only 1 day where you have to move the car for street cleaning. Streets in the area are also very safe seeming.. Building has electric car charging spots also. - Gym Equipment is relatively new, good quality and kept clean. Nothing too fancy, similar to a nice hotel. Would be nice to have 1 or 2 more items but definitely adequate for a relatively small apartment complex. Also, never busy and 24 hours (although be careful after hours as I believe the person directly above can hear the noise from the gym). Two large TV's for watching games etc. - Coffee Commissary: This place is great. While it's not part of MLofts, it is in the same building and is a good place to do work. - Pet Run: This is a secure walkway where you can walk your dog. A great idea in concept but I generally walk around the block to the grass. - Laundry: 1 washer/ 1 dryer on every floor. Seems like not enough but I've only occasionally run into a situation where I had to borrow another floor's. Laundry rooms are relatively clean (as far as laundry rooms go anyway). - Common gathering areas: Firepit, common area tables and penthouse grills are all well maintained. These areas don't seem to get much use. While they are nice to have, I think it's probably because it's a bit awkward to have a gathering or to hang out in the middle of the common where you are in view of basically everyone else that lives in the complex (unless you're into that sort of thing). The penthouse grill area is more private which is nice, but again, I've never seen a gathering up there. - Wifi in lobby/gym: This seems a little spotty, but there's general cell service in the area. Staff: Julie the Property Manager and Stephanie the Assistant Community Manager are definitely a huge plus for this place. Both of them are very responsive to concerns and will go out of their way to take care of issues. They have responded to all of our maintenance requests within 24 hours. They even move all of the packages into the locked office before they leave for the weekend and put them back out in front of your mailbox to minimize the chance of theft. Residents: Generally young professionals who keep to themselves, very dog friendly.
