I did my homework: I inspected his work at a similar job site, gathered bids from four different contractors, and interviewed each one personally. Liran stood out because he was easy to communicate with, honest, and highly organized. The Financials His bid was middle-of-the-road--neither the cheapest nor the most expensive. However, the value was in the transparency. We had zero hidden fees or unexpected change orders by the end of the project, which is rare in this industry. The Reality Check No massive project is perfect. In our case, there was a permit oversight where the fire sprinkler consultant wasn't called in early enough. Because they were backed up, our project was delayed by three months. What sets Liran apart is his accountability: he admitted the mistake and paid our rent for those three months to make it right. Room for Improvement The only area for growth is in the hand-off for final touch-ups. Information didn't always flow perfectly from Liran and his foreman to the subcontractors doing the finishing work, meaning some tasks had to be redone once or twice. It didn't cost me money, but it did cost some time. The Verdict This is an honest look at LB Construction. Despite the minor hurdles, Liran's integrity is top-tier. I am already planning to use them for a second addition and a future ADU.

As far as United Pro Handyman Service, pleasantly surprised that they got back to me the very day I called them about my job. I can't say that about other handyman services on Yelp. I will definitely be using their service again and will recommend them to others.

We hired United Pro Handyman (led by Ilya) in January 2024 for a remodel,…read moreincluding relocating an entry door, adding a partition wall, closing off a fireplace, removing built-ins, interior painting, and exterior stucco work. Unfortunately, our experience was extremely disappointing. The main issue arose with the exterior stucco work, which began cracking within days. Ilya sent his guy to fix the problem and his guy just applied another layer of stucco to cover the cracks! After one week, the cracks became evident and had worsened. My husband and I have decided to go with a different contractor to fix this issue. I had informed ILya about this and he initially agreed to reimburse us for a stucco patch. During this time, we decided to legalize the remodel. From the city inspection, we found out that the problem wasn't just superficial--underneath the stucco, we discovered improper waterproofing, incorrect lathing, and screws that did not comply with California code. This oversight could have led to much larger structural issues in the future. When I explained that this was not simply a patch job but required a complete redo of waterproofing, lathing, and screw replacements, Ilya became unresponsive. Alex, the manager, visited our site multiple times during the project in January and even guaranteed a one-year warranty, promising to provide a formal contract after we made full payment. Despite repeated follow-ups with Andrei, the estimator, we never received that contract. If you're considering United Pro Handyman, I strongly advise you to demand a binding quote or contract that includes all warranties before making any down payment. Be cautious of their "choice" between a 10% discount but you pay for the materials or no discount but they will shoulder the cost of materials--insist that they cover materials, especially for larger projects. They purchased unnecessary items, including insulation pads that were never used, resulting in a complete waste of money. As of today, our newly stucco wall is now ready to be painted. We passed all inspections and it feels so good to know everything was done correctly. We regret our decision to work with United Pro Handyman and recommend others proceed with extreme caution.

The timelines did extend significantly beyond the original estimates, and I had to stay on top of the subcontractors to ensure the craftsmanship met my standards. It wasn't a hands-off experience, but because he is such an honest person to deal with and his pricing is so competitive, we got both projects to the finish line. A strong pick for those on a budget who don't mind being involved in the details. After working with many contractors in the Bay Area, I've found that the alternative is usually someone charging much more who promises a turnkey experience but can't guarantee it either. The pace of the job was very smooth right off the bat and only picked up once the work started. During the design phase the team including Liane were very pleasant to work with. Liane was extremely patient and helpful while she met us at two design stores to assist us in choosing colors and layouts. Once the work started, we were very impressed with the site prep as Eli delivered on keeping as much dust out of the the rest of the house. He made sure crew setup plastic sheeting throughout the whole bottom floor with zipper doors included so we could still access the living room and upstairs. From here, we were very pleased with the pace of things. Eli and his team are very eager to work and do not make you wait. The demo happened very quickly and before we knew it we were moving very quickly through rough electrical and plumbing. The rest of the job went very smoothly and ended up being ahead of schedule. At any time if something was not right, Eli was very open to our suggestions and critiques and always made sure his crew fixed the issue. Once the work was done Eli was very responsive and always made sure any minor issues/details were address and fixed.

    My partner and I happened to get a leak in our roof in basically the luckiest possible place, so we…read moresaw it as soon as it started and it wasn't serious yet, but obviously we still needed it fixed. So we got in touch with ELM Roofing and had them come out to do an inspection. Lucas was great. He identified the issue quickly, stepped us through what our options were, and kept us in the loop the entire time. He checked the roof out with a drone, since it was too high to run a single ladder up, and we got to watch the neighbor's resident hummingbirds go nuts trying to threaten it away. Evidently hummingbirds hate drones! We had our entire roof and the garage roof replaced, because the builder had cheaped out on underlayment materials and is a pain to get to fix anything under warranty. So, y'know, forget him, but this isn't a review about him. We've got a much tougher underlayment now, all the chipped tiles we had have been replaced, and it is quite honestly better than new now. They did clean work, too. Didn't mess up the yard at all, they were fastidious about noise levels and allowed work times, everything you'd hope a certified contractor would do (but do they? Well...many don't, believe me). Quick and thorough, and when the project got interrupted by rain, they kept us informed about that, too. They came out on a Saturday to get ahead of the weather and even let us know exactly what the local weekend construction ordinances were ahead of time so we'd know what to expect. I think that's what I'd say about them the most: No surprises. They don't do anything unexpected with the final invoice, they don't jerk you around, they don't treat you like you won't understand what they're doing. You're fully in the loop at all times and you're treated as a partner in the project. You get exactly the work and quality promised. And it's good work, with a 20 year guarantee. I'd highly recommend them.

They don't want small jobs and they will try to talk you into replacing half the roof! Update: Derek has been calling me repeatedly about my 2 star review. The facts are Derek quoted me almost 11 grand to fix that leak! You guys were way out of line. No other quote exceeded $3,600.00. It is my opinion that you don't want small jobs and were not the right fit for me. I'm entitled to my honest opinion and that's how I feel about it. All my roof needed was the mortar patched, and the hole fixed. There was nothing wrong with the underlayment. We checked! The company I hired patched up ALL the holes in the mortar on the whole roof and replaced 19 broken tiles in addition to fixing the leak for $3,600.00. To just fix the leak would have been $1,600.00. That is an appropriate quote for a simple leak, not what you did.
