Splattered asphalt over my garage door, neighbor's garage door, and the facade/stucco of my building. After over 1 week, multiple phone calls and emails, this has still not been resolved. Chris, the project manager, offered to touch up the paint, but did not agree to a professional painter. As an analogy, if you own a bicycle company and hit my car, I would not agree to you personally painting over my car. It needs to go to a body shop. He rescheduled for later that week. The day before that scheduled meeting I get this email "I need to cancel our appointment for tomorrow morning. Our backlog is backed up right now and we can't get to this job. If you can wait until late next week to reschedule, please let me know. If not, I recommend reaching out to some other companies." Our HOA (440 homes) just had Black Diamond Paving repair two dips in the street, sealcoat our entire development, and repaint all of our parking spots and street markings. They did a remarkable job, and we would highly recommend them to anyone else. Black Diamond's bid was not the lowest, but their knowledge of asphalt and their professionalism made them the our choice. The crew, including supervisor Kristina, was professional and responsive. A high priority of the Board of Directors is keeping the residents abreast of any work that may cause an inconvenience. Black Diamond distributed notices in advance, and listed the impacted streets with dates/times to give residents the information they needed. The crew, on the days of the sealcoat, put up cones and caution tape early in the morning prior to work being started. The employees doing the work were careful to keep the sealant on the street and not on the abutting concrete. They worked steadily to finish so that the sealcoat was completed in the scheduled timeframe. Black Diamond's work was first-rate. We could not be more satisfied. In the future, when we have a need for street repair/replacement, we will definitely solicit a bid from Black Diamond Paving! read more

Black Diamond Paving just finished repaving our HOA. During the prep work they dug up cables, removed the top-soil and then claimed they hadn't done it and said the cables must have been laying on the surfaced all the time. It was obvious by the missing soil, and cable what had been done. They refused to complete the job and repair damages.. I would not recommend this company. After making several contacts with the company they sent someone out to rebury the Comcast cable and replace the top soil. read more

Very poor planning was done when it came to this company repaving for our HOA. They started way to late in the day and as a result residents were not able to park in their carports when they were told they would be able to. There was absolutely no parking available on the street due to the number of residents that were inconvenienced at the same and the fact that parking is only available on one side of our street. But when you live under an HOA they're going to go with the lowest bid or the company who is friends with someone on the BOD because in the end they could careless about the residents. read more

Black Diamond just finished a repaving project for a HOA I manage in Fremont. This is the second time I have used Black Diamond for a paving project and I could not be more pleased. Mike and his team are very professional and responsive. As a property manager, I am most concerned about keeping the homeowners informed of what is happening and going on. Black Diamond takes care of all the notices and gives the homeowners plenty of information and notice of start dates. They provide a cell phone number for the homeowners to contact the foreman with any questions. For me, this is a huge service. If I have a project as invasive as a repaving project can be and I do not receive one call from a homeowner, it is a testament to their great communication. The work was great. There lines are very clean and there was no overspray/spill as you sometimes see. Work was done on time and on schedule. I'm the President of my HOA and we just had Black Diamond Paving finish a sealcoating of our development along with repainting all of our parking spots and curbs. They did an AWESOME job and I would highly recommend them to anyone else. Rich the Project Manager was a pleasure to work with. Black Diamond had done a complete reconstruction of our driveways 7 years ago, so when he came to meet with me for the sealcoating bid he still had all the specs from last time with him which really impressed me. The crew doing the work were very professional, friendly, and did great quality work! I'd like to comment on the review by "Truth Fairy' who obviously has no clue on the bid process that an HOA board goes through with contractors bids. Our board got 3 bids for the sealcoating and painting job. One bid was 4 days of work, another 2 days, and Black Diamond was 1 day. Our HOA only has 1 driveway in and out of our complex, so Rich said he would just put on a larger crew to complete the work in 1 day and be less of a inconvenience to our residents. Black Diamond's bid was NOT the cheapest but not the most expensive one either. Our board decided to go with them since they were the most professional of all the companies giving us bids, and that how he would put on a larger crew than he would normally do to be less of a hardship on our residents. As for the 'Truth Fairy' stating the crew started late, I highly doubt that. I"m sure her HOA got the same letter as ours did from Black Diamond of the details of the project. It clearly states on the letter that the ending time is approximate and that if the coating hasn't cured yet that some areas might be closed until the following morning until it's fully dried. The drying all depends on the weather and our HOA had a handful of carports blocked off until the next morning since the weather was overcast here in July on the day of the work. Those areas are also in the shade which affects the drying process. Black Diamond's crew did a great job of directing our residents on how to safely walk in and out of our complex during the work. Rich even provided his direct number for any of our residents to contact him on questions or reasonable special accommodations.
