Everyone on the incoming team was great, they answered questions, helped us navigate the millions of pages of documents you have to go through. Then comes move in day. We move in, brand new hot water heater and no hot water to any of the facets. 2 days it takes for them to get someone there to fix the problem, now we have hot water. After the line is open for a good 2 minutes. Which now causes my water bill, that they said they cover up to a certain amount. Now let's talk about the SmartRent crap, it's a useless app that is supposed to consolidate all the Smart devices in one app. In reality it's a way for them to control their own property. The thermostats can be set on a schedule so you don't have to fiddle with it constantly, I was finally forced to disable the schedule on this cheap thermostat. The cooling unit from 2011 is severely undersized for the vaulted ceiling in this the house. The east of the house almost never cools off, so now we have to spend extra money on fans to try and keep ourselves cool. Our electric bill has climbed by about $40 every month we have lived here. And even IF the thermostat, which is on the west side of the house closest to the intake with lowered ceilings reaches the desired temp, it still doesn't shut off. Their customer service is useless, you email or call and they just pass you around to someone else because it's "not their job". You have to pay in the portal because the nearest office to pay in person is an hour away, for this they charge you a fee. You pay $30 dollars a quarter for cheapest filter you can buy. Then you pay for pool services, the "company" the use does less then the bare minimum, ours has a spa that heater has been removed. This company is the only ones in South Florida that don't provide these for their customers. Even their competitors have storm covers installed on the windows and doors. My list is a mile long and you all are probably tried of read my ramblings. I have never dealt with a more unprofessional, uncaring company in my life. I feel there will be another class action lawsuit coming soon. AND, they cancelled the 2nd ProCare visit 14 days before it was supposed to take place because I had not reported any issues, OHHH my friends, do we have issues. The problem is with the ProCare visit, you can only point out 3 for the time they allot for the visit, because the ProCare visit is more of an inspection than a maintenance call. We have owner provided outdoor lights hanging from the side of the house, the back gate latch is broken. The primary shower doesn't have the proper slope to drain properly, so the caulk around the base is coming off. A panel in the back fence is being held up by my own zip ties because the wood rotted enough around the screws that it fell down. Now yes, I could call in a work order for all these issues, but like most of you good folks, I have a job and that doesn't pay me to stay home and wait for whenever Invitations Maintenance decides to delightfully grace us with their unqualified presence. I got a message for the last repair at 8:30, tech is on the way. They show up 3 hours later, look at the issue, "oh we're gonna have to call a vendor to fix this." My jobsite is an hour with no traffic from my rental. This latest issue, the finally determination after 6 weeks was that the water line to the ice machine was leaking and the water was freezing up the fan, which thawed out our entire freezer and spoiled our perishables in the fridge. 6 WEEKS!!! Invitations response, " we are not responsible for the loss of food by our equipment (that we inspect every time we visit to make sure it's the same one as when you moved in) because we put it in the lease that we aren't responsible for our own equipment." Their suggestion was to file a claim on our renter's insurance so out of $600 minus the deductible we get enough back for maybe a weeks worth of food, then our rates go up. KICK ROCKS Do your family and yourself a favor and steer clear of all Invitation Homes. If I could give them zero stars, I would every time. Hell can I give them negative stars to combat the bots and employees that give them 4 or 5 star reviews?
