Bluestone & Hockley had just recently taken over management on the property I live on and wow what tremendous relief they have already had. Unfortunately, previous management was little to subpar when interacting with them on any matter. This new team has been nothing but excellent on communication and efficiency in all of my encounters so far. I look forward to continued communication with them for any future instances needing to be. Really want to point out that two of their team members provided some of the best customer service I've had thus far in any customer service situation. So a big special thank you to both Angela and Sandy for all your help with my inquiries on multiple occasions. It is so very much appreciated I can really assure you that. Bluestone & Hockley is incredibly frustrating to work with as a tennant. I've lived in a building they manage for a year now and would move if not for the fact that all similar apartments in my neighborhood are outrageously overpriced ($1500 for a 1 bedroom, nearly $2k for a 2). From day one, B&H has been next to impossible to get ahold of. They never pick up their phones and haven't responded to a good portion of my emails. You need to make multiple maintenance requests to get one problem corrected. For example, my washing machine has been leaking all over the floor for more than 6 months now. I've had to file a complaint with them more than a half dozen times, and had to take time off work on seven different occasions to have someone come work on it, and still, it's not fixed. They knew the fire detectors in our apartment were malfunctioning for weeks before they were finally fixed (that took three or four visits to get right). They failed to give us the key to one of the apartment doors on move in and that took weeks to get. I recently had to file two requests to get one window that had slipped off track repaired. Two! Recently, people entered my property without any notice whatsoever. And when I contacted them about it, instead of an honest and sincere apology, I got an excuse that it was the contractor's fault. Even if that is true, they hired the contractor. They manage the property. It's their responsibility to follow the laws around notice of entry. On top of that, when you are able to communicate with someone from their office (almost exclusively via email due to the aforementioned inability to get anyone on the phone) they're often dismissive or rude. Oh, and I recently requested to speak directly with the property manager. She called me, which was a welcomed sign of professionalism, however I was unable to answer. Rather than leave a direct line or extension, her voicemail instructed me to call the main office and ask to speak with her. I tried two times, no one picked up and I'm over leaving them voicemails and playing phone/email tag. You can see my problems aren't unique. Look past the five star reviews and you'll notice these are common threads that go back years with this company. read more

Just had maintenance from bluestone help with an issue we were having. He wore a mask and stayed his distance all while fixing the issue(s) in a speedy but effective manner. Every time they send him our way we get that respect which I really like. Today before he left, I asked if he had a business card to write a review about him. His name is Montano Zipagang and I would recommend his assistance to anyone who needed it. I tried to apply for an apt. in Salem OR through these people. I am low income, so I had to go to apt's I could afford. I went to the Peace St. in Salem and found the office closed, with a "be back by 9am" sign on the door. It was 10:30. When her super came down that afternoon, she could hear music and dogs but no manager on site. The apartments were not well kept, and the balcony was so rotted I was not sure if I trusted living downstairs or upstairs less. They wanted 2.5 times the rent, even tho' I am on a fixed SSD income. She said I would need a co-signer...at 59 I don't think so. I asked her to double check the criteria for fixed income folks and she never got back to me. The next place they managed was pretty much the same, and once I ask for a verification, you would think everyone in the world suddenly lost my number. Fuhck this realty company. If I could give 0 stars I would. They send me 2-3 full months utility bills in one month! It's the end of march and I just paid for Feb-March utilities (gas/electric) and a week later they send another bill for JANUARY utilities. So my heat has been off for a whole month and we couldn't figure out why until today when they let us know their employee forgot to process the pge/nw bill. Now my house is growing mold in places in the basement where the water is leaking from the WALL that has been eroded. We have brown water leaking and filling our floors and because there's no heat the water doesn't dry and it's been making some of us sick. 4 months ago I went into their office and left the rental manager (who is never present for phone calls or meetings) that they keep billing our utilities late and it puts us in a hard place when they process a late bill because then we get a surprise bill that HAS to be paid for in a certain amount of time. Just to put a cherry on top of the entire situation 4 of our windows were broken last month due to someone downtown playing with a Bebe gun, GUESS WHAT, they had someone check out the windows last month and they are still broken! My living room is as cold as outside because we covered as much as we could with cardboard. read more

Dave has been AMAZING to work with. He has met me after hours on multiple occasions to show me the house I decided to rent and also to give me the keys when I moved in. He even sold me his old lawn mower and delivered it to my property. Couldn't be happier with his A+ effort and help with my move. The only reason I am giving 4 stars and not 5 is because it has been absolutely IMPOSSIBLE to get someone other than the secretary to answer the phone at their office. Nobody returned any of my 4 voicemails I left. Luckily, I only live 5 minutes away and was able to just stop by their office to get some questions answered and put in a work order. It's still a little ridiculous I even had to do that. I feel bad for any tenants who are renting a property a further distance than I am or who can't stop by the Bluestone & Hockley office during business hours due to work/school conflicts. read more

We put in a request for maintenance to install the screen on our window. They responded quickly by sending Montano to our home. He took the time to attempt to thoroughly clean the existing screen, it didn't work because Oregon mildew is persistent, so he ended up finding us a new one for installation. This company is a rip off, they will do anything to get money from you. Our washing machine was leaking so we put in a request and scheduled it for November 28. On Black Friday we get a phone call saying they're fifteen minutes away, we told them no and they threatened to charge us a 100 dollar cancellation fee. So we let come in and work on our machine and they said hair got stuck in the door so it wasn't latching properly. They told us they wiped it off and it worked fine. Displeased with this situation we called them and maintenance had no idea who showed up at our place which we very unsettling. A few days later we get an invoice saying the repair was beyond normal wear and tear and they want to charge us 110 dollars. So I sent them an email explaining the situation and they played it off and said that we told them about it before we moved in. I'm glad we don't have to pay anything but we were never reassured about who showed up. Our place is nice and cheap but I wish I would've done more research and not rented with this company, not worth it. read more

In the last few weeks I've viewed two of their properties and was very interested in both. The first time was a self-viewing process which I thought was pretty cool. I contacted the leasing manager right away that I was interested and put in my application. Once I did, I received an email saying I wasn't first in line but they would let me know when they know more information, fair enough. The next day the leasing manager asked me what I thought about the property and if wanted to fill out an app.. like they totally forgot they already talked to me the previous day. But after a week or so with no word I started looking at other places. So I checked out another one of their properties and loved it! So this time I called them to discuss whether I could just transfer my application rather than fill out it and have to pay again. They said that was fine and I was first in line for this one so I had a good feeling about it. I tried to call a few hours later when I got the chance, because I was at work, to check in on it and they were closed. So I sent them an email explaining my situation and looking for confirmation that everything went through okay before another applicant swooped in. They sent me the same exact email that they sent before about me not being 1st and line and they would reach out once they know more information. The same... exact... email but with the other address stated. They didn't address anything regarding my situation. So the next day I called literally 4 times and was told absolutely no information and to email them, which I already had several times and got nothing back except that same robotic email several times. I was perfectly polite on the phone, only requesting information and the fact that I was interested in the apartment but they either had no idea what they were doing or were rude. Finally on the 4th call, a guy told me that somebody applied and was accepted for the second apt. So, yes.. its very convenient (and easier for the property manager) to self show a unit.. it's a way for these people to only see you as an email or not a real person. Even when I tried to speak with an actually human, they shut me out. So I'm currently without a home and still on the search after wasting weeks on viewing and waiting on Bluestone & Hockley. If I could give them a zero I would love to do that. I am commercial renter, I have 3 businesses and I've been dealing with Bluestone and hockey for about 8 years now. I cannot handle the way they do business. If it was my choice I would never ever let them lease or take care of my properties. They never have a problem charging me for every little thing they think is valid but whenever I call for any type of maintenance or help they never respond. Takes me at least 5 calls plus 2 angry ones for them to address anything. When they do come out they throw the lease in my face stating they aren't required to help me. I understand that some stuff isn't on the lease that they are required to fix but there are plenty that they are responsible for. After angry phone call after angry phone call they finally send some people over to fix my maintenance issues. Of course it is never fixed on the first try but they don't send anyone out ever again till I call back. I have had a roof leak for weeks, I've called countless times and left tons of messages but yet I keep getting ignored. I am down right so tired of them. I wish my landlord would just hire a new company to manage their property. I can go on and on about them but then this review would be ten pages long. Bottom line is if I was ever to open another business I would never rent a building that bluestone and hockey are managing. This has to be the most unprofessional real estate company that I've ever encountered. Poor management both ways! We will never rent through your company again. When we moved into our apartment we were told it was "move in ready" but in order to see the apartment in person we had to pay the deposit; okay whatever we did that because we thought it would look like the photos in the listing, nope! It was dirtier than all hell, there was a hole in the wall, the dishwasher was duct taped down! The bathroom mirror was all rusted and chipped. It was terrible we didn't even get new carpet! This company is HORRIBLE. So I have paid my rent on time every month for several months now. I went in to pay my rent on the 28th of October which I got a receipt for (always get a receipt with these money leeches). On the 5th my husband checked our balances and noticed they still hadn't taken out rent. So he called immediately and left a voice mail. The next day I also called them because I didn't want to start getting charged for late fees. Once again I only Got the voicemail. So finally the next day I get a call back and my "property manager" informs me that not only am I being charged late fees but I'm being charged for insufficient funds. Insufficient funds?? But I have the money in my account right in front of my eyes!!! Well I call my bank and find out the bank gave me the wrong checks for the wrong account. So I immediately get the right checks, drive myself and two kids up to the office and pay it again. Oh! And I did this because my property manager told me too! So I feel confident that its paid and I'm like OK you can't even make a mistake with this company (even when it wasn't my mistake) but whatever I paid it. Well yesterday I get an email from the same property manager who told me to rush out there and pay my rent again, that the office that takes the money won't take the check and that I will now have to have a guaranteed payment when paying my rent. WHY if this is the case, would you tell me to rush out and pay my rent again if you knew they wouldn't take it?? And why why WHY would they not call me the instant the check came back with insufficient funds and try to figure out what is going on?? Because they want to stack up that late fee that's why!!!! I hate this company with a passion now. I was warned by many people to not rent through b&h but our place is so nice we overlooked it. DONT overlook it! I have rented my entire life and this is by far the worst experience EVER. DO NOT RENT from this company. The house we rented was in poor shape and not cleaned when we received it. We should have made a better stink at this point. Second, the property manager we worked with was a complete ding-dong. She scheduled an annual property inspection (rather told us when she would be coming). We agreed that she could come by when we were both at work. She then proceeded to tell us she had lost her key to our property and could we please leave one for her under the front door mat?!?! A little unprofessional and risky don't you think. Third, our first winter in Portland the furnace blew. We reported in immediately and did not get a new furnace for an entire month. IT WAS FREEZING. Lastly, we just moved out of the house and were recently informed that they were taking our whole security deposit to repaint the interior of the house for the next tenant. $1,000 of our hard earned money so that they can re-rent the place. I can honestly say that I despise this company. Take my advice and avoid. It will save you a big headache and a lot of cash!!!! read more

Reposting this review because my first one was taken down for some reason... HMMM What a headache this place was! Firstly, I was a newby to the area and I stumbled upon an available apartment offered by Bluestone & Hockley. My roommate was the one who was actually staying in Portland, and working in Portland, while I was making weekly trips bringing up our stuff and shoving it in a storage unit. The site manager seemed really nice and helpful the first time we had to deal with her. She made us feel comfortable and secure with applying for the apartment. She promised a five day waiting period for an acceptance. On the twelfth day, we were getting worried because we hadn't heard from anyone! I made a call to Bluestone & Hockley going above the site manager since she wouldn't return our calls. I spoke to a lady there that was apparently misinformed. She told me that we were just waiting on our previous landlords. I went through the trouble of contacting every previous landlord myself to get the ball rolling. NONE of them had any idea what I was talking about. So we continued to wait because we didn't have much of a choice considering it takes money to apply other places. On the 18th day we made another phone call (now we are both homeless at this point). The lady that returned my phone call was not only utterly rude, but defensive! She said she needed a proof of income, which was given to her. She said she needed an address now that we don't live in California anymore. Then, she also said she needed my social security card, but my roommate had already qualified for the apartment, which they also failed to tell us. The site manager was apparently also misinformed. I ended up saying screw it and told them to cancel the application because I did not want to do business with them. We applied somewhere else and it took 3 days, and was the easiest move in. Bluestone & Hockley is a joke. Do not rent from them. From the other reviews I can tell that I'm not the only person they have discriminated against. read more

B&H took over management of my condo building after two horrible and unresponsive property/HOA management companies. Ever since they took over, things have run smoothly. There was one incident when we had something that made our home almost un-liveable and it took four months to receive a repair. it was honestly terrible. We have recieved fines for repairs for things that came from them not being honest about the house when we moved in. Your "fully refundable deposit"? Well, you will later be informed that they need a third of it to pay for carpet cleaning at the end of your lease. Hmmm... interesting to be charged for a service that most property managers pay for themselves. I haven't been treated badly like this by a company before They will charge you unfair fees, not respond to repair needs (and take two to three weeks to actually fix things), and you will just be insulted by the property management. I understand they have some pretty looking homes, but please take into consideration how important good property management is... because I didn't and I regret giving them so much money for such an awful experience. I have lived at a Bluestone and Hockley property for over two years now. I think that my unit is a better price than most equivalent types of units and the management are decently prompt and very friendly. The rent raises over the course of two years have totaled $300, which is a lot (almost 20% of the first price and then another approximately 10% the following year), but with the way the market has been I feel this was mostly fair, though it would be nice to get a better discount for always paying my rent on time. :) I have had various maintenance and accommodation requests during my time at a Bluestone and Hockley apartment and they have always been decently prompt and helpful. They also maintain a good property. Even if it could use an extra laundry machine. I was disappointed when they got rid of the on site manager because the one that they had in particular, Rebecca, who was living in our building was extremely good at what she did. They centralized their management which isn't especially convenient in terms of prompt services. However, for having done that they have done an excellent job. I very much appreciate the place where I live and I'm happy to say I'm highly satisfied. read more

Bluestone & Hockley completely screwed my credit for the next 7 years. Sheila Johnson was our property manager and the house we rented was her parents. Sheila had us sign paper after paper of legally binding documents. Mind you, we were 20 years old. She also said we could have other people live there to make rent cheaper and just not to say anything. We had two room mates sign off and one sign on via a rental application and approval. Everything was legit. I decided I wanted to move out. I had someone willing to take my place on the lease but my room mates begged me to let them choose their own. They said it would take weeks so I agreed. I moved out, still on the lease. The remaining room mates let anywhere from 2-5 other people move in that subsequently trashed it. Apparently, my remaining co-leasees told these guys THE PLACE WAS THEIRS. So they left and stayed somewhere else for a week or so before changing their mind and coming back. Sheila called in an inspection because they had received so many noise complaints. So she gets there, looks around, and tells them they're getting evicted. She even shamed them for letting non-leasees stay there. So they get evicted and default on the lease I was still on but had not lived there in three weeks. Months down the line, there's a knock at my door. I get served with a small claim for the defaulted lease. However, the entirety of the default lands on my and another leasees shoulders. BUT NOT THE THIRD. So I call Sheila and she gives me the run around and hangs up on me numerous times because I knew she made some back-door deal with the other leasee. So I call her manager and ask for copies of ALL the paperwork from that house. I receive it in the mail and guess what's missing? The third leasees rental agreement, conveniently left out. So while I was waiting for the documents and getting the run-around from Sheila, the judgement passes against us. So we legally have to pay it and there's no way to fight it. They sell the judgement to some Financial Collections Agency. I tell them that this situation is corrupt and I'm not paying anything until all is revealed. That was two years ago. I pulled my credit score today and now the ENTIRE debt is solely on me. Bluestone & Hockley is a corrupt real estate company that is gentrifying Portland and doing so sloppily and with poor tact. read more

I would choose a HALF point if I could. If you are considering this firm's service, my advice is ran away from it as fast as you can! We had this company for our rental property for two years - finally we decided to fire it after many problems and headaches. Their communication was not timely, their managers were clueless, their repair works were sloppy, their accountant was arrogant, their monthly statements make no sense - I often times could not even understand them although I studied finances. It is difficult to fine a good property management company - this company's service unfortunately represent the poor reputation of its industry. The moment I walked in to review my lease the manager, Susan, cam out and discussed every inch of it with me. She had a good answer to all of my questions and was able to help me find a few other viable option for my price range in the area. She also went from house to house with me talking about each one. I felt like I had my very own real estate broker. In the end I decided to rent from them in the south east part of Portland. The rent was a little high but the area is amazing and so are the schools. They treated me like a long-time client and after just moving to the city it was a welcome invite. read more

Lack of communication, transparency, and honesty throughout the process. After I was in agreement with them, I learned they have done previous transactions with the prospective buyer which they never disclosed. I found out on my own and knew that Bluestone did not have me/seller in their best interest. I find this Company and the President (who I interacted with the most) is unethical and I would not recommend them to anyone who is a business owner looking to buy or sell. read more

So I wrote a review on 03/25/2017 and I think Bluestone &Hockley deleted it, which further proves my point. oh yeah , and they also would send you emails begging you to write a positive review about them haha how pathetic. anyway here is the review again : This is a terrible place to live and the company is the worst...the moving in process and deposit and all that was alright. the apartments are terribly old and many things were not working. then Mice showed up! yes MICE ! and I have to tell you that it wasn't due to us being dirty or not cleaning. we used to take out our garbage after every single meal, and deep clean the entire place once a week and clean surfaces after each meal. Vacuum and dust on a daily basis..... so I told them about the mice and nothing happened, then I called again and they sent an exterminator with a bunch of mice traps, then the mice were still there so then I told them I would sue them if they won't do anything about it. Still sent the same guy and he set up a bunch of traps and that was it. then a few month later, still mice in the place, they said that they needed to fix our roof and we would have to live in a hotel for a few days until this was done... I thought "ok this isn't too bad" then we went back home only to find everything covered in dust and weird white powder.... the workers didn't even bother covering up the furniture before working. but that's not the worst part. they also broke my portable fan, and somehow thought it was ok to use my $300 shark vacuum to clean up after themselves and that caused my vacuum to be completely ruined......... so this is when we decided that enough is enough and we moved out. read more

I scheduled a showing online yesterday using their show mojo link. There was only one showing available--10:30-so I selected it and waited until I got a confirmation email that had NO details except "see you there". I also got a reminder email this morning, again with no details, nothing about COVID-19, if there would actually be someone there, or instructions for the lock box. I wish I had been provided with a different number, specific to the person managing this property, to call, but I stupidly assumed that the "see you there" ACTUALLY meant that I would be seeing someone there. We arrived promptly and there was no one there. A key was left on the porch that did not open anything. I called several times but their office is closed for a holiday--information that I had not seen anywhere. No one is answering anything and I am quite upset because my partner and I rearranged our schedule today and drove across town for this showing. If their office was closed for a holiday, why was I able to not only schedule a showing, but receive two emails confirming it? Why would they not tell me that their office was going to be closed??? Why not even give instructions for the lockbox or be less vague about how the showing would be conducted???? Absolutely ridiculous. read more

Living in a dumpster would be better than renting from Bluestone & Hockley. Seriously. If you think that's an exaggeration, think again. From condescending property managers to the disorganized chaos of their office. This should be one property management company that should be avoided at all costs. I moved out a month ago and they are essentially charging us to remodel the unit. It is absolutely ridiculous that they think they can get away with this. From the initial walk-through after we vacated the house, they said we were looking at approximately $600 in damages. Okay, the sounds reasonable. We get the bill and now we are being charged for almost $5,000 in damages. The "damages" are essentially ways to remodel the house and definitely not considered wear and tear. Our issues with Bluestone & Hockley did not just start with our move-out costs. From day 1 we regretted signing that lease. Having to deal with our property manager was hell. She was condescending and unhelpful in every way. She assumed everything was our fault and did not own up to any mistake that she made. This is someone that Bluestone & Hockley seriously needs to consider firing because it is hurting their company. Their properties are polished turds and their employees are bottom of the barrel, rude and extremely incompetent. they draw you in with cheap move in fees but will not hesitate to throw the book at you for the slightest oversight. I get penalized for having some family from out of town stay longer than expected and get hit with all kinds of warnings but the manager personally knew of at least four FAMILIES yes, families. Not just one person. They were there illegally but did they get one warning or eviction? No. I wont even get started on the do nothing maintenence and property management. The apartment we applied for is still available 4 months later and they have dropped the rent after denying us on very petty issues that could have been resolved but they were unwilling to work anything out at all. I wish I could give this company less than a star. They don't deserve that much. They've tried at every step of the way to rip me off. My first week there, my car was towed by a neighbor. For the first month, I didn't have a working stove. They once came to repair something and when they left, they left the door wide open while my niece and I slept inside. My dogs were attacked twice by the same dog running off leash.... B&H never asked the other tenant to get rid of the dog. In my time there they went through three apartment managers, took over 18 months to finish a construction project (leaving us without roofs during the winter months), and demanded to inspect my apartment EVERY month, giving me just 'we'll be there between Monday and Friday anywhere from 9am to 5pm' as a clue of when they'd be in my house. But the kicker... OH THE KICKER.... Of my $600 deposit, I got just over $100 back, because they charged OVER $400 to clean the carpets. COMPLETE BS and I plan to investigate and argue it to the fullest extent possible. I'm currently homeless, jobless, and was depending on that deposit to pay bills.... now, thanks to Bluestone and Hockley, I have nothing. DO NOT RENT FROM THIS COMPANY! read more

I would not do business with Bluestone and Hockley under any circumstances, whether it be as a renter, for property management, anything. They are needlessly combative with their own clients. To the point doing business with them, even simple business, is an insulting, ineffective, painful and costly experience. We employ Bluestone and Hockley through our membership to an HOA.  We had to contact Pam Hill and Michael Guzzetti over a simple HOA issue.  They were so rude and unprofessional, I am stunned.  Ms. Hill flatly refused to speak to me, for no valid reason. Outright. Because she chose to. When this created a problem with communications (!), I contacted her manager, Michael Guzzetti, requesting to speak to someone else. He was so rude I cannot imagine how he or Ms. Hill get away with it. In writing. Unabashedly insulting and combative. It has been UGLY, and there is absolutely no reason for it.   We pay them through our HOA, and now we want out. We are simply not in the practice of paying people to insult us and turn simple situations into ugly, difficult, frustrating, problems.   I tried to contact customer service at Bluestone and Hockley with my concerns, and to speak to someone willing to help. If someone in my company were that rude to my customers, I'd want to know. Apparently they don't. I received a letter from an attorney stating they "will no longer respond..." A simple interaction at any time, focused on the work at hand, could have resolved this issue. Instead I'm getting lawyer letters. I have never been treated with contempt by a business like this. I can't imagine how they are IN business. This needless problem harms our most important investment, our home. A professional and courteous person could have managed this situation painlessly. Now we are looking at lawyers and a lot of trouble to get rid of them. They send us notices with demands for dues and threaten liens on our home, but offer no service for this money. It feels like paying a thug for "protection." This has made us want to move. Don't get yourself into this situation. Go elsewhere. read more

Bluestone and Hockley is one of the worst management companies I have ever experienced. While living in one of their complexes, I had maintenance issues with my appliances and they sent someone out to fix but left a note saying they needed the owners approval to replace. I never heard back from them. I called more than 3 times and sent emails to get a response and never heard back from them. Almost a year went by and I still had an appliance that didn't function the way it was supposed to. When you move out, they will screw you in charges. They will charge you for repairs and patching of work their maintenance staff made. When I moved into my unit there was not maintenance properly done and had them come to patch holes and make wall repairs. Fast forward to my move out, they charged me a ludicrous amount for drywall repairs, pay hing, and painting in the unit. When pictures were sent to me of the said dry wall repairs, it was all the areas that their maintenance staff fixed after I moved in. They charged me for items that were considered normal wear and tear of a resident who lived in their unit for 2 years. I have never in my experience in apartment living EVER experienced such high charges at move out and I left the apartment in a great condition. I even purchased my own touch up paint and filled most of my picture holes myself. When you try to reason or correspond with them, they will ignore you. They will stop responding to your emails or calls and just write you off. I know previous employees that take poorly of this company and told me that Bluestone and Hockley pushes the envelope with move out charges and are constantly being taken to small claims for their excessive charges. If you plan to move into any of their units, make sure you document and take lots of pictures and be prepared to not get your deposit back even if you spend a week cleaning the unit and restoring it as closely to the condition you received it.
