Back then, before COVID, the property had large tiki huts on the dock, and they even served breakfast in the mornings. After COVID, things seemed to go downhill. During our last trip to the Keys, we actually chose not to stay here because it just wasn't the same. This year, though, we decided to give it another chance, and I'm glad we did. You can definitely tell they've invested a lot of money into improving the property. In previous years, the air conditioners were so weak that we actually packed multiple fans every trip just to stay comfortable. This time, the air conditioning worked great and kept the room nice and cool. That alone made a huge difference in our stay. Another big improvement is the dock. For years, there was a large hole where the old tiki hut used to be, making that area feel unfinished. After more than six years, they've finally repaired the dock. While I do miss the tiki hut, it's nice to see the space usable again. There were also several smaller updates around the property that didn't go unnoticed. Overall, I'm really happy with the improvements. This visit completely changed my opinion, and we'll definitely be staying here again. The only thing I still wish they had is a pool, but that's a minor inconvenience--we usually just head elsewhere for a day pass when we want to swim. It's great to see this place heading in the right direction, and I'm looking forward to returning next lobster season.

The rooms we had were very small but clean and that's what counts. Overall we felt very welcomed. Why only 4 stars? The AC was far too loud, basically no sleep possible with having it running. They also offer free Kajaks, but we didn't use them. Would I go again, probably yes.

The first impression when…read moredriving into the place was, "What could possibly be back here that is going to work for a wedding?" However, the answer to that was surprisingly great. The villas have separate rooms with common areas and the one I was in had three bedrooms. The bedroom situation was similar to a hotel room. A nice comfortable bed, a private bathroom, generous closet space, and - most importantly - a good stable temperature even with the thermostat being out in the hall. A ceiling fan helps with circulation, which is great too. The only real downside I can think of is that two of the bedrooms are on the second floor, and you need to take this into account with your luggage as there are no elevators. Well, that and the fact that the finish of the stairs blend into the floor at the bottom so if you are older this might make for a physical perception problem as well. Anyway... Parking is a little tight when the place is full, but the location worked out really well for the wedding ceremony. Out on the point you can see the sunset across the water in the evening. Manatees frequent the dock which are a sight to behold. Across the dock there was a nice flat area on hard sand that was perfect for the reception. Yes, there are water activities including dolphin interactions across the boarder from what are the villas, but I can't make any comment on that part since I didn't manage to even visit over there.

The flowers and flowering trees just give the place an amazing tropical feel. The rooms are updated and super clean. The staff is courteous and great to chat with. The owners, Peg and Jonathan are a delight. Peg has a food truck on property that serves scones and coffee each morning. They are incredible!! She has out 150 types of scones. There were four of us staying at the villa, and we all left disappointed. The property is beautiful, but the owner/manager's attitude toward guests is a major problem. He constantly bothered us and reprimanded us over different things, and the entire atmosphere felt uncomfortable. We were celebrating my husband's birthday. We were never told that music was completely forbidden, yet we were made to feel like even enjoying music was a problem. I completely understand respecting quiet hours and other guests, but there is a big difference between reasonable rules and making guests feel like they cannot enjoy their vacation. I was also charged $225 for supposedly smoking inside the room. I do not smoke, so I found this accusation and charge extremely unfair. The breakfast was another disappointment. Calling a pastry and poor-quality coffee an "included breakfast" is misleading, especially considering the price of the stay. The property is gorgeous, but you are paying a lot of money for a place where you don't feel comfortable. If you are looking for somewhere to relax, celebrate and actually enjoy your vacation, I would think twice before booking this place. I would not return, even for free.

There are 5 houses located on the property and we rented all 5 (for a reasonable price!). This allowed us to have the entire property to ourselves (which isover 2 acres) and it also allowed us to have people stay right on property with their own space. We were able to have a full weekend of fun. On Friday we had people over that were already in the area for a cookout on the beach. We used one of the speakers on property to connect our music to and just had a relaxing time. On Saturday we had our reception and Bryan and Meegan setup the tables and lights just how we wanted them. The reception was perfect - everyone could be spaced out and sit and relax wherever they wanted to on the property; using the hammock, sitting under one of the many tiki huts, at the beautiful bar, or just relaxing near the beach. On Sunday we had people come back by to use the facilities. There are kayaks, paddleboards, and sand toys that we used. We also bought a couple fishing poles and were able to catch fish right off the dock (you caught a fish everytime you threw your line in!). Everyone enjoyed themselves and had a nice relaxing time. We saw a shark, many fish, manatees, and dolphins. We will definitely be back for family trips! Many people that commented that they wanted to rent the whole place out for vacations as well. Meegan and Bryan did a fantastic job checking in on our needs and making sure everything was going well for us and our guests. If we needed anything they were quick to assist and gave us great advice on where to eat and things to see and do.

The check in lady was great. But here is where things didn't quite come together. We were given room 202. When we checked in, we were told that there would be someone at the front desk 24 hours a day. At 1130 pm, we realize that our toilet didn't flush very well, and just needed a plunger. I had to ring the desk several times and finally did get someone around 12:15 AM. I requested service on the toilet the next day, but that never came to fruition during our two day stay. We did get a plunger. In the meantime, there were several other issues with our room - general aging with a lot of rusty metal parts, furniture falling apart, a non-functional toilet paper holder, no extra toilet paper, no hand soap, a shower handle that was extremely loose with a large nail hanging out of it, missing lightbulbs, and peeling paint. The beds were decently comfortable. The housekeeper was nice. The property has a very small pool. And some good shore access. Can go fishing on the dock. Strange local family hanging out there like it's their backyard. No breakfast. Nice coffee/drink maker. Would not choose to stay here again.
