Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

There was mold throughout the insulation in the attic since all of the moisture had been contained in there and I had to have it all removed and replaced and have someone remove the covers from the air vents. Electrical in my home is all jacked up. 3way switches don't work right (not called out) Garage fire rating there is none. Big gaps around furnaces, cables running through Sheetrock no fire caulking. Heck even a couple of down spouts weren't hooked up (none of these potential life/property threatening issues where addressed). If you want fast call him, you want it right I'd keep looking!
