Disappointed by BPG Inspections' Failure to Honor Their Guarantee or Take Accountability Summary: In my experience, BPG Inspections failed to uphold their guarantee, and I encountered poor follow-up and vague, shifting justifications for denying my claim. I recommend looking for an inspection company that provides clear guarantee terms, timely customer service, and greater accountability for missed issues. Details: I hired BPG Inspections in Pensacola, FL, to inspect a home I purchased in April. The inspection occurred in March, and I moved in during May. Within a few days of moving in - well within the 90-day warranty period - I discovered two issues that the inspection report had explicitly marked as functional: 1. The garbage disposal unit did not work (it made noise but did not function). 2. The HVAC system failed to deliver air to the kitchen and adjacent bedroom, though the inspection report had indicated the air handling was operational and in good condition. I promptly emailed BPG about these problems, and while the inspector initially responded, I was then passed to their claims department. After repeated follow-ups, I finally received a call on June 23rd - nearly a month after reporting the issue - only to be told that neither issue was covered under their warranty. I raised the following concerns: 1. For the HVAC, the inspector had confirmed it was functional in an email, contradicting the claims department's later justification that it could not be tested. If no air reaches two rooms, it should have been evident during either heating or cooling tests - this was missed. 2. For the garbage disposal, I was told it was a "kitchen appliance" and therefore not covered, despite it being a fixture included in inspections. When I asked where the warranty excluded it, I received inconsistent explanations. At no point did the company offer to re-inspect or further investigate these issues. USE BPG PROPERTY INSPECTIONS AT YOUR OWN RISK!!! WE DO NOT RECOMMEND!!! If we could give zero stars, we would. It's taken us a moment to write this review because we were left rather speechless when the event occurred. The buying agent (representing the buyer) for a home we were selling apparently recommended BPG Property Inspections to the client who bought one of our homes. The inspection took place on February 12, 2025. The inspector, Kenneth Myers neglected to close our back door, which leads to the deck and located in the kitchen. Well, this was during a rainstorm with a stretch of days consisting of substantial continuous downpour, and we happened to be out of town. Upon our arrival to our home in the wee hours over 24 hours later, my husband goes in first as he always does and returned to advise that the back deck door was left wide open. NOTE: the front blinds were also left wide open along with lights, which is why we noticed the Ring camera with constant activity. Cars continued to drive by probably because you could see in the back of this house, the door was left wide open with lights on, blinds wide open, etc. So, for over 24 hours during rain storms the door was left open by the BPG home inspector, Kenneth Myers. Thank goodness the floors, walls, furniture, cabinets, and countertops weren't damaged due to his negligence. I will also say that my husband is extremely handy although not a home inspector, and had already "estimated," that there might be two minor issues that the inspector might advise need to be addressed. Needless to say, this inspector, Kenneth Myers didn't mention either, which was wonderful for us, the sellers of the home. However, the inspector did incorrectly advise of needing to repair our fireplace, and clean it, which is why we know that this inspector is completely incompetent. He stated that the pilot switch wasn't working. He was completely incorrect and perhaps needs some additional training on how to turn on a fireplace and the pilot switch when completing inspections. Now for the sake of entertaining his incompetence, we hired a certified professional to come and take a look. Upon arrival, the fireplace technician advised that we had one of the cleanest fireplaces he'd ever seen and proceeded to turn the working pilot switch on, and flip the on/off switch to "on" located on the wall next to the fireplace. He was there all of two minutes and advised that the inspector should have been able to turn on the pilot switch since nothing was wrong with it. Please know that our agent, the selling agent was just as appalled as we were. However, part of what needs to be said is that the buying agent recommended BPG to her client, uses this inspection company frequently, and ordered the home inspection for the client. It's clear that the buyer real estate agent is doing a great disservice to her clients and perhaps the company that she represents. Seems like any real estate agent would carefully review any service or company they recommend to their prospective client. Now, we knew the buyer was getting an awesome home with no underlying issues, but we would not have wanted to be the buyer with this buying agent due to her suggesting BPG Property Inspections, Kenneth Myers for this specific inspection. We called BPG on 2/15/2025 to complain about this inspector and wanted the inspector to be aware of what he'd done. We were advised that someone would call back within, if I recall correctly, 48 to 72 business hours. No one returned our call within that time frame, so we called again and escalated the issue. Buyer Beware! My inspector with BPG Property Inspections missed important problems with my home inspection. Windows badly need to be replace; the toilet needs a complete rebuild. These are damages to my home that have been building up for years - not just the day I closed. The windows are actually falling into the house! The repairs are at my expense. Because the inspector completely overlooked these repair needs, I lost out on negotiating repair needs with the seller before closing. I've made 2 calls and left 1 voice mail to BPG. The messaging I receive is - it's gone to claims and you will hear from them within 24-48 hours. It's time to start looking for a good lawyer. Still waiting! read more

We had our home inspected before purchasing and initially thought we had received a decent inspection (inspector was personable and we received a report to ask the seller for some fixes in a timely manner). However after moving in, it was clear that this was not the case, and many things were missed. Despite paying for the add on termite inspection, we instantly found evidence of termites (mud tubes, bubbling paint and cracks in drywall that I was told were "normal" when questioned). We then called another service to complete an inspection and they found not only clearly visible termite activity, but also structural issues that should have absolutely been caught (light was actively coming through into our attic space, large "builders gap", gutters separating from the house in one corner [likely due to less than adorable woodland creatures or "attic rats" as it was put] and "leaf stoppers" that were improperly installed not only worsening the gutter conditions but also allowing for water intrusion). Unfortunately we were on a deadline to move in, and in order to do so without risking damage to our belongings, we had to get the work done to address the issues. Since the damage was repaired we were told we were SOL even thought we have clear video evidence time stamped with the damage. This came after days of phone tag to get the claims specialist on the phone, and while on the phone with that specialist we were given multiple reasons why they couldn't be at fault. I was able to refute these claims, but I'll list my favorites here... - "I see here that they were not able to complete visualization of the garage (location of some termite activity), or attic". That's funny because I was present for almost all of the inspection and witnessed our tech inspect the garage, go into the attic, and up on the roof, which from my videos show exactly how clear the damage was visually in those spaces. Also, he had findings from all of those spaces listed in his report. - "The inspection was so long ago, so time is a factor". I don't know about you but typically closing on a home takes a while, and we are still in our 90 day window. - "Did you do a final walkthrough?" I did. But I have to say, I didn't get into the attic or crawl space, nor up on the roof, as I assumed that by getting a good inspection done I wouldn't have to. Next time I'll make sure to pack a 13 foot ladder at least. So finally, they decided that since the other excuses wouldn't work, that the final decline would be due to the work being done despite having clear high quality video records of the damage. I was asked if I found my inspection to be inadequate and was refunded the cost of the inspection which is a small drop in the bucket of the costs I have to pay (thousands of dollars) to remedy the issues that we could have negotiated in closing since they should have been caught. Now I don't expect it to be perfect and know there are limitations, but when it's clearly visible issues there is really no excuse. Normally I am not one to write reviews, but I hope to save other homeowners the headache. I would not recommend this service or their techs to complete your home inspection at all costs. If it's too late and you find issues, make sure to "mail in your claim within 14 days" and hope you aren't on a deadline and need to fix the problem. I have numerous friends and colleagues in the market right now and will make sure to steer them clear of BPG at all costs, ensuring my realtor also does the same for his future clients. read more

The entire problem is that your inspector missed several ***visual and obvious*** installation errors which led to a drastically shortened life span of the roof. These problems were present at the time of inspection since the roof was installed only a short time before inspection. If two roofers can spend 5 minutes looking at the roof and tell me all of these issues are visually obvious, then the inspector that makes a living inspecting houses should have caught at least some of these errors. read more

Dallas Pruit did an 15 minute inspection of our house and determined we had structural issues and didn't finish the inspection. Scared off the buys!!! We got a real structural engineer to look at the house and there are no major issues. When we went under contract we were the only ones for sale in our neighborhood, after having to go off market to get a structural engineer, we are now in competition with TWELVE other properties. I would not recommend this company to anyone. They do not do thorough inspection . I bough a condo , when I moved in I was stuck with many issues that Inspector failed to notice . I Was not able to negotiate with the seller things to be to be fixed prior to purchasing ( lights not working, damaged wall, water damage, non working faucets) because they were never on the report. My concern is if they missed all these " little things" , how many "big things" they also missed. I had a a great experience with BPG Property Inspections overall. The customer service was quick and helpful in answering any of my questions. My inspector, Brian Folsom, was fantastic! He was experienced, thorough, and very insightful while I tagged along the inspection - Pointing out any major/minor concerns of the house. Also, the report was delivered timely and just as detailed as the inspection. I don't quite understand some of the negative reviews received, but as one of the reviews suggests, it seems to vary depending on who is assigned for the inspection. From my experience, BPG Property Inspections had great communication and was easy to work with. I'd recommend going through other reviews and be sure that you're assigned with a good inspector. I will not recommend this agency. Stay away, they will not accept any responsibility for missing large water leak under kitchen cabinet, because few soap bottles was stored there, and area "was not visible'. According to their claim manager, they not required to move belongings to inspect area. Why do we hire inspector to inspect property if he does not required to do simple investigation? The leak under kitchen cabinet was large, and simply pushing away soap bottles would expose the damage. They charge good amount of money for inspection, but not required to inspect simple things, and then their highly trained claim management team will deny any responsibility for it. It seems like the quality of a BPG inspection depends on who you get. I'm leaving a 4* review purely based on the fact that there are clearly issues with service at the corporate level. My inspector was Peter Fagen. He was thorough, professional, allowed me to follow him completely around the property for the inspection, and was extremely clear on the items he could and could not make definitive statements on (i.e. he could note cracks or repairs in floors, but could not make definitive statements about the foundation). Peter responded immediately to communications, and had the report out extremely quickly. Minor additional items were noted, due to additional specialist inspections, and these items were updated in the report promptly. It can be difficult for one person to note every possible issue, and the corrections were made rapidly, so I don't fault him for missing them. I may return and increase the review stars later, depending on whether or not I have to deal with BPG themselves and the results of those incidents, if any. I can say that I'd give Peter himself 5*. read more

Still Inspector missed obvious water leak in the basement. 2 weeks later the painter contractors said that it was a water leak. It cost over 2,6000 to fix the issue. we Spent over 4 month arguing with top guy in BPG Brian and got reimbursed only $1,000. if painter is better than BPG inspector what kind of inspector is that. And if company does not know how to own their mistakes why even deal with them. so, stay away from BPG. There are way more professional and ethical companies out there. read more

BPG performed an inspection on the house I'm selling. His report was so overly exaggerated and had flat out lies that it scared my first time homebuyer so much that he pulled out of the sale. Will be contacting our lawyer. * Marked a "roof leak" when he saw a stain from a repair that was made 2 years ago after a cap shingle blew off during a storm (inspector never entered the attic, only took pictures from his ladder through the access panel). Roof decking, rafters and insulation 100% dry * said there was a leak in our kitchen sink, I ran the water for 1/2 hour, no leak and 100% dry under the sink * said the 4 steps from the deck to the yard requires 3 foot cement footings, code does not say that, code say 3 foot cement footings are for the deck, which it has, not the stairs. These steps are original to the house built in 2007. * flagged recommendations to install an anti tip bracket for the oven and to change the dryer vent to a smooth vent as "Action Items". **Update: I had to hire 2 contractors and have our borough Building Inspector come and document the errors in this report. read more

They are the worst inspection company I have ever worked with. They charge my clients up front for all the inspections and NEVER show up or lie about showing up. My clients spent almost $900 on a $1.6M property to be inspected, have a pool inspection and a radon test. They say that someone else is coming out for the radon test and pool inspection. NONE of those happen. I call almost 50 times to figure out what's going on because they are straight up LYING about leaving a radon test at the house. It was not there. Oh! He did a thorough and complete walkthrough, he took his time and explained to us each issue he found the possible ramifications and the best remedies for it. We are new home buyers and our house that we bought is 44 years old so we were a bit nervous. he was incredibly patient and answered all of our questions. Very detailed, and his report helped us establish what to fix first and what could wait. He said if any questions came up we could follow up with him. Absolutely the worst experience ever. Although I admit that the buyer arraigned the inspection of the home I am selling, they absolutely exaggerate there findings to make the buyers feel they got there money's worth. They find evidence of a repair and then infer your hiding a more serious defect. They use words and phrases like, "could cause, may cause, probable,"etc. Resulting in scaring the hell out of the seller. They do not take in consideration the building codes that were in effect at the time of the homes construction, and try to push the current codes and regulations as if the home was being built in today's standards. They exaggerate the slightest cosmetic imperfections as serious and potential problems. There should be legislation brought forward to make these companies liable for their erroneous claims that cause a sale to fall out of escrow, by their ridiculous opinions, that they can't even back up with building code quotations. We were having a Home Inspection on our house for our Buyers and we met Michael Lesko . My Husband was so impressed with all that Mike checked through our home , property and garages and he isn't easy to please. We finally found a home and our agent said we needed a Home Inspection so my Husband said he wanted Mike ,our agent said she had one she used but up to us, of course Mike did our inspection and our realtor was so impressed she was going to use him from now. The home we are moving into in a few weeks had issues that Mike found and within a few days after his inspection the problems he found were fixed and all paperwork sent to lawyers. Juan Alducin did my inspection, and didn't mention in his report that the gas heater wasn't working properly because the Carbon Monoxide pipe was missing. me and my family almost died of CO poisoning. Called and explaining the situation. Got transferred to Marybeth. She said, "I need to call a plumber to fix this gas leak, nothing they can do." Gas leak? She didn't even try to fully understand the situation. We will be taking legal actions. We almost DIED! Reply- it was not noted in the inspection report that the CO pipe was missing. Nonetheless I'm tired of dealing with you people. I'm submitted my complaint with TREC as well as the Georgia Consumer Protection Division along with full inspection report, proof of transaction and documentation of the missing CO pipe. My lawyer advised once they complete their investigation, I can then file for personal injury in civil court. I followed every step that was stated in the contract, all you needed to do was to keep your end of the promise. Just the thought of your company and your staff makes me sick. read more

Inspection not helpful at all. Inspector interjected personal and subjective opinion that created more confusion than wise counsel. Example: Questioned design flaws on a 25+ year old house. Building inspectors wouldn't have allowed in the first place, and the "gloom and doom" warning by this inspector hadn't come to fruition in 25+ years. We had to pick and choose the legitimate concerns while weeding through the minutia of subjective opinion. A second opinion by another inspector agreed the report was "laughable". read more

BPG inspectors (2 of them) made numerous exaggerations about our well constructed and maintained home. The inspectors never walked the main roof due to the "height and slope" yet they made very poor [false] assumptions about the condition of the roof that was barely at 50% of its life at the time of the inspection. They obviously lacked structural knowledge regarding decks. The inspection report was full of general notes that repeated themselves which lacked relevance to the condition of our home. The worst inspector ever (GORDON) notes on written report don't coincide with pictures taken, he didn't check any of the outlets for proper ground and never went into crawl space to verify termites, never went up on roof to verify condition, he uses a pole with a camera to just take pictures and no hard fisical inspection, he is lazy and and doesn't want to get hands dirty while charging top dollar, I could have got it done cheaper with another inspector that actually does do a full hands on inspection, contacted BPG and their answer was I had to deal with the inspector so they don't care of his dubious inspection practices, he already had to go out a few times cause his inspection was so poorly done he didn't remember a thing he did, but said we had a 90 day warranty which don't mean anything cause the inspection when purchasing a home is very important cause u only have 10 days to inspect per 90% of contracts and if u get the inspection wrong u are stuck with a home with issues not addressed on your report that u paid a lot of money to begin with, or worse if u decide to pull out u may loose your deposit because of a bad report, find another company, BPG SAID THEY DO ALL THESE INSPECTIONS ADDRESSED HERE BUT THE WORKERS ARE LIARS AND DONT FOLLOW ANY THING THEY PROMISE, I'm not the only one with bad inspector reviews from BPG. Deceptive pricing/ price gouging and poor customer service. They failed to disclose pricing on an inspection in advance and on site. Proceeded to charge almost twice the local rate (almost 1,000) on 'markups', and when contacted to explain three times they promised someone would call back. This never happened. Very professional and helpful inspection. Quick turn around on report and easily scheduled appointment. All my questions were answered.

I had a home inspected by Dallas Pruitt of BPG, I was unable to attend the full inspection so Dallas explained to me his process for marking Action Items and areas of potential concern on his report. Upon receiving the report I took action with the sellers and further expert investigation of each action item and many of the areas of concern related to health and safety hazards. Upon moving into the home we immediately began smelling natural gas especially when any of the gas appliances were or had been running. I double checked my inspection report and there was nothing of concern noted regarding gas or fuel lines. After a few days of the gas smell I called the gas company who came out and scanned for leaks within an hour for safety concerns. Immediately upon entering the basement which had exposed fuel lines the gas technician said the lines were not safe and further discovered all of the lines were not only not safe but leaking natural gas and likely had been for a long time. The lines were marked with hazard tags and the gas meter was padlocked off to cut off gas service to the house until the fuel lines were replaced and inspected by the city for safety compliance. I once again pulled my inspection report to reread that Dallas had marked that the safety of these same lines was acceptable. Due to the emergency nature of the fuel shutoff to my home I had to take immediate action to have the safety issues corrected by a trusted plumber and inspected by the city to have fuel restored to my home. At the same time I reached out to BPG to file a claim that something major had been missed on my inspection. That was the last pleasant interaction I had with BPG, following my claim being filed I have been repeatedly told that the inspector said it was fine so it must have been fine when he looked at it but not now. I took a few pictures of the unsafe lines prior to them being fixed only to have the few feet of lines in the pictures thrown back at me as the only sections that were maybe not acceptable but again that the inspector said they were fine so they must have been fine. I have been talked in endless circles with no one owning up to the fact that the clearly visible lines were not safe and that fact was missed and left off of my report indicating that the fuel lines should have been of no concern to me. I took action on every item put on that report, if at the time of inspection Dallas had indicated in any way that there was some concern regarding the safety of fuel lines I would have taken action and the sellers would have had the fuel to the home disconnected and been responsible for the cost of repairs. Instead he negligently listed them as acceptable leaving me to find his mistake upon taking possession of the home and incur over $9,000 in repairs. BPG has refused to take any responsibility for their negligence and the cost of that negligence to their customer. Not only would I recommend not using Dallas Pruitt as an inspector I wouldn't recommend working with BPG in any capacity, they don't care about their customer or the hazardous situation they may leave you in. read more

My Realtor "Keller Williams" suggested them, and it looks awful on Keller Williams as well. They offer a 90 Day warranty that is misleading, and do not operate in any space of "Good Faith Business" another good example of how "Corporate America" is taking the "America" out of "American". Inspection cost ~500 dollars missed HVAC leak cost $1000.00 500+1000+time and effort = $1500.00 down the drain and no recompense. He has the nerve to discuses with my then client who turns out to be friends, into letting me go to use a realtor "he, Ken" feels comfortable with. Why is Ken not comfortable with me and feels he can not work with me in the future and can so easily use his position to take business away from a realtor like that? Simply gross! This is in writing from my now ex-client, along with all his praises in the work I did for him yet, let's me go after Ken shares his concerns of being "comfortable". Six weeks of work gone and handed over to a realtor friend of his. Want to hold onto your clients, I would recommend NOT using him. First off, there are a lot of complaints about the BPG Home Warranty on this listing, but my review is of the BPG Property Inspections. I don't have a home warranty with BPG (and the warranty came up as a different Yelp listing, so I'm not sure those belong here, anyway). BPG and Shane Gauthier were recommended by my Realtor for a home inspection, and I've got to say it was a GREAT suggestion. I'm actually really grateful for the thorough inspection that Shane performed. I called BPG up and spoke to a helpful and professional person on the phone that scheduled the inspection. I ended up having to cancel this inspection the day before (didn't go through with the property purchase), and it was no problem with BPG -- no charge for cancelling. When we did find the right property, I called them again and scheduled the inspection of the property. Shane arrived early for the inspection and didn't mind that we tagged along to hear what he had to say about everything. He was extremely thorough during the inspection, which lasted over 3 hours! He clearly knew his stuff and explained what was wrong along the way and how it could be fixed. He also didn't seem to mind all my questions. He took hundreds of photographs, and when we received the inspection report, it went point by point through everything that he had found and included all those photos -- it was 46 pages long! He even mentioned things that could be improved but weren't "broken," per se, like code that is grandfathered in because of the age of the house but we could consider updating for safety reasons. The inspection report saved us a lot of money and grief because our contractor ended up trying to cut a lot of corners. We continually referred back to Shane's report -- he explained how these things should be properly fixed so we knew when things had been completed well or not by the contractor. During the inspection, I had asked Shane if he could recommend a contractor because I figured, being an inspector, he probably comes across a lot and hears about many of them. He said he couldn't recommend one because it's a conflict of interest for his company. I thought this was pretty outstanding. They also had openings on the weekends for inspections (nice!), and they take credit cards, too, so you don't have to find your check book (which if, you're like me, you use once a year). We are selling our house and are currently staying elsewhere during the process. BPG inspected our house for our buyer and set our A/C to SIXTY DEGREES in the middle of a hot, humid July and we didn't even know about it till we came back days later to check in on the house. It was like walking into a freezer. For a company that's supposed to be ultra-detail-oriented, they sure don't seem to give a crap about respecting the seller's property and utility usage. They have some nerve listing the minutiae wrong with my house when they are so careless about driving up my electric bill needlessly. What if we hadn't returned for a couple weeks? Unacceptable. Return the house to the condition you found it in. Basic stuff here. read more

Worst experience ever. Set up an inspection for a home on leased land. There was some information that I could not provide due to the cabin being on leased land. They understood and took my credit card. The inspection was for tomorrow. This afternoon I get a text from them saying that the inspection was cancelled due to lack of information. Left a toilet running in the bathroom and didn't finish the dishwasher cycle. Toilet ran in an unoccupied house for a month, wasting nearly 60,000 gallons of water and running up a gigantic bill over $500. The dishwasher leaked water onto the floor because they didn't let the drain cycle happen before he canceled it. When I called, they said 1) their contract was with the home buyer, not seller, 2) they aren't responsible for "defective" items (the handle was stuck after the inspector flushed it), and 3) they won't do anything about it. Then hung up on me. The city has shut off the water to the property and I have a huge bill. And BPG couldn't care less. read more

I don't know who made the choice, but BPG Home Warranty was given to me as the mandatory home warranty company with a one-year package for closing my home mortgage. They don't cover a lot. For example, certain broken parts of a fridge's interior (like a door bar, or a glass surface above a drawer) aren't covered. I used to have tenants in the property before. They called BPG for a bathroom plumbing problem (I believe it was some kind of clogging), but they essentially did nothing, only charged $60 for the visit. For another plumbing clog incident, I called on a Saturday and they couldn't dispatch any local plumber. I had to find one on Yelp to fix the problem, subject to their authorization for a reimbursement. The off-business hours representative didn't call me back until the next morning, at my 6am (Pacific time, while they use Eastern time) -- she was completely insensitive to the time difference despite that my address is clearly in California. After the job was done, I submitted the paperwork for a reimbursement right away. But I didn't get paid for 3 months despite my repeated inquries. Now the third time for another clogging issue. They were slow to assign a plumber to me, and worse, after making an appointment, they didn't show up within the 4-hour window . The tenant called BPG back, only to be assigned another plumber for the next day. Now this plumber was badly late, and almost going to skip the appointment altogether, but I called them back to tell them to come despite being so late. Good thing that it was a life-threatening issue, or else someone would have been dead three times by the time the approved plumber arrives. read more

Last fall, I was buying a coach house that I planned to renovate, and my friend highly recommended that I consider Les Glowacz of Buyers Protection Group for the condo inspection. In fact, I gave him a call a few months later to talk through the design solution that an HVAC company had come up with for my renovation, and he was happy to talk at length with me. 36 pages with about 1/2 page that is not bolierplate. Pointed out the obvious and recommended that each item get reviewed by a specialist. The report failed to provide any useful information. Not only was this a huge waste of money, but about 2 weeks later I started getting spam calls with vendors stating that BPG had shared my number with them! read more
