As buyers, we had US inspect perform a home inspection on our house in Acworth, Brian Smay was the inspector. Everything was checked off as being solid with the house and appliances. We bought the house only to find the dishwasher was completely dysfunctional. We pulled up the inspection report, and next to the dishwasher Brian had checked as being in working condition. Brian either did not run the dishwasher, or swept it under the rug and gave it a pass. Either way is this the company you want to validate the biggest purchase of your life? No. There were also exposed electrical wires underneath the kitchen sink, Which inspector Brian failed to report. Hope we don't get zapped reaching for the Dawn. The failure of US inspect, to notify us of the issues made us unable to negotiate with the seller to get the necessary fixes. I emailed US inspects corporate website and resolution director Moe Farid denied the dishwasher as being broken at the time of the inspection, and refused any resolution to the matter. I will be messaging my realtor who referred us to US inspect, for the good of her future clients, she will use an alternate company. read more

Purchasing my first home and searched for what qualifications to look for in good inspectors. Everything led me to the licensed and very qualified professionals at US Inspect. Not to mention they were very competitively priced with the other inspectors I got quotes from. We picked Bruce Ramsey as our inspector and he walked me through every inch of my house. He explained future repairs I would need, how to take care of fire safety issues that most many home owners know nothing about (he spent time as a firefighter). Even my realtor stated that it was the most thorough inspection she's ever witnessed. He was thorough, but also honest about how serious or unimportant the issues were that he found. Having dealt with many inspectors and inspection companies over the years, I have never been more dissatisfied than I have been with Moe Farid and US Inspect. Upon the required home inspection of my new condo, the inspector failed to notice the following: 1. Broken Sink rim and stopper 2. Two toilets constantly running due to bad seal 3. Cabinet veneers peeling off 4. Sagging wall with crack 5. Broken garbage disposal and sink drain in the kitchen 6. Broken water line to refrigerator causing water leaks and spraying with ice maker and filtered water maker. I strongly recommend that if you need a home inspector, you seek out other companies. Not only did Moe Farid and this company refuse to reimburse for the repairs and receipt for garbage disposal..... they also felt no liability. The cost of repairs and receipts will far exceed the amount paid for the inspection. I do not believe in posting negative reviews, unless (and rarely) truly deserving of such. read more

Scheduled my home inspection online and paid 375$. After the inspection, when I tried to view the report, they said the price was 605$ (never stated that previously), and that I could only view it if I paid another 205$$! Absurd bait and switch. Shady company. I had to hire an attorney. DO NOT USE #USINSPECT. There are much better companies that will not rip you off!! This place is garbage. read more

I have bought and sold 6 homes in the past 18 years and I have never had such an intense go over as Brian Smay did when he inspected the home of My dreams yesterday!!! I feel so confident about this purchase now that he walked every step inside and out and spoke with me about various features and ages of appliances and equipment of the home. He took his time and carefully explained things I did not understand and used state of the art equipment. He did a more in-depth look in this home than I have ever had in any other home. Used HomeSafe to inspect my home around 2/2015. Everything seemed to go great until I moved in and needed to turn on my A/C for the first time. Found my entire unit was not working and needed to be replaced along with the air handler ($3500) within two weeks of closing. The A/C company pointed out many things that I should have caught myself, and things I would have absolutely thought the company I paid to inspect my home would have caught. (I.E most of my town home neighbors with the same units had already had to replace theirs. The inspector wrote in his report "system of this type typically has a lifetime of 15-20 years. The systems appeared to be manufactured in 2004 and are about 11 years old......The systems appeared to be in working condition and within their expected life span"). I immediately called HomeSafe and they claimed the owner (Dallas Gamble) would reach out to me. After two weeks of me calling and asking why he had not called he finally sent me an email spelling out all the reasons he was not responsible and would not be offering me any type of compensation. Dallas Gamble acted like a complete coward and even after asking multiple times for him to call and discuss the matter he refused. He decided to do nothing. I just want people to understand that this company is nothing but a rubber stamp and has no care for the customer past getting their payment from them. read more

I had an inspection on my home at 1:30 PM on 11/02/2016. I moved into my home in December of 2016. I chose Usinpect after searching the site Kudzu.com and felt, at the time, that I was making the right decision by using USInspect to inspect this purchase. I now feel that I made a terrible decision in using UsInspect as I am looking at a $20,000 price to fix what should have been found in the inspection in November of 2016. I have reached out to the company, and the inspector came back out to look at what was missed. I was then called by the company and told that there was nothing they could do for me. I was very disappointed to hear this. I have had 6 different basement professionals come out to inspect the damage, and ALL 6 of the experts agreed that the inspector should have noted the issues. Had he done so, I could have confronted the seller. This issue seems to have been an ongoing problem. The problem being water has penetrated the basement. I have documented every step of what has occurred. The inspection report had no mention of the main water valve (the location of the water entry point) which was on display in the basement wall and stuffed with plastic bags and insulation. All of this could be seen with the eye. IF nothing else, it should have had some mention and flag so that that I could have asked the seller what the situation was. I removed the sheet rock surrounding the water valve, and there is mold and wood rot and damage that has been there for some time. The crawlspace was exposed where there should be a plastic barrier. As a first time homebuyer, it is critical to feel confident that I am getting the most thorough home inspection so that I can feel safe with such a major purchase. I now question what else was missed. This is not good. I am uneasy in my home and now I have a very large price that I must pay. read more

I'm glad I waited to write this review. It can take some time after move-in to figure out how good an inspector really was. In this case, there were too many important things missed. The inspector was pleasant, seemed to know what he was doing, but probably should have spent more time. I told the inspector, Bob Gustafson, that I had concern about the roof, and that, if we bought the house, I would not be able (Or willing) to put a new roof on it within two years. He said he thought the roof had another 5-10 years on it. However, we've been in the house just a year and already have dinner plate-sized leaks in the ceiling. Roofers have shown us old damage and rot under the shingles, which the inspector missed. On top of that, the gutters are not aligned or set properly and don't drain, so we are constantly on the roof cleaning them out. Worse is the amt. of money we spent on plumbing issues in the first 3 months in the house. The drains were slow throughout the house to begin with, but after just two months (and we're not a hairy couple), the tub stopped draining completely. With the help of multiple plumbers, and after spending $$$ of dollars, we discovered that the plumbing is very old, damaged, and had a lot of rust and junk in it. There were no cleanouts outside, so we had to have those installed as well, and discovered root problems there. ANd the worst of all is that multiple cracks have appeared in the ceiling in a number of places throughout the house. Really, the only things he pointed out in his report were things we could see on our own. Next time, we'll skip the inspection and get specialists (roofers, plumbers, electricians to do the job. AND, we won't buy another flipped house!! read more

The entire team did an outstanding job supporting our needs. We were having a potential home purchase inspected and the team was extremely supportive in helping to perform a detailed home inspection, inclusive of Radon testing and termite tests. Bruce was our lead inspector and he was awesome to work with. I feel bad for him, because my entire family (wife, dad, mom, and 2 year old!) all showed up for the inspection! Bruce walked me through the process, then when my dad showed up he walked him through it, then when my wife showed up, walked her through it again! Danny Sanerson completed our home inspection on a piece of property that my boyfriend and I are waiting to close on. He was extremely detailed and helpful, the report was given to us within 24 hours of our inspection. Neither my boyfriend or I were able to attend the inspection, so he met with our agent, Linda St. Clair and reviewed his findings with her. He was so thorough as to provide a follow up call inquiring about any questions or concerns he and I might have had. Mr. Sanerson was even kind enough to allow a conference call between the three of us to ensure all questions were answered. We purchased our new home in October 2017, our home inspection took place some time prior to that. Our inspector was Bruce Ramsey and honestly we couldn't speak more highly of our experience with him. This was not our first home purchase, so not our first time with a home inspector. Bruce was at the house early and had already taken a quick look around the property before we arrived. He spent an appropriate amount of time looking at the house, and even though my husband has a background in construction, Bruce spotted several things we had overlooked. Once he had looked over the entire house and was finished with his inspection, he sat down and reviewed his findings with us. He was easy to converse with and explained items in a way that we completely understood. He also broke down the information we needed to consider based on what would be the most expensive for us to replace and the items that could potentially be dangerous. Those were obviously the most important issues to our decisions to move forward with the purchase and our negotiations.
