On my move-in day, there was a trespasser in the building that required a law enforcement response, which wasn't a great start and raised concerns about security and lack of management response during this incident. Shortly after moving in, I discovered the washing machine in my unit was mold-affected. It took additional follow-up before it was replaced. Within the first week, I was also told that the garage parking space included in my lease had been double-leased, which led to billing issues and took over a month to fully resolve. Over time, there were additional billing errors and communication from management often felt inconsistent or unclear. I also raised concerns about building access and security, including occasions where entry points were not properly secured during winter. While I made consistent efforts to address these issues, the experience overall didn't meet expectations in terms of responsiveness, value, or coordination. I normally don't leave reviews, but my experience with Black Swan Property Management has been bad enough that I feel like other renters deserve a warning. I was charged double rent, and not a single person followed up with me or apologized. I emailed, got no response, and finally had to call in. When someone finally did speak to me, I was told not to pay anything until they adjusted the mistake. I followed their instructions. Because of their error, I had to remove my autopay so I wouldn't be charged 2600 dollars again. Even after all of that, they still charged me a late fee for a situation they created. The lack of communication, the billing error, and the complete lack of accountability made it clear to me that they don't value their residents. The experience was bad enough that I chose to pay an early termination fee rather than continue renting with them, even though I had 14 months left on my lease. If you're considering renting one of their properties, please be aware: Their accounting is sloppy, communication is slow, and mistakes are pushed onto residents instead of being owned and corrected. My family has had multiple contacts with this company, sometimes not realizing it was them we were dealing with because they advertise through multiple channels. Despite the unsafe conditions of the properties we viewed, their rental rates and added fees were significantly higher than normal for the size, location, and general condition of the properties. We were made unwell while visiting one of the units and left immediately. They refused to refund our money and made up a false story about what caused us to feel unwell; the story was entirely fabricated and they were not even present when it happened as this was handled through a third party. We also viewed properties directly with them. The information we were provided seemed to change during individual conversations. We were shocked at the poor condition of the rental which was described as being completely renovated. There were holes in the walls revealing filthy debris and spiderwebs, for example. There was inadequate lighting in the basement and they refused to fix the matter, despite the laundry being in the far end of the basement. My family member said he found the basement "scary" and nothing seems to scare him normally. The agents can seem charming and convincing, but the conditions they expect people to live in are unsafe. That's what matters, not superficial charm before you sign a long-term agreement and hand over a lot of money, trusting them to provide safe housing for yourself and your family. When have held them accountable through proper channels, they have fabricated excuses without any evidence or any truth. They made up stories to avoid being accountable for the unliveable conditions, expecting to keep our money though we couldn't safely live there. I know some of the individuals who own properties managed by Black Swan. They should understand that the behavior of Black Swan on their behalf reflects on them. One has to wonder what happened to the Black Swan listing on Yelp as there was none today, despite them doing business in Rochester, MN, for years now.
