They are upfront with services provided, cost, professional and a business I trust to manage my property and make sound decisions! Silver River has provided an array of services for the past two years. Most recently, my home had repairs after the previous tenant moved out, Silver River coordinated all repairs within a week. The next week my home was listed and application was processed. The next week new tenants were approved and moved in! My ability to pay online was terminated over an issue with my roommate's account. I was never notified that it was terminated and when I logged in to pay rent, surprise I can no longer pay online. Instead of being helpful and fixing the issue like she had the ability to do, my property manager threatened me with late fees if I did not drop off a certified check with only several hours notice. She was also extremely unresponsive to maintenance requests. I was told that wires coming down in the yard and tearing siding off the house was "beyond a normal maintenance request" and I would need to get the problem fixed myself. If the roof fell in would that be beyond a normal request and on me to fix?! Oh and she also tried to schedule the walk through several days before my move out date and before I had the place professionally cleaned. I got her to change the date but it didn't really matter because she charged me for having the place cleaned again anyways! Oh well, at this point I was already so over Silver River and their ridiculous antics. I am so relieved to be moved out of their property and into a rental where I am actually communicated with and treated with respect. I would not recommend moving into any of their properties under any circumstances, they do not have the tenant's best interest in mind, clearly they are just trying to make a buck for the property owners.

    Broadly speaking, they are the dogs that everyone says they are. If you find a place of theirs…read morethat you really like that's at a favorable price and -- and this is the critical part -- you can commit to yourself that you won't expect or hope that they'll turn out to be something different than what they are, go for it. However, break that deal with yourself, and you're entering a world of pain. Here's what they won't do. They won't steal from you outright. They won't ignore your emails. They won't let major maintenance requests go unaddressed or otherwise fall down on their obligations under the lease. None of that happened in my experience. But you can't expect to be treated well or like you're the customer. You're not. Their job is to hold the account with the property owner. All you're ever going to do is come to them with problems. You have no leverage. All you have is goodwill. The leasing process and terms of the lease have you bent over a barrel. You have to accept it. You are not positioned to alter the terms of the lease in any way whatsoever; their signing process effectively precludes this by first requiring a non-refundable deposit from you (that converts to first month's rent) to take the property off the market. You'll see the lease afterwards. That's super aggressive, but it's not illegal. If there's carpeting, whatever its condition (see photo), your lease will require you to have it professionally cleaned upon move-out, passing on to you a cost that's typically assumed by the landlord as ordinary turnover. Again, that's pretty aggressive stuff, but not illegal. No documentation submitted upon move-out? You pay. Don't like that? Well, then don't sign the lease. (Forfeit the deposit. You pay.) You'll be enrolled in their insurance/benefits program under the terms of the lease unless you proactively opt out. That's both at move-in and at renewal. You won't receive a courtesy reminder at renewal. That's your responsibility. Miss the deadline by a few days? You pay. Is it starting to make sense? My property manager was located in Mexico and managed the property remotely (through photos emailed in by contractors). Yours may be too. This one was a stunner, I have to say. You can find elsewhere online testimonials from the property managers themselves, along with information about their work and educational backgrounds. Ask yourself what that would be like for that person, to manage a broad-based portfolio of rentals in Baltimore, Maryland. Now ask yourself how that person might feel about you if you were to become less than ingratiating towards them. I understood what the deal was going in. And so I didn't complain when I spent the first week or so in the property giving it a deep clean (windows, moulding, cabinet tops, etc. Or when old cleaning rags and refuse came up out of the sink drain when I ran the dishwasher for the first time (see photo). Or when my bed sheets were stained by a dryer that had accumulated burnt lint around the heating element at the back of the machine (see photo). I accepted it all as part of the deal I knew I was making. But somewhere along the way, I decided that I'd suffered the last indignity--that I'd done this, that, and the other; and swallowed so much; and that it was about time that they did the right thing for once! And so I let the demon in... Do yourself a favor. Go find a mirror and stand in front of it. Ask yourself, how well do I really know myself? Am I sure? Can I even be sure? There's a reliable way to find out. Rent with Bay Property Management.
