Foot 50-year-old inherited home in South Orange County. We are currently performing our due diligence in preparing the property for sale, and investing in this type of specialized inspection is simply the smart thing to do. From start to finish, Tim was fantastic. He was on time, friendly, and highly knowledgeable. What we appreciated most was his communication style--he handled all of our questions with absolute ease, explaining the technical details in a way that was clear and easily understood.  When we received the final report, we were blown away by how comprehensive yet easily understandable it is. Rather than a simple pass/fail summary, their reports are incredibly detailed and leave no stone unturned. They include:  An room-by-room physical and visual assessment breakdown.  We did not have every single room tested, but we tested any suspect areas where we could see there had been prior leaks. Moreover, their thermal imaging equipment can spot leaks that we could not see. Detailed ambient indoor air sampling alongside localized outdoor baseline controls.  Advanced wall cavity core sampling to actively look for hidden moisture issues.  Direct surface swab testing of several suspect areas. Exact diagnostic tracking data, including localized relative humidity levels and digital moisture-meter readings.  Yes, humidity over 5k or 60 percent makes mold grow. You need good air circulation as well as good dehumidifiers when you live close to the ocean. Clear photographic documentation with matching room diagrams and structural descriptions.  We knew of several areas that absolutely needed testing. And Tim was great in suggesting what areas we might want to test for hidden leaks based on his thermal image readings. He also pointed out where such tests were not needed. What makes this company unique is that they are true, dedicated environmental specialists. Because they literally have the inspection process down to a science and utilize top-notch, highly calibrated equipment, their operation is streamlined. As a result, their pricing was extremely fair and competitive--in fact, their rates were actually lower than some generic, non-specialized home inspectors we looked into.  While initially we planned to have 1 company do all the environmental testing, we found it was less costly and better testing to go with specialists rather than "we do it all companies". It was a super-smart decision. We went with Mold Sci (Tim) for the mold testing and a 2nd specialty company for the asbestos and lead testing (Enviro Diagnostics, Costa Mesa). If you are buying a home, selling your home, or managing an estate property, we highly recommend both companies we worked with and would hire them both again. This service is a complete ripoff. They are a dishonest company with dishonest people. When you…read morephone they will tell you that they'll do a complete visual inspection and use tools in order to make the first evaluation. The initial evaluation is $335 and this doesn't even include any testing. When the guy came, he didn't use any tools to look for anything behind the walls. No infrared tool and no water moisture meter. Nothing. Just looked around. He was a nice guy, but didn't really do what the company promises. He then said the next step was to do air quality testing. I hesitated to spend the additional $190 on air quality testing because they had already just taken $335 of my money just to come to my apartment and look under my kitchen sink and then just talk to me for about 10 minutes about doing the air quality test. That could have been the entire appointment. I didn't need to be charged $335 just to come out to my apartment. I decided to do the testing because that's what I wanted in the first place. I needed more proof for my lawyer. But then the test couldn't be done that day because I had my 5 year old air filter going and had had the ac running. I needed to have both off well before the appointment. I only had turned the ac off 1 hour prior despite being told 30 minutes prior. All this information should have been discussed when booking the appointment. The guy came back the next day, again looked under the kitchen sink and then ripped out the bottom to the dishwasher and didn't pop it all the way back in causing my dog to then pull the panel out, which he'd NEVER done before. He also attempted to pull the wall heater out, insisting it was just a cover, despite me telling him it wasn't. He finally left it alone after asking me, if he took it out, would I be able to put it back in? And I said, "Uhhh No!" But something was moved when he yanked the wall heater because the next 2 days I wound up with dozens of houseflies inside my tiny studio. Absolutely disgusting!!! I phoned to complain about the service not being done as discussed and about the flies, and was told I'd be given a refund for that visit and only be charged the $190 for the air samples which was the cost for the lab. Upon getting the testing back, it concluded that there was no issues with air quality in my apartment, which is impossible considering there's no airflow and my house 4 plants, in different locations around my studio, continually grow mold on the soil and I have to put cinnamon on the soil in order to contain the growth. Not to mention, the flies! If they were behind the wall heater then they were obviously attracted to something and that something should have been picked up in the air quality sample. Not only were the lab results wrong, but when I asked the manager about it, she kept insisting that "their goal is to make sure that the quality of air in my home is safe and at good levels." Like what?! Why is that YOUR GOAL?!?! Your goal should ONLY be to properly test my apartment air. MY goal was to get a proper air quality sample that shows my apartment air quality has too many toxins. So now I'm out money and hours of my time. To add insult to injury, I was ONLY refunded $85 from my $335, which meant I still paid $250 instead of the $190 I was verbally promised and still have to pay yet another company to do the job properly.
