We have stayed here several times & always had a good experience until this year. The pool is never open. We were told the town of Middleboro requires 6 lifeguards. This is not true. Six lifeguards are not actually required at the Boston/Cape Cod KOA in Middleborough, MA. Instead, the campground employs a rotation of six staff members who fill Recreation Assistant (Lifeguard) roles. This allows the property to maintain safe, active surveillance at their outdoor pool and splash pad during operating hours. And if you are hoping to cool off at the splash pad because the pool is closed, good luck! There are 2 tables with umbrellas & 2 families will take those quickly, so there is no option to sit in that area. Very disappointed in how the whole pool situation is managed. read more

Stayed in Deluxe Cabin 3. Floors were terrible I had to mop them with a towel because my child's feet turned black after the first night of walking on them. They left a dirty wash rag in the bathroom from previous renters. You can tell they don't clean around the twin bunk beds we found trash in between the walls and the bed. Bed bugs!!!!! The last couple nights my husband, daughter, little sister and myself were ate alive by bed bugs. I'm assuming they were left there from the previous renters and hatched while we were there. We called staff and they didn't do anything about it. They advised us that house keeping didn't find evidence of bed bugs or fleas and only apologized for the bites we have. We paid WAY too much money for this cabin to be dirty and for my family to be covered in bug bites!!!! read more

I give 5 stars to the facility...1 give 5 stars to the line staff... I give 3 stars to the interim manager-- because she chose to "train" a subordinate in a public and loud manner... So loud I had difficulty hearing my check-in instructions. I had to refrain from asking her to take her training out of customer hearing into a back room. Apparently she talks loud as normal and if her loud voice is god given ok... but I suspect her loudness comes from a place of insecurity. After 4 years of being a manager at KOA I would hope she had developed better management skills. read more

This place was not what I expected or was told from my reservation. In my reservation confirmation it said no tents. I was approached 2 days after being there that we had to have a tent or they would make us leave. So $50 later, I bought a tent. This was money I didn't have and put a damper/ huge inconvenience on my trip. If I knew I needed a tent ahead of time, I would have planned ahead because that's what I do. I booked Deluxe Cabin 1 at the Boston KOA based on my past experiences in VA and NC. BOSTON was the WORST KOA I've stayed at. The cabin SMELLED of mildew and cigarettes (pic of ashes in the tub), and there was NO HOT WATER, which is against MA law. It was FILTHY, the pots needed to be replaced, and you have to request blankets. I informed the after hours staff about the water, blankets, and smell. The next morning, I went to the office at 9 am and talked to LORI. She was COMBATIVE and confrontational which is weird because she just started her day. As a person of color, I had to walk away because I was frightened. When I returned, BOB Brammer (He wanted to write his name down, so I got it right (his words)) lacked empathy and had a facial expression of annoyance. He was also CONFRONTATIONAL as I explained there was no hot water and the cabin smelled. I informed the national KOA feedback team (Kaitlyn & Tiana) and they said it's handled internally, whatever that means. If you read the reviews about bad customer service, believe it. You can see CUSTOMER SERVICE IS BADDDD! The KOA will probably respond to this review, but NOTHING WILL HAPPEN. I'll be reaching out to TOBY O'ROURKE and OSCAR TANG so they are aware the BOSTON KOA is tarnishing the KOA brand. read more

I've always been interested in the KOA brand having seen it in Florida while exploring the keys. Finally got the chance to experience some cabin camping and booked a week here under two cabins: one bedroom upgraded and two bedroom (base). Bring Febreeze, Glade, whatever air freshner you like, you will need it, especially for cabins without AC. As stated, you'll need to bring your own linens and bedding. The one bedroom upgraded includes fire pit, picnic table, gas grill, porch swing, one queen bed, a bunk bed, AC, ceiling fan, mini fridge, high stool, small bench top, tv, broom/dustpan. The two bedroom (base); bedroom 1 includes ceiling fan, queen bed, wooden chair, small bench table, small bench heater, broom/dustpan, good amount of wall hooks too; bedroom 2 includes 2 bunk beds, high stool and high bench table, 2 outlets, long bench. Also, fire pit, picnic table, and porch swing. The ceiling fans were vital in staving off bugs, but it's only on when the lights are on. Bathrooms are pretty central on the campground. The laundry room is right next door. Three shower stalls on the women's side. I never had to wait nor did I ever encounter people much when going. Variable quality in drainage and shower pressure but hot water was always available. Nothing like a free hot shower. Laundry is $2 to wash, $2 to dry, $2.50 for 5lb ice, $7.50 for wood, $65/day golf cart rental. Weekend ice cream event had $1 scoops and anothe $1 for unlimited toppings. Staff was nice. Check in was easy and fast. They were able to bridge my two reservations (one after another since my original cabin was booked for the weekend) and I just jumped from one cabin to another. September had a great deal for $25off/night deluxe cabins that I took advantage of. Most nights were cool but the cabins would get stuffy for a few hours during the day. There's a playground, very small mini golf area, massive lawn checkers, jumping pad, corn hole, bocci, horse shoe throw, volley ball net, baskeball and a number of other lawn games. It was fun just exploring the playground and looking at RV setups, some looked more permanent than others. You can definitely hear the highway fyi. This summer was an incredibly wet season so the entire campground was damp and full of mosquitos at night. Bring bug spray, mosquito coils, thermacell, everything to stay protected. It was fun. Loved the porch swing. It's close to supermarkets and everything you would need. But the smell of the cabins were a bit too rustic for me. read more

I will start with the hot water in the kitchen did not work. After a very condescending and rude employee came in and flipped a few breakers it finally worked however in short order it stopped again. The hot water in the bathroom was fine so I felt I didn't want to deal with this rude person again let it go. I mentioned it at the desk when I left. Next, the dishes in the cabin, the first plate I removed had a big glob of ketchup on it, so I looked at the remaining dishes. I found lipstick on a cup and what appeared to be mac&cheese on a bowl.... I washed all the dishes, utensils and the filthy utensil holder and replaced all the paper towels under the dishware in the cabinets as the ones that were there were a mess. The Wifi at best was spotty and intermittent to the point I had to set up a hotspot on my own phone so that I could do the research I needed to do to complete a paper I was working on. I had the room with the bunk beds. Every day I had to kill at least one wasp in the room. I could not find out where they were coming from so ended up keeping the windows closed tight. In the front bedroom we had a problem with large black spiders. Kept those windows shut tight and killed 3 of them..... we left a day early, out before 11 and I requested a refund for the day that we were not staying.... it was denied so I paid for a day we didn't use.... nice to know that a days pay for one of your alleged deluxe cabins is all it costs to have bought and paid for this dump.... cheap lessen at twice the price.... I will not return to this place.... I expect better. read more

I was supposed to stay here 14 days. I'm leaving after 7 days. After day four I called in a complaint I called in the same complaint the next two days... none of the complaints were ever addressed not a single person from KOA called me or came to my campsite whatsoever to talk about any of this.. nothing! this lack of customer service led me to want to leave early. I have an injured knee. I need somebody from my family to drive my medication to me this morning since I thought it would be here for two weeks and I'd have time they can't get here until after check out this KOA is adamant. They're going to charge me $15 to check out even though they confirmed prior to me asking that nobody would be here and it would be OK if I stayed but they want me for the $15 even though they never ever fix my issue , three or four days but they still want to charge me $15 for a late check that's beyond my control because I have an injured knee! This place seems pretty run down. Honestly for the price you pay for the cabins the cleaning needs be A LOT better. I understand this is camping but the floors were obviously dirty and there was dust on the ceilings and light fixtures. The windows were filthy and the bathtub needs a good scrub. The beds were extremely uncomfortable, and the bottom bunk had a nail sticking out of the woodwork. The Wi-Fi here also did not work. The 7 mph speed limit is clearly not listened to as people were speeding around our whole visit. The park for the kids seems nice and the best part about this place is the location. read more

Well if you are looking to camp do not go here. Let me tell the worst dirty pool I have ever seen. ! The smell of human waste on full hook. Up site will stop time. If not enough dog scat (poop) is everywhere. Watch your step! They charge a premium price but with little effort for the same money a much higher quality camp ground is just down the road. We paid in full for what was the last site, holiday weekend you know. A full hook up site and knowing full well we had a pop up camper no bathroom on board they rented to us anyway. The first night the only night we stayed was ok. Only 2 dog fights continuous barking enough could not hear our radio and the stinking mess of what appeared to be seasonal campers. They are truly only one word pigs. but because we were not full hook up campers we had to leave or tear down and move to a tent site not power or water or free wifi. Our generator is home dod mot need it on a $100 a night site and oh they were going to charge us the same if we moved. Mived we did to Normandy Farms in Foxboro. They are ranked number 3 in the best camping and they are right. Beautiful, spotless 5 pools whiep pools Santa's everything at the same rate. You want the best of Massachusetts come here you will have a great time. So, if you are going to stay here and they assign you H24 do not take it, especially if you have a 5th wheel beyond 40ft long. It took us over an hour close to 2 to have my rig stop saying "unable to level due to slope". It was very uneven and even after getting to the point of where we were leveled our steps would not touch the ground (pic included). Now we were only there for 2 nights and I did ask for another spot, the ladies at the office did try to work with us so I give them kudos for that. But as I read a comment by another customer if you get an (what sounds like) older lady on the phone (i guess the call flows over to her when the office lines are busy) be prepared for a very rude impatient conversation. Lastly if you want to have your meals outside on a nice summer day and appreciate a side of dust with your meal then this is your place to be cause there is a lot of dust especially when vehicles drive by. read more

Worst stay ever! We were constantly threatened with being kicked out. We were accused of having a mattress in front of our camper, when we didn't even have mattresses in the camper, and we were told our site was complained about in reviews, that we never found. The manager, Tiffany, was rude to my family anytime we had to deal with her. She said people complained that our dogs barked all night, which they didn't and again there are no reviews of anyone staying near our site, saying that. We were judged because we were in an older pop-up camper that she thought brought down the look of the campgrounds. We were told multiple times that they were sold out, even though we had made it clear we would be staying for a while and even went up and talked with them about it. For Labor Day weekend, we were told they were sold out and we had to leave, yet we booked a reservation online that they had to honor. She threatened to kick us out because we didn't have a car with a hitch. Tiffany stated it was a rule of the park but could never provide proof of such rule. They knew that if they kicked us out we would be homeless. We have been trying to find a place to live since we moved up here in June, but we didn't realize how big of a housing shortage there is here. She constantly complained about how our site looked, even though it was clean, neat, and orderly. She found any reason she could to give us problems, including having anything delivered, yet she never said anything about all of the others staying here that got deliveries to their campsite. She was constantly rude, yelled at me multiple times, and talked to me like I was stupid. Her assistant manager was just as bad. When you would ask them a question about the multiple lies they would say to find a way to get rid of us, they would yell and act as though me asking a simple question was being rude and disrespectful. The worst experience I've ever had in my life. Save your money and time, stay at Adventure Bound Camping in Cape Cod. They may not have as many activities or amenities, but they care about their campers and are always nice and polite. It was so bad that the Town of Middleboro helped us find a place to stay just to get away from the unfair treatment we received. The only good thing I can say is Sabrina was amazing. Her activities were fun and engaging. She was friendly and actually made us feel welcomed. read more

So to start this out, we have been KOA members for over a decade. We are on a 3 week vacation up from Virginia Beach We started our experience here by making reservations well before our desired stay, we have a 43ft 5TH wheel and were looking for a full hookup site, which we received. We were traveling in from out of state so when we got here at 1230pm we were excited. We went to check in, only to have a lady tell us she was supposed to charge us an additional 25 dollars for an early check in, but she wouldn't charge us. If you are not gonna charge us, then don't mention it. I mean for arriving 30 min before check in or 1.5 hours after people are supposed to leave is kinda rediculous. We checked in and were told to wait for an escort to our site. For KOA, that usually means the person helps guide you into the site, not here. The site was not very good. It was too narrow to put our awning out as there was a tree blocking the full extension. The power pole was nicely placed but it took every inch of my sewer hose to reach the drop and if I didn't have a 50+foot water hose, I wouldn't have been able to hook up my water. Now onto the water connections, which they warn you are overpressured, unless you had our hookup where one water connection shared water with a cabin and another camper, which reduces the pressure by 60%. We did drive around and saw an area much better suited for our size rig. Just curious why we were pigeonholed into the spot we were in. The bath house is nice and clean but the dog parks were full of waste. The speed limit of 7.5 MPH is honored by most visitors but none of the staff. We will only return here if there is no other place to go in the area. There does seem to be a lot of long term campers here on site as well Added degree of insult, at 9am we recieved a text saying checkout is at 11am. No crap, we know when we need to leave by. read more

I've had limited experience camping alone. It's usually hit or miss with the campground depending on the place, but here at the KOA in Middleborough, it has been a wonderful experience. Nice, friendly staff. Well maintained area, and great service here. If you haven't joined KOA, I recommend you do it. It's well worth the money for a stress free camping experience. read more

One thing I can say is everything was very clean and the beds were nice. I stayed in a deluxe cabin and the area was quiet. We arrived late and slept through our alarm so we weren't out right out at 11 and was called and harassed. I tried to explain we arrived late and we needed a few minutes later and she cut me off and told me when check out time was. Then she told me I was 15 min late for checkout. Absolutely love this place. I came here maybe 6-8 years ago. I finally had a weekend off so I told my boyfriend we should go here. We stayed in the deluxe cabins. I believe it is the same price as a smaller one. Which is weird but whatever. It's adorable here. A good size campground. The staff is so friendly and helpful. Everything is clean. Updated. Lots to do. Lots of places to eat around the area also. I will definitely be back. You can tell this place has awesome owners. The only complaint I have is that the wifi is terrible. But I guess when you go camping you shouldn't be on your phone anyways. Also it's annoying that fires have to be out by 12. But it's not a deal breaker. read more

I have been here a few times. The first few times were in the late, late fall so it was always pretty empty. This past weekend was my first visit during prime time. I would descibe this as "camping light". It isn't outhouse, dark woods camping. Our tent site had an electric and water hook up which was great for charging phones and washing dishes. They have many options to choose from when you come here. There are cabins, RV sites, tent sites, etc. It is very family friendly with tons of kids riding bikes, walking around, etc. There are tons of activities for them too. The sites are kind of on top of each other which is the only negative. The site host does a great job trying to accomodate you if you're unhappy with your tent site. Overall, if you have kids I think it's a great place to give camping a try. read more

This rating is very specific and has to do with the campground's Wi-Fi system. It is Tengointernet. The internet connection is down more often than up. Called them once. Spent 17 minutes on hold being told I was next in line for a representative. Then after 17 minutes they asked me to leave a message and they would call back. Still waiting. Emailed them waited a week for a response, which was no help as they wanted me to call them when I had a problem. Been there, done that. As I am a seasonal renter and retired I'd like to be able surf the web frequently, but I have to use my mobile hotspot to access the internet which is costing me extra for data usage as I have to use it most of the time. Warning!!!!! The pool is only FOUR FEET DEEP and needs to be re-surfaced, giving it a yellow tint. Throw in kids and you can imagine how undesirable looking that is. Plan on the pool staying full of kids, no available chairs and kids throwing things. Teenagers ride through your sites on bikes or walk through. Management sent out a text , yet never enforced it. Everyone around us was very unhappy. In general this isn't the quietest campground next to the highway. There is a lot of road noise. The noise starts at five o'clock in the morning and goes all day. Sitting outside you will hear it, not very relaxing. This is not your typical KOA, it has the amenities but the vibe and persons staying are not your typical campers, mostly weekends or short stay. This is more of a local campground, not really camping feel. Unfortunately we booked two weeks, so we were stuck. I have a toddler granddaughter so I am not somebody that doesn't like kids. Well we got an amazing spot here. One side overlooking the pool area, the front on a grassy park. I can see how some folks would complain about the spot they get and the solution to that is to pay for the premium site with a patio to ensure that you have space. Bathrooms were standard Koa. Store was cute, staff friendly. Close to Cape Cod and Boston. If you're going to those areas, this is convenient. We had a pull through and were able to to stay hooked up. Not all pull-through spots you can actually do this. We were leaving early on our last morning and so we appreciated this feature. read more

It's ok here. It's very crowded (although after seeing Normandy Farms, it looks very spacious). They have a great bounce pillow and the playground is pretty nice, one for toddlers and one for older kids. They have a pool that I didn't use. There are little trails that look nice. It gets loud on the weekend. They don't seem to really patrol the place, that may be good for some. The people that camp here are pretty decent. There are a million golf carts everywhere. read more

We've been camping here a few days each year for about 10 years now. It has always been one of the best run campsites that we have found. It has nice sized tent sites, a nice pool and fun activities for the kids. It even has a nice dog park for the four-legged "kids". It is about 20 miles from the Bourne Bridge to Cape Cod which makes it pretty convenient. This year's visit was marred by our "neighbors" who partied loudly well after quiet hours. Then there was a domestic dispute after midnight that resulted in those folks being removed. A trend in clientele worth noting or just a one-time aberration? We just spent 2 fun filled days in a deluxe studio cabin and enjoyed every minute. Two adults and one 5 year old. The bunk bed was a big hit, I enjoyed the shower and toilet in our cabin. The staff welcomed us and they were pleasant our entire stay, though it was apparent they were busy dealing with numerous guests. When our spirited 5 year old noted that only white golf balls were available for the mini golf, they headed right out to the course and she helped retrieve the balls, selecting her favorite color as she did. I was inclined to let her deal with with what was available, but the kindness was surely appreciated. Activities, whooo! In our short stay we hit the pool frequently- it was warm, clean, and well maintained. Mini golf - a little run down, and small, but I loved the feel of a small friendly course. Bikes- they offer these odd body steered recumbent bikes that were really difficult for me to master. The staff did offer to give me a push to get going, but my dignity did not allow that to happen. Bocce ball, horseshoes, giant checkers and connect four, all enjoyable. The jumping pillow was great fun, as was the playground with climbing wall and slides. We saw the train as we left, but did not have a ride. The guests were all pleasant and polite, no noise complaints or rudeness at all. In fact, very friendly and welcoming. Our cabin was in the quiet section, which allowed for quiet, peaceful mornings - I suspect our youngster would have wanted to begin the day at the crack of dawn if she had heard other children up and about, so we were thrilled with our area. We did campfires each night, night one was a pitiful fire, but night two we discovered Stump Chunks sold in the camp store and had a roaring fire in a matter of minutes. We ate at the picnic table, though patio chairs and table were also available. We did not try the grill that was on site - opted for campfire hot dogs and dinner out at local diner. The cabin had towels enough for us, fresh linens to make the bunk beds, and a fully made queen bed. To be honest, there were minor glitches, light over bed not working, bathroom door didn't lock, blinds were a bit twisted, but we were camping, so not a problem. The atmosphere, activities, and staff more than made up for any small flaw. I am sure we will be back, possibly an annual trip. But not for just two nights. We will probably need 3-4 nights next trip. As it was, our youngest camper cried when we had to leave, saying she wanted to live there! read more

I rented a cabin with my family. Having previously stayed at KOA's I was expecting it to be family friendly. This was absolutely not the case. The staff is extremely unprofessional and rude. I understand because of covid there are restrictions in place. The only activity for children was the pool. Everything else was closed, although on the pamphlet it stated the jumping pad was open; it wasn't. The worst situation was when my family and I woke up early, packed the car, and headed over to the pool prior to leaving so the children could swim. We got harassed by a older unprofessional man. He snapped at my family, stating we could not use the pool and demanded we leave or he threatened to call the police (psycho). I did call him a bad word. He deserved it by the way he was acting. I stated check out was at 11, therefore we were entitled to use whatever facilities we wanted. There is absolutely NO stipulations in their policies online or in there brochure. This company should either re-train their staff, or honestly just hire newer more professional and courteous staff. I will NOT be back, and I will make sure to spread the word. read more

So we needed to take a shot on a last minute reservation at the campground where our friends were staying for Memorial Day weekend. Our original plans got rained out and we were calling at the last minute but luckily they were able to accommodate us. Not only were they super helpful and friendly, they let us move our site to a site closer to our buds in the middle of the weekend, no problem. We have camped at this koa in the past and have always been satisfied and they are one of the few campgrounds in our area that is open past Columbus Day, which is a plus. If the cable had been up and running and the internet connection better I would give it 5 stars. The internet really has to work on every campsite these days. I imagine the cable is now working as that was a temporary situation, unfortunately timed. Hope they work on the internet thing. All in all a nice campground. read more

Great RV park within distance from Boston and Cape Cod. We stayed here for about 4 days. They were very accommodating as we came to this park last minute since the original RV park we planned on staying at was not as nice/accommodating as advertised. They found us a spot within minutes, it was unleveled and we asked if there were any other available spots. Within 20 minutes the man had a new, more level, spot for us right across from the bathrooms. Bathrooms were nice for the most part. We used them just for the showers and didn't really have any complaints. Hot water was always readily available. Laundry room was attached and we used this twice. Good washers and dryers. $2/load in each washer and dryer. Campground was quiet with lots of trees. There is a pool, says it is heated but we never ventured down there. We left Friday morning for the day and the park was empty. When we arrived home that evening the park was PACKED! I have never seen an RV park as packed as this one. Kids everywhere, families grilling and visiting. They were having a family fun day on Saturday. Looked like a lot of fun for the kids. We were leaving as it was getting started. There was live music, a train, kids at the swimming pool and on the above ground blob. If we had little kids in our family it would have been worth staying. Overall seems like a great RV park for the family. It took us about an hour and a 20 minutes to get from our RV door to downtown Boston. (Drove to commuter lot, rode commuter train (1 hr) into downtown). We also drove to Cape Cod which was about an hour away. Various other places to visit on the Cape (We visited Woods Hole on our way to Provincetown. We also took a ferry to Martha's Vineyard from Woods Hole). All of these I would recommend looking into on your visit. The only reason this campground gets 4 stars instead of 5 is because it isn't as "luxurious" as other KOA's we have stayed at. 8/18/2013-8/23/2013: Great camping for kids BUT, we had BED BUGS in our CABIN(finch) and the showers were very dirty...It ruined our vacation during and after, everything you have to do, the fear of taking the bugs home(which we did), it's disgusting I can tell you, and my husband is allergic on top of it, he has near 300bites....We don't know if other people staying there had problems as well? The person we have tried to reach out too, keeps putting us off and tells us the insurance company will talk to us?? Costumer Service sucks and we will wait for the insurance call.....We think they knew.... read more

IT'S THE BEST!! We live out of state but come to Massachusetts several times a year to visit with family. The staff has always been accommodating and kind. No park will run 100% smoothly all the time. But when something is not provided (such as the pool on week) they had two different blow-up water slides for the children, and staff members were out there playing games with the kids. Their tent and RV sites are very spacious, but we prefer their 2-room cabins! They are supplied with beds with matts, your own water spout outside, electricity in the rooms, and even heaters for those chilly nights. They also have a picnic table, fire pit, and grill!! There are 2 playgrounds, a pool, mini-golf, a huge bounce pad, and little train rides! The bathrooms and laundry facility are always clean! And if you're looking to get out and adventure, there's a nice park and swim hole right up the road within walking distance! Not to mention the short drive to the cape! Staying at this KOA is a no-brainer! For the same price as a cheap motel with 2 double beds and no kitchen, we stay at this KOA in a 2-room cabin, set up our own "kitchen" on the front porch, and enjoy the several amenities!! This KOA is about to close for the season, but we look forward to it opening back up this spring. :) read more
