They are currently remodeling rooms and the pool. Their costumer service was great, the communication was good, they responded quick and provided me the room code prior to our arrival. Overall 3 1/2 starts. Easy check in. They are trying to improve their property so I'm not closed minded to see their potential.

He delivered extra bedding to us, as well as a Firestarter Log for the fireplace. He gave us the history on the property and filled us in on the future plans, all of which sound AMAZING. The property is currently being renovated. That takes time, especially up the mountain, as deliveries are more difficult to receive, I'd imagine. The property is open while renovations are taking place, so be patient and understanding. There is a reason the rooms are SO CHEAP at this time. Our cabin was totally fine. The mattresses and futon were all brand new. The other furniture was not, we didn't care. There were random dishes and silverware, not full sets of everything but we made it work. We used the stovetop and oven with no issues, all the appliances worked fine. There were random pots and pans...I've stayed in better equipped cabins, but they're working on it . I am sure eventually they will fill in the blanks in all the rooms. Frank let us check out the bar which is due to open soon...my husband and I are going back in a week and a half (I had that booked for a while, the trip we just took was last minute) and I can't wait to see it finished. The VIBES ARE ON. Looks like it's going to be decorated very cute....Big Bear Hipster Chic. They're designing lots of outdoor living space: Hot Tubs, Fire Pits, Cold Plunge. When this place is finished it's going to be amazing, and I can't wait. Go now while it's still cheap, because I am sure once the renovation is complete they're going to have to increase the price. Frank also told us the large front cabin will be more like a Hostel set up, so that may be an affordable booking option when it's ready. The trolley stops next door at Big 5 every 30 min so you can take that to Snow Summit and not have to drive your car. It's close enough to The Village that you could walk, weather permitting. When you entered, you were in a vestibule with a door going left and a door going right, each two separate rooms, one with a bed and one with a kitchen and a fold away bed, both with bathrooms and fireplaces! We enjoyed the hot tub and the barbecue areas. The hot tub is especially nice with very firm jets and a lovely view of a tree covered empty lot next-door. The staff was friendly and helpful and the location is central to just about everything in Big Bear. We enjoyed staying here very much and are already planning our next stay here in Big Bear.

The bathroom looked like it forgot to get scrubbed from the last guests. This resort is dated and needs renovation. Do better and instruct housekeeping to do a thorough cleaning of the rooms. Upon check out I found out that room #101 was available during our entire 1 week stay. I don't understand why reception "lied" and said NO ROOMS on the ground floors were available. The saving grace of this resort is that it's conveniently located near historic downtown BBL along with other attractions and grocery stores.

On timing, we were told cleaning was signed off around 3:40-3:50 PM and we weren't given access to the unit until nearly 4:00 PM. By the host's own timeline, that leaves only a 10-20 minute window for this to have happened after cleaning -- or the unit wasn't properly cleaned to begin with. Either way, it should have been caught before a family with small children moved in. As for the house rules disclosing general wildlife possibility in Big Bear: a blanket disclosure doesn't excuse an active, uncleaned health hazard in the room our kids were about to sleep in. On "solution after solution": When we first called the property's staff, we were told there was no reported active issue at the unit -- no remediation or transfer was offered at that point. It was only after we contacted Airbnb support directly that a possible move to another property came up, and by then we chose to stay with family instead rather than lose more time getting our kids settled. To be clear, we never requested compensation, a discount, or anything beyond the refund for the booking we could no longer stay at and the playpen deposit. The mention of a future discount, and later a free stay at the owner's personal cabin, were both raised unprompted by her staff and the owner -- I only followed up to ask about the discount after her team had already brought it up, and we ultimately declined the cabin offer. On the Venmo/deposit point: This wasn't in my original review because it wasn't relevant to it; the owner raised it. For accuracy: we received both the Airbnb refund and the playpen deposit refund in full. The mismatch was in urgency -- the deposit was requested and paid promptly to get our kids settled, but getting it returned took three follow-up messages over a full day before it was processed that night. On the unannounced visit: While I was upstairs on the phone with Airbnb support trying to resolve this, the host sent an unfamiliar man to the property without confirming who was there or where. My wife and our two young children were downstairs. Regardless of exact positioning, having a stranger show up unannounced during an active safety complaint is not okay. On the personal outreach: We heard nothing from the owner personally until after this review was posted. At that point, she called, left a lengthy voicemail, and sent numerous long texts to my personal phone. Some of what was shared in that contact was inappropriate and unrelated to the situation, and I won't detail it here out of respect for her privacy -- but the manner and timing of it were unprofessional. I got a private room with shared bathroom. The bathroom was right next to my room so it's pretty comfortable. Water took quite long to heat up despite I turned the H tap to full. The water draining was also working terribly. I showered with my feet flooded. The hostel looked clean in general. There were people cleaning the common area everyday. However, if you look deeply, for example, my room, it's actually full of dust. I assume they just change bed sheets and do general floor cleaning but leave other space untouched. I wanted to close the curtain and a pile of dust just flew up and made me sneeze. Btw, the bedsheet was not clean either. There was a lot of hair of different colors and length. I was very uncomfortable that I used my own clothes to make another layer before I slept. On the second night there was a cockroach-size insect running in the restroom and a very big ant (? - let say an insect) in my room! I know it's Big Bear national park in summer, but I'd expect them to at least apply some insect prevention to human living space.. Breakfast was amazing for a hostel - eggs, bread, jam, peanut butter, milk, waffles (you have to make it - they provide ingredients), tea, coffee. I totally suggest making waffles - it's very quick and easy. Kitchen was very good, just like advertised. They have a lot of everything to use and also dish soap to clean. You're supposed to clean your dishes yourself but I saw a lot of guests left their dirt though. Big fridge. Milk was left in the fridge all day for free from the morning. They advertised that they have free dinner and that made me thought it's everyday - no they didn't! Free bbq and tacos are only on Sun and Tue. This was extremely misleading! The activity board was also another weird thing. In the morning the staff messaged in the whatsapp group about the hike. I replied and no one replied me until the time came I showed up and they said it's a do-it-yourself hike.. so basically they only suggested you what to do and that's it. I remembered upon check-in the staff showed me the board saying "we have a lot of activities".. suggested activities and you go do it by yourself. They have like 6-7 parking spots in front of the hostel. Reception won't open until 4pm but I felt like staff were around all the time. They're not responsive in messenger app/social media but if you walk up to them and ask, they will be helpful and friendly and approachable. There was a hot tub but I didn't feel like going in due to the overall cleanliness of the hostel. Location was very good tho. The Big Bear village is a few minutes walk. Common areas are very good. They have board games and many kinds of sitting/lying down furnitures. I love that they have piano and guitar too. And people respect the quiet time, after that hours, everything was quiet. The only sound I heard after closing all the windows was some random cars passing by the street, otherwise it's very quiet (forest sound doesn't count). Maybe my expectation was too high from their advertisement and all the good reviews. It's probably worth it for a shared hostel bed but for a $120+ private room, I expected something much cleaner at least.

You're basically on-call 24/7 because the second a guest can't figure out the hot tub, the WiFi, the lock, or decides the forest has "too many bugs," your entire evening is gone. ‍ What I appreciate most is that they actually treats this like a partnership. They care about the guest experience as much as I do, and they're insanely responsive. I'm on the message threads with guests, so I see how they handle things in real time. Professional, calm, patient, and never reactive, even when guests are being... let's just say "creative." One thing they said early on when we onboarded really stuck with me. They told me they intentionally say "our home" when talking to guests because they want guests to feel like they're staying with people who are personally invested in their experience, not some faceless management company. And honestly, it works. You can see it in the reviews. Guests constantly mention Natalie by name because they remember her. That says a lot. People don't remember automated customer service. They remember when someone genuinely takes care of them, and she really does. They've also helped me navigate permitting, operational stuff, and all the random homeowner stress that comes with having a rental in Arrowhead. Every time I call, they answer. Every question gets handled. I trust them completely, which is not a sentence I say lightly. And yes, I initially had the same thought everyone has: "Do I really want to pay a management fee?" After working with them, absolutely yes. Worth every penny. The biggest thing they gave me was peace of mind. I don't spend my life thinking about the house anymore. They also market properties on their own website, which brings in bookings we wouldn't have gotten otherwise. I basically see those as bonus bookings. Our reviews are 100% 5 stars, and a huge part of that is because of how they operate behind the scenes.
