It's been a pleasure working with David & Gayane at Biayna Engineering. They performed a Soft Story Retrofit for a 1960s multifamily building. Biayna Engineering did a great job on my second earthquake retrofitting. They were reasonably priced, and they did a fantastic job. The front of my building looks great because they had someone put stucco over the huge I-beams that were used to reinforce my tuck under garages. They also did all of the paper work for the Tenant Habitability Plans that are required to recoup part of the cost of doing the earth quake retrofitting. Sona and Gayane always pointed me in the right direction and helped me get all the permits, and paperwork required from the City. I would definitely use them again. Was referred to David by my friend. My friend is very selective on his vendors so I can rest assured that David is top notch! And my friend has been building his home wirh David's service for a while and still highly recommend David. I got David to come take a look at the house I was planning to make an offer on. So glad I have David came to take a look because the house was way overpriced for the amount of work and fixing we would have to do. David is also a structural engineer which was perfect because this house has foundation issue and is in a hill area so he was able to tell us the foundation issue is a major one and it will be costly to fix. I had four companies come out to evaluate a major structural foundation issue on my hillside property but they either didn't want to take it or could not figure it out. David found a creative fix with a reasonable budget. They engineered and constructed the foundation and the retaining wall in no time. David Muradyan came to meet me at a 9 unit apartment building I own that had been identified as a soft-story building in LA that could possibly require earthquake retrofitting. The cost of said retrofitting could be upwards of $60-$100k if not considerably more. Upon looking at my building, David suspected it wouldn't need to be retrofitted. He explained the process of measuring, determining if the building was supported by steel beams, drawing out plans, requesting permits and submitting to the city. I didn't have to be there for any of this process and it was quietly handled with nothing left to do other than pay my invoice. Thankfully my building doesn't need the retrofit and David offered me an early bird special for getting it done within thee first year of the 7 in which owners need to comply. The gentleman I spoke with this afternoon was awesome! I have a house that sits on a hill and recently had issues with the foundation moving up and down after the rains. He detailed the problem multiple Solutions, and everything that made more than complete sense. What I super appreciate is that he didn't say we need to set up an appointment just to talk to me for 15 minutes but provided all this information over the phone. I received a notification from LA City for soft story retrofitting on 2 of our apartment buildings. Was referred to Biayna by my architect friend. I didn't know what it was all about, but Biayna did an excellent job explaining to me the details. They did both structural engineering and construction. They promptly scheduled a site visit, evaluated the building, obtained permits and compleated the retrofitting. Biayna handled the mandatory seismic retrofit for our '60s three-storey apartment building just last month, and we're very satisfied with the job they did. We received so many junk mailings from other construction companies advertising their services for this type of job. We looked them up and saw almost none of them had reviews online (not on Angie's List, Yelp, Google - nothing!) and the few reviewed had poor ratings. We can imagine now the nightmare it would have been if we hadn't pick the right company for the job. We threw out the mailings and searched companies online. Biayna stood out. David Muradyan, a USC graduate structural engineer, and the supportive staff there are a group of dedicated, hard working and helpful professionals. Prior to making a decision I visited them and found an active office and felt easy that I could be able to communicate well with David. I used emails, texts, phone calls and personal visits and all were handled promptly. My original building blueprints proved helpful. Use it if you have one. LA building and safety will likely not have it. I chose Biayna because their bid was very reasonable and that they handled the project from start to finish, LADBS final Certificate of Compliance. Biayna did an excellent work on the seismic retrofit project for my two story apartment building. They handled the project from beginning to end with design, permitting and construction so I did not have to involve more people. I had an overhanging second floor supported on tube columns where the cars parked that is apparently a big issue with the big one expected any day. Biayna's excellent engineering team came up with an economical solution to maintain the parking space while strengthening the columns. Construction work happened very fast and smooth as well with minimal disruption to my tenants. I enjoyed working with them and would recommend to everyone. read more
