Don't run, sprint! Bluestone & Hockley is the worst property management company that I have ever had the displeasure of being in a rental lease with. I lived at Valley View Apartments for a total of 6 miserable months with my tenancy ending February 2020. It's July 16, 2020 and I am STILL having to communicate with them as they can't even correctly process a simple Roommate Release form or remove me from their tenant email list. Where do I even start in explaining why you should take your time, money and sanity elsewhere (both potential tenants and property owners)? They don't answer their phones, they don't answer their emails and every single Residential Relationship Manager that I have had to communicate with is atrociously unprofessional, incompetent and has poor communication and customer service skills. Here's a very small portion of what I had to navigate: They do not keep accurate records via their client portal so no one knows what is going on, thus disabling them from doing their jobs at even a basic level and remedying their mistakes and incompetencies in an appropriate amount of time. Heads-up, you will get the run around from B&H; it's not going to make sense and that is because it is not supposed to, they bank on that method of gaslighting IMO. The amount of work, time and emotional labor that I had to expend to even come close to achieving the peaceful enjoyment of my unit had me wondering when they were going to add me on to payroll. They turned off the water without proper notices multiple times and maintain the property on the cheap to save costs wherever they can at the expense of their tenants (ex, brushed off concerns of broken safety lighting on the property as being "working enough"). They conduct the walk-through inspection themselves (huh?) prior to tenants moving-in and then leave such things as holes in the wall and broken appliances for you to deal with and defend yourself against. My unit was filled with chemical fumes after they epoxied the kitchen counter tops of the unit below me due to their failure to follow the safety sheet provided for the product(s) they used and/or even crack a window or turn on a fan to ventilate, causing us to be unable to access our unit for over 2 days while the fumes dissipated. We had to reach out to them via their emergency line and then spent weeks trying to receive any sort of accountability from management. They deducted expenses from our account without our consent, only remedied it after we noticed and then put barriers in place for us to get our money back. They did however make it easy to have it remedied with a rental credit to their benefit but not ours. This happened a couple of times. They tried to enter my apartment with a 24-Hour Notice to Enter under the guise of dropping off a holiday gift (chocolates and a rent increase letter) all while misusing and taking advantage of such legal tool and perceived lack of understanding of Tenant Rights by their tenants. Bluestone & Hockley, I feel so incredibly bad that the owners of Valley View entrusted their investment and livelihoods to your business. I sincerely hope that they take a look at what they are paying you for and take their business somewhere else. I can only imagine the amount of money they are losing because of your business managing their property. Also, still waiting for a response to my email. This should not be this hard. Shame on you. Pretty awful. ZERO ACCOUNTABILITY = ZERO . (Yelp needs to make this an option.) It doesn't get better from here folks...there's gonna be a fair amount of ALL CAPS in this review. Headache to deal with and committed what amounts to check fraud by saying they never received my rent check, threatening to evict me and then cashing the replacement I was forced to overnight ship from out of state, AS WELL AS THE FIRST CHECK. (this after 3+ years as a reliable tenant with no issues OR late rent payments) Fast forward a few months after sorting that mess out.... - which took so much time and effort on my part since they only demonstrate proactive business practices regarding collecting fees - and finally a detailed Better Business Bureau complaint to have them address the issue and refund my money- And THEY DID IT AGAIN! Said rent check was never received. Got an email while away on a trip overseas that I would be charged a $75 fee. I have a date stamped receipt from their office (and digital image of receipt) which was paid a week early AND cashed out of my bank account a week before the 1st . Sent all images of this to them and they never apologized or acknowledged any responsibility. Instead brushed it off and said that 4 and a half years ago (before I lived at the property) the one time late waiver had already been used so I would still be charged. Obviously this story isn't over, I will continue to dispute this with them. Seriously considering moving as a result of their mismanagement of my lease. Bottom line is, don't let a company like this intimidate or walk all over you. It may feel like you have to just pay up in order to keep your living situation out of peril. DO NOT allow poor ethics and business practices to determine how you live and what our community looks like. Dispute unfair charges. Ask questions and to see proof of what they are saying. KEEP SOLID RECORDS! I now take photos of all checks and interactions with them. Write reviews to help others. Go to BBB and torch them! And remember, YOU HAVE RESOURCES, use them. We have a lot of options who to rent from in Portland, choose to give your money to a landlord who refuses to work with businesses that treat people this way. As a last resort, MOVE OUT. Also, companies that operate like this over the long haul put themselves out of business. They may believe that treating tenants this way gets them ahead financially or with their clients who own properties. One small thing, you NEED tenants, and ideally good ones who respect the property and pay on time in order to exist as a property management company. They are essentially poisoning the well they hope to drink from. Ultimately, with reviews this poor what homeowner would want to place their trust in this company? P.S. I thought I was done, but just feeling inspired by the work BS is doing. After reading a few reviews it seems pretty clear that they have little regard for their tenants outside of collecting money. I base this on the fact that the patronizingly polite responses to people's terrible experiences working with them usually end in "Please contact us directly so we can remedy this situation." This says a couple things: A. They have no intention of listening to or addressing issues raised by tenants. They just really don't care, as long as they get the money. B. They did not truly read the reviews, because most of them are based in the fact that no matter how hard tenants tried to communicate about what was going on at the time, they were blown off for days or even weeks! So this review isn't for staff or higher ups at BS. This review is for the community of tenants and home/property owners in Portland. It's pretty obvious how these patterns negatively impact folks who rent from Bluestone and Hockley. But let's talk about owners..... As a homeowner looking for a property management company these business practices effect your bottom line directly, maybe even more than your renters. If you hire a company that mistreats tenants, you will constantly be having to replace them. Which is extremely costly. This works well for BS because they get to charge you, the property owner, for the service of procuring tenants. Not to mention costs of cleaning, painting, maintenance, etc. that are legally required between renters. Basically, more wear and tear on your investment. As the poor reputation of Bluestone and Hockley proceeds itself, they will find less and less reliable, long-standing tenants willing to put up with their "BS" and fill the properties they manage. Again, a huge loss for owners and tenants. Portland, we can do much, much better. It's time to DUMP this company. read more

These halfway crooks are ruthless with their fines and show no mercy (or maybe that's just to us black homeowners). They charged me $4000 in fines for my tiny front lawn because they don't like how it looks. They have threatened me with lawyers and are sending it to collections because I refuse to pay their exorbitant fine. To be clear, we have fixed this (grass) issue (spending our own $) multiple times over the past few years and we keep getting harassed that it's still an issue. So we spent more time, resources, and $ fixing it again even though they know it was caused by the faulty builders to begin with. Recently spent thousands of dollars to fix this issue again because even though they the ground was faulty from the beginning they want us to still make it look nice. Obviously I don't have thousands of dollars to pay exorbitant fines on top of that (I'm not rich and we've just spend 2 years in a pandemic). . We fixed it again and for some reason they still want to charge us...it seems the goal here is to fine us. Keep in mind that these lawns are so faulty that the neighbors across street (who also happen to be black) decided it was best to rip out the lawn and replace it with very nice looking turf. Now they have the nicest lawn on the block but this HOA decided to put a lien on their house because they didn't like it...or maybe they just don't like black homeowners living there. They pick and fine and complain about the stupidest little items as well. Trash cans (stored at the side of the house like normal), little tiny weeds, nice looking door (one of our neighbors replaced their door with a nicer looking door and got a notice of violation from the HOA), 'Christmas' wreath (wreath deemed a Christmas wreath has a violation because it was on the door past the Christmas holiday season), just to name a few If you don't want black homeowners if your precious HOA just say so...I'd rather you be honest than slap these ridiculous ($4000) fines for an issue your builders created and we have tried multiple times to fix with our own hard earned cash. Now you want me to just throw $ away to you...that's one thing my parents taught me is to not throw money away. read more

Have done work one of their properties for over 6 months and recently they have stopped paying work has been completed they're 3 months behind on paying me my service and I've done everything Landscaping Electrical Plumbing carpentry and other odds and ends charging a fraction of what companies would charge so they are saving money by using me and I do everything up to code I don't take shortcuts I do everything the way it should be done I recently had open heart surgery and thought that this would be something easy for me to do because it's not hard work yet they refuse to pay they refuse to answer I've called left messages I've emailed I have six or seven invoices that have not been paid Penny's compared to what anybody would have charged you do you would think a multi-million dollar company would be happy to save money and use someone that is at a drop of a hat when called on boy was I wrong I had other contractors that I know in my town tell me not to do the work because of the way they pay or they don't pay I thought because I knew people that live there and you the manager it would be different call their office and ask for them personally they're never in or they just left they don't return phone calls now I honestly don't give a damn about the money that they owe they could keep it I just want people to know don't not do work for these people my rent is over I hope they read this and choke on the money they owe me read more

B&H residence management is very poor service, if you are misfortunate enough to need their help you will be at best left chasing them down, or most likely with no help at all. If you looking for an apartment for rent, it is Highly Highly NOT recommend dealing with Bluestone hockey real estate. They totally avoid communicating to their tenant. As a new tenant in Salem, i just moving in not even a month. I tried to pay my bill by check since my online account has not been set up. I dropped my check into their mail box in the property management office. i also gave them a call and left a voice mail to confirm if they received my check a weeks ago before the due day. Then they send me the bill with petition fee by email. i call them again, hopefully can talk to who may concerned. NO LUCK, long waiting period and voice mail again, no one call back either. Few days later, they send me an email with final 72 hours notice for contract terminated without payment. Obviously, they ignore my phone call intentionally. At the meantime, I want to know where is my check go. The only people who pick up the phone are the people working for new resident application. Anyway, i do not have any option for the online payment with the petition fee because they still holding my deposit. It is horrible experience and nightmare. Living in this property is very low quality either. If you believed what they post online that is a BIG BIG BIG mistake. Parking spot is totally not organized. Tenants are competitive to park with tenanted guest or stranger vehicle come from off the road.The carpet with bed bug. Luckily, we get rid of them by keeping using the spray for a week. Bluestone has managed our relatively small HOA (195 homes) for several years and several months ago, Abel Briceno was assigned as our new advisor. Our previous advisor was very competent, but Abel has upped the game by not only providing expected service but by giving level-headed advice and by suggesting alternative solutions to typical HOA issues. He's stays on top of Washington State laws and has been doing an excellent job of keeping us informed of any issues that affect the HOA. read more

My rental experience with B&H was extremely bad. I thought I was getting a good deal on my apartment, but all I got was a headache and a court date. Moved into a property that had clearly seen better days. That should have been an indication that I had made a bad decision. The on-site property manager seemed nice enough, but ended up getting fired because she scammed people out of deposits. Second strike. That's where the real problems started. Several renters had pets and we all received notices that we were to get rid of them or face eviction. I specifically picked this property because they allowed pets and our on-site property manager assured me that our pet was okay. So upon her leaving, a bunch of people were told to get rid of their family pets or leave. Many of us left, some stayed to fight it out. B&H was completely unwilling to work with the people that it was evicting to work out an amicable solution for all parties. They chose to kick families out on the street and take people to court. I don't know about you, but I'd like to trust the folks that I'm renting from. It is not my goal to turn people away from B&H. All I want is for you to do some research on your prospective rental company. A little research up front could have saved me a lot of grief. Lessons I learned from B&H: 1) Make sure you get EVERYTHING in writing from the company or your on-site property manager, especially if you're told the place accepts pets. 2) Be SUPER picky during your move-in inspection. Little patch of paint not the same sheen as the rest? Mark it. Counter a little scuffed? Mark it. Dusty shades? Mark it. 3) If things go badly (I hope they don't, but that was my experience), and you think you're in the right, stand up for yourself. read more

Having a very difficult time getting responses and service. Earlier in the year I had an absolutely ridiculous wait for a plumbing issue that was clogged and leaking [right?!] on a Friday. They decided not to show up that day or the rest of the weekend and I was unable to use my kitchen and was helpless to the leaking. When I called multiple times, I was only called back by the tech who told me he didn't have more time that day [Saturday] and then hung up on me. The answering service was of no help and incredibly rude. It was suggested I use my bathroom for kitchen needs... Living with a gross sink filled with yuck water and leaking is one thing, but the lack of communication and curt attitude during what little dialogue transpired was the true offense. So was paying for the fix out of pocket. Currently, I am STILL waiting to hear back about a tenant switch for my apt [roommate is leaving, new one is moving in]. Naturally this requires a few different forms and of course processing time. But it has been WEEKS! Again, waiting to see if one has been approved is one thing, but the complete lack of communication is yet again the true offense. I have emailed, voicemailed, etc multiple times. Now, the person who was moving in just backed out because they feel concerned about the reliability and professionalism of Bluestone and Hockley. Now I am left scrambling to find a roommate with days left when this process started on August 27th! This is incredibly frustrating and frankly puts me now in a bad position to pay double rent in October if I don't find someone immediately. And God knows if they would even process their information in time. And you can bet if rent was weeks late I would certainly be held responsible. I would like to not I have worked with a handful of people that seem to be keeping the ship afloat- Heather [Operator], Jordan Wheeler & Kelsey. They have been helpful and apologetic and we've all been in their shoes enough to know they have no control over the situation, yet have to deal with the perturbed customers. I come from customer service and was raised by a Property Manager- I'm very empathetic to the process and understand the nightmare of what a Property Management job can be. I also have a habit of writing positive reviews rather than these kind. Again, very frustrating. Yet to have communication. Now in a bad spot in their favor. And while I appreciate their responses below to other tenant or former tenants on Google, it seems a better PR rehab would be to address the needs preemptively rather than shaming. I would like to stay with B&H and enjoy once again the customer service I know is capable. TBD. read more

Bluestone & Hockley is an archaic, red-tape-laiden property management group who is better left serving apartment complexes rather than homeowner associations. As our property management group for over 3 years now, they have repeatedly failed to communicate using standards and methods of reasonable expectation for the 21st Century. Calls to their office go unreturned or are met with staunch sarcasm akin to a 3rd grade playground fight. Repeated requests for monthly statements, online account access and digital communication have also fallen on deaf ears. As homeowners, we are currently paying them $40k/year in premium management fees alone at Orenco Gardens, yet we are provided a HS graduate as our liaison, whose communication skills are commensurate to her education. CONS: No Online Bill Pay No Online Account Access No Monthly Statements Lack of clear & timely communication Lack of Eco-Friendly / Digital communication mediums PROS: Community grounds are well kept RECOMMENDATION: Stick with a smaller, more local company who values service. Alternatively, select a larger, more technically savvy property management group who can provide value & convenience through tools & professional processes. B&H foregoes the service aspect & tries to play in the "large provider" space, but ends up delivering a sub-mediocre experience across the board. read more

This company was not the greatest to rent from but the real "joy" of dealing with them has been trying to get my deposit back for the last 4 months. First they sent it to the home that they managed that I had JUST MOVED OUT OF. This being after I had sent them a forwarding address. Now they have supposedly sent it to me twice to my new address and I haven't received anything. Every time they tell me they will call me back to fix it, they don't. I can't even tell you how many times I have had to call them over the last few months. I am sick to death of talking to them over and over. I told them I would just drive out to beaverton and pick the damn check up but that also required several days of them figuring something out in accounting and then calling me back, which they never did. The level of incompetence is pretty mind blowing. Or its possibly not incompetence and just them trying to keep the deposit money they owe me... read more

Day 6: I have a power outage/ short in half of my apartment since 8/8. I have no power to my bathroom and no lights in my kitchen. It was reported right away to Heather the receptionist, who was very dismissive in telling me it wasn't their problem, it was a PGE call. "I'll send a maintenance request anyway if you really don't believe me." Yes, send someone. PGE came to the property and checked their connection and equipment and verified that this type of problem is most likely within the walls. I followed up and shared this update with Heather in 8/8. On 8/10 I asked for an update as there hadn't been anyone in my apartment yet, and Heather said there had been a site manager changeover, and they would get going in my problem. Today is 8/14. No sign of anyone still. This is a clear and obvious violation of ORS 90.320 as I have non-working electrical and likely a fire hazard due to the electrical short within the walls. read more

Since my first two reviews got censored because I assuming B&S didn't like what I had to say or the photos of their own work they did on my home as part of my community's HOA management, I'm going to lay it out there again. They do not mail or email monthly statements to any of the residents in communities they manage. And because Oregon has weird real estate laws, you'll get charged outrageous late fees that compound daily. The online owners portal is horrible and of course you pay a ridiculous transaction fee for paying online with a credit/debit card because they don't allow ACH payments. If you can actually access the portal when it's not down, then you'll be lucky. A word of advice if you buy in a community with an HOA, do your due diligence and find out not only the information on the C.C.&R's but also check out who manages the HOA. As an owner when I lived in my house managed by B&S, I would receive mailed notices that would arrive on the day maintenance was being done or even after the fact. What happened to the 48 hour rule? It took them a while to catch onto email notices finally. They had my email from day one of me closing on the house. I have never had issues with any other rental home I own or my family owns. Other HOA management companies I have worked with give notice much further in advance and send monthly notices unlike the paystub booklet B&S sends out which reminds me of how Catholic Churches beg for money. It's something straight out of the 70s or 80s. I guess things may have gotten better in the last 18 months with service but it seems like a lot of HOA management companies take on too many clients or just are laid back. read more

Lake Village has been the longest tenured location that I've lived at and it's truly been because of the landlord, Susan. I've been in my apt since 2015 and don't plan on going anywhere else for the time being. A few notable reasons why....I don't feel as if I'm a burden upon requests; Susan's responses have been in less than 24-48 hours; she is on-site multiple days per week and I am able to walk in and have a discussion when necessary; Robert has always been helpful with fixes; and both are progressive when it comes to communications with changes around the site. They do what they can to keep the tenants informed and make sure that this is a safe place for us to live and I couldn't be more appreciative of that. If it wasn't for Susan, I don't believe I'd still be at this location as I've had multiple issues with our leases from Bluestone & Hockley. While reading other reviews, I also had unfortunate, rude conversations with someone from their office back in 2018. Susan stepped in and was a tremendous help when things were getting stressful. It's nice to have a landlord that truly cares and isn't just trying to get a monthly check from you. read more

I have rented apartments or condos from a number of agencies. All have worked out well, until Bluestone & Hockley. The service was horrendously poor. It began with maintenance issues that required bi-weekly calls for 6 months to get fixed. It became a bigger problem when essential housing services broke and they would not properly fix them, which caused four outages in a nine month span. Finally, when our lease ended, our tenancy was terminated without cause. Bluestone & Hockley then kept nearly our entire deposit. I will note that this is the first time in 5 rentals over a 12 year span (including college apartments) that I have not gotten the complete deposit returned. Looking through the other reviews, it appears that we were not the only ones that were cheated out of deposits. I would strongly recommend avoiding this company. read more

We had poor communication in the beginning but once that got sorted out everything has been great! I made a maintenance call and they sent someone out the very next day! Our new place is great, it's very insulated so we don't hear our neighbors and they don't hear us. Even though they all seem really friendly it's still nice to have the separation. They have an online maintenance request and online rent pay which only costs $3.50 if linked to your account. Which is cheaper than a cashiers check and faster than driving down to drop it off. They let us know about this before signing the lease. The staff is pretty friendly, no one has asked us to post a review.. The only other thing I could ask for would be central air upstairs, it gets so hot! But we have it downstairs so that helps a lot! All in all, I'm pretty happy about our decision to go with Bluestone and Hockley so far! read more

Horrible, HORRIBLE company that steals your money. I lived there for two and a half years; never late on rent, and always quiet, very courteous. I've lived in many apartments throughout my life and have always had good experiences with the main office. Living here was ok; maintenance was done within a reasonable timeframe, communication with the property manager was great, and in general it was an OK place to live. However, upon move out, all communication was dropped. I was promised a pre-walkthrough so I could get my security deposit back....that never came. I was also promised a walkthrough, which I never got. I wait around for the property manager a day after move out for 90 minutes before getting a call from his assistant, saying that there isn't time to meet with me, and that if I wait until tomorrow to drop off my keys, I would be charged for another months rent. Then, even though I cleaned the entire apartment, replaced all of the burnt out light bulbs, painted the walls, and generally left the place in better condition upon move in, Christopher Songsteng saw it fit to charge me $200, claiming that the floors were "filthy" and that all...ALL of the light bulbs were burnt out. After 12 phone calls and three months with absolutely no attempt to call me back, I finally called and asked to speak with Christopher's boss, who patched me over to him. He was literally "hiding" from my phone calls. Aside from being very rude on the phone when I finally did speak with him, he also said, very smugly, "I understand why you're angry, but there's simply nothing you can do about it. I can do something about it, but I won't." Who says that?! I was able to get my "bill" talked down to them giving me back $60....on an $800 security deposit. They actually broke Oregon law, as more than 30 days had passed before final billing was completed, but since they submitted a fraudulent invoice, they bough themselves time just in case I tried to fight back. Well done, Bluestone and Hockley. You bent the rules to your benefit, preying on the confusion and indecision of your past loyal residents. Christopher Songsteng is a sorry excuse for a professional. Bluestone and hockley is a sorry excuse of a reputable company. Needless to say, I will never do any business with bluestone and hockley ever again, and anybody within the sound of my voice will not either. The solace I do take in all of this is that the company will spend a considerable amount of time attempting to prepare for small claims court, which I fully intend on taking them to. read more

Do not rent from this company! They are a shady slimy company who will take advantage of tenants and outright steal from them. Mold is rampant through the building I rented. Bare minimum maintenance is conducted at this building and only when it is no longer avoidable. When the windows were replaced I didn't have a bathroom window for nearly a week because the building was so rotten, they were unable to install a window without serious repairs. Thus I had a sheet of plywood nailed to my wall. Their maintenance crew is untrained and uneducated casing serious safety hazards. After having electrical issues in my 55+ yr old bathroom I demanded a real electrician who came out and pointed out hazardous wiring mistakes made by the staff. Another incident was after replacing the batteries several times I asked someone to come look at a malfunctioning fire detector. The maintenance person pointed out that they had the wrong type of fire detector installed (not up to code) and the rocket scientist had painted over it entirely including the raised font that says do not paint. Many of the issues I had I brought up to legal tenants rights lawyers, they agreed that they were legally at fault for many problems and I was owed a refund, but it would not be worth my time to take these slumlords to court. To sum up this company, it is just about as safe, and the accommodations are similar, but FAR cheaper to live on the spring water corridor than it is to rent from Bluestone and Hockley. read more

Bluestone and Hockley manages our HOA and I'm very underwhelmed by their service. Our contact person is often rude to homeowners and very slow in getting things done. It usually takes several emails or phone calls to get a response. Understandably, homeowners get angry and frustrated. Additionally, B&H has a few "favored" companies they work with and they try to force the HOA to use them. Maybe it's because the company has some kind of "deal" with B&H or maybe because B&H receives some kind of kick-back for using them. However, the work they do is usually poorly done and often left unfinished. B&H seems very reluctant to force them to finish the job, hence the speculation about kick-backs. We're hoping to change property management firms as soon as our contract with them expires. If your HOA is considering using them, I'd say watch out for strong-arming in their choice of contractors, and watch your financials for extra frivolous charges. Also, stay away from their attorney. I rented at The Sellwood Apartments that Bluestone and Hockley now manage, and I have nothing but negative things to say! Doors were never locked so bikes got stolen. Packages and mail are always strewn across the lobby, which half the time isn't even locked. When it came time to move my new landlord needed a reference from Bluestone and I was told by the secretary that, "She had more important things to do." When I moved out I was told by the apartment manager of The Sellwood that my place was flawless, that she had never seen a cleaner place, and that the old reason that they would clean is that they are required to by law. But, that it was good enough that they could show it at that moment. A month later I received $16 of my security deposit back and was told by Chris in the office that my cleaning job must not have been sufficient. But, couldn't tell me what needed cleaned. I think that this is a bad way to do business. If someone treats your property well, pays rent on time every month, and cleans the place from top to bottom. They should rightfully get their security deposit back. I rarely review things. But, I feel like people should know these things before renting from a bunch of rude crooks. read more

So far not so good. I'm helping a family member who needs to find an apartment in the next month or two. The available rentals (1 bedroom) in our area are slim. We found the perfect place and got the app in but she was denied. Obviously this happens and she was able to find out from these people that it was partly an unpaid bill. She didn't know about that previously but took care of it that day and attempted to take her documents to the office. Apparently they don't "see" applicants so she left her documents there and asked for reconsideration. She was not given any other guidance regarding what she can/should do to be reconsidered. They said they'd mail her a letter stating whether or not she's accepted. Do I believe they'd mail someone if they got the place? No. But fine, we waited anxiously for 3 days and the denial letter came. I've called multiple times in the last 2 days to ask some general questions and about a specific apartment that is listed on their website. I'm told I have to talk to Davis (the apt has his name as the contact so it's my only option). I've left messages on his voice mail and cell phone when I was told he was "in the field". Today he was in a meeting until 11am. I've simply left my name and # each time asking for a call and heard nothing. I've asked the receptionist if there's someone else I can talk to but apparently not. I find this very unprofessional and frustrating and feel this company is cold and rude. read more

Not impressed with this company what so ever. Here are some reasons. 1. We had 1 onsite manager that told everyone she had specific hours of 8am-1130am. People would come by all the time to look at apartments and never get a hold of an onsite manager. 2. When they let her go, they kept the same disconnected number on all the signs. I had multiple people stop me asking how to get ahold of someone. 3. Samantha the "acting onsite manager" would never answer her phone and her voice mail was always full. 4. My kitchen sink disposal wasn't working and I could never get Nicole or anyone at the office to ever return my calls. Finally I had to PAY OUT OF MY POCKET TO FIX something they should of at least had someone come look. 5. Kitchen sink once again wasn't draining. The disposal was working, but wouldn't drain. I called 2 times daily leaving messages with Nicole for 2 weeks straight. I couldn't run my water at all, dishwasher was filling with the nasty water. It took me calling and saying I was going to call the health dept for someone to call me. 6. Late fee of $75 if they don't have your rent by the 1st. But they don't have a drop box and our complex doesn't have an out going mail slot. MOST people don't get paid until the 1st Friday of the month. 7. Rent keeps going up, which I understand happens, but if I'm paying higher rent shouldn't I get call backs from our manager to fix repairs in a timely manor? read more

Bluestone & Hockley had just recently taken over management on the property I live on and wow what tremendous relief they have already had. Unfortunately, previous management was little to subpar when interacting with them on any matter. This new team has been nothing but excellent on communication and efficiency in all of my encounters so far. I look forward to continued communication with them for any future instances needing to be. Really want to point out that two of their team members provided some of the best customer service I've had thus far in any customer service situation. So a big special thank you to both Angela and Sandy for all your help with my inquiries on multiple occasions. It is so very much appreciated I can really assure you that. If ever I decide to part ways it will most definitely not be on behalf of how I've been treated by management. Great job you guys! read more

Bluestone & Hockley is incredibly frustrating to work with as a tennant. I've lived in a building they manage for a year now and would move if not for the fact that all similar apartments in my neighborhood are outrageously overpriced ($1500 for a 1 bedroom, nearly $2k for a 2). From day one, B&H has been next to impossible to get ahold of. They never pick up their phones and haven't responded to a good portion of my emails. You need to make multiple maintenance requests to get one problem corrected. For example, my washing machine has been leaking all over the floor for more than 6 months now. I've had to file a complaint with them more than a half dozen times, and had to take time off work on seven different occasions to have someone come work on it, and still, it's not fixed. They knew the fire detectors in our apartment were malfunctioning for weeks before they were finally fixed (that took three or four visits to get right). They failed to give us the key to one of the apartment doors on move in and that took weeks to get. I recently had to file two requests to get one window that had slipped off track repaired. Two! Recently, people entered my property without any notice whatsoever. And when I contacted them about it, instead of an honest and sincere apology, I got an excuse that it was the contractor's fault. Even if that is true, they hired the contractor. They manage the property. It's their responsibility to follow the laws around notice of entry. On top of that, when you are able to communicate with someone from their office (almost exclusively via email due to the aforementioned inability to get anyone on the phone) they're often dismissive or rude. Oh, and I recently requested to speak directly with the property manager. She called me, which was a welcomed sign of professionalism, however I was unable to answer. Rather than leave a direct line or extension, her voicemail instructed me to call the main office and ask to speak with her. I tried two times, no one picked up and I'm over leaving them voicemails and playing phone/email tag. You can see my problems aren't unique. Look past the five star reviews and you'll notice these are common threads that go back years with this company. read more

Just had maintenance from bluestone help with an issue we were having. He wore a mask and stayed his distance all while fixing the issue(s) in a speedy but effective manner. Every time they send him our way we get that respect which I really like. Today before he left, I asked if he had a business card to write a review about him. His name is Montano Zipagang and I would recommend his assistance to anyone who needed it. Absolute worst company to rent from. They will NEVER answer their phone, there is NEVER a manager onsite at their properties, and they will take FOREVER to assist you with even the simplistic tasks. I have rented from them for two years now and all they way up to my very last day they made every interaction with them as inconvenient as possible because nobody wants to do their job. DO NOT RENT FROM THEM. They are not there to help you, they are there to take your money. read more
