I was selected for the CEA Earthquake Brace + Bolt program. I looked through the recommended contractors inside the portal and Bolt Down the Bay Area showed up near the top of the list. After reading their reviews and chatting with them, it showed that they are very familiar with this program and helped many customers in the past. So I selected them. I entered contract with them in September but due to their busy scheduling, the work was not carried out until January. I was a bit worried at the long timeline at first but they assured me it wouldn't be a problem. On appointment date, they came and got the job done on same day. They covered the floor and did everything by themselves without my involvement. BDTBA guided me throughout the whole process. Bolt Down the Bay Area made our seismic retrofit happen! After approaching several contractors about working with us on the CEA Earthquake Brace & Bolt grant program to improve our 1950 foundation, with little response, one referred us to BDTBA -- as a specialist in this area of work (along with being a licensed home contractor). From the first interactions with Cortney (client support), John (project mgr), Kevin (permit mgr/draftsman), and Alex who inspected and photographed our foundation, we could see they would handle every detail of this process with great communication, patience, and professionalism. There are many steps and certifications in the EBB program, including photographs and engineering drawings, permit applications with details about the hardware/techniques to be used, EBB extension requests, and scheduling of inspections. Our project took about 5 months (November-May), with the bulk of that devoted to documenting our home's characteristics and revising permit applications to meet our town's requirements as well as those of the CEA; we needed 3 extensions from the CEA EBB program, which BDTBA got for us. The actual work to install the bracing solution to our foundation/crawl space area took one full day of work by a team of three, who also produced the final 65+ photographs and 10 videos needed to confirm that the work was completed for final verification by both CEA and our local inspectors. We had excellent communication the whole time via email, phone, the CEA EBB dashboard, and the BDTBA client dashboard where all project documents, photos/videos, etc. were available online. BDTBA handled all interactions with our town permit office, even answering some questions by phone during our final inspection, then provided required documentation, including the all-important DRV form -- Dwelling Retrofit Verification. Our home insurance/CEA policy was adjusted within a few days, and the CEA EBB grant payment came through about a week later (well in time to pay BDTBA). Project was a Seismic Retrofit for the CEA Brace and Bolt Program This contractor was great to work with. They were responsive to coming as scheduled to take photos and provide the estimate. Everyone we dealt with along the way was in tune with the project and responded quickly to any questions. The work was scheduled for about 4 months out. They kept everything on track and communicated regularly. They guided me on what to expect, what I had to do and how to do it at every step along the way. They provided me: the permit and drawings, the form to mail to the county assessor and the city smoke alarm certification form (to fill out and to return to them to file). They came right on time to: do the work, get the after photos, schedule the inspection, and provide the Dwelling Retrofit Verification form for the insurance company. We hired Bold Down the Bay Area for seismic retrofitting for our home. The conversation I had with John over the phone was very informative and he was able to answer all of my questions. He explained the pros and cons of getting the work permitted and what seismic retrofitting entails. They were able to schedule an inspection very soon after the phone call. Joel came to do the inspection and took a lot of photos while he was in the crawlspace. While down there, he also took note of a few other things that needed repair (unsupported post and disconnected dryer tube). Bolting work was completed in a day. There were some noise during installation, however that was expected they were drilling and attaching bolts. Quality of work seems to be really good. They also completed CEA Dwelling Retrofit Verification form, which will give me 25% discount for earthquake insurance. I felt very "safe" by selecting them in the beginning and all the way through. I am not the easiest client. I had earthquake retrofitting (seismic retrofitting) done under the "Earthquake Brace and Bolt" (EBB) program, whereby CA & FEMA team up to provide up to $3k reimbursement to homeowners who do earthquake-retrofitting on older homes like mine. A few people on Nextdoor recommended contractors, and "Bolt Down the Bay Area" won my business with the best quote. They were excellent; communicating well, showing up on time, doing good work, taking care of all the permitting, the EBB submissions, and handholding me through the inspection and reimbursement-submission process. Shockingly good customer service. I received the maximum $3k EBB reimbursement, therefore I only paid about 45% of the total cost. FYI: Unlike remodeling, CA supposedly doesn't increase your property-tax assessment for seismic retrofitting. IMHO, Earthquake retrofitting is very worthwhile, though not invincible. Typically, the contractors use specialized brackets to better-tie the home to the foundation, thereby mitigating the biggest risk of serious damage and injury-- which stems from the house sliding off the foundation due to inadequate foundation-tie-down. Seismic retrofitting has been proven effective in the real world by the fact that similarly-constructed buildings in the same neighborhood have survived earthquakes if retrofitted, whereas other nearby buildings without seismic retrofitting have slid off their foundations and crumpled. read more
