Debbie its not difficult to read simple english emails. Who in the world told you that people can…read morenot get into the property when the fence is broken? Do you even know that the side door to the master bedroom yard has no lock. In Fact anyone get in through any doors. And when the fence is broken, there is no question of how anyone got in. The side fence, and front gate were broken and it took you more than 3 months to repair. in 5 years, this is the 2nd time you responded to my post. You never responded to my emails sent to you or Paula. I sent you an email on 08/10/21 and then on 09/13/2021 with pictures of the window. Now you can see those posted here on Yelp. The email clearly said, we were out of town, there is a bullet hole or something, gate has been broken for 3 months. Negligence from the owner and property management to fix that. The long crack is due to Realty round up not caring about the property and not fixing it when they got my email (wear and tear in 5 years due to heat ). Why in the world do you need a maintenance order if I sent you pictures in the email and notified you? You can't read a simple email. You did not care about he property then. And sorry, but you did not do me any favors by removing that charge , which should never be sent to me in the first place. Washer /dryer - NO paula did not forget and did not remember. she clearly told me the owner wants it back. Paula said to send her the email where I said i was replacing it , or I will have to bring it back. I had to prove myself that I had sent an email to you guys that I was replacing it. I have the text messages sent to Paula. Garden - the guy I hired and who came and mowed the lawn, garden and side fence outside on 03/07, i got his messages and pictures also. And the judge can see if the court loves the rat infested jungle when I moved there, or the garden I left. Rats - for the records, i had flowers in the garden Debbie. not food. Rats made the holes in the house, that I blocked with thick towels. You guys never cared to look or ask how they got into the house. you only placed traps in the attic, and the pest control told you guys there is a gap that should be closed, but you guys never did that either. tree stump - were firewood/ 4 years old ready to burn, since there is a fireplace inside, and i left my fire pit outside. that was more than $500 dollars worth. you did not even tell me to take it, after i emailed and told paula wat the wood is worth. but you will get a chance to justify all your incorrect reconciliation soon. Never want to fix anything but happy to keep my deposit to fix it all now. I do not want to waste my time and energy over you anymore. However, I will ensure I never recommend anyone to your company ever. The sad part is that not only your tenants but your landlords and vendors are unhappy and complaining based on the comments on yelp.

After applying and waiting a couple days, the lising disappear and then they sent an email stating that we have to pay application fee for a house view. It sound fishy as it seems like they have already rented the house but is requesting for a deposit for a rental not available anymore I emailed them to get an answer regarding why the listing is now gone and why a application fee must be paid before a house tour. The property replied back stating that they have no association to whatever happen to the listing and that an application fee must be paid. If you have no association of the home then why is it on your website and why did you not mention on the posting that you need to pay before a house tour. No transparency with this company. I'm glad I dodge a Trainwreck. Who knows what they will charge or do once you are a tenant. Please stay away from this property management. They came back a couple days later stating that they do not associate themselves with the laitingand we must pay the fee for a tour.

You know it's going to be a good company when it's one property manager giving another property…read moremanager a 5 star review. Gabe and his team at Allegiance are so easy and great to work with. It's been exceptionally hard to find help with some properties in the Sacramento area that I can't manage myself. During my initial search, most of companies I talked to in the area over promised and under delivered. From the first call, it was clear that they were lacking professionalism, industry knowledge and some never even called me back. I do have high standards of course as I myself have been doing the job for 10 years but I couldn't believe the experiences I was having with these other companies. When I finally found the Allegiance team, I was so relieved. Not only are they great at what they do and got these properties rented quickly, they are just fun to work with and very down to earth. Their knowledge, professionalism, fair pricing, and outstanding customer service also set them apart in the industry. They will continue to be my first choice in the Sacramento area and I can't recommend them enough. Thank you Allegiance Team! Highly Recommend!

We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

This company is the same as Eminent Realty Services but just works under three different names…read more Elite, Eminent, and Executive Lending. Please do not use this company to manage your properties. Unfortunately, you will be very disappointed, your properties will be either mismanaged or unmanaged, and you will likely be responsible for even higher or more costs with them "helping" you than you would have been without their fraudulent claims of being able to support you. They not only practice unlawful acts; that continuously increases the risk of the owner to be sued and negligible for any additional costs, but seemingly have no clue what they are doing. These companies are already very loosely regulated and get into business way too easily, please do your due diligence and ask for references and research prior to hiring or using shady services such as this one. After moving out, we were waiting for a security deposit that we had to continuously ask for. After 21 days, the legal amount of time that a landlord has to return the security deposit or send an itemized list of deductions per California law, we still did not hear anything regarding our security deposit. Then when we finally got a response, they asked for our forwarding address and stated that a check had been sent out that we never received. After 42 days, I called the office multiple times and when I finally got a call back he stated he can send it to us via Zelle. He was very rude and sent a partial payment of the security deposit amount. He refused to send full amount despite not following the California law. DO NOT DO BUSINESS WITH THIS COMPANY!

Now that I have lived in my place for a few months and have developed some maintenance issues/needs…read moreover the past couple of weeks and put in some requests, communication has been a bit more hit or miss. I have been waiting on maintenance techs to come take care of some house issues (a couple more critical than others - i.e. Door latch getting stuck and it being hard to get access into my house, Carbon monoxide monitor needing replacement) for a couple weeks - even when I listed my availability and that they were allowed to enter the home even in my absence. I put my requests through the portal and have heard back about a couple things- but on others nothing. I decided to follow up with a phone call a couple days ago and spoke with Grace and she responded with some suggestions for some of my issues with responses from the owner and said she would follow-up with maintenance techs soon. I feel like there should be follow-up right away for any maintenance request that is submitted...even if it is just a "we received your request and we are working on it" and expected turn around time.

This has been the worst property management company I have ever worked with. If I could give…read morenegative stars, I would. Throughout our experience, there were repeated errors and a consistent failure to perform even basic property management responsibilities. For those who do not want to read the entire review, the biggest issue is this: I repeatedly had to contact them to remind them to collect utility payments from tenants--something that should be a standard part of property management. Unfortunately, that was only one of many problems. 1. Failure to enforce lease terms One of the provisions in our lease stated that the tenant was not permitted to remove the smoke/fire detection alarm. When we later visited the property to replace a microwave, we discovered the alarm had been removed. We informed Utopia and reminded them that this issue was specifically addressed in the lease agreement and should be discussed with the tenant. Instead of addressing the lease violation with the tenant, they sent out a technician and charged us for the service. To make matters worse, the original alarm was functioning properly before it was removed. The situation made little sense: they failed to enforce the lease agreement and then attempted to pass the cost of resolving the issue onto us. 2. Repeated failure to collect utility payments On multiple occasions, utility bills went unpaid because Utopia failed to collect payment from the tenant. Each time, there seemed to be a different excuse. One explanation was that the company had moved offices and had a new mailing address for utility bills. Another excuse was there was new staff and management so our property concerns had gotten lost with keeping up with no one managing it. The problem is that we were never informed of this change. We only discovered it after receiving notice from the utility provider that a bill was overdue and had incurred late fees. Not only were we not notified, but the tenant was also not informed about the late fees. Even after the address issue was supposedly corrected, the same problem continued to occur. I repeatedly followed up and reminded them that the new address had already been updated, yet utility payments still were not being collected properly. 3. Final utility bill mishandled At the end of the lease, we decided to terminate our relationship with Utopia because of the ongoing issues. There was one final utility bill outstanding. Utopia informed the tenants that they did not owe anything, yet the bill was ultimately charged to us. When I asked why they had not collected payment from the tenant, I was told that because we were no longer under contract with them, they would not pursue collection. However, the bill became due while they were still managing the property and while the lease was active. Why was it not collected during that time? As the property management company, collecting tenant obligations was their responsibility. Instead, the burden repeatedly fell on us. To this day, I have called and emailed regarding the remaining $215.51 balance, and I have received no response. Based on my experience, this company created more problems than it solved. Property owners hire management companies to handle responsibilities professionally and proactively. Unfortunately, that was not our experience. I would strongly recommend looking elsewhere for property management services.
