I did not have a good experience with these guys. They quoted me to install a 120VAC circuit and…read moredisconnect switch to a minisplit, and add 2 additional 120VAC circuits. All was fine with the quote. The two "electricians" who showed up to provide the service looked to not even be 21. It was wet and muddy outside, and they didn't lay down any plastic or use booties. I had multiple rugs ruined because of this. On top of that, they installed a 240VAC circuit instead of 120VAC. They also did not add the additional circuits the first time around. After reaching out, they agreed to come make it "right". Which means to do the work they quoted in the first place. Well, I'll be honest, I'm not an electrician, but I work with low voltage electrical, so I have some basic knowledge on NFPA 70 AKA The National Electric Code. While you technically are allowed to use type NM-B wire in a plenum or raceway, it IS NOT allowed in damp or wet areas, which outdoors would be considered. These "electricians" don't seem to know simplex electrical codes. You use THHN in a raceway for wet or damp environments, NOT NM-B! The cherry on top is that the PVC they used doesn't even penetrate my house. They didn't use a stub(short section of pipe going from 1 side a wall to the other, to protect the wire from any hazards inside of the wall.) They used an elbow that just touches the outside of my brick wall, doesn't even fit into the hole they drilled where they're running plain NM-B from my crawlspace to the outside. You absolutely will NOT save money with this company. Pay more and have a higher quality contractor provide your electrical services. Buy one cry once. I'm having to buy twice because of their incompetence.

We talked to Kim, who was able to give us an inspection on pretty short notice, and we appreciated that since we were short on time. The first phone call with him lasted over an hour and he gave us tons of information (we were first time homebuyers) told us the process step-by-step, and was very up front about pricing. One of his selling points was that while most inspections take 2-3 hours, he was committed to staying as long as necessary to get the job done right. This was important to us because the house we were buying was a foreclosure and not in great shape, so we wanted someone thorough. Kim told us that he would get to our house at 9:00 on the day of the inspection and that we could come by at 10:30 to begin going through things with him. When we arrived at 10:30, he had done almost nothing. It seemed like he had been waiting for us to get there to sign the contract (understandable, but he shouldn't have told us to come an hour and a half later if that was the case). Once we got the utilities up and running, Kim set out to do his work. Our biggest complaint is that he was not methodical at all--he sort of aimlessly roamed from room to room checking things with no sense of order. It was not a matter of "Let's check all of the electrical work in every room, now let's check the plumbing in each room" etc. We tried to stay out of his way, but he kept getting side-tracked and before we knew it he was telling us stories about houses in Carmel with trees growing out of the gutters and chipmunks coming in through the fireplace in his own house. He brought his college-aged son along to help (generally fine with us) but it was the son's first day on the job, and he significantly slowed Kim down. It wasn't very professional. Because of his haphazard movement through the house, we were very, very concerned that he was missing things. He spent a lot of time giving us tips on home-owning (how to unclog different types of drains, how the garbage disposal works, etc.) but not a lot of time actually inspecting. The whole ordeal took almost 6 hours, and if he had been more focused, it could have easily been done in 3 hours max. He emailed us the report a few days later which was very average in terms of organization and pictures. The cost of the inspection was outrageous. To be fair, it was exactly what he quoted us, and we knew that it was on the high end of what was acceptable, but we were crunched for time and he was our only option. We ended up feeling a little taken advantage of. The high price was mostly attributable to the fact that Kim had to "de-winterize" the house, which consisted of lighting the pilot lights on the furnace and water heater. He told us in advance that if this was necessary (we didn't know whether or not it would be, since we were out of town) it would cost $150. He said that he understood that this was a very high charge, but as a home inspector, he's not really supposed to do this, and he charges such a high amount so that if something ever goes wrong, he can compensate for it since it would be his responsibility. In terms of economics, I understand. In terms of legality, it doesn't seem like this is OK. The general inspection did not include testing for radon, mold, or environmental contaminants. The overall price breakdown was $480 for the inspection (which included a termite inspection...we think the general inspection was $400 plus $80 for the termites) and $150 for the de-winterization, for a total of $630. Wow. In summary, Kim did what he said he would do and charged what he quoted us, and we can't fault him for that. We ended up not buying this house (he did find some pretty scary things during the inspection) so we are thankful that his expertise helped us make that decision. However, when we found another house and purchased it, we used a different inspector who was much more professional, thorough, cheaper, and provided a better report in a shorter amount of time. Kim was a nice guy, but there are definitely others out there who are better.

Home inspection isn't something that most people need more than once or twice in their lifetime so it's a service that's often looked over (unless if you're a real estate investor) but if you go with the wrong inspector (it will cost you thousands and headaches) especially in todays housing market climate where some would even by pass an inspection. Even if you hire Brent to just inspect for peace of mind- I would highly recommend him. We will continue to use Brent for any home inspection now and in the future as long as we stay in Hamilton County or anywhere close to Indianapolis. The rep acted like it was a pain to leave the samples for the gutters and tried to rush us. I also had no clue he expected me to decide on the spot. After install I noticed they busted the fascia on our home and didn't say anything to us. I couldn't even get anyone to come out and look at it and had to follow up multiple times. The repair was not great either. This company lacks integrity and workmanship. Would not use again.

Once they started tearing roof off, they found the wood and insulation were in bad shape so the price went up to 71K. Matt at Universal told me they would sister in boards, put in egg crate for ventilation and new insulation. That was a year ago. We are starting on the redo inside the house and took out the ceiling. I will post entire ceiling for upstairs after we rip all of it out in a day or two. They lied to us. Rotted insulation and one sister board and one egg crate in a 9 foot section. DISHONEST-AVOID AT ALL COSTS! We are having another company redo it from the inside.

After reading reviews, and trying to find someone who specialized an older homes, we landed on Young's Inspections. Getting set up for the inspection was fairly straightforward and organized. It's quite pricey to have a foundation inspection at about $650 -from what I could read that's pretty close to the national average. Bob was thorough in his report and sent it our way the week after the inspection. Overall, it was a positive experience, and I felt confident in his expertise. If you need a structural engineer to inspect your foundation, I would recommend giving him a try. I hope you don't have to, though!
