In fact, when we first hired him, it was from a neighbor referral. Unfortunately, we have not had the same positive experience and, instead, would like to share a warning. Grab a glass of wine, it's a long one.  We hired Badger Contracting to replace a roof on our 1958 Gordon Sugar home in 2018. It was a warranty claim and the owner, Barry Flacks, was initially friendly and responsive, and clearly understood the insurance game. The crew he hired, however, turned out to be unfamiliar with flat roof construction and, on first attempt, failed to retain the MCM aesthetic. Despite a street of identical houses they could have used as a reference, it was starting to look like an 90's builder special (and with a moat of rusted nails yeeted into the grass). Throughout the project, they were tearing out and re-installing elements. By the time the roof replacement was "complete," there were half a dozen patches already in place on our brand-new roof. We were not impressed, but he was paid in full--as it was an insurance claim, there wasn't much we could do.  We called Barry back a few months later when the ceiling in the living room started leaking. And then a few more months later for the same. Then they came back when there were mushrooms growing in the master bedroom closet. Another time, they had to come back to switch a downspout that was mistakenly installed upside-down and catching debris. This was around the time he told us that he never used that crew again. Badger returned frequently--well beyond our 5-year labor warranty which we asked to be extended on good faith. It was clear his profit margin on our roof was shrinking, and it showed in the way we were treated. None of these return trips were prompt, communicative, or friendly. We would come home to men on the roof without even a return phone call, and then no update on work performed. Over and over again.  We were never out to ruin anyone's livelihood. We know Barry has a working relationship in the community and we've wanted to believe that our experience was a one-off due to a poor crew and, other than not passing on Badger's contact info, we kept our experience to ourselves. Our most recent experience with Barry, however, has convinced us that we need to share the continuation of this story. Our 8yo roof failed inspection when we went to sell. Badger came out and performed a repair on soft spots identified by his crew (but we discovered not everything on the inspection report). Then Barry lied to us about the work performed when he insisted that the roof wasn't regraded and that the soft spots were caused by a clogged drain, "maybe a mouse."  But we were on the roof with the roofer. We spoke with him about the work and the crew leader pointed out the low spot, the pooling, and acknowledged it being the cause of the rot--not the drain, which was adjacent. We took a dozen photos as he re-sloped that area. The roof in that area wasn't sloped correctly to begin with. Second and third inspections were performed by certified roofing contractors. They both identified the same additional repairs that needed to be made and submitted their own quotes for repairs. Understandably, after Badger failed to catch (or repair) what their peers had noted, our buyers did not want Badger to return. When we presented those two estimates to Barry and asked that he cover the cost of the lower estimate, he delayed correspondence through the weeks leading up to settlement--not responding until well after we closed. We covered the expenses of the repairs at closing because an 8yo roof should be sound and it was the right thing to do. Again, we asked for reimbursement. Five weeks later, Barry reached out to say that he will not be reimbursing us because 1) he doesn't agree with the three inspections noting the same areas of concern; 2) he feels his crew should have been permitted additional opportunities to address repairs; and 3) it was on us as the seller to negotiate the cost of his failing roof into our sale price. ​​​​​​​So here we are. Dropping reviews across the internet and hoping to avoid small claims court, but certainly not opposed to traveling down that road.

    Had my gutters serviced today. Used the Groupon deal so it was very affordable. I called and at…read morefirst it was their answering service that answered. Apparently they are unfamiliar with the fact that they are on Groupon so I had to call back when someone from the company was in the office to get on the schedule. They had availability for two weeks later. I wasn't in a rush so I don't mind the wait. I wasn't scheduled for the 12-4 time window. On the day of I had a work commitment that came up last minute. They were very accommodating when I called so I was pushed further back on the timeslot till after 3 PM so I could be home for the service. The technician Isaiah arrived and informed me what he was going to do. Afterwards he sent me a detailed report with photographs of my gutter system. Thankfully, everything looked good and I did not require any additional services after the cleaning and tuneup.

For the first time I realize I had been hearing a fair amount of outside noise (which I'd apparently gotten used to), because these windows/doors are soundproof; now I don't hear anything at all from outside! And even better, the windows are easy to open, and my sliding glass doors actually slide well in the track, and are not shaking and drafty when it's windy outside -- major improvements from my old, builder-grade, 20+ year-old windows/sliding door. Further, the service crew was excellent -- careful, kind, professional, efficient, and they cleaned up everything afterwards. Roger, the foreman, has been doing this work for almost 30 years, and Jose, who single-handedly carried in/out the windows/doors, has been doing this work for 10+ years. I didn't get the name of the quiet third service person who was mostly outside and on the ladders, also very efficient. fyi, they did mention that working on the 4th floor of our condos from ladders was a bit more challenging as the original builder-grade windows had been made to fit by being packed/taped in place from the outside, which necessitated them having to actually break some of the glass to be able to pull the old windows out. But they did it - and did it well. Finally, Shaun, the project manager who gave me my estimate and oversaw the project from estimate, HOA approval process, to completion, was great.     A Gift That Keeps on Covering!…read more To have a brand-new roof done right and done well on the home I share with my daughter is absolutely priceless. Charm City Roofing didn't just replace a roof; they gave us a safe haven. Charm City Roofing teamed up with GAF and Green the Church to give me a new roof for my row home. This project was part of a major rebuild for us, and I am forever grateful for their dedication to helping me get it done. The love and care they showed throughout the entire process was noted and deeply appreciated. And it wasn't just for my property, they showed that same respect to my neighbors! When they finished the job, they didn't just clean up my area; they went above and beyond and cleaned up my neighbors' space as well. That level of thoughtfulness is rare. From the owner, Roger, to Cianna in the front office, to Bryan and the incredible team of roofers on site, everyone was magnificent. If you are in the Baltimore area or anywhere else they service in Maryland, I highly recommend Charm City Roofing. They are a magnificent team and God sent.

    TL;DR: Poor communication throughout the entire process, poor installation that has caused issues…read moreyears later, subcontractors were used without proper oversight, the job site was left messy, and their mistakes became our financial responsibility I wasn't planning on writing a review because I just wanted to move on from our experience with Charm City Roofing, but unfortunately, our roof continues to cause problems years later. We had a new roof installed by Charm City Roofing at the end of 2023 because the company had excellent reviews and they were reasonable cost. We have a pretty simple duplex so we expected the process to be straightforward. Unfortunately, what should have been an easy roofing project turned into a frustrating and ongoing ordeal that we are still dealing with years later. During the installation, the workers left 20+ roofing nails scattered around our property, with at least half of them near our 2 year old daughter's sandbox. They broke a PVC pipe (sewer backflow pipe) that stuck out of the ground near the house that they later had to come back and fix. Additionally, they cut into the wrong side of our attic while installing solar tunnels that also had to be patched up later due to a lack of communication with workers. We planned to finish our attic in the future and were assured by Darius that a roof exhaust fan would provide sufficient airflow and that soffit ventilation would be "overkill." It was communicated with the company that the attic would be finished in the future, and that we did not expect an exhaust fan to automatically turn it into a livable space. Two months later, we discovered that the underside of the attic roof directly above our daughter's bedroom was now covered in mold due to a lack of air flow. After multiple missed appointments (there were approximately 5 total over the course of the entire ordeal, resulting in wasting at least 3 PTO days) and failed attempts to get someone out to inspect the issue, they finally came to look at it. They then told us we actually would need soffit ventilation and that WE would have to pay to fix the problem. While they were fixing their mistake, the owner informed us that the roof had actually been installed by third party contractors. After correcting those issues, several months later our duplex neighbor noticed water leaking into her closet, something she had never experienced before. She hired another roofer, who found that Charm City Roofing had failed to install proper flashing between the two roofs which required additional repairs. Now, more than two years later, we are still discovering new issues. We are currently getting water leakage near our chimney due to large gaps between the plywood and poor sealing, which we will also now need to fix. Once again we continue to be chasing repairs and trying to correct issues that should have been addressed during the original installation. If you read this far, I think you can see why we don't recommend Charm City Roofing.
