Their evaluation? Preventative Maintenances needed to be done. Okay, sure we paid for it. . . December 22,2010 one of the worst rain storms in San Diego for almost 20 years. . . the leak is back, and molding is compromised. . . stay tuned He came by the units and recommended that the gutters just needed to be cleared, but it sounds more than that. In Jan. 2023, I noticed the red coating that was put under the white sealer was showing through the white sealer. I notified the property manager that had contacted the work, Cabrillo Properties. After, I was contacted by a woman at McKay Roofing in El Cajon on Cuyamaca Street, lic.#428225. She said she hadn't bought the company, but had bought the crew from Renovation Roofing and sent out inspectors. I spoke with two inspectors, on site, and they determined the seal work was faulty and needed repair. Since then, Cabrillo Properties has repeatedly communicated with Renovation Roofing and McKay Roofing to have the work done. Ray Mosley of Renovation Roofing said he would send a crew to fix it, but didn't. Then he said the work had been done, but it hadn't, and still hasn't. To this day the same red, in the same places is still showing through---plus more. Both companies have had a year to resolve this, and instead they have only offered ambiguous, untrue and empty words.

The initial estimate of $20,000 ballooned to $32,000 (~$31,000 after a ~$1,000 credit) on the final invoice sent via email. While they noted wood replacement, they could not provide comprehensive photo documentation to justify charging for extensive plywood, fascia, shiplap, and rafter board. For context, they billed for replacing 294 linear feet of fascia board, whereas subsequent measurements and estimates from two professional painting companies confirmed the home's total fascia is only around 250 linear feet. Communication and safety were major issues throughout. When I pointed out during the final walkthrough that nails were scattered all over the yard, the representative claimed he had already used a magnetic sweep. Just one month later, my tenant borrowed a magnet and collected a box of hazardous nails--including dangerous push-pin style nails left pointing upward. While they did pull the required permits before starting and fixed missing edge-tile nails promptly, the lack of transparency on unexpected wood replacement costs and leaving sharp, dangerous construction debris in a tenant's yard makes this a 1-star experience.
