Not sure why all the negative reviews. My experience with Belfor has been great. They were chosen by my homeowners insurance to clean up some flooding damage from my laundry room. Within the span of a week from filing my claim they had all damage removed, everything dried out and ready for repairs, and my entire house measured and mapped in preparation for repair. Yes by the time the repairs are done it will have been a while but how often are these things fast? The guys that came out were personable and professional. Our house was serviced by Jans Larson from Belfor for a sewage flood in our basement and Jans is amazing! He is very knowledgeable and professional, and extremely efficient in doing his work. He listened to our concerns with the damage and took that into account while completing the remediation. I would call Belfor and ask for Jans again if we ever had an issue let this again. The biggest mistake I made after two big water issues was NOT calling Belfor first. After a deeply unfortunate mistake with another water mitigation firm, USAA sent Marc Serra over as my project manager. Since December 14th - with a massive ice storm in the meantime, I've learned to be patient. First Marc was extremely thorough and identified all kinds of areas of damage the first company totally missed. So, the estimate grew, and so did the scope of work. I ended up on the couch as my bathroom, garage and bedroom were upended. All the workers, most especially Willy, who hates to paint but is so very good at it, took apart my house with care. I was able to make some critical improvements along the way, floor upgrades and changes to paint color, adding insulation to my garage and much more. While yes, this took a good long while, largely due to the incredible demand because of a devastating ice storm, we are one drapery dry cleaning and stair shampoo away from done. It's been worth it. We have to remember that everyone has staffing shortages and all clients want their work done yesterday. For here, someone with twelve trees on their house (true story) is going to be a higher priority than finishing my touch-up paint job. Willy swiftly became my favorite because of his dedication to details, care with my house and endless good humor. My poor toilet, the source of all the trouble, also got excellent care due to their uber-competent plumber who found additional issues in the tank and made sure I wouldn't have a repeat event. Marc has been good-humored, patient, responsive and thorough, regularly communicating with USAA about any additional needs. I also want to mention Lincoln, whom USAA first sent over to do the initial evaluation. He also was attentive, polite, and did his best to get things moving. That started a long journey, but here's what worked about that: I had plenty of time to think about what else I wanted to change, and as a result, I ended up repainting my whole house. The Belfor team helped me identify some problems that I didn't know existed, for which I am forever grateful. Kudos over and over to this whole team. If I may, a point of advice: you and I are going to receive far better service when and if we make workers feel at home. Marc's team had a house key, full access to my kitchen, a very clean utility bathroom and could use my fridge. In fact I still have a bag of someone's pot stickers in my freezer. I have seen how grateful workers are when we take care of them, are willing to be patient and have a good laugh when things go sideways, as they so often do. When people feel welcomed and valued in your home, they will take care of it. Belfor treated my house with great respect, and Willy will be missed around here. read more

My husband and I had bottom of shower redone. We were told it would be done in a few days but took weeks. The project manager left company with no communication and if we didn't contact Belfor who knows how long we would have heard anything since we were told there was a stack of project left by that project manager. There was continuous lack of communication. Weekdays would go by not knowing if someone was going to come work on bathroom. It made it where we couldn't make plans or run errands because we didn't know if they would be coming. When it finally got to the last part of installing shower door and nobody showing for a couple days, we decided to install ourselves. read more

Very communicative with me, and pushed communications with my insurance to speed up the process. Worst company to work with. I would like to leave no stars but I can't. My husband and I have never left a negative review for any company. If I can save one person from making a stupid decision like we did then it makes this review worth it! Working with Belfore has caused stress, time lost from work, and damaged property. I should have ran the other way when I saw the previous reviews! I didn't and am paying for it now! They hire sub contractors that will destroy your home, delay months for doing a job but demand payment months prior to work being done. Leave a mess and garbage, for you the home owner to clean up. The other negative reviews are all too accurate and I do not recommend this company at all. Belfor was hired for restoration and repair services by my insurer after my upstairs bathroom flooded the main floor of my home. Belfor installed a dehumidifier and removed the drywall, but then disappeared for over two months while I waited patiently for any sort of update regarding when repairs would begin. I was told the repair work could not be scheduled until a project manager was assigned, which didn't happen for two months and only magically happened after I decided to find a contractor on my own. The Belfor person I spoke with was also rude. At one point, she told me "USAA's timeline isn't our timeline." The final straw was when I received an email from my insurer regarding a proposed repair date. I wrote to Belfor to confirm the date was accurate and was told that the date (which was still 2 months away at that point!) was a date Belfor had entered in its system solely to satisfy my insurer and the repairs would not begin on that date. I found an awesome contractor on my own who completed the work one week later and the cost was $1500 less than Belfor's quote. My advice: find a contractor on your own who provides way better service and may even be cheaper. read more

There was a flood in an upstairs bathroom. Belfor was hired for the restoration. It took a year. The ceiling where the water had come through began to fail within the 2 year warranty I called Belfor who denied the warranty was active since the time flood occurred was over 2 years. I argued that the warranty should start at the time of completion. --the restoration took a full year. and that the failure of the ceiling from a slow leak started long before the warranty ended. Belfor sent an estimator to look at the ceiling and also a pocket door that had been gouged and cracked by their drywall cutter. Tiles in the upstairs bathroom were also chipped and cracked and gouged at a distance corresponding with the floor cutting machine. When ever I called I was told I needed to talk to the manager who was always in a meeting and never called back as promised. The damaged tiles and failed ceiling has not been addressed. Water damage to the kitchen hardwood floor was denied. Cracked and gouged tiles in the bathroom were not replaced. Phone calls and texts are not answered. I cannot use my shower. I am concerned about toxic mold from the leak. I cannot buy a new oven and cooktop for yet another thanksgiving. read more

It took them forever to do the work, and the subcontractors they had didn't know anything about carpentry nor electrical work. It was a disaster. We were given BELFOR's. Information from our insurance company in November of 2018 when we filed a claim for a shower that leaked into our dining room. In the last week of May 2019 they still had made ZERO progress, had sent multiple people out to measure and each giving us different information about what would happen next. In over 6 months they literally had done NOTHING, we weren't on their schedule for ANYTHING, no appointments to pick out tile, no contractors scheduled, they literally couldn't even give us a timeframe or proposed schedule for the project. When I called to tell the insurance company we wished to change contractors, they confirmed directly with BELFOR that they had ZERO billable hours for the project. Lesson learned, I will check yelp for reviews before I just go with our insurance companies recommendation for a service. We're trying to sell our house and literally wasted 6 months getting Zero done. Also, when I sent an email saying that I would be contacting USAA and requesting to change contractors, this was their reply (taken word for word from his email: If I felt that out busuness relationship wasn't compromised I would have made an effort to resolve concerns but it was made very clear that we would it be the best fit for your needs. Obviously from the reviews, I'm not the only person who experienced this complete lack of professionalism. I just really wish USAA would choose a different preferred service. Warning.. use with caution!! Read below if you need restoration for your home. I should take others reviews before hiring them. Before you regret like I did, you may consider following points 1. They work for Insurrance and only take instruction from them and not the home owner. In my case where I had Cat3 water flood the floor. Belfor in my initial assessments said to remove all porous material like sub flooring but later declined as it did not detect "moisture" and claim to "wash" my subfloor with "plant base anti-micro agent" - big words for enzyme spry you get from pet store. They bend for insurance at risk of home owner. 2. Belfor does no have valid IICRC (highest industry) certificate as of 2/9/2019. In fact they claim to have highest certified. As a home owner who had a just a water Belfor repeat claim that they have special chemical and highly trained... check out there certified and not fool by their big claims as they can not back it up. 3. Shoddy workmanship. 1. Improperly place dehumidifier hose as waist water was re-enter in my subfloor in the bath. 2. Damage to my window screens when they had to install exhaust fans and punch hole to the wall of my wall way when they remove the door back stop. Collect wrong sample to some of my floor hence insurance has less claims. Missed numerous item removed in report to insurance which also reduce my insurance claim. Base on lack of quality, credential and integrity - putting their interest with insurance company over safety and interest of the home owner, you need to do your diligent before hiring them. They do all the talk and you will stuck with a huge battle with them and insurance to do what is right. read more

BEWARE! If I could give this company a zero, I would! Our homeowners insurance hired Belford to replace our flooring and tile in our bathrooms after a leak. The job took months and after they were done, my wife noticed grout falling off the bottom of the tiles. They came back and inspected and said it was normal? We also noticed the transition of the flooring was off. They also told my wife this was normal because it is transitioning to pressboard. My wife was not happy, so we recently hired a contractor to replace the pressboard and we found the horrible work Belford did! See image! The WORST part about having a house fire is having to work with Belfor Restoration to get our house back to the way it was. They have broken personal property, told us our house was messy before the fire as an explanation for why they mistreated our property and now are accusing my dog for damage to a brand new floor which occurred while my dog was being cared for with relatives. They are hostel, unprofessional and completely incompetent. My insurance company has been charged way to much for a poor, poor job. UPDATE; After the battles and involving Sheldon the CEO we were able to get the job back on track and although we are still dealing with issues they are willing to help again and trying to make it right. Most customers would not go through what I did to get here, but if you do it may work out ok. So I am changing my review up a star. read more

Belfor was great to work with when we had a serious kitchen and basement flood from a faulty dishwasher. Their project manager Heath was on top of everything, very responsive and personally went the extra mile in a couple of instances, For example he made some covers for the basement ceiling wire boxes that actually didn't exist before the flood. Also, this was during COVID and the workers were careful to distance and wear masks. I recommend them. read more

Belfor has been the most difficult company I have ever had to work with. Their abilities to problem solve, empathize with the customer, explain their processes, and communicate internally appear virtually non-existent. This is corroborated by other recent online reviews. I have contacted them no fewer than 8 times trying to reset the process, so it could go more smoothly. I have nearly begged them to have someone with managerial skills call me, so we could get things on track. USAA is my insurance company and Belfor was one of their preferred providers. This is the only time I have been disappointed by USAA's guidance, so I hope they will immediately stop recommending Belfor, at least in my region. I am a very forgiving person, so I would certainly reconsider if someone from the company would contact me and show a shred of concern for my experiences. My impression is that they have tried to charge USAA the maximal amount in regards to mitigation by intervening far beyond what is necessary from health and structural standpoints. They certainly have not had the best interests of myself or USAA as top priorities. I could write lots more about the specifics of the absurd experiences I have endured and the names of the employees involved, but my goal is for Belfor to improve itself going forward, not to rehash the past. I never write reviews. But I wanted to share to save someone else from a frustrating project. I read the reviews and met with the sales person and thought ok I'll try so far they seem great. Fast response and returned calls. I am lucky we didn't get too far into the project, but please beware. If I could give zero stars I would. Our upstairs jetted tub started leaking and damaged our ceiling down below. We also needed to gut and replace our entire master bath. Belfor recommended by insurance came out and worked with insurance on bid to replace. We accepted and waited for a project manager to contact us. 8 days later I called and said we still haven't heard from anyone. PM contacted me later that day and set up time to come out. This was early December and I knew it would be a wait due to COVID and holidays. Once PM came out he took down some info but hadn't even looked at the bid yet provided by his sales manager. I overlooked this and asked him to get back to me on budget for tile as I was hoping to save money on tile and use for my vanity. He said a tile rep would contact me and he'd get back to me with budget items. A week later, nothing. I again called and sent an email. He finally responded with info on budget which was $5,000 less than the agreed upon with insurance, and still no tile rep or info on where to go to pick out tile. After reviewing PM's email and insurance contract I was confused. Why was Belfor keeping $5,000 and it wasn't being applied to tile? I sent email and asked. Sales called me back and said their contracts and bids were confusing and it was just their overhead and I didn't understand what I was talking about. Okay, so let's meet and explain it to me then. The overhead line item was included, so why would Belfor charge $7000 plus for a project that totaled $25,000. Sales and the PM set up a time to come out and explain line items to me. We all met and I showed them the line items I had questions on, the PM had a lightbulb moment and said he gave me the wrong tile budget and yes I had just over $12,000 for tile (material and install). Okay we were on our way now, again I thought it was just an oversight. Tile rep contacted us and we picked out tile. According to PM I had $7-10 per sq ft to stay within my budget. I picked the easiest tile install and material was under $3 per sq ft. This is where it all went wrong. After waiting another 5 days for tile bid, I contacted PM. He sent me the bid of $13,000! I was floored. He said tile was expensive and I didn't understand work to be done. Said he would try and cut costs in another area. I asked again for the actual bid to review. After reviewing and hitting my head on the wall, I discovered their mistake. They double charged me for sq ft. I had 160 sq ft of flooring and 104 for the shower. They charged me for 280 sq ft of wall tile and install. I called the PM and emailed, again no response. Finally contacted the sales rep and he said he'd reach out to PM but again tile was just expensive. Here's the fun part! Once we finally got the PM on the phone, he stuck to his story that I didn't understand tile and the work that needed to be done. I asked him if he reviewed the bid for errors. He assured me that he reviews everything in detail. I then asked him to look at the second line item. He had to put me on hold as he didn't even have it. Once back on the phone I asked him to look at the sq ft. Again another lightbulb moment, he went quiet and started to defend the measurements. He said he would call the tile rep and get back to me. Days went by, nothing! This was a huge error! They were over charging me $5000 on a $25000 project! I contacted the sales rep and asked to meet with a manager. At this point I just wanted out of the contract. It had already been 6 WEEKS and I had nothing to show for it! The manager did cancel our contract but they followed up with my insurance implying I decided not to move forward in fixing my bathroom and trying to pocket the money. PM's name is Lonnie. DO NOT work with these people!! My stomach hurts just thinking about how much money I would of lost if I didn't ask any questions. Typically a PM handles all the steps in a project and ensures it's on budget, thank goodness I was looking at the budget! Again don't take a chance on these people! read more

I saw the terrible reviews but needed a quote for my insurance company for repairing my home. It was like pulling teeth to get them to come out just to give us an estimate! I finally got someone to come out and they said they'd have it worked up in a couple days. After 9 weeks and numerous calls to Christopher Vargas to his cell and having the office take a message for him I have yet to hear back from him and/or get my estimate. I can't imagine if it's this frustrating working with this company for just a quote, imagine contracting them for actual work to be done! Hence the terrible reviews on here!!! I called my insurance company and told them all this. I got a call after they reviewed and spoke to others that had used them and reported that they will no longer recommend this company any longer. We bought a home that had just had a major renovation completed by Belfor Property Restoration due to a flood from a pipe freeze. You don't really know a home till you live in it and a home inspection can only catch so much. After living in this home for two days we saw so much in terms of poor workmanship, improper installs, code violations, incomplete work, the list goes on. After reaching out to them to stand behind their work, they declined. I would never hire this company EVER to do anything. There was no pride of workmanship displayed anywhere. Awful to work with. Poor communication and poor quality of work. Had a flood in our crawlspace, they showed up quickly and evacuated most of the water but balked at pumping out the remaining water b/c it was after hours. We never knew who or when people were going to show up. The project manager Jarrod showed up one time in 3 weeks. Four times I had to fix their dehumidifiers that they did not hook up properly. Twice a dehumidifier leaked soaking the carpet. They did repair the damages which took another couple weeks to replace carpet in a coat closet! This was the last straw and we finally kicked them off the job. Definitely do not recommend! Edit 9/7/2016: Just found out they installed new vapor barrier improperly and it has to be totally redone. Also, they billed for replacing 1275 sq ft of insulation under the floors but only replaced about 100 sq ft... read more

Our building has been trying to recover from a flood. The insurance adjuster awarded a contract to Belfor but they have proven themselves to be very poorly managed. In-fact our building maintenance has had to do their project management for them which is totally outside of her scope of work. The have provided only two project schedules which are both inaccurate and very amateurish. Their project manager is evasive and ineffectual and a no show on the project site. Crews are sent out with poor instructions and no site supervision. Suites are left in a disaster state after the workers leave. Areas that were not affected by the flood are now need remediation just from their crews, who are primarily sub contracted. Do not allow your adjuster to use them!! read more

I'm very surprised to see such low ratings for this Company. We had a roof leaking into our ceiling area from the snow. PEMCO sent out Belfor to get a bid, and we moved forward with them. Communication was something I really appreciated through the process as well as being able to trust Kevin with navigating the process. The workmanship was very impressive!!! Our insurance called belfor to clean up after a sewage backup on our main living floor. Jeremy came out and did a great job with his team. He was very informative and answered all of my questions. Takes his job and learning more about his job seriously. After initial clean-up, Jeremy was no longer part of the team, I had to ask them to come over to finish up figure out where we were with the cleanup but when asked, they were very helpful and finished up the job. read more

It's unbelievable that Belfor is a "preferred provider" for my insurance company. No transparency about costs which I was going be personally responsible for, above and beyond what the insurance company was paying. After six weeks and only minuscule progress, I told my insurance company I chose not to work with Belfor any longer. Then came the apology and "I think I've got another company that can do it for less for you." Too little, too late. Now it's been a month, and I have yet to receive my deductible back from them. DONT TRUST this company. People lose so much when tragedy strikes and they have a home fire. What you need is an honest professional company to work for you to help pull your life back together. This company takes advantage of the vulnerable home owner, and if their customer is less sophisticated they are really taken for a ride. This company even hired a guy off the street.... literally living in his van to help for a couple of days. I saw him filling his van with the owners valuables. It was reported, so he was fired, but of course he was back at night to gather up more goods. That's not the only issue. I have NEVER seen a crew of people work so slow in all my life. AND please know several others witnessed the same thing. The story goes on..... there was no safe storage brought in, the yard surrounding the house continues to be full of trash. It has been over 2 months since the fire and it's still a mess. Now that company is trying to talk the owner into "managing" the reconstruction project. They couldn't even manage the clean up. But the owner is likely going to hire him, because this person is preying on them. Sickening. I had a small house fire several years ago. I hired ServPro. They were amazing. I would highly recommend them. My interest in writing this is to warn people who don't know who to turn to if you have the unfortunate need for a restoration company.
