The Background My project was a whole-house remodel plus an 800 sq. ft. addition. We took the house down to the studs and completely redesigned the floor plan. I did my homework: I inspected his work at a similar job site, gathered bids from four different contractors, and interviewed each one personally. Liran stood out because he was easy to communicate with, honest, and highly organized. The Financials His bid was middle-of-the-road--neither the cheapest nor the most expensive. However, the value was in the transparency. We had zero hidden fees or unexpected change orders by the end of the project, which is rare in this industry. The Reality Check No massive project is perfect. In our case, there was a permit oversight where the fire sprinkler consultant wasn't called in early enough. Because they were backed up, our project was delayed by three months. What sets Liran apart is his accountability: he admitted the mistake and paid our rent for those three months to make it right. Room for Improvement The only area for growth is in the hand-off for final touch-ups. Information didn't always flow perfectly from Liran and his foreman to the subcontractors doing the finishing work, meaning some tasks had to be redone once or twice. It didn't cost me money, but it did cost some time. The Verdict This is an honest look at LB Construction. Despite the minor hurdles, Liran's integrity is top-tier. LB helped us transform our 1,800 sq. ft. home into a 2,400 sq. ft. home and also add a JADU. It was a major renovation, and they were fantastic from start to finish. The quality of work was excellent, they stayed on schedule, and they managed to keep the project within budget. We did run into a couple of issues related to errors from the structural engineer, but LB was proactive and worked closely with us to resolve everything smoothly. Absolutely amazing team to work with. We bought a house and before we moved in we did an addition and a full remodel. During the design phase we had a few design revisions and we collected bids during each revision. LB was always competitive but also very helpful during design even without having a contract in place. Once we were in contract the team was so fast with their work and the quality was amazing. There were changes during the project that we made but we never felt like the LB team took advantage of that with change orders, but rather helped us make decisions based on their experience. We are very picky with finish worked but Carlos and his crew nailed it. Tons of custom items in our house that all turned out amazing. We used them for a tandem garage conversion, where we turned 1/2 the space into a living/office area to include a bathroom, laundry and wet bar and the other 1/2 to remain as a cleaned-up garage space. Our Project Manager was Adi, and you couldn't ask for a better guide and partner through a remodeling project. First, he was knowledgeable and calm, available throughout, gave timely updates, good suggestions, politely diverted our anxious questions with reassurances, always advocated when there were any issues that came up and facilitated requests we had with the work team. When we interviewed the company at the beginning, they told us their crew would be there from 8am-5pm, M-F (occasional Sat if needed)) and that proved true and also to be extremely important for keeping the schedule moving forward without delays. Oscar was our crew lead, and he also kept things moving and coordinated with the work team and was responsive to Adi's requests. The crew were hardworking, polite and professional. LB was also able to bring in specialists when needed such as for the countertop installation. LB Construction gave us an accurate bid at the beginning and we only had one change order throughout the project. That was to replace a 90 year old blocked & rusted drainage pipe they discovered, so certainly in our best interest to replace. Another advantage was their architect who developed the plans for the city, responded to their questions and requests, and kept the plan approval process moving. This was included in the initial bid. We were given a payment schedule at the beginning which was adhered to and made budgeting clear and easy to follow. We worked with LB on converting a space into a master suite. It's a larger project than a typical bathroom or kitchen remodel but they got it done in ~10 weeks. Lulu was our project manager and Heber was the construction crew lead. Both of them are very nice to work with. Lulu's communication is prompt, to the point, so I appreciate that we use our time efficiently. She's upfront with any scope changes and translate that into timeframe and cost, so no surprises and everything we went through was reasonable. Heber goes above and beyond that the construction is done right and try to minimize the effect it has on us (closed off the construction area, communicate work schedule) while we live in the house. One thing that might be hard for some people is that you'll need to make decisions on interior designs yourself. So you have to pick and sometimes source finish materials yourselves (they'll help with suggestions, pick ups, but this is not a design-build company). This is our second project with LB Construction & Remodeling. LB previously enclosed our side porch and built a beautiful sunroom for us which we enjoy every day. It was a wonderful experience, so we returned for this project which was an extensive kitchen remodel +. We are absolutely delighted with the outcome. The project included our kitchen remodel, adding a banquette, laundry area remodel, repurposing our original kitchen cabinets to the garage and installing large bookshelves in our family room. With the kitchen remodel, LB removed an interior wall, moved doorways, and made a deep drop beam, which was weight bearing, flush to the ceiling. We just finished up a major home addition with LB Construction and I couldn't be happier. We removed a sunroom and added 600 sqft, including a few bedrooms and a bathroom, and I am so happy about our space! We first found Liran (David) and team through a neighbor, who had had LB completely renovate their entire home. They had been very pleased with the work and recommended him wholeheartedly, and let us tour their space. It was great for us to hear about their good experience, and gave us comfort as well that LB had experience with Eichlers, as we wanted to maintain the Eichler aesthetic with our addition. We did bid out to a few contractors who had been recommended to us, and LB was super responsive, had a reasonable quote for the project, and I appreciated that he understood what we were trying to do, and was able to give recommendations for some of the aspects that we hadn't made decisions about yet, or some things we hadn't even thought of (for example, in the bathroom, when they saw the tile we were choosing, they made suggestions around adding a shelf within the shower niche, the type of curb to use, options for the drain, etc). The price remained the same, there were no surprises -- and when we chose to add on replacing our HVAC with mini-splits throughout our house, David provided a clear quote and cost that remained the same even after it became a much more involved install process. Once the work started, David, Flavio, and team worked so quickly -- I was amazed by how fast demo went, how quickly so much of the work went. I remember one day when Flavio was asking my preference on trim, and once I made my decision, by the end of the day several rooms were already done exactly as I wanted! We had a bit of a delay in finishing, which was not their fault at all, because we needed to have PG&E do an electrical upgrade as part of the project, and PG&E quoted us 4-12 months to do it (!!!) but David kept on them, to try to get their part done as quickly as possible. We are so, so happy we found and hired LB Construction. We're thrilled with hour our project turned out. Our house had serious, pervasive dry rot, and decks both front and back were falling apart. The siding was a wreck. I interviewed three companies; LB's estimate was right in the middle. More importantly, Dan Peretz - who managed our whole job - was warm and friendly, and clearly listened intently to what we wanted and needed. One other company had quite the portfolio presentation, which would have been convincing - except the manager was cold and indifferent. He showed no humor, no warmth, and no awareness that a house is more than just a building. This was our home we were talking about - Dan got that. Going into the job, we knew exactly what to expect - clear communication in plain language. When anything during the project showed the slightest sign of going off course, it was corrected immediately. We chose to stay in the house throughout, and our personal space and our possessions were treated with respect. All the guys were wonderful to work with, and Eleanor at the LB office is a gem. Liran, the owner of LB, stayed on top of the project at every turn. The project cost and the few changes that were made to it were clear and agreeable to all. We love how it all turned out. I eventually received a bid / scope of work from LB Construction that was the same price that was stated verbally. Details: 5 minutes after my review, I received a phone call from LB construction to talk about my review. They were very upset and with a raised voice told me I was unprofessional and that they have no time to send full written reviews as they do 20 estimates a day. Their standard practice is a hand written total number on the business card of the person visiting your house unless the client agrees to go with them. I explained to them that every other contractor I contacted shared a written scope of work without any commitment. Eventually they relented and told me they will send me a scope of work, which they delivered on. However, they did ask for me to delete my review in return, which I don't think is fair, so instead, I updated it to 4/5 stars with expanded details on what happened. read more

Choosing LB to do my new home remodeling was the WORST decision I have ever made. When Ben first came to my new home and estimated the areas that we need to remodel, he seemed to be professional and knowledgeable. He also promised that his people are very professional too! Therefore we trusted him and decided to use LB to remodel my house. However, this was the beginning of the nightmare.. There were some unpleasant things that happened during the remodeling(e.g. LB workers used my new fridge and cooked in my kitchen. They bought a cheap primer for my kitchen cabinet painting but told me they used a high-grade primer and charged me double), but here I just want to describe the HORRIBLE work they did. To make things short, the dishwasher they installed was SO sloppy which caused flooding under my kitchen sink and damaged my cabinet!!! I tried so hard to forget about those bad things LB brought to me after the remodeling, because we finally moved into our new home. But I strongly believe that this is something that I must speak up! In my opinion, LB workers were not professionally trained in plumbing and electric, they know how to do it, but NOT do it well!! The attic above our home that was built in 1947 was completely unfinished, with a questionably reinforced roofing structure. Our goal was to turn this into usable storage space, make it more structurally sound, and be less of a fire hazard -- basically, a general organizing/reinforcement and cleanup project/effort that didn't require full finishing (i.e., no drywall, mudding, painting or any of that fun stuff). I put together a quick youtube video outlining our concerns and goals, and sent it out to multiple contractors. I must've scared everyone off because LB Construction was the only fearless company brave enough to reply. :) Joking aside, I'm so glad they did. We were able to schedule a consultation with Liran the very next week. Knowing he had another job in a nearby town, he was able to schedule the project for the following week after that. Construction started on time, competently executed by Jose, Jesus and 1 other crew member. The project was completed in a little more than 2.5 days, and it looks incredible. It legit feels like we added a whole new floor to the house, and we now have more storage than we know what to do with. Previously shoddily framed rooms (garage and living room) now have 2x6s every 18" on center, instead of every 36" (was previously alternating 2x4 and 2x6 beams because boy did they cheap out when these homes were built). Electrical lines were cleanly & properly routed and protected. Insulation was thoroughly and thoughtfully sandwiched between the drywall below and new 1/2" plywood "floor." Speaking of, the new floor is perfect for navigating around the space, and storing stuff on top of.. now I don't have to worry about accidentally putting a foot through the living room ceiling drywall from above! Huzzah! Given how well and how quickly/painlessly this project went, LB Construction will definitely be at the top of my list the next time we have to finish (partially or completely) any other rooms! read more

Aside from this NOT being a good time to be taking on a significant remodeling project with the ongoing pandemic and out of control inflation, I finally got my dream bathroom! Liran and his crew endured the many many challenges along the way - just about everything that can go wrong DID go wrong, but Liran is dedicated to one thing, which is making his customers happy and providing quality service. I admit up front that I am a "picky guy" and have very high standards, not to mention that in the beginning of my career I worked in Quality Assurance and developed a good eye as an inspector. The project ended up taking a lot longer than originally planned due to all the unexpected issues and problems - most were issues with ordering and availability of the high-end items I wanted and things we had no control over. However, now that it is done, I find myself saying to everyone, "It was worth it". Pictures are better than words, so I am including photos of my "vision" which started with the shower wall tiles I saw in the bathroom of one of my suppliers in San Carlos - everything else was chosen to go with the look and feel of nature and feeling relaxed and at one with this crazy world we live in. Many of the problems were caused by the fact that this bathroom is VERY small and my home is a slab home with no craw space, thus limiting options for plumbing, etc. My home is on Foster City "landfill", so every remodel I have done in this house has been a real test of the skill of the workers and their ability to make everything look straight and fit together properly. In closing I can honestly say that everyone that has seen the final product so far is in AWE and they go on and on about how beautiful and impressive my little 'oasis' is. We are happy with LB Construction's service and their communications. We hired them to remodel our kitchen plus our main bathroom before we move into our new home. We are satisfied with the new look! To start with, we interviewed 3 remodeling businesses. LB Construction's price is right in the middle (the prices did not vary that much among the three, though). However, we found Liran from LB to be the most professional and knowledgable guy about the room design and the potential issues in remodeling an old home. And yes, there's no surprise charge during the whole remodeling process, as Liran has already envisioned most of the issues in the begining. This is a bonus point to me, as some of my friends experienced unexpected surcharges during their remodeling. The people working on the project are friendly, too. That said, this is construction and there were issues along the way during our project. Anyone remodeling should understand and expect this especially if your home is more than a couple decades old. It's our belief that the key to a great contractor experience is how both sides respond/react to the issues and communicate when, not if, the issue arises. This being our 5th remodel/renovation project (1st time w/ LB), David and team were definitely among the best to work with. Our job: A complete home remodel where they touched every room in our house which is a tad over 3k sq.ft. Our project consisted of the following: 1. Complete remodel of kitchen and baths. 2. Removed load-bearing walls to open up kitchen, dining, and living spaces 3. Complete door and window replacement (~40 doors/windows) 4. Added several new sky lights 5. Replaced flooring (hardwood, tile, and carpet) 6. Build a brand new deck w/ staircase 7. Fresh interior paint throughout, acrylic stucco on the exterior over existing We did all of the above while living in our home during the pandemic by relocating to different parts of the house as it progressed. Our project was estimated to take up to 5 months but finished in 11. Part of the delay was due to the pandemic- we got our permits just weeks before the statewide shelter-in-place order. Fortunately, our project was given an exception to continue however would had difficulty selecting and ordering materials because many stores and factories were closed. The other part was from mistakes which I'd estimate up to a fifth of the work had to be redone. Positives: 1. They did solid, good work. 2. His people were punctual, hard-working, and respectful. We were comfortable having them workaround us daily. 3. David was excellent to work with. He was very personable and most importantly, willing to take ownership when things didn't go right. 4. His quote was fair and he was reasonable with the change orders; in other words, he didn't nickel-and-dime every little change and was willing to make concessions. Areas for improvements: 1. David could have visited the job site more regularly to better oversee the project and inspect the workmanship of his crews. I felt like he may have over-relied on me to point out issues since I was at home most of the time and have some familiarity with construction since I had gone thru several remodel projects. 2. Some of the work that had to be redone was because it was installed incorrectly or was done too early, later damaged, and then needed to be fixed. 3. His crews started off great keeping our house masked off and swept up everyday before leaving. However, as the months wore on, they stopped regularly cleaning leaving several of our living spaces very dusty and cluttered. read more

Dan and his crew took on a series of smaller jobs around the house including demoing a fake stone face to our house and restuccoing the face, putting in floorboards and insulation, and replacing a fireplace straight out of the 70s. They were exceptionally efficient finishing everything thing within two weeks of us signing the contract, working 6-7 days a week including adapting the design as we discovered rebar under the giant stone hearth. I recently bought a house back in April that I end up finding out the the last owner was a hoarder and it was a fixer upper. I tried to live with the very low pressure water from the bathroom and made it pretty.. Unfortunately, there was a very foul smell coming from my bathroom which I later found out it was rat poop and some other things. I really felt defeated but I have to looked up on Yelp and called a bunch of contractors but lb construction responded so quick that they made an estimate the next day. My only bathroom took 6 days to remodel and liran the project manager helped me figure out what's needed to be done. The unexpected exspense was well worth it. My wife and I had an initial flooding episode in our master bathroom. Due to previous leakage in our shower basin we knew that there could be some long term damage under the tile floor and shower. LB Construction was the first and best call we made on this project. Their quote was very reasonable, better than the others, and their level of service was simply top notch. My wife and I bought our first home, and unfortunately did not do our due diligence in research as to the property and all the upkeep that was to come. I decided to reach out the LB and I was not disappointed in any way. They walked me through the process and discussed our options, fair prices, and what was NEEDED vs what was wanted. They somehow ended up incorporated it all and the house looks amazing. Our bathroom was a mess and the wall was molding from the inside. FIXED The doors and windows needed to be upgraded I order to conserve energy DONE We ended up taking down a whole wall that separated the entry way into a living room and they installed a beautiful, large archway leading into the main hallway. And the living room is extremely spacious now. Our hardwood floors look amazing and they discussed the best options, for pets and a baby, we can get some wear and tear and I have nothing to fear for my floors. My wife and I brought David (LB Construction & Remodeling) back for an encore. This time for a new patio cover and new roof on a maintenance shed. A year ago David's crew remodeled our kitchen and primary bathroom. We had a couple of designs in mind, but none of them completely satisfied us. David offered design suggestions that resolved all of our concerns. We ended up with exactly what we wanted. Other contractors we got estimates from essentially said "Tell me what you want and I will build it." If suggestions were offered, they were inappropriate. We worked with Adi to have two bathrooms fully remodeled and are very happy with the results. Flavio was our team leader and he was terrific - very knowledgeable, great communicator, extremely professional. It was a complicated project that required taking out walls, moving showers and toilets, redoing wiring, all new tiling, etc. Flavio kept us updated on every step, and both bathrooms have been beautifully transformed and modernized. My experience with LB Construction was FABULOUS!! They did a major remodel for us of a new manufactured home we purchased in HMBay. Contractors are famous for creating problems or delays, etc. We had none of that. The project Manager, Eran, was honest throughout and helped us design parts of our project. He took us to various favorite stores of his to buy new fixtures, etc. and advised on all of our and his ideas. We didn't always agree (but usually did), but he always respected the decisions we made. Once his crew started the demolition, there were no delays and no days when someone wasn't working on the house. His crew included plumbers and electricians and everything else needed, so there was never any delays waiting for sub-contractors. The project was completed early, before the date he said it might take. When have you ever heard of that happening??! There were some minor mistakes, which they immediately owned up to and fixed at no additional charge. Eran told us right up front that they would not be the least expensive option, as they pay their crew well, but it would be done correctly and beautifully and he was soooo right. But the extra cost over the other bids we got was well worth the free design work we received, the no delays, the ease of working with them and the quality of their work. There was no nickel and diming us and the few change orders we had were our doing, as we decided to add some things not in the original bid. Anyway, we couldn't have been more thrilled working with Eran and his crew and the almost new looking beautiful house they created for us. We'd use them again in a minute for any future projects. David was great! We had a leaky shower pan that resulted in water coming into the kitchen downstairs. He prioritized the job, tested to make sure the problem was what he thought it was, and fixed in all within about 10 days. It was a big job, and the quality looks top notch. Recently my parents had to go through a remodeling process in their bathroom, due to old and damaged cabinets, floor tile and walls. Back when my parents had bought the house in the early 90's. However we definitely knew that our best bet was to hire professionals to come check out the place and give us a proper quote and feedback. After interviewing four contractors I hired LB Construction & Remodeling to renovate a kitchen and two baths. Their quote was materially less than the other contractors and there were no cost surprises along the way. I was so pleased with the way the project was being done I added work along the way in other rooms, which they pleasantly agreed to do for me. David, Flavio and the entire remodeling team were terrific and friendly. These guys are hard working, have great attention to detail and (in my case) worked six days a week without fail. I just moved into my new home and as much as I fell in love with it, the bathroom just wasn't doing it for me.
