Ramon, Philly, and Josh did an incredible job executing the planned repairs to posts in my sub floor and installing piers outside the house. Ramon was SUPER communicative and responsive, gave reasonable timeline expectations that he met or exceeded, and provided clear explanations for what he and his crew were doing. Ramon checked in with me at different points in the installation to give me the chance to see the work in progress, point out factors impacting the installation process (e.g., removal of tree roots), and did a thorough walkthrough afterwards and provided me with the post-work elevations for documentation. Wore shoe coverings in the house and laid out work paper to avoid tracking dust/dirt. Ramon also pointed out that they did not end up needing to do some work that was in the original estimate and so put in a change order to reduce my invoice / get a refund. We scheduled an inspection for our new place, and Howard was a very experienced inspector. He took his time walking through the house. Overall, he told us the house was in good condition and that there was nothing major to worry about. Since this was an off-market property, the listing agent hadn't done any cosmetic repairs or touch-ups before the sale. So the house was still in its very "raw" condition, which made it easier for Howard to see and point out potential issues. That said, given his experience, I'm confident he would have been able to spot those issues even if the house had been fully cleaned up. His visit gave us a great sense of relief and a lot more confidence in our new home. He also gave us some genuinely valuable advice: don't rush into remodeling, and take our time finding a good GC. The remodeling business in the Bay Area can be a deep and complicated world, and as first-time homebuyers who don't know much about it, it can be especially difficult to navigate. Howard was not only very knowledgeable and experienced, but also a true gentleman. I had Chaz from the Rush City office come and gI've me a quote and I had zero issues with that experience. I cleaned everything and removed some additional concrete as agreed upon. when the crew arrived to raise the slab in my garage they made no mention of and potential issues and got to work. an hour later they were done and I was left with a slab that was still sunk and 1-2 inch gaps between the floor and building. the crew stated that the old mortar from the block layer hadn't gone back into the brick as expected and they couldn't do anymore and that that "had never happened before" I immediately sent photos and a text to Chaz and never heard back with a solution read more

I had written a very disappointing review on Yelp which I agreed to take down and replace Upon Groundworks seeing the bad Yelp review they have been giving immediate attention. I was originally speaking with another project manager (who will remain unnamed) that was very unresponsive, never returned calls...did not care. Once they saw my bad review on Yelp Groundworks assigned a new project manager to my case, Joshua Hoaglund. Joshua immediately called me to gain an understanding of what was going on. After a brief explanation, he scheduled a team made up of Leonard Starks, Jesse Santana, and Andrew Gomez out to my residence the following Monday. The team came out and first discussed with me the method they would use to stop the water from perking up and ask if I had any special requests. They began by shrouded all the shelving and etc in our basement to protect it from all the dust. Once everything was covered they began to jackhammer the cracks to open them up to allow installation of the lateral gutter system which ties into the perimeter gutter. They worked tirelessly on getting the work completed in a very timely fashion. They had the concrete removed, gravel and gutter installed complete on the first day and came back the following day to pour the concrete. When they were finished they made certain the basement was cleaned up to my satisfaction. Fortunately it started raining shortly after they completed the work to test the work they performed. Thus far we have not observed any water perking up. I feel fairly confident they have solved the problem and should it begin to perk up water they will come back. I would like to thank Joshua Hoaglund for his understanding and quick response. This is the worst experience I've ever had with a guy coming out to give me an estimate. I had 2 other companies come out to look at my situation so I kind of had an idea of what's going on. This guy made no attempt to diagnose my problem, blames it on a heater in that location (which I know was not the issue based on the previous 2 estimates) and shoves a general foundation package with 5 year maintenance in my face for 10k. Asks if his quote is higher or lower than the others, and when I said much higher, he tells me to go with the other companies and walks out asking for a good review since he told the truth. Cons The delays in this project caused me cost increase in my next project (roof replacement) Some not so pleasant experience along the way I requested a quote with Bay Area Underpinning, but my inspection in November 2024 was with Groundworks. Bay Area Underpinning was transitioning to Groundworks. I had issues with JIM, which were resolved. I became comfortable to move forward with the project due to a wonderful conversation with Jim in resolving the issues. Poor communication/ no communication from the company ensued. I wasn't getting updates The only information I knew at that time was repair/installation schedule in June 2025. No communication or permit filed to my HOA, which was disclosed att the beginning, that led to further delays in the project. At this point I found out permits from the county were approved back in March 2025. Fast-forward I met Cody and Jose, who are absolutely phenomenal in the project. I felt safe during the project. Found Shayan in a neighbor's driveway and got his card because we've had sinking areas in our backyard, and I've been worried about the foundation. He dropped by later and made an appointment to come by for a survey. He was very professional and friendly and explained everything. He measured all the rooms in the house and crawled around under the house to inspect. Afterward, he showed me his findings. Much to my relief, our foundation is solid now. Do not sign a contract with this company until an independent structural engineer reviews your home. I have cracking in a basement foundation wall, with a sinking driveway on the other side of that wall. Groundworks sent a salesperson, not a structural engineer. The salesperson barely examined the driveway or the crack. Instead, he measured with a laser level from the level to the ceiling, part of which was finished and part unfinished (it's a basement). From that, he concluded my house had sunk an inch and a half, on one side only. Yet I have no cracks anywhere else, my windows and doors all operate correctly, and there are no other signs of sinking. When I asked about this, he said it had likely been hidden over the years by patched drywall and shimmed doors. Strange that someone would do all that work but not simply drywall over the foundation crack. It seemed absurd. Then came a quote for over $40,000, pressure to sign on the spot, and a warning not to bother getting other quotes because of their "low price guarantee." The quote didn't include removing a deck and a poured concrete patio pad, which I'd have to handle myself or through another contractor, for access. They mentioned possibly needing helicopters to bring in equipment. The proposed piers were nowhere near the actual crack, in entirely different parts of the house. They had us believing our home was at risk of sliding down the hill it sits on: real fear tactics to create urgency and get us to sign. Afterward we brought in a structural engineer. He said we needed no piers; our existing concrete footers were doing their job, there was no movement in the home, and you could tell by eye from the retaining wall that the area they wanted to pier hadn't sunk. The crack was simply the driveway sinking and pushing against the foundation wall. He recommended driveway repair and water mitigation like gutters, and said the $40,000 in work would have been a complete waste of money, fixed nothing, and we'd still have needed the driveway and gutter work afterward anyway. I genuinely believe this was a deliberate attempt to extract money from me. No trained professional could believe that measuring a finished ceiling against an unfinished one is a valid way to determine whether a house is sinking. Here's another reason I think they were dishonest: I asked whether we should raise the house back that inch and a half once piers went in. They said no, that raising it would cause damage, cracked windows and sheetrock. But if the house had actually sunk that much, wouldn't sinking have caused the same damage? They knew the house hadn't sunk, which is why they didn't want to raise it. Please, do not sign with them until an actual structural engineer has come out. Their repair would have cost $40K, plus another $15K for removing a large two-story deck, and it wouldn't have fixed the actual problem. Any company that sends a sales rep instead of an engineer to assess your foundation, then has that non-engineer diagnose the issue with just a laser level, tape measure, and scare tactics in a single afternoon, and prescribe expensive major construction, should raise red flags. The actual engineer needed detailed imaging, multiple tools, and days to produce a formal report. They said an engineer would review their plans, but never visit the home. I suspect that engineer would only confirm the work wouldn't cause further harm, not whether it was actually necessary. I'm sure spending $55,000 wouldn't have harmed anything except my finances. Don't let a sales rep diagnose your house's problems when they earn commission on selling you as much work as possible. They don't have your best interests in mind. Get an independent structural engineer; they're inexpensive compared to $40,000 in foundation work. These companies will tout their Google reviews and years in the industry, and try to earn your trust by mentioning that "an engineer" will review the plans. They rattle you enough that you forget no engineer is actually visiting your house before asking for an average person's annual salary. [Edited to remove the part about Google Reviews. The inspector Derek came to look at our house. We had been noticing cracks in some of the walls and were worried about its evolution. Derek came on a Saturday morning at 9h. He was very communicative before calling to confirm. He showed up on time and clearly explained the process. Derek took his time looking at the outside of the house, doing floor level measurements and then investigating the crawl space. He was here a total of over 4h so it was a very detailed inspection. Derek then explained the possible solution (push piers) and laid out the cost. It is not cheap but in line with expectations. Groundworks also offers financing which is a convenience. Derek took detailed pictures and shared them. The experience so far has been great. We still need to decide when we would do the work but I would definitely recommend getting an inspection if you are concerned about your foundation. The sales tactics are obviously there but not pushy and the information provided is valuable whatever you decide to do. We haven't yet done the work so will update the review if and when we proceed. That said, their work has been phenomenal, and we're truly very happy we had the work completed when we did. Ashton came to check on our supports and adjust things recently, and he's also gone out of his way to help us understand how a project we're hoping to undertake could affect the foundation. The miracle guys were here again. Last week Rico and Robbie were here to level the slabs in my back yard. By the way that patio now looks brand new !!! Yesterday Rico and Robbie were here again only this time to try to fix a much more difficult task. My air conditioner compressor sits on a pad that sits on a concrete slab that had fallen about four inches into the ground since it was installed decades ago. The compressor pad itself has been kept level with wooden plugs placed under it and on the concrete slab. There is a metal pipe that goes through the wall of the garage is attached to the compressor and it is not very flexible and could not be moved so it had to be handled very carefully so as not to break if the A/C moved up or down too much. Rico and Robbie used jacks to hold the A/C pad up while removing the wood slats below it then slowly lowered the pad with the jacks while carefully watching the pipe coming out of the garage wall so it would not break. Once that was done, the foam was shot into the ground beneath the concrete slab and WOLLA it was done !!! Again - the miracle guys were here ... again !!! read more

Terrible company. Signed a contract and paid deposit and company has no showed on me twice now. Neither time did they communicate with me about issues, or give me notice that they were not coming. Both times they have cited broken equipment as the reason, but to not have any communication is absurd. Avoid this company if at all possible. It has been nothing but a headache. 2/18/2026 update- As an update to my prior review- I was able to get in touch with the GM who listened to my concerns and offered to refund deposit and also prioritize completing the job the same week. I had to decline, as I already signed with a new contractor. I do appreciate him taking the opportunity to correct the issue and the follow up communication 2/25/2026 last update- Never got my refund for my deposit that the GM said he would give me. RE: Initial Inspection - Mr. Howard Glancy, the inspector who came out for the initial appointment, was very thorough in explaining the issue with the foundation, pointing out multiple cracks and areas where the foundation of the house was "sliding" downward on one side. It was a very detailed inspection and the appointment was a long one, but necessary so that we could understand the problem and what was needed to repair it. Mr. Glancy took his time when explaining how the "drifting" foundation was affecting the house. We never felt pressured to sign on the dotted line (as we felt with a prior company who made us feel like an earthquake was coming tomorrow). Mr Glancy patiently discussed the "diagnosis" and explained the "treatment." At the end of the appointment, we had all the information we needed to make a decision without reservation that this company (Groundworks) was the best candidate to fix our foundation. read more

It pains me to give a negative review as the initial dealings were actually quite good; They worked with me to get the price down a bit, the GF for the installation was dedicated to delivering a good product and the methods and materials were very good. However upon completion of the work, I had an issue which was unresolved. This left me having to go into my crawlspace and deal with an ongoing leak from the dehumidfier. I have reached out multiple times and the issue is unresolved. This is truly unfortunate as they were one of only a few contractors that were ready and willing to do the install right, giving me what I specifically asked for. I paid a correspondingly significant price over the others. The follow up to date has been very disappointing. read more

If I could give a zero I would. I'm a real customer and am going to file a BBB complaint. I've heard great things about Bay Area Underpinning from friends. It got bought by Groundworks and the owner lives in Virginia Beach which should be a hint it doesn't care about customer service. We initially had Bay Area Underpinning come couple of years ago and they said our foundation was okay. No work needed to be done, but earlier this year Underpinning came and said we needed helix piers installed ($100k). Now looking back I would recommend getting a 2nd opinion including a structural engineer. They completed project and wanted final payment however they did not schedule final inspection and it's been almost 3 weeks since they were done. It took a lot of phone calls and emails with minimal response. We spoke to Will from customer service who finally got our debris removed from our house after it was hanging out for a week. But now crickets when it comes to final inspection which worries me because they already poured back in the concrete. This is by far the worst and terrible company to work with. Don't be misled by how professional they present themselves. If possible please AVOID doing business with this company. They started the job back in Oct. 1st-Oct. 6th. After receiving partial payment they went completely ghost. They never showed up for final inspection with the city. They stopped communicating and there was NO way to reach them. Ramon and his team never came back to finish the job. This experience has been very stressful and caused a lot of damage. Not impressed. Had them come over for a quote as I had a very specific concern Inspector found other issues (non-urgent in my opinion) but he seemed to have been there to close a sales deal. Spent about 1hr on a sales pitch and a very expensive one. My advise to home owners. Get multiple quotes!!! and inform yourselves on options. read more
